Dog Days of Summer Saturday, August 27 9:00 AM - 11:00 AM Friday, August 26 has been named National Dog Day. In honor of all our Long Lake Ranch canine pals, we’ve declared Saturday, August 27 as a great day to celebrate with our canine pals. Join the Spirit Committee and host Fred Jankowski for the “Dog Days of Summer” at the park between the hours of 9:00 AM and 11:00 AM. We have over fifteen area businesses that provide pet services participating in this event. Bring the family and your four legged companions to the park to enjoy a couple of hours of socializing with your neighbors and learning about all the pet service providers in our vicinity. Kona Ice will be serving cold treats to everyone compliments of the Developer. Got questions about the event? Turkey Trot 5k Sunset Mixer Back by popular demand - all-adult Sunset Mixer. Enjoy a beautiful sunset, music, wine and beer, as well as light refreshments and the company of your neighbors. The sunset mixer will be held at the pool Saturday, September 24th from 7:00pm to 9:30 pm. Tickets are now on sale. You may purchase from Frank Jankowski as he patrols the community in his golf cart or you can contact Mike and Kathy at kglose@tampabay.rr.com to schedule payment and pick-up time. The tickets are $10.00 each and will be on sale through September 21st. This is a fantastic way to meet and mingle with neighbors. Again this is an adult only event so schedule your sitter now. Don’t miss out on all the fun.

The Spirit Committee is ambitiously planning a Turkey Trot 5k and Kids Fun Run in November. We need experienced runners and trained medical personnel to help us in planning and hosting the event. An invitation to participate is being extended to the Stonebriar community with dreams of making this a spectacular annual event and competition for the two neighboring communities. Participants will be charged an entry fee and all proceeds will go to a local charity—just in time to assist families in need at the holiday season. As stated earlier, this is an ambitious undertaking and we really need your help to make it happen. Please volunteer to Brian at manager@longlakeranch.club and plan to attend the next Spirit meeting on August 9 at 6:30 PM.

Architectural Control Committee Seeks Four Volunteers

Silvergrass I Neighborhood Committee

The Architectural Control Committee (ACC) currently consists of three members appointed by the Developer. With the large number of homeowners now in Long Lake Ranch, it’s time to begin recruiting and training homeowners to serve as members of the ACC by expanding the number of members to seven. Plans are to hold two meetings each month. We will continue to have a daytime meeting and will add an evening meeting. Two volunteers will be needed for the daytime meeting and two for the evening meeting. Volunteers will only attend one meeting per month.

It’s time to establish the Silvergrass I Neighborhood Committee. Silvergrass I consists of homes on Nature View Dr., Deer Track Loop and Oak Hammock Dr. Ideally, this committee will consist of three to five members. We still need two (or more) volunteers. The purpose of this committee is to work in an advisory capacity to the Long Lake Ranch Master Association’s Board of Directors on issues that directly relate to your specific neighborhood. These issues may be related to budget, architectural guidelines, social opportunities, etc.

Training for newly appointed ACC members will be held at the Amenity Center on August 3 at 6:00 PM.

Spirit Committee Volunteers Needed The Long Lake Ranch Spirit Committee is looking for event and/or group ideas to keep residents engaged while fostering a sense of community. We also need active volunteers to help us organize and implement events. Our meetings are held every second Wednesday at 6:30 PM at the Amenity Center. We invite you to attend our next meeting and become a volunteer and/or share your ideas with us.

Our organizational meeting will be held on August 4 at 7:00 PM, immediately following the CDD meeting.

Neighborhood Watch Update By Fred Jankowski The Neighborhood Watch program is continuing to grow and involve residents in the community. With all the new homeowners there has been an increase in the number of participants. Long Lake Ranch is safer as a result of so many watchful residents. Participation in this program is easy—just remember “See something, say something”.

