Realty Executives

W

e began focusing on senior’s real estate issues about 20 years ago when Jeanne and I were asked to speak at a senior community. There was a need for empathy and understanding of the issues older adults and their families face when transitioning from their long time home to a senior community. There was such a powerful response from those listening to our talk. We realized at that moment that this was our calling! Jeanne and I also felt a need to impact the lives of our clients in a powerful way, and working with our senior clients fit the bill! I decided to put my writing skills to work by authoring two books relating to the topic of preparing and downsizing a home of many years, selling a home, and moving to a senior apartment or community. We developed so many wonderful relationships throughout the 4-county Milwaukee-Metro area as our talks expanded to various senior communities. Jeanne and I then began to form a team of professionals dedicated to serving our senior population’s real estate needs such as contractors, handymen, packing and sorting companies, moving companies, staging and all the other services needed to help make their move a smooth and successful journey to their new home. About 12 years ago, I wrote my first article for 50 Plus Magazine and have been writing monthly articles ever since. I try to focus on real estate issues that are tak-

ing place in real time that affect our 50 plus readers. The readership has grown over the years and I receive quite a bit of positive feedback from my readers thanking me for focusing on older adults and providing needed information. I have had the honor to help educate my fellow Realtors by giving webinars, seminars, and collaborating with other agents who are also focusing their efforts or helping and guiding their clients through this tough transition. Jeanne and I were recently honored by being a team finalist in the Better Business Ethics Awards for our efforts in working with our senior clients and their families. We are constantly learning from our very wise elderly homeowners and developing new and better solutions to meet the demands and issues of those transitioning to a senior community. Jeanne and I love what we do and know that in some small way we are impacting the lives of our seniors and their families in a positive way. We are given the gift of being a part of their lives at such a critical time in their lives. We could never have imagined that our real estate careers would be so fulfilling and gratifying. Thank you for reading my articles and the privilege of helping guide both you and your families through your real estate journey.

RETIREMENT

Toolkit A

fter years of hard work, you are looking forward to retirement. Choosing when to retire is an important decision and involves a number of issues you may want to consider in your retirement planning. The more you know before you start making decisions, the better off you will be in retirement.

This retirement toolkit is brought to you by the three federal agencies involved in key elements of your retirement planning and security: the Department of Labor, the Social Security Administration and the Centers for Medicare & Medicaid Services. RETIREMENT cont. on page 5

Timeline for Retirement Planning

The toolkit includes a list of publications and interactive tools to help in your planning, plus information on how to make contacts with your specific questions. It is important to start early and be well informed so you can make timely decisions and, if necessary, make changes while you still have time before retirement. The timeline below can help you plan for the kind of retirement you want.

591/2

Begin making catch-up contributions, an extra amount that those over age 50 can add to 401(k) and other retirement accounts. Check your Social Security Statement online every year for earnings accuracy and to learn what your estimated benefits will be.

No more tax penalties on early withdrawals from employer provided retirement savings plans such as 401(k) plans and other individual retirement accounts, but leaving money in means more time for it to grow. Also, withdrawals will be taxed as regular income.

62 Earliest age to collect Social Security retirement benefits; however, claiming before the full retirement age results in reduced monthly benefits.

Receive Social Security full benefits, depending on your birth year.

701/2

Start taking minimum withdrawals from most retirement accounts by this age; otherwise, you may be charged heavy penalties in the future.

Earn Social Security Delayed Retirement Credits, which increase monthly benefits for each month claiming is delayed between the full retirement age and age 70.

Retirement Saving Plans

Your employer’s retirement savings plan is an essential part of your future financial security. If you have a 401(k) or other retirement savings plan at work, sign up and contribute all you can. If your employer also contributes to the plan, sometimes as a matching contribution, find out how much the employer match is and how much you need to contribute to get all of it. As noted in the timeline, at age 50, you can begin making catch-up contributions to save even more for retirement. Don’t touch your retirement savings. The longer you leave the money there, the more time it has to grow. If you take money out too early, before age 59½, not only do you lose principal and interest, but you may have to pay a tax penalty. At age 70½, you will need to start taking a certain amount out, called a minimum required distribution, or risk paying a penalty. It is also important to understand how your plan works and what benefits you will receive. Learn about the different features or provisions of your plan. Ask your plan administrator, human resource office, or employer for information. Also learn about the rights and responsibilities you have under the federal law that governs your plan, the Employee Retirement Income Security Act (ERISA). While you are working, take a look at how much you have saved for retirement, how much you might receive in Social Security benefits, and what other assets you have. Also, look at your current expenses and think about what they will be in retirement. For instance, your work-related costs will likely go down, while health care costs likely will increase. Starting now can help you make changes while there is time before you retire to make up any savings gap or adjust your goals. Also remember to check your plans at least once a year to see if you need to make changes to stay on track to a secure retirement.

