About three years ago, at an event at Vancouver’s Shangri La hotel, I was introduced to a nice young man who was new to Vancouver and who was running his parent’s real estate business. They lived overseas and it was up to him to keep things in order.
you build a city. This is how you kill a community. The restaurants lie empty. The dry cleaner shuts his door. Stores have no customers. No business owner wants to invest in that. Sadly, this tax does nothing to help here either.
He told me how he “managed” 30 condos in the Shangri La and another 20 houses in Vancouver. Wow - I thought. When I asked him if he was renting them out or selling them, he shook his head. “No - I just look after them for my family.”
Overall, I’m guessing that ultra-rich foreigners won’t even bat an eye at a 15% transfer tax - unless they’ve bought 20 pre-sale units or a whole building. But if there’s any truth to the allegations that Vancouver real estate has become a money-laundering business, then in some ironic way, we’ll be funding our public services (or whatever the government is going to spend the money on) with ill-gotten gains.
Conservatively, these 50 properties combined were probably worth about $50 million back then. They’re probably worth twice that today. I wonder if they’re all still empty. Clearly, this was a sign of things to come. Vancouver’s residential real estate is now world-famous for its crazy prices, foreign money, absent owners and easily manipulated system. This month however, the BC government announced a new 15% foreign ownership tax on residential properties in Metro Vancouver. Forget the fact that it was a summer long weekend - and that the decision was made quicker than a flipped house in Point Grey. After much griping by the public, the axe has finally dropped. Starting August 2nd - everything changes. Or does it? You see the problem with these kinds of edicts is that they rarely achieve their goals. They’re defensive in nature, born of desperation and can often have long-term negative effects that can stifle or even kill a market’s future growth. Plus I’ve never liked it when a government arbitrarily starts interfering with the private sector - even with good intentions. Still, despite Vancouver’s very real, real estate problems, there’s so much more to this than what meets the eye. First up, this tax does nothing to help with the housing crisis. And make no mistake about it - it is a crisis. People are leaving the city in droves. And I’m not talking about the minimum wage earner. I’m talking the double income, she’s a lawyer, he’s a banker types. These are the people trying to live in an 800 square foot, $1.2 million condo with bedrooms so small they barely fit a bed. And don’t forget strata fees and taxes - those never go away. Next up is the “nobody’s home” syndrome. Pull out all the statistics you want, we know that a large majority of these monster homes, and a good majority of downtown condos, are lying empty. This is not how
Still I wonder. What are we missing? Vancouver has obviously caught the attention of worldly and wealthy investors when it comes to real estate. My question is, where is the other part? Where are the tech companies who are building apps and gizmos? Where are the new environmental energy companies that could employ thousands of people? Where are the manufacturers, innovators and inventors that could help boost Vancouver and BC up instead of tearing her down? If Vancouver is such a great bet, why aren’t the business investors flocking to our doors? Where is the business buy-in? I think that if you want to invest in Vancouver, you should invest in her all the way. It’s actually an old immigration trick. Bring something to the table - help build the country. With a falling dollar, overwhelming federal debt, dwindling exports (which was about the only thing we were good at) and purported brain drain, we’re going to need bolstering if we want to compete on the world stage not just as a city, but as a country (right Mr. Trudeau)? As I said before, I don’t like it when governments start interfering with the free market. And love it or hate it, I think Vancouver’s housing market needs to find its own way. Where we can use government help, at all levels, is at the other end of the street. I know we’re not allowed to say this in Lotus Land, but let’s focus on better jobs, better infrastructures, better planning and a more inviting atmosphere for business investment. Let’s prosper and grow. Because Vancouver is more than a high-priced vacation rental town full of empty homes and empty promises. It’s time to invest more in our people - so that if this bubble ever does burst, we know that we didn’t sell our souls, and our soil, to the highest bidder.

Rock’n in the Park - Beedie Style The Beedie name is synonymous with so much here in Vancouver - industry, development, education and philanthropy. But now you can add rock star to the list as the husband and wife team of Cindy and Ryan Beedie show their music appreciation via a starstudded private concert given with love to the people they say, help them achieve their most important goals.
