PreservationRocky Mount Fuels Downtown Real Estate Growth

Preservation Rocky Mount's efforts have significantly influenced the downtown Rocky Mount real estate market. Over the past five years, the local housing market has seen growth, with the median home price reaching $199,000 as of August 2024. Although this is a slight decrease from the previous year, homes in the area are selling at around 4% below list price and typically go pending in about 38 days. The rising demand for well-restored properties is enhancing community appeal and stimulating economic development.

A favorite success story within these preservation efforts is the transformation of 152-154 SW Main Street, historically known as the Rosenbloom Department Store and now recognized as the Monique Brown Building In November 2002, in partnership with Downtown Renaissance, Preservation Rocky Mount acquired the property Built in 1905, the building needed significant repairs, including a new roof and restoration of its historic interior costs far exceeding what a typical new business could afford

Thanks to the intervention of preservation-minded organizations like Preservation Rocky Mount, the building was saved from deterioration. A new roof was installed, and the front façade was restored, including the recreation of a massive demilune window that had been removed years earlier. With the building stabilized, it was then sold to a local business, revitalizing Main Street economically. In 2012, Dr. Monique Brown purchased the building to house her medical practice, where she continues to operate, exemplifying the long-term benefits of such preservation efforts.

The Restoration and Legacy of the Cullen PippenHouse

Nestled in the countryside of Edgecombe County, North Carolina, the Cullen Pippen House stands as a unique testament to early American architecture and history. Located at 94 Roberson School Rd, Tarboro, the house is not one but two historic homes combined into a single structure, blending Georgian and Federal styles. Built in two phases, the original section was constructed around 1790 by Joseph Pippen, a Revolutionary War ensign, while the later Federal-style addition was built in 1810. These distinct architectural elements existed separately for over a century until they were joined during a comprehensive renovation in 1989, creating a seamless blend of two different eras of American design.

The house sits on a six-acre property featuring a tree-lined driveway, pecan grove, fruit trees, vegetable gardens, and fenced pastures. With 2,258 square feet of living space, the property’s main structure boasts original heart pine flooring, five fireplaces with crafted mantels, and 250pound solid wood exterior doors. These details not only add to the character of the home but speak to the craftsmanship and design sensibilities of the time Even more remarkable is the presence of a family cemetery, where both Joseph Pippen and his grandson, Cullen Pippen, are buried, with gravestones dating back to 1820.

The 1989 renovation of the Cullen Pippen House was a labor of love, undertaken with the goal of preserving the property’s historical integrity while merging the two distinct structures into one functional living space. Preservation NC, an organization dedicated to safeguarding North Carolina’s historic properties, played a crucial role in guiding this renovation. Their work ensured that the renovation not only respected the architectural heritage of both the Georgian and Federal sections but also brought the property up to modern living standards.

One of the most interesting aspects of the renovation was the retention of many original features. The heavy 250-pound solid wood exterior doors were kept intact to preserve the historical craftsmanship, while the heart pine floors were meticulously restored The keeping room and kitchen of the 1790 Georgian section retained their original pine-sheathed walls, a rare and notable feature, while the Federal section was restored to feature a living room, dining room, office, and hall/library. Special care was taken to ensure that the five fireplaces, central to the house's warmth and character, were preserved with their beautifully crafted mantels

The renovation also brought the house into the 20th century by adding a three-zone heating and air conditioning system, making it comfortable without compromising its historical charm. A laundry room was installed between the Georgian and Federal sections, thoughtfully connecting the two eras of the home and making it suitable for modern living The attention to detail extended beyond the house itself, as Preservation NC ensured the preservation of the surrounding landscape, including the family cemetery, two tobacco barns, and a garage that reflect the agricultural legacy of the property

The six-acre estate, with its pecan groves, fruit trees, and pastures, was carefully preserved to maintain the feel of an early 19th-century working farm. Two access points, a front driveway and a side road, were maintained, and cattleguards were added to remove the need for gates. The renovation maintained the authentic rural character while allowing modern functionality and accessibility

Today, the Cullen Pippen House represents a careful blend of modern convenience and historical preservation, serving as a case study for how historic properties can be successfully adapted for contemporary use while maintaining their original character. The renovation by Preservation NC not only safeguarded the structural and architectural heritage of the home but also ensured that the property remained a vibrant and livable space that honors the area ’ s cultural past.