Social Security

Choosing when to begin receiving Social Security benefits is an important part of deciding when to retire. If you choose to start receiving benefits when you reach full retirement age, you will receive your full benefit. If you delay claiming benefits beyond full retirement age, you can earn credits that increase your monthly benefit by about eight percent for each year you delay claiming, up to age 70. If you start collecting Social Security benefits before you reach full retirement age, your benefits will be reduced by up to 30 percent, depending on when your benefits start. Social Security’s full retirement age depends on the year in which you were born. If you were born in 1942 or earlier, you are already eligible for your full Social Security benefit. If you were born between 1943 and 1954, your full retirement age is 66. If you were born between 1955 and 1959, your full retirement age increases gradually until it reaches age 67 for those born in 1960 or later. If you claim benefits before

your full retirement age and continue to work, your income will be subject to the retirement earnings test and your benefits could be reduced if your earnings exceed a certain limit. However, once you reach full retirement age, your monthly benefit will be increased permanently to account for any months in which benefits were reduced. The retirement earnings test no longer applies after you attain your full retirement age and your benefit will not be reduced no matter how much you earn. Once you claim benefits, your benefits will be adjusted annually to reflect the increase, if any, in the cost of living.

Medicare Parts A & B

If you’re already getting Social Security benefits, you’ll automatically get Medicare Part A (Hospital Insurance) and Medicare Part B (Medical Insurance) starting the first day of the month you turn 65. If your 65th birthday is on the first day of the month, Part A and Part B will start the first day of the prior month. Medicare will mail you a Medicare card and general information before the date you become eligible. In most cases, you usually don’t pay a monthly premium for Part A coverage if you or your spouse paid Medicare taxes while working. However, Medicare Part B is a voluntary program that will normally require you to pay a monthly premium. If you don’t want to keep Part B, you must follow the directions when you get your Medicare card to let Medicare know you don’t want it. Otherwise, keep your card and you’ll be charged the Part B premium. If you aren’t receiving Social Security benefits by age 65, and you want to enroll in Medicare, you should contact Social Security and sign up during your Initial Enrollment Period. In most cases, this is the seven month period that starts three months before the month you turn 65, includes the month you turn 65, and ends three months after the month you turn 65. Important: In most cases, if you don’t sign up for Medicare Part B when you’re first eligible, you may have to pay a late enrollment penalty for as long as you have Medicare coverage. If you’re covered under a group health plan based on your or your spouse’s current employment, you should contact your employer benefits administrator to see if it might be best to postpone Part B enrollment until you or your spouse retires. This decision will depend on how your insurance works with Medicare. Once your employment ends, you’ll have an eight-month Special Enrollment Period in which to sign up for Part B. You won’t have to pay a penalty if you sign up during this period. Note: These eligibility rules are general and apply to people who are nearing their 65th birthday. bility rules for other situations. Parts C & D You must have Medicare Parts A and B to join a Medicare Advantage Plan (Part C). You must have Part A or B to get Medicare prescription drug coverage (Part D). (In most cases, if you have End-Stage Renal Disease (ESRD), you can’t join a Medicare Advantage Plan.) There are specific times when you can sign up for Medicare Advantage (Part C) and Medicare prescription drug coverage (Part D), or make changes to coverage you already have: 1. When you first become eligible for Medicare. 2. Between October 15–December 7 each year. 3. Under certain circumstances that qualify you for a Special Enrollment Period, such as the following: • You move. • You’re eligible for Medicaid. • You qualify for Extra Help with Medicare prescription drug costs. • You’re getting care in an institution, such as a skilled nursing facility or long-term care hospital. Important: To avoid paying a Part D late enrollment penalty, you’ll need to sign up for Part D when you first

