With an ever-increasing number of people either choosing to, or being forced to work from home, we believe there is a significant problem in need of a solution. At Little Green Rooms, we have designed our buildings from the ground up with home working in mind. Full time, or even hybrid working can have a multitude of benefits – for us, for the planet and for the companies we work for. But working in an unsuitable or unfit environment can have a negative impact on all these things.

When thinking about home working, one must take into consideration many different things, size, atmosphere, acoustics, cost to name a few. We have tried to create a range of products that has done a lot of the thinking for you. We know that if you are working in a moderate space, and spend a lot of time in conference calls, acoustics are going to be hugely important. If you are working in your workroom in the middle of summer as well as the depths of winter, temperature control is going to be vital. If you are likely to spend long days working in one

space, you want that space to feel as inviting, calm, and comfortable as possible. This is why we offer Linen curtains, luxury carpets, and genuine Farrow&Ball painted walls and ceilings as standard. This is also why we supply as standard with every building a green sedum roof and extra thick insulation.

Little Green Rooms was founded by Jack, a designer and furniture maker with a passion for sustainability. Having spent much of lockdown working from home in a completely unsuitable environment Jack started researching sustainable garden rooms. Finding that most companies, established and new, were selling unsuitable, unsustainable and unattractive buildings at highly inflated prices. As well as this, a common theme of using sustainability as no more than a marketing tool, resulted in the birth of Little Green Rooms. We are a young business, which gives us the ability to be adaptable, innovative, and personal in everything we do. We are striving to be the best, not the biggest and we are very proud of our buildings, our people, and our sustainability.

Every time we take an order, we donate to local charity More Trees who plant 25 trees on our behalf, creating a carbon offset of 7500 tonnes per building.

Every piece of timber in your workroom is either FSC or PEFC certified. For every tree cut down, five new trees will be planted in their place.

Combines natural sheep’s wool and recycled fibres at their optimum proportions and density. Our garden rooms are fitted with extra-thick 100mm thick sheep’s wool insulation, delivering class-leading U-Values.

We operate closely to the Southwest and don’t travel further than we need, which helps to keep our carbon footprint to a minimum.

We are a young business, and we have a creative, bright and passionate team. We believe sustainability and ethical practice are at the heart of successful business. You will meet Jack at the first consultation, be guided through all things operations by Jessica, and we encourage visiting the workshop to meet John our workshop manager and apprentice Max, to finally having your workroom installed by our experienced and friendly install team Tom, Ben and Caz. During your customer journey you will meet most of our amazing team. We believe our people are the key to our success, which is why everyone that is part of Little green rooms enjoys a share of our profits annually.

Meet the Maker

Lottie

Every one of our scrumptious curtains are made by Lottie. She sews every curtain by hand, in Gloucestershire, using traditional methods making working from home as a busy mum look effortless with our favourite tiny team member Osian. Lottie is our founding director Jack’s big sister and has re-trained as a maker of beautiful curtains from being an artistic blacksmith. Lottie uses nothing but recycled or natural fabrics, and premium metal hardware for all of her curtains, we think they are just gorgeous!

How it works. Four easy steps.

We make the process of purchasing a garden room as simple and stressfree as possible.

The Process

It starts with either a showroom visit or virtual consultation. After which we will provide you with a no obligation quote for your required size and specification of Garden room.

If you’re happy with the quote, we’ll ask you to pay a 10% deposit to secure an installation slot. This deposit is refundable with no questions asked until the point of your home consultation which we aim to complete within 4 weeks. At this point we will ask you to select your finishes to personalise your workroom, this will include, flooring options, curtain fabrics, cladding colour etc.

4 weeks before your installation date, you’ll be required to pay 60% of the total cost. At this point we will book in an installation date and confirm your finishes. We will arrive with your home office building in prefabricated panels on installation day. You’ll need to ensure that there is parking nearby so that we can safely unload and transport your garden room.

The Installation

There is usually a 12-16 week lead time between paying a deposit and the installation of your new workroom. We build all garden rooms in advance and aim to have all rooms completed up to 7 days before your scheduled installation date.

This enables us to be flexible with your installation date in case of bad weather or unforeseen delays. We aim to have all of our installation completed in 2 or 3 days, to minimise disruption for our clients.

We try to be flexible and fair.

Finishing Touches

Your garden room is (almost) ready to go.

Before the installation team leaves, they will carry out any paint touch-ups required, clean the glazing and vacuum the carpet, so you are ready to start enjoying your new space.

If you have any furniture that needs moving in or shelves putting up, please ask our friendly and skilled installers, and they will be happy to do this for you free of charge.

Your garden room is installed, cleaned and ready for you to enjoy. At this point, we’ll ask you to sign off the work and pay the final installment of 30%.

Feedback

Once we’ve installed your garden room, we’ll ask you to answer a few questions about the process. Your feedback helps us to improve how we work and to address any issues you may have experienced.

We will send you through a handover pack within a few days of your installation being completed. This will include details on your warranties, aftercare instructions, and certificates for your tree planting and electrical sign off.

Making your workroom work for you

We work with you to help you select your finishes. We have samples of our curtains, flooring, and cladding as well as paint colours and cork with us when we visit your home. Or you can visit our showroom and you can see all the finishes in situ. Showroom visits are by appointment only, please get in touch to book.