Clubhouse Notes By Brian Dorry With the arrival of summer, the amenities here in Long Lake Ranch are getting a lot of use. I feel like this is a good time to remind you of some things that are important to remember when enjoying our beautiful amenities. All of the ponds in the community can be home to alligators at any given time. It is important to remember that we do not allow swimming in any of the ponds, including the area behind the clubhouse and pool. Small children should never be allowed near the water’s edge. Finally, take extra precaution during the early morning hours, around dusk, and at night – this is when alligators hunt and will be attracted by any motion near the water’s edge. There is no alcohol permitted at the pool or other amenity areas. The staff is permitted to check coolers and ask guests to remove any alcohol before being allowed entry to the amenities. Please take a moment to ensure that all gates are closed behind you when entering or exiting. This will ensure that only residents with amenity access cards can access the amenities. Resident households are permitted to bring up to five (5) guests with them to the amenities. Residents who want to bring additional guests should consider reserving the picnic pavilion area or the event room. We ask that any children, who are not pottytrained, wear a swim diaper when using the pool. If a fecal accident occurs in the pool, all persons will be asked to leave the pool and deck area until deemed safe by the staff. In the case of inclement weather, the pool and deck area will be closed until the weather is deemed safe by the staff. Cordgrass Neighborhood News By Christine Hilber The Cordgrass Neighborhood Committee held its meeting on June 29th. THANK YOU to the residents who participated in the meeting this month! The purpose of this committee is to work in an advisory capacity to the Long Lake Ranch Master Association’s Board of Directors on issues that directly relate to our specific neighborhood/ section of LLR. These issues may be related to budget, architectural guidelines, social opportunities, etc. This is a great opportunity to voice opinions and be involved in community issues; especially during this period of time where we do not yet have resident representation on the Board of Directors. For instance, this week, a Cordgrass issue we discussed is the appearance and quality of the grass on the east side of Fox Grape Loop along the pond. It is largely unkempt, mostly weeds and looks unsightly as compared to all the beautiful, well manicured yards in the neighborhood. We are still working on ways to gather input from Cordgrass residents, most likely in the form of a survey or email. Please, if you see a communication from the community, take a minute to provide your response. Your opinion matters! We also established a mission statement for the committee: The mission of the Cordgrass Neighborhood is to preserve and enhance the aesthetic beauty, safety and overall value of our properties within the Cordgrass Community. The Cordgrass Neighborhood Committee will strive to always improve our community while also maintaining a manageable cost associated with these improvements. The committee will represent the interest of the majority of Cordgrass homeowners while serving in an advisory capacity to the Long Lake Ranch Homeowner’s Association by upholding our “Standards for Community Living”. This committee has been established to facilitate the communication between the Long Lake Ranch Homeowner’s Association and the Cordgrass community, to be a resource for information for the Cordgrass subdivision and to provide opportunities for Cordgrass community events. The next meeting is at the clubhouse on Wednesday, August 17th at 6:00 PM. All Cordgrass residents are encouraged to attend! We look forward to seeing you there!

Restaurant Review By Margie Kelley BANGKOK SUSHI 16541 Pointe Village Drive, Lutz, FL 33558 Tel: 813-920-9277 Bangkok Sushi is a Thai and Sushi restaurant located in the small plaza on Rt 54 near the Suncoast Parkway. As you enter the small restaurant, you’ll notice real table linens and the waitresses in traditional Thai dresses (except weekends when it is so busy, they have slacks and logoed shirts). The Sushi bar can be seen as you enter. The menu offers a wide selection of starters and main courses. I have tried the Green Curry, Red Curry, Panang Curry and Massamun Curry --- each was absolutely amazing. My dinner partners have tried Volcano Shrimp, Crispy Duck, Black Grouper Basil and Salmon Panang which were equally amazing. Each dish is served tastefully and the rice comes out in the shape of a heart. The heat/spiciness of the meals can be ordered *Coward **Careful ***Adventurous or ****Native Thai. I’m Careful, and that has enough heat. The portions are large, but if you’re really hungry, you can finish it. We’ve tried some appetizers that are good, but the entrees are better. Prices are reasonable, Curry Dishes with chicken starting at $12.95 up to $29.95 for Volcano Lobster. The Sushi bar appears popular and is made to order. Their beverage selection is good and of course they offer Thai beer. The waitresses are friendly and attentive. Check it out for yourself!

Development Update The final phase of land development in Long Lake Ranch has begun. Streets and infrastructure for Village 4 is underway now and land development has started in Villages 1A and 1B. Village 4 is directly behind the Cordgrass Neighborhood and Villages 1A and 1B are across Sunlake Boulevard. Village 4 will have a total of 61 lots. Construction of homes is expected to begin in October with first homeowners moving into the community early first quarter of 2017. Village 1A will have 89 lots and Village 1B, will have 49 lots. Village 1B will be a gated community with private streets. Owners in Village 1B will be assessed by the Master Association for all costs and reserves that are specific to the village (i.e. street maintenance, gate access). There are no parks or additional amenities located within these villages.

Back to School Summer vacation is over and now it’s back to school for many of our youngest residents.. Please be aware as you are headed out in the mornings and keep an eye out for the children that are headed to or waiting at the bus stop at the intersection of Long Lake Ranch Blvd. and Weather Vane Lane. Start times vary by school so you may see kids and buses out as early as 7:00 AM and running until after 9:00 AM. Then of course the afternoon schedule varies from between 2:00 PM and 5:00 PM. We ask that all residents be vigilant in their driving throughout our neighborhood, adhering to all posted speed limits and of course limiting talk and text time.

Thunderstorm Safety Warm weath er usually means fun in the sun, but summer heat also can bring severe weather. Threatening thunderstorms often loom large on summer afternoons so it’s important to be prepared for downpours and accompanying lightning, which can strike outdoors or indoors. Consider the following suggestions when planning both outdoor and indoor events this summer to reduce the risk of a lightning strike. Watch the weather. Pay attention to your local weather forecast before participating in outdoor activities. If there’s a chance of thunderstorms, consider rescheduling or moving events indoors. If that’s not possible, have an emergency plan in place in case a severe storm rolls in and designate a sufficient nearby structure as an emergency shelter. Stay inside. If severe thunderstorms are imminent, go indoors and wait until they pass. Safe, enclosed shelters include homes, schools, offices, shopping malls and vehicles with hard tops and closed windows. Open structures and spaces do not provide adequate protection.