ne xt

become eligible for Medicare or you’ll need to show proof of creditable drug coverage if you join the plan later. Creditable prescription drug coverage is coverage that’s expected to pay, on average, at least as much as Medicare’s standard prescription drug coverage. Your current employer health plan tells you each year if your drug coverage is creditable coverage. Elder Rights and Protection against Fraud and Abuse Elder abuse, including financial exploitation and fraud, is a growing problem. Financial exploitation can take many forms, including cashing checks without permission; misusing or stealing money or possessions; coercing or deceiving an older person into signing a legal document; and the improper use of conservatorship, guardianship, or power of attorney. Concerned individuals who spot the warning signs of a possible problem can call state and local agencies for help.

here are more than 153,000 adults over the age of 60 in Milwaukee County. While many older adults remain active and independent, others are isolated, frail and in great need of help in day-to-day living. At Interfaith Older Adult Programs, more than 2,350 volunteers donate their time, energy and resources each year to help adults 50+ in the Milwaukee area stay healthy, active and engaged in their communities. Last year, Interfaith served nearly 17,000 clients in Southeast Wisconsin. Thousands of those clients are older adults who take advantage of the variety of resources and engaging activities Interfaith provides to support our mission of “Linking Older Adults with a Caring Community.” Other clients are caregivers seeking resources and support on how to care for their aging parents. “If mom and dad are getting older, and you want to help them stay active, are concerned about their health and well-being, or you just need a little help, we want you to know that Interfaith is here for you,” said Felice Green, PR/Marketing Director for Interfaith. Social isolation is a concerning and serious problem among our aging population, so it’s important that older adults have an active lifestyle. And providing safe, engaging and fun activities for older adults is one of Inter-

ne xt faith’s primary goals. Older Adults in the Milwaukee area can visit one of the six senior centers Interfaith manages and take part in fun, engaging activities, such as wellness and fitness classes, stained glass, woodworking, socializing with other older adults, and even day trips around Wisconsin. Participation at the senior centers is free, with the exception of Hart Park Senior Center in Wauwatosa, which has a small annual fee. In addition, Interfaith manages eight senior dining locations where adults 60+ receive a hot, nutritious meal. Meals are free. Many older adults, especially in the Baby Boomers’ generation, are looking for ways to not only stay active, but also give back to their community. Through Interfaith’s Retired and Senior Volunteer Program (RSVP), adults 55+ can become tutors for MPS grade school students, foster grandparents, senior ambassadors, or companions to people in need, such as veterans or other older adults. Interfaith has volunteers ready to help make safety a priority to our older adults by providing free services, such as rides to medical appointments or the grocery store, making friendly home visits, helping with seasonal chores, assisting veterans, daily telephone safety checks, and much more. Independent Living for Seniors: The Affordable Solution

here are a number of issues to consider when looking into changing your address. In most cases, for seniors, it comes down to 3 main issues: Money – will I have enough, Health – what if I need help, Lifestyle – I want to be happy. Let’s explore the affordability of a senior living option that most people shy away from, the Continuing Care Retirement Community (CCRC), which offers a positive outcome for these concerns. The affordability of a CCRC is sometimes not explored because the possibility of a deposit (also known as an accommodation or entrance fee) stops people in their tracks. That deposit, whether refundable or a Life Care option, provides the opportunity to leave your children a larger inheritance than you ever thought possible. At the same time, it gives you the financial and healthcare security you are looking for. It is a real asset protection plan for life. As a general definition, a Life Care Community provides its residents “care for life”. The life care deposit covers the lifetime use of the residence and all common areas as well as unlimited use of the assisted living and skilled nursing services. Life Care removes future financial worries about health care needs by including priority access to assisted and nursing care at little to no increase in monthly service fees. The deposit can be refundable

