The smaller amount of transactions data for some areas can lead to large swings that do not necessarily point to a trend in one directions or another. COMMENTARY MARKET REPORT 2020 FIRST QUARTER

The Austin housing market remained strong during the first quarter of 2020. The number of home sales increased over the same period in 2019 as did the average home price, while days on market decreased. There were no impacts to the Austin housing market due to the COVID-19 global pandemic in the first quarter. We have seen a slow down in the number of homes being sold in the early part of the second quarter but home prices have remained steady or continued to increase in all areas of Austin. We may start to see larger impacts to the housing market throughout the second quarter which could even keep home prices level. However due to the extreme limited inventory of homes there is a very realistic chance of having a sharp increase in home prices if many of the buyers who have put their searches on hold come back into the market over the spring and summer. The data shows that Austin is still a very strong housing market, and our local economy and housing market have handled the global health crisis better than many parts of the county.
