High demand for Tweed property continues
By Jonathon Howard THE TWEED’S property market continues to defy the odds, with almost all suburbs recording price increases over the past 12 months ‒ all despite the impacts of coronavirus and border restrictions. The Tweed Coast increased the most over the quarter with Kingscliff houses and units, and Bogangar houses all increasing by 5%, while Casuarina units increased by 6%. Over the past 12 months, the suburbs which had the best performing house prices were Bogangar (16%), South Murwillumbah (14%) and Terranora (10%). Units at Casuarina (19%), Kingscliff (13%) and Bogangar (10%) had the highest yearly growth. Sales agent Kristy Thatcher from LJ Hooker Coolangatta/ Tweed said large family homes were proving popular with firsthome buyers looking to get out of the rent cycle. “It appears that first-home buyers of all ages are coming out in full strength, and why not, as it’s certainly a great time to be paying off a home with first-home buyers grants available and interest rates so low,” she said. “Larger family homes seem to be high in demand with buyers looking for 3 or 4 bedrooms,
2 bathrooms, and nice views always go a long way. “Prices obviously vary from suburb to suburb, however, I have personally experienced a high level of interest between $650,000 and $750,000 depending on the amount of work buyers have to do to make it feel like home.” TW Realty director and principal Wally Trankle said rural or tree change properties were high on buyers’ lists. “The region is highly desirable to so many, showing strong growth, and so much to offer with a great lifestyle opportunity to enjoy,” he said. “Rural properties are in high demand, buyers looking for that ideal tree change property, and residential buyers looking in the $450,000 to $650,000 price range. Waterfronts are also high on many buyers’ lists.” Tim Cunningham, Director/ Owner of Cunningham Valuers, said coastal properties were proving popular. “We have seen high levels of buyer demand and enquiry for most property types in the region,” he said. “However, freestanding homes along the Tweed Coast (Chinderah down to Pottsville) appear to be the most sought after. “This area has seen a mini

boom over the past few months, with a large number of Sydney and Melbourne buyers buying up here, which has created a lot more competition and helped push prices higher.” DJ Stringer Principal David Stringer said his agency was seeing high demand for beachfront apartments. “The demand is strong across all price points from $200K to $3 million, however we are seeing a majority of enquiry for beachfront apartments around $1.5 million. “Buyers are mostly local and Brisbane, and we are also seeing many baby boomers that are cashed up and heading north from Melbourne and Sydney.” All agents agreed now is a great time to sell due to a lack of listings on the market. Ms Thatcher believes the market will pick up when border restrictions relax. “As the border restrictions loosen and residents all around Australia can move freely without concern, I believe only then will some sellers be confident to put their property on the market and move on with future plans,” she said. “The problem with that is, they won’t be the only ones. “Now is most certainly one of
the best times to sell with very little competition.” Mr Trankle said demand is outweighing supply, “with limited properties becoming available in the region”. “Anyone thinking of selling, now is a great time to list your property for sale,” he said. “We are also experiencing strong rental enquiries, so this is great news for investors.” Mr Stringer said his agency is seeing an increase in appraisals. “We are experiencing a slight lift in appraisals numbers which is consistent to previous years and we expect a lot more stock being listed over spring and summer during the traditional peak times,” he said. Mr Cunningham said there are plenty of homes being valued within the local area. “We have recently undertaken a number of valuations as part of the government’s new HomeBuilder grant which we have found interesting,” he said. “We have also seen quite a high number of family law/ property settlement valuations come through the office, which could have been potentially partly bought on by COVID-19 and associated restrictions etc.”