depending on the financial option that makes the most sense for you. Life on a CCRC campus can be much like resort style living. The amenities that are included offer numerous educational, recreational and entertaining options. Restaurant style dining, casual bistros, theaters, fitness centers with pools and whirlpools may be part of the CCRC lifestyle at no additional cost. Today’s seniors want to live within their income, protect their assets, and leave an inheritance for their heirs. Advertising and phone calls reach thousands of prospects hoping to encourage them to make a change. What do you need to know to make the right decision? The answer is simple. Talk with professionals who understand the options and can help guide you to the best solution for your situation. These professionals can help you sort through the many lifestyle choices and financial options and help you create a plan that makes sense for you. Senior communities are not all the same. Learn all you can, ask questions and take a personal tour to get the information directly from the senior living community you are interested in. If you are considering a change of address be sure to investigate the options and opportunities a Continuing Care Retirement Community offers. Invest in your vision for retirement

T

Steps to Take Are you focused on a bright, clear future or a retirement clouded by poor vision? The picture may be up to you. “Up to 50% of all blindness in the U.S. is preventable— if people pursue prompt diagnosis and treatment,” notes Dr. Brett Rhode, Head of Ophthalmology at Aurora Sinai Medical Center. His partner at Eye Care Specialists, one of the state’s leading ophthalmology practices, Daniel Ferguson, MD, adds, “Planning and investing in regular eye check-ups can benefit your sight, attitude, freedom and bank account.” For example, age-related vision impairment is a leading cause of disability and nursing home placement. It creates increased expenses in terms of doctor visits, special transportation, medical supplies and services. Vision loss also causes: difficulty doing tasks (cleaning, cooking, reading, seeing to take medicine, etc.); an increase in injuries, falls and car accidents; social issues (fear, withdrawal, depression, anger); and loss of freedom (to drive, shop, work, play, etc.) Eye Care Specialists offers the following tips for seeing life to the fullest—now and in the future: ■ Schedule comprehensive, dilated eye exams every 2-4 years ages 40-64 and every 1-2 years age 65+ to check for cataracts, glaucoma, macular degeneration, diabetic retinopathy, and other conditions. ■ Talk to your doctor. Discuss your concerns. Ask questions (see suggestions at right). ■ Follow surgery/treatment recommendations. ■ Be an informed partner in your own care. Educate yourself. Read about disease symptoms and the latest diagnostic tools and treatment procedures. For free booklets on the leading causes of visual problems during retirement, call 414-321-7035.

Questions to Ask

Dr. Mark Freedman urges people to be informed partners in their eye care by asking questions, like: ■ What is my visual acuity (on the 20/20 scale)? ■ Do I have any eye diseases or disorders? ■ What caused my condition? Is it hereditary? ■ How will this condition affect my vision

and lifestyle—now and in the future?

■ Should I watch for any particular

symptoms and notify you if they occur?

■ What kinds of tests do I need? Why? When? ■ What is the best medical/surgical treatment for me? ■ When will treatment start, and how long will it last? ■ What are the risks, side effects, benefits

and success rates of this treatment?

■ Are other treatments available? ■ Are there foods, drugs, or activities

I should avoid while I'm being treated?

■ If my treatment includes taking a medication,

what should I do if I miss a dose?

■ Will changing my diet, exercise or other lifestyle

habits help improve my condition? Would eyerelated vitamin & mineral supplements be helpful?

■ If my vision can’t be corrected, can you refer me

for low vision resources and rehabilitation services?

True Comforts of Home

W

immer Communities Senior Residences have been around for a long time. In that time we have learned one thing for sure. Seniors want the true comforts of home. The Centennial in Oak Creek and The Silvernail in Pewaukee offer just that! We’ve learned from our residents and guests that when it’s time to move to a senior community, the important factors are affordability without having to give up great amenities and a sense of home. We know it can be a tough transition from a home of 50+ years to a senior community, so we’re here to help through that transition. One of the greatest things about senior communities is that everyone is walking the same path of life as you! There is a real comfort in that alone. At the Centennial and Silvernail, we focus on the residents and their needs as they age. What your needs are at the time of move-in may be different than what they are in 2 years, 5 years, 10 years down the line. We recognize this and work hard to continually meet your needs. We offer the true comforts of home with our amenities, activities and exceptional neighborly feeling from the moment you walk in the door. We offer conveniences that make your life easier, which include our on-site chapel, country store, fitness room, salon, libraries, computer room, car wash area, wellness programs and van transportation grocery shopping and more!