Cranberry Cheese Ball By Elma Pelluru

Ingredients: 8 oz cream cheese 2 cups of shredded white sharp cheddar cheese 1/3 cup chopped dry cranberries 1/2 cup Finley chopped pecans ( for a twist you can replace this with any of your favorite roasted nuts) 1 pack of your favorite crackers. 1. In a bowl mix the cream cheese with cranberries and sharp cheddar. 2. Place the mixture on a large piece of plastic wrap, bring the corners together, and use your hands to shape the cheese mixture into a ball. Refrigerate the cheese ball for at least one hour. 3. Once cooled gently roll the ball in a plate full of finely chopped nuts. Keep it refrigerated until ready to serve with crackers.

Duck and crouch. If you’re caught outside during a severe storm, it’s important to crouch low on the ground, tuck your head and cover your ears to help protect yourself from harm. Do not lie down; lightning strikes can produce extremely strong electrical currents that run along the top of the ground, and laying horizontally increases electrocution risk. Turn off faucets. During a thunderstorm, lightning can sometimes be conducted through the plumbing. Avoid any type of contact with running water, including bathing, showering, and washing your hands, dishes, or clothes. Turn off electronics. All electrical appliances—televisions, computers, laptops, gaming systems, stoves, and more—that are plugged into an electrical outlet could carry a current from a lightning strike.

Thunderstorms cont. Surge protectors will reduce the risk of damaging electronics. Stay away from windows. Not only is lightning a threat, but high winds and hail create flying debris that could be harmful during a thunderstorm. Close all windows and doors and keep away from them.

CDD Recreation Facility Rules & Regulations Community Docks and Lake 

Swimming is not permitted in any of the stormwater ponds within the District, inclusive of the lake

The operation of motorized watercraft upon the stormwater ponds within the District, inclusive of the lake, is prohibited. This shall not apply to operation of motorized watercraft by an agent of the District while acting within the scope of his/her duties.

The operation of non-motorized watercraft is allowed solely upon the waterbodies identified in the “Fishing and Boating Area Map” attached hereto to these Rules. The location of permissible points of entry and exit for non-motorized watercraft are identified on the Map.

Fishing in stormwater ponds is prohibited unless designated otherwise. Please refer to the “Fishing and Boating Area Map” attached hereto to these Rules for the location of designated fishing areas. Designated fishing areas may be determined by the District’s environmental permits. Fishing behind a home other than your own is not allowed. Look for signage indicating a designated common area fishing site. Fishing shall be catch and release only.

Diving, running and/or flipping off of the dock is not allowed.

Glass containers are not allowed on the dock or near the lake.

Anyone under the age of twelve (12) must be accompanied by an Adult Member at all times.

Smoking is prohibited on the dock.

Fishing areas are highlighted in red. Non-motorized boats are allowed in the lake. Please check for signage designating fishing areas.

Yoga, Anyone?

Welcome New Community Management Team

Sara Moore, a new owner in Long Lake Ranch, is a Yoga instructor. She would love to teach a class at the Amenity Center but is curious if there are residents who would wish to participate. Sara’s classes will be reasonably priced and will focus on body alignment and breath awareness to increase strength, balance and flexibility while moving thru poses that relieve tension and stress to restore a peaceful mind and body. The class will provide modifications to make the practice accessible for all fitness levels including those who are new to yoga. Please contact Brian at manager@longlakeranch.club and let us know if you would be interested in taking a Yoga Class.

Rizzetta recently opened two new branch offices, one in Riverview and another in Citrus Park. As a result, many managers were re-assigned to new office locations and communities that were more convenient to their office location. Rachel Welborn and her assistant Angela Parker have been reassigned to the Brandon office and we now have a new Community Management team for Long Lake Ranch. Our new manager will be Jessica RosaMelendez and her assistant is Jackie DeRoze. Jessica and Jackie will work from the Wesley Chapel office. Joe Roethke, our District Manager, has relocated to the new Citrus Park office and will continue as the Long Lake Ranch District Manager. Contact information for all managers can be found in the Directory on Page 8 of this newsletter.

CDD vs. HOA Who Should I Call? For those new to Long Lake Ranch, it can be very confusing when you need to contact someone from management regarding a question or concern about the community. Hopefully, the following chart will be helpful. Keep in mind that there are staff members at Rizzetta who may be able to assist with your concerns if the manager is not available when you call. Responsibilities of CDD Operations and maintenance of common properties owned by the CDD to include:  Amenities and recreational facilities  Stormwater management system  Entry features, walls and monuments  Common walls and fences within the community  Signage  Other structures erected on District property  Landscape and Irrigation Systems

Things to Remember When Submitting an Alteration Form to the ACC      

ALL changes to the exterior of the house and lot require ACC approval. There is a $100 application fee. This fee is waived to all applicants who receive their written approval prior to doing the project. Always provide a detailed description of the project with the application form. Always submit a copy of your plot plan with the location of the project sketched on it. Submit Fence/Landscape or Swimming Pool Addendum if needed for your project. Read the published guidelines before submitting your application to avoid delays in approval process.
