MARKET REPORT 2020 SECOND QUARTER

The second quarter saw unique events that impacted the Austin housing market. A global health pandemic, shelter in place orders and a shutdown of the world economy brought questions and concerns.

The initial impact saw a sharp decline in the number of transactions as sales in April fell 26% from the same time in 2019. By June we had returned to 2019 sales levels and throughout all the turbulence home price have continued to rise albeit at a more modest clip.

The largest concern Austin currently faces is a lack of inventory. This has been a concern the past couple of years but has been expounded as potential sellers have held back putting their homes on the market over concerns with the pandemic and economy. The decrease in supply has seen the days on market reach all time lows as quality properties sell within days of hitting the market

The data shows that Austin is rebounding very well. While there is uncertainty over the next few months Austin is poised to remain one of the strongest housing markets in the country.