ne xt

We also recognize the importance of fun! Our staff puts in hours of time each month planning and coordinating large and small activities with a wide range of interest – live entertainment, wii bowling, seasonal parties, bingo, to name just a few. We offer outside trips such as theatre trips, sporting events, musical entertainment or wherever the residents choose to go! Wellness is an important focus, too ~ whatever we can do to keep our seniors healthy, mentally and physically, is a great investment in our communities. You’ll regularly see on-site blood pressure checks, podiatry services, hearing testing and hearing aid repairs, flu clinics and fitness classes on our monthly calendar. We take great pride in the caring staff that oversees our communities – providing well managed and clean buildings, including 24/7 maintenance, activities and wellness programs, which collectively add enjoyment to your independent lifestyle! We embrace the unique qualities our seniors offer making our communities interesting and exciting. We’re continually amazed at the talent and knowledge that our residents share. We encourage it. We embrace it. We love it! We’d love for you to find comfort in one of our communities. Please be our guest and visit us soon. We’d love to meet you! (See our ad below)

Downsizing for the Future

T

here comes a time in everyone’s life where change is necessary. Whether it is due to Retirement, Relocation or Reorganizing. All of which can be overwhelming if not planned out and taken with small steps. As the shop owner of designXchange, I see the stress of what an unexpected change can cause on a daily basis. Clients and customers who may have recently sold their home quicker than expected or have health needs that arise without warning are suddenly stressed with what to do next. Items once collected and coveted for years can become a burden and emotionally draining. With thorough planning and the correct resources, these lifestyle changes can be minimal. In my line of business of unloading one’s personal treasures, it can be a turning point of one’s past, present and future. I would suggest taking a few steps getting one’s home in order in case of a major change of lifestyle.

Get a handle on your belongings:

For items that family or friends have adored from afar, it’s time to let go. If you know someone has admired your china, collectables, or has the same interest or hobby as you, turn those pieces over to them as gifts to enjoy! As in most cases, items that have been by treasured by you will become a keepsake by loved ones who admired you. Next are items that are truly valuable, especially if you may be having a financial hardship. You should seek the advice of a professional who has a license to appraise items. However, they should not be the same person as the seller, as you need to cover all your bases so no one is taken advantage of. Good news! A lot of information is free on the Internet. Typing in a china pattern on ebay will show what the high potential is. However the key to the market is previously sold items of the same piece. This info is there to see if you look for it. What ebay sellers are asking for is not always what they are sold for. The sold column is what one should be looking for which can advise you of a fair market value. Private effects should be handled on a regular basis. Excess paperwork, magazines, list of would of, should of, and could of. This all needs to go. As you may be starting a new chapter in your life soon. There’s nothing to be dreading. This is a time to rejoice. You have earned this. Clutter from your children’s memory box should have left the nest the minute they moved into their own home! Moving it from house to house because your children or grandchildren mentioned they may want it one day. Make them take it! Or remove it. 16 | next 2015

Then there is the furniture. It has been proven that all furniture does not fit into all spaces. So again, consult a professional designer who truly understands and hears what your needs will be. Furniture that fits you and your style. A professional will provide you with drawings so you know exactly what will fit in your future space and needs. When looking to sell your got-to-go items, there are many options: Auctions, rummage sales, online sales and consignment stores. As someone who has built a reputation in the consignment business, consider us. At designXchange we offer a 50/50 split on items sold. We display your items in tasteful home-like settings to obtain maximum value for your cherished pieces. The first 30 days are full price, 30 to 60 days items are marked 20% off. Then after 60 days items become 40% off of the original price. They are tastefully displayed with like items for the savvy shopper. At an auction you have one night to sell your items. If could be the day of the big game and no one shows and your items could go for little or nothing. Rummage {estate and tags sales}: People are still convinced everything should be a quarter and then they still want to dicker. “Really?” Then there is the famous “Craig’s List”. Need I say more? designXchange offers a contract with terms spelled out that are easy to understand. We have expert designers and sales people that do the work for you to make this new chapter in your life hassle-free. We are always looking for the finest classic pieces to showcase in our stores. We recommend you visit and take a look around as you may surely discover a shopping experience you may not expect. Even though you might be downsizing, you, too, may find that perfect piece. Our Pewaukee store is located in the heart of downtown located just blocks from WCTC and the famous Pewaukee beach in a 150 year old church. With a charming atmosphere that features everything from teapots to garden benches, our charming store boost our collection of furniture petites. Our Hartland location has 11,000 square feet of vignettes of room settings that give even the most discriminating designers a desire to come back weekly. We feature a large area rug room as well as a huge selection of design ideas to intrigue all styles and designer looks. Downsizing can be manageable with preplanning and the right resources. With 10 years in the consignment business and 20 years in the interior design field, I can assure you it is my mission to give new life to your classic pieces. We look forward to serving you soon.