Q - Why did you put on this event? Cindy -Two years ago, Ryan and I took our girls to Coachella. And when we came back, we hosted our first annual picnic in Stanley Park for all our employees and their children. And we started talking about Coachella and realized we might be able to do something like that here. So we thought about it for another year, and came back to it this year to do something for our staff and friends. Then we started expanding it thinking we want to give back to the people in our lives who have given so much to us. Q - Who helped you put it all together? Cindy - I can’t say enough about Brand Live. Paul and Catherine Runnals were absolutely amazing and we couldn’t have done it without them. Q - Not only did you pay for all of this, but you also raised money for some charitable causes as well. Cindy - We didn’t want to charge people for the event. We wanted it to be an appreciation event. But we had been in contact with Vancouver Food Bank and thought we could do something there. That’s why we asked everyone to bring a jar of peanut butter and donate to the cause. We ended up with 1,407 lbs of food, including 586 jars of peanut butter, and extra cash donations of $25,559 - and more still coming in. Q - What was your favourite band? Cindy - I was so overwhelmed by the whole thing. I’d walk out into the crowd, and everything was going on. For me Honeymoon Suite
and Huey Lewis totally reminded me of high school and dating my husband, because that’s nostalgic for me. And Metric, with the energy she brought forth - I loved different things about each of them. Q - So this was an important event for you? Cindy - I just want to express - we are so fortunate as a family. We have had so many wonderful things happen in our lives and it felt really good to be able to give back to all the people who have made our success possible. Whether that’s the support you give me in one aspect of my life, or whether that’s the person building the building, or in the office behind the desk. I just feel very fortunate and it was a wonderful way to say thank you and I’m so glad that people received it so well. Q - What’s it like to meet Huey Lewis? And how did it feel when he announced you on stage to that big crowd? Ryan - It’s really hard to describe. I had actually golfed with Huey at Capilano earlier in the day. I meet him up there and he’s actually chatting with a bunch of people he knows from his club in California. So he says jokingly “Ryan, I know more people at this club than you do.” It was a lot of fun. He actually played my birthday party a few years ago with Honeymoon Suite at the Commodore, and we had such a positive experience then that we thought they’d be great to have back. So while we were golfing he asked me if I had any song requests for that night - so it was really nice of him to acknowledge those. But it was all so surreal. Q - Tell us about the Music Heals and Food Bank charity component. Ryan - The purpose of the day was to be an appreciation event. We hadn’t really set
out to raise money for charities - but we did want people to think of others and maybe bring a small donation for the Food Bank. But a couple of fellows I know were involved with Music Heals, so when it came up, I thought why not have a booth and raise some awareness for their programs too. It just kind of came about, which was great. Q - This was a very genuine “giving back” concert. Nothing very commercial - and people loved it. Ryan - Well we thought, with all these people, again it started as a client appreciation event - we tried not to make it a big promotional event. People for the most part know what we do already. Let’s instead focus on what we do as a company philanthropically and how do the employees engage in that and volunteering and let people get some insight into what we’re all about and what’s important to us. Q - Are you going to do it again next year? Ryan - Well everybody’s asking that, and it was outstanding. But we’ll see what happens down the road. There’s no way we’ll commit to anything yet. The uniqueness of this, of never having done this before, means that the second time could never be as good as the first time in that it’s all new. All the food trucks, the weather - everything was perfect. Q - Was it everything you hoped for? Ryan - This exceeded our expectations. But it was also exhausting. I loved it. I probably knew about 1,000 people. For eight hours your brain is always going fast talking to people. Next day we were so tired. I totally didn’t expect that. We’ve received so many thank you’s and emails. I want to print them all and put them into a scrapbook for memories.

Q - And the music was great too! Ryan - I was a teenager in the 80’s so I wanted that, but I also wanted to have some balance with some more current artists. We were able to mix it up and have something for everybody. Q - Every detail, from the food to the invites to the set-up was so professional. How did you do it? Ryan - We had great group of people and again, with Brand Live. And I loved our branding too and the artwork. The whole package helped build up excitement. This was the real deal. Q - This was also a great throw back to when you and Cindy met. Ryan - We’ve been together since Dec 1987. So yes - but for me, back in high school, I loved Honeymoon Suite. Their songs just take me back. And Huey Lewis too. Q - Are you pleased with the results Ryan - I’m so happy. The event exceeded my expectations, which were very high. The heartfelt response from people has been very touching. Our employees are so excited. Everyone is happy. I’m so glad that we did this. I thought for a time there that I was crazy - who would do this? It’s a generous thing to do and it’s a sincere thing to do and I’m glad. Cindy - We were overwhelmed with how well everything went. When we conceived of this idea, with it not being done before, you have no idea how it’s going to turn out. The response has been overwhelming. For her wedding day in Mykonos, one of her best friends, the Fashion Designer Jaida Hay, custom created a modern 2-piece look: a cap-sleeved, backless corded French lace bodysuit paired with a contrasting mermaid skirt with a small train. The following week in Santorini, Jigme and her new husband Shane gladly played “bride & groom� again for a styled photo shoot workshop led by wedding photographer Vasia Han. Vasia styled Jigme in lacy vintage-inspired, boho-chic gowns by Christos Costarellos, and handmade crowns by Naturae Design. It was the perfect honeymoon activity for the newlyweds.
