Local agents seeing a boost in new listings THE TWEED Shire real estate market has remained strong through the coronavirus pandemic with most suburbs experiencing moderate growth. Casuarina units experienced the largest quarterly jump in prices of 12 per cent and an annual increase of 18 per cent, while homes in Casuarina remained relatively stable, losing 1 per cent. Kingscliff continued to be strong in both houses and units experiencing a 3 per cent increase in the median price and an 8 per cent quarterly increase in units, while its annual growth looks strong on 10 per cent and 11 per cent, respectively. Murwillumbah homes increased by 4 per cent during the quarter and 8 per cent for the year. Pottsville homes have grown 4 per cent over the quarter while Bogangar units grew by 4 per cent and 12 per cent annually. Tweed Coolangatta Real Estate Principal Michael Smith said he was “currently short on listings as demand continues”. “There is good property interest coming from local families, firsthome buyers and families looking
to relocate to this area,” he said. “The majority of interest is for free-standing homes and duplexes with a medium price of $700K and duplexes $500K. Units and home renovators are also popular. “The Tweed/Coolangatta market is strong, steady and affordable with plenty of opportunity for first-home buyers, investors and retirees.” Raine & Horne Ocean Shores/ Brunswick Heads/Murwillumbah Principal Julie-Ann Manahan said the Northern Rivers and Tweed Shire Property Market remain “steady as she goes” with more committed buyers in the marketplace and in some instances “even leading to higher than expected prices”. “We are definitely experiencing an early spring as the last week has seen over a dozen new listings coming on between both our offices,” she said. “The first-home buyer market has definitely seen one of the greatest growths, especially with the $25K to build a new home or renovate an existing home. “The other market that has seen a substantial movement is the acreage lifestyle properties, in particular acreage anywhere from

five to 30 acres.” Ms Manahan said her advice to buyers is “buy now”. “COVID-19 has definitely made prospective buyers realise how easy it is to work from home which also means making the sea change or tree change,” she said. “Even with border closures, properties are still being sold sight unseen and off the plan.” Harcourts BMG real estate agent Andrew Boulter said post COVID-19 the property market in the Banora Point/Terranora area is going “remarkably well”. “Known to consistently hold their value, homes in this area foster confidence in potential buyers,” he said. “Homes within the $500K-$700K range (median $629K) are being sold extremely quickly as astute buyers snap up a home in this beautiful area.” Mr Boulter said homeowners are aware that as we approach September/October – a historically busy time – there will be many houses competing on the market. “Therefore, we are seeing consistently large numbers of people ready to buy and sell now, embracing this positive upturn and making their move,” he said.

Purchasers ready to buy now should have their pre-approvals in place, according to Mr Stringer. “The best advice for potential buyers is to get your finance preapproved now as banks like many businesses are working at lower capacity and approvals can take up to four weeks,” he said.