Becker Property Services

t Becker Property Services, LLC, we advise anyone planning to retire to plan ahead. Planning will allow you to make choices rather than have choices made for you. Planning will also permit you to make decisions and choices on your schedule, not someone else’s. Failure to plan is planning to fail. You don’t want to be forced into making choices and decisions about your life that you are not ready or prepared to make, so plan ahead. Becker Property Services, LLC can help you find affordable senior housing. It is our job to develop and manage affordable housing for seniors, age 62 and older. We have developed nearly 100 buildings that provide affordable housing options for senior and disabled populations across the country, with a majority of those located in Wisconsin. Our company currently manages six apartment buildings in Milwaukee and Waukesha counties for senior citizens age 62 and older. These buildings are located in the communities of Cudahy, West Milwaukee, West Allis, and Waukesha. Becker Property Services, LLC was initially established when Becker Consulting Services was organized and formed in Milwaukee, Wisconsin in 1984 by Joseph P. Becker. Prior to his private consulting activity in 1984, Joseph Becker was a HUD official for 15 years. His interest in providing housing consultant services stems

ne xt

from experience in planning, developing, operating, and administering housing programs for HUD clients. In 1988, Kenneth Becker joined the Becker Consulting Services. Since 1988, Kenneth Becker has served as a consultant or co-consultant for numerous housing developments for senior and disabled populations. His interest in providing housing consultant services stems from his experience in banking and finance, and the awareness of the need to develop housing resources for low and moderate income persons, particularly for senior citizens, persons with disabilities, and financially disadvantaged individuals. It was in 2002 that Kenneth Becker formed Becker Property Services, LLC, which provides full service property management in addition to encompassing the consulting and development functions of Becker Consulting Services. Today, Becker Property Services provides a full array of consulting, development, and management services. Becker Property Services, LLC manages buildings that are affordable, safe, secure, and barrier free. We offer rent subsidized (tenants pay 30% of their income for rent) one bedroom apartments for senior citizens age 62 and older. The Fireside Dinner Theatre is recognized as one of the Midwest’s premiere visitor attractions. The philosophy remains the same as the day they opened in 1964; that people will come to where they have been invited and will return to where they have been made to feel welcome. Every visit to The Fireside begins with a personal greeting and escort to your table to enjoy a memorable dining experience with warm, friendly service. Before or after dining, you can browse our charming specialty gift shops or

enjoy a cocktail in the lounge. Then, you will enter the intimate theatre-in-the-round for an exciting professional theatre experience that features Equity actors, singers and dancers from across the country. Menus vary by show and performance time, but are all served dinners except for the Thursday Evening Signature Buffet and the Sunday Brunch Buffet. Executive Chef Michael Scott and his staff use only the highest quality ingredients as everything from the soups and sauces to pastries and desserts are prepared from scratch in The Fireside kitchens. The facility is fully accessible to guests with disabilities and there is plenty of safe, free parking on site. The Fireside’s performance schedule includes seven shows weekly year-round

with matinees on Wednesday, Thursday, Saturday and Sunday, evening shows Thursday and Saturday, and a Midday show on Sunday. During the run of A WONDERFUL LIFE there will also be matinee and evening shows on Fridays in December. Whether you travel with a group from your church, bank, senior center or other organization via motorcoach or on your own with friends and family, The Fireside is a relaxing day out for people of all ages. The dinner theatre packages are an excellent value and the hospitality of the Klopcic Family and their staff is legendary. See for yourself why it’s become such a favorite Wisconsin attraction!
