Industry Analysis- Mixed Use Developments Mixed use developments combine two or more different types of land uses, such as residential, commercial, employment, and entertainment uses, in close proximity. In some communities, mixed use may be defined as different uses contained within the same physical structure.

This DC based real estate firm covers development, contracting, commercial and residential property management, and building services. In addition to multifamily, retail and medical office buildings, Foulger-Pratt also created mixed-use development communities.

Park Potomac Potomac, MD Park Potomac provides luxury condominium towers, townhomes as well as office and retail spaces. It is both pedestrian and car friendly, and is easily accessible from the highway. Within the park is a Harris Teeter grocery store, bank, hotel/spa and various restaurants. Silver Spring, MD Downtown Silver Spring Redevelopment The Downtown development in Silver Spring is host to 400,000 square feet of retail, entertainment and restaurant space, including national brands such as Whole Foods Market, H&M, DSW, Ann Taylor Loft and City Sports. Regularly, the redevelopment holds special events such as a Farmer’s market, an annual Blues Festival, and Zumba on the Plaza. Industry Analysis- Ecovillages and Sustainable Communities Ecovillages are urban or rural communities of people who strive to integrate a supportive social environment with a low-impact way of life. To achieve this, they integrate various aspects of ecological design, permaculture, ecological building, green production, alternative energy, community building practices, and much more.

Dancing Rabbit Ecovillage Rutledge, MO Residents of Dancing Rabbit share an interest in ecological sustainability, which is exemplified through their pledge to follow established ecological covenants and sustainability guidelines. Residents build homes using alternative techniques and materials, such as straw bale, and also agree to cooperatively own motorized vehicles (powered by biodiesel). For food, the residents eat in-season, local, and organic foods, many of which are grown right in the village. Dancing Rabbit also focuses on revitalizing the biodiversity of the land by planting native crops and trees. The village is composed of a mix of individuals and families who are interested in ecovillages as a lifestyle alternative from the mainstream. http://www.dancingrabbit.org/ EcoVillage Loudoun County. VA EcoVillage sets aside over half of its 180 acres of land for conservation purposes. The village provides residents with a multitude of trails and shared space facilities, where the community can come together for meals and events. Sawyer Hill Berlin, MA Sawyer Hill is the community between Camelot Cohousing and Mosaic Commons. Cohousing is a collaboration among residents to participate in the design, governance and operation of their neighborhoods. The design of the community is intended to provide both individual and community spaces. Housing is clustered to reduce the footprint of the development, there is low vehicle usage, and an emphasis on neighborhood and commnity building. In addition, Sawyer Hill plans to create a “home office” space, which will eliminate the commute to work for some residents. http://www.sawyerhill.org/

EcoVillage Ithaca, NY Currently, there are two cohousing neighborhoods, FROG and SONG within EcoVillage. With another neighborhood, TREE under construction, EcoVillage will soon become the largest cohousing community in the world upon its completion. The population of EcoVillage ranges from infants to octogenarians, from families to singles, and from software engineers to nurses to teachers. Industry Analysis- Green Built Neighborhoods Green built neighborhoods strive for responsible construction and work to promote sustainable living. Many are certified by the U.S. Green Building Council’s Leadership in Energy and Environmental Design (LEED) program; others have local or state certifications for meeting energy efficiency standards. They are also often mixed-use developments, hosting homes, businesses and shopping.

Issaquah Highlands Issaquah, WA The Issaquah Highlands offers over 3,000 spaces for purchase and rent that are constructed in accordance with Built Green’s 4-Star efficiency level, including townhomes and family homes. Sitauated on 1,400 acres of preserved land, the area offers an abumndace of walking, hiking and biking trails between its 25 recreatotion areas. In addition, the Grand Ridge Plaza carries over 35 shops and 14 restaurants, and there are also medical facilities and schools ranging from elementary to college onsite. http://www.issaquahhighlands.com/ Northwest Crossing Bend, OR Northwest Crossing is an award-winning and diverse residential community. Each piece of real estate in the development is required to be Earth Advantage certified, and two of the buildings have achieved the highest level of LEED certification- Platinum. On site there are two elementary schools, a high school, a community garden, as well as many shops and restuarants. The community also hosts events such as the Hullabaloo music festival, outdoor movie showings and farmer’s markets. Madison Street Chattanooga, TN Madison Street was formerly recognized as a diapidated neighborhood, but has now grown into a mecca for artist galleries, studios and restaurants. Each home is built using locally harvested and manufacutred products, with architectural influences coming from vernacular buildings found around Chattanooga and industrial influences from the city’s history. Mueller Austin, TX Mueller rests on 700 acres of land, and is home to over 700 families, 25% of which qualify as low-income. Build on an old airport site, this project hopes to revitalize Austin by promoting economic development opportunities, and providing a diverse, susatinable and afforadable lifestyle. Mueller hosts two platinum and one gold LEED ertified buidlings, while all the residential homes are rated at 3-5 stars for efficiency. Moiser Creek Moiser, OR Moiser Creek is an LEED Silver and Earth Advantage certified neighborhood with 22 homes and 12 apartments, all of which have solar thermal units and are directly accessible from the Columbia River Highway State Trail. The site was previously a construction waste site, and was rennovated with LEED’s environmental design principles in mind, such as utilizing solar energy and bamboo flooring. http://www.mosiercreek.com/

Pringle Creek Salem, Oregon Pringle Creek features porous asphalt amd a specifically designed street system that allows for efficient rainwater management. The Pringle Creek community focuses on smart transportation, social diversity, resource conservation and a stimulated local economy. Overall. the community has established a list of 35 goals, noth qualitative and quantitative for having positive effects on the environment. Industry Analysis- Historic Centers Historic Centers have the feel of an old school, vintage atmosphere created by the idea of historic architechture and markets. With an array of shopping, dining and cultural, these centers create a cozy feeling of history and tradition.

Savannah City Market Savannah, GA City Market resides in the nation’s largest Historic District in downtown Savannah. The four-block stretch is a destination for entertainment, dining, art and retail opportunities. One of the main draws of the City Market is the Art Center, where 19,000 square feet of space is dedicated to over 50 local artist studios that enhance the surrounding environment. City Market also possesses apartment and office space. Pike Place Market Seattle, WA Pike Place Market is part of a nine-acre Historic District, specializing in fresh, local produce, small independent businesses and specialty foods. Pike Place Market maintains a “meet the producer” tradition, which is exemplified with their year-round farmer’s market, owner-operated bakeries, butcher shops and produce stands. There is also a daily craft market that features over 225 craftspeople and 200 unique places to shop, and 80 restaurants to choose from, ranging from fine dining to fast food. The Camp Costa Mesa, CA The Camp is a green gathering spot that focuses on wellness and personal styling services, but also on creating an environemnt rich with healthy dining opportunities and purposeful shopping. Visitors are also encouraged to attend bikram yoga classes, as well as Mesa, a unique lounge that has a retractable roof to bring in some SoCal air. http://thecampsite.com/

The Lab Costa Mesa, CA Also located in Costa Mesa, California, the Lab is often referred to as the “anti-mall�. This indoor and outdoor shopping center is home to 20 retailers that was once a nightvision goggle factory. Most consumers seek out all things authentic/organic when visiting the Lab, and are sure to find products and services that are cohesive with their lifestyle.
