In the attached information and in our marketing presentation, we will provide you with enough information about the market, our qualifications, and our marketing program for you to make an informed decision about who will best represent you in this important business transaction. Results—that’s what we promise you. Our objective is to provide you with accurate and timely information about the real estate market in our area so that you can make intelligent decisions regarding the sale of your property. We will tell you what you must hear and not what you think you may want to hear about the market and the value of your property. We acknowledge that we may periodically lose business because we are truthful with our clients in this regard, while some of our colleagues will tell you what you want to hear to temporarily get your business. But we will absolutely substantiate all of our recommendations and conclusions with the factual data that we have extracted from the Northwest Multiple Listing Service. Ultimately, it may be that you will also want to get an opinion from another broker, and that's fine. However, you should know that all brokers have access to the same information. Therefore, the determination of your home’s value should be nearly the same. Remember, no broker can affect market conditions. If a broker suggests that you can sell your property for other than what the market indicates, it is a disservice to you, only prolonging the sales process and, according to National Association of Brokers statistics, resulting in a lower net proceeds amount. Select your Broker based on experience and results. While past performance is not necessarily an indication of future success, what else can you go by? If you truly want to sell your home, you must be willing to sell it for what the market will bear. If you are not willing, that's perfectly okay; and perhaps we can help you in the future when, and if, the market changes in your favor. But if you want to sell now, no one will provide you with more candid feedback and factual information than we will. In addition, we will thoroughly explain our marketing program to you and provide factual data on how it has worked for others in the past. A Greater Purpose As the owner of Toril Sells Houses, I would like to share a story about the creation. I had just graduated high school and was attending the local community college working towards my Associates Degree. I was working at the mall as a surveyor; you know the annoying ones that ask you questions in the middle of the mall. Most people would hate this, but I loved the challenge of talking to random people and getting them to complete the surveys. It came very natural to me. My dad must have noticed my passion, because that very next summer, he offered to pay for me to go to school to get my real estate license. He told me he thought I would be great at real estate. No one in my family had ever been in real estate and I was as green as they come. I had no idea what a mortgage was… I just had graduated high school! I immediately started attending both morning and night real estate classes to learn more. I was like a sponge. I wanted to know more and I loved it! I got my license at the end of that summer and started selling real estate when I was just 19. My office was on Lake Tapps and I remember like it was yesterday… my friends out in their boats waving at me to come play on the lake but I was very serious about working and very determined to “make it” in real estate. The odds were against me… but I love a challenge! I have successfully led a real estate team as the number one ERA Real Estate Team in the nation and we were featured in Broker Magazine’s 30 under 30 and RIS Medias Brokers on the Rise. After the market declined, I got my managing broker’s license, moved my team to our own office, became a certified distressed property expert and learned how to help our friends and community in the “new” market. I settled all debts of my old companies and a real estate franchise agreement. I know life is 10% of what happens to me and 90% of how I react to it. I have always believed that no matter what happens, it is best not to burn any bridges. I have learned that my motto of “killing people with kindness” is always the best choice, no matter what. I have learned that debt is like a magnifying glass to your bad choices and leverage is not as cool as people think it is.  Most importantly I have learned that for me success is being “there” for my son Soren, my family, my friends and community. I am proud to say that my team has continued to be “in the green” even in the craziness of the last few years. It hasn’t been easy, but we have worked very hard. I am blessed to have such an amazing team. We are learning and growing while having fun helping families, friends and our community. We are very proud to be “the experts” in the real estate business and to still be standing! Since 1996 my career has flown by. I now have a PHD in life and can say this with a smile. I have learned so many valuable lessons from my successes and failures that I know I wouldn’t have ever learned in college. I am proud to share and use my experiences to help others. I have created the best, most productive strategies for our clients with a team of talented, passionate people and a vision of strength. Our clients hire us because we are experts in real estate. They also know that doing business with us is easy because we are there for them and understand. My vision is to grow my real estate company into a successful profit sharing business and be “there” for my family, friends and community. Pride in Owning: Most people buy homes to have control over where they live. Although investment features are important, the psychological reasons for buying—the satisfaction of owning and the freedom from paying rent—are at least as important. In a recent National Association of Realtors (NAR) survey of 6,000 homeowners and 2,000 renters, 76% of owners and of renters considered pride of ownership an important reason for buying a home. Dislike Paying Rent: Almost 7 in 10 home owners admit that their dislike of paying rent was an important factor in their decision to buy. Although renting offers a lifestyle that’s nearly maintenance free, it offers you no equity, no tax benefits, and no protection against regular rent increases. Writing a rent check is just like watching your hard-earned money slip away. Good Investment: 76% of owners and 69% of renters said the investment aspect of ownership was important. Tax Advantages: Property taxes and qualified home interest are deductible on Schedule A for itemized deduction on your annual income tax returns! Long-Term Appreciation: People consider home ownership a good investment because they view it as a long-term venture. Historically, home prices have risen at relatively steady rates. For example, existing home prices rose an average of 4% per year between 1980 and 1992. Leverage Investment: People borrow a great deal to buy a home, yet they receive the full benefits of price appreciation. In the long run, investments in homes greatly outpace inflation. Source of Savings: Home ownership always has and continues to comprise the single largest source of savings for American households. Homeowners build equity and can borrow against it. Sacrifices are Worth it: Almost 7 in 10 renters in the NAR homeownership survey said they planned to buy a home in the future. More than three-quarters of these people said they were willing to sacrifice to do that.

Now that we have a good idea of your wants and needs and have entered your criteria to create your personal home search, you are ready to start viewing all the homes on the market! How can you view all the homes on the market? It’s simple. The computer will crossreference every home for sale in Washington each day and download a list of homes tailored just for you based on the criteria we talked about. Once you take a closer look at the homes that match your needs, the Toril Sells Houses Team will make arrangements to show you those homes you liked best. Don’t be afraid of For Sale by Owner (FSBO) or new construction we can help with those too. For Sale by Owner (FSBO) Most of the time FSBO’s are willing to work with a buyer’s specialist, they just don’t want the hassle of working with a listing agent or they don’t have the equity in the home they need to pay all of the listing fees. With FSBO’s, you just have to be careful not to contact the seller first or they may not want an agent to be in the picture at all, and then you don’t have someone on your side to negotiate for you and make sure that you get everything you want and not something you don’t. So if you see something that is FSBO please call your buyer’s specialist first so we can pull comps and know what we are dealing with before making contact with the sellers. In most cases we can negotiate for the sellers to even pay our commissions. New Construction With most new construction there is an agent who is “sitting site”. This broker normally works directly with the builder, and is there to sell the land/homes for them. If you are curious about new construction make sure to let your buyer’s specialist know so they can include these listings in your search, and if you think you might be interested we can pre-register you at these sites. Make sure you tell the site agent you are working with The Toril Sells Houses Team, and have a broker. Site agents can be tough sometimes so keep in mind we are here to act as your “bodyguard” so to speak, and help you find a home, not just sell you a house. I Saw the Sign If you are driving through a neighborhood and see a sign in a yard that you want to see or haven’t already seen the listing for, don’t hesitate to contact your buyer’s specialist so that we can research the home and get you the info and/or make arrangements to view it. Make sure to get the address or MLS number if possible, or if that’s not available the agent’s phone number from the sign so that we can search the listing for you.


As you walk through the homes…

1. Feel free to open the cabinets and closets. Most often the sellers will be absent, but should they be present, they will understand your need to examine the home carefully.

2. When a home appeals to you, make notes. It is easy to forget details. Whenever possible, The Toril Sells Houses Team will have given you a copy of the MLS information on homes you are viewing.

3. Don’t be surprised if the first home you see is the perfect one for you.

4. Don’t be discouraged if none of those you visit the first day are exactly what you want. The Toril Sells Houses Team is committed to finding the one that you will want to call “home” and will work diligently until you find it.

After Finding Your Home what comes next: The Home Inspection It’s easy to make sure the home you’ve chosen is a smart buy. By having a home inspection, the home’s vital systems are checked. A home inspection allows you to purchase your home with confidence. The Toril Sells Houses Team will help you set one up after you have chosen the home you like. The Toril Sells Houses Team recommends the following minimum standards when choosing an inspector: 1. Membership in ASHI (American Society of Home Inspectors) and Adherence to its Standards of Practice and Code of Ethics 2. An inclusive inspection covering electrical, mechanical, plumbing, roof, chimney, structural, termite/wood rot, drainage. Normally you will receive a written report within 48 hours after the inspection. Items on your inspection report will include:  foundations, basements, and structures-basement floor and walls, proper drainage and ventilation, evidence of water seepage  exterior siding, windows, and doors, exterior walls, porches, decks, balconies, and garage  roof type, material and condition, condition of gutters and downspouts  interior plumbing system including the hot and cold water system, the waste system and sewage disposal, water pressure and flow and hot water equipment  electrical system including type of service, number of circuits, type of protection, outlet grounding, and load balance  central heating system including the energy source, type of cooling equipment, capacity, and distribution  interior walls, ceilings, floors, windows, doors, stairways, cabinets, and countertops  attic structure, insulation, and ventilation  fireplace including the chimney, damper, and masonry (note – we recommend you have a chimney company inspect the inside of the flue)  garage including doors, walls, floor, and opener  appliances including built-ins and other home appliances, smoke detectors and television/cable hookups  lot and landscaping including ground slopes away from foundation, condition of walks, steps, and driveways