Did we mention that we love Farrow & Ball? Well, we do. We have worked with Farrow and ball to select our own beautiful colour range. From Railings to Strong white and some lovely greens and blues in between. Our colours and finishes are all hand selected to work with each other, and to create a truly lovely, contemporary finished product.

Our curtains are made locally by artisan craftspeople. Every pair is made to order, from nothing but the best materials. Our fabrics are made from recycled cotton, as are our lining and thermal interlining. Our curtains are all double pleated and hang on steel hooks, on a polished steel pole. No plastics in sight!

We have hand selected a range of stunning finishes which will make your workroom a calm, inviting, warm place to be, in all seasons.
Every room we make, comes with, as standard the things you would expect in your home. We don’t see these as luxuries, which is why we don’t charge extra for them.

We believe that when considering what goes in to making our buildings, our prices are fair, and will continue to be so. Our model of offering a ‘turnkey’ product, in a small selection of set designs, and finishes, means we can standardise our practices and therefore make them more controlled and efficient. Considerations

Orientation

When it comes to deciding on the perfect location for your workroom, there are a few factors to consider.

Solar heating and glare

Although our workrooms are highly insulated, and our sedum roofs provide excellent thermal insulation against the summer sun. When the sun hits glass, solar heating will happen. In a building of this size this should be a significant consideration when deciding on orientation.

Electrical connection

Tree cover and foliage

Our green sedum roofs love sunshine, and although some shade from nearby trees is fine, the roof will need some sunlight to thrive. If your building is under a large tree or group of trees, any damage caused to the structure by falling branches will NOT be covered by our structural guarantee.

Power logistics

Logistics and feasibility of getting power to your building. Remember that wherever we install your building, you will have to organise a power feed to the building. If it is a long way from the power source this may add considerable cost.

Options & Finishes

All of our buildings come with as standard, 3 or 5 double sockets, a single socket for the heater. A 600, 800 or 1kw heater depending on the size of the room, and a 3,4, or 6 bar spotlight. All of our electrical work is completed in our workshop, tested and certified before going to site. All that we leave to you is the connection of this to your mains power supply. We will supply you with all the information you need to pass to your electrician to arrange the electrical connection of you new workroom.

We have worked tirelessly to source and select beautiful, practical, and sustainable finishes for all of our workrooms. When you buy a workroom, you buy a ready to move into home office or studio. We believe that in order to use your new garden room all year round, components like the sedum roof and thermal lined curtains, are essentials not luxuries.

Equally our offering of a selection of luxury carpets, turn what could otherwise be a cold and echoey space into a soft, calm and comfortable environment.

There are considerations around your internal finishes. If you would like to go with our deep pile wool carpet, you may want to think about installing a pathway which you can keep clean leading to your workroom.

Our wide-board Oak flooring is stunning, but if you spend a lot of time on the phone, you may want to consider offsetting the acoustics with a feature cork wall. We will happily discuss all of this with you and try to advise you on what finishes and aesthetics we think will be most suitable for you.

Access & Installation

Once we have informed you of your allocated installation slot, please be aware of the following.

» We may be unable to begin an installation if there is heavy or consistent rain, please make sure you can be flexible a couple of days either side of your allocated installation date.

» We have a significant amount of large and heavy panels to unload at every installation. We will need to get our Luton van as close to the installation location as possible. Please make sure you allocate parking and clear as many obstacles out of the way as is reasonable.

» The largest panel we will have to carry are our floor sections, which can be up to 3m x 1.2m x 200mm so we can access your garden through your house if we have a clear run. Please be aware that if we do need to access your garden through your house, we will not

be able to remove our shoes as this is against health and safety regulations.

» We can install our buildings as close as 400mm from a hard boundary, this is simply to allow us to get around the building to fix the external cladding and allow the electrician access to wire your building in.

» We will need some clear space around the installation site, to place materials, panels, and our tools. If it is possible to do so, please clear some space to allow us space to work.

» Most of our installations take under 2 days, but for larger buildings this may be up to 3 days. Please do not organise the electrician to wire in your building until after our installation has finished.

Planning

Planning permission is not normally required as our buildings fall under permitted development (built under 2.5m high externally) Most houses, even in conservation areas and areas of outstanding natural beauty (AONB), have permitted development rights.

Flats and listed buildings have no permitted development rights, so will always need planning permission.

Don’t worry though, as planning is a relatively simple process for our garden offices, and we are on-hand to help with this process.

FAQ’s

Can I use my garden room all year round?

Yes. Our garden rooms offer excellent levels of insulation and come with heating as standard. You’ll find your garden room is cosy in the winter and cool in the summer.

Can I live in my garden office?

No. Our garden offices do not comply with building regulations and they are not suitable to be used as accommodation. Living inside your garden office will invalidate your guarantee.

How long will my garden office last?

Your garden room should last a lifetime. All garden offices come with a 10-year structural guarantee. However, because we use the highest quality materials, including a leakproof EDPM roof, your garden room could last as long as 30 years.

What is the total height of your buildings?

All our workrooms buildings are lower than 2.5m. This adheres to all current planning guidelines and restrictions.

What areas do you cover?

We currently offer free installation within 50 miles of Bristol. We also offer free installation across Devon and Cornwall. If you live outside this area, please contact us for a personalised quote.

Can I customise my garden offices?

We do not currently offer a bespoke service or offer customisations to your workroom garden office. However, if there is something you have in mind, please do get in touch. We may be able to accommodate it or can put you in touch with someone who can.

Can I move my garden office to a new location at a later date?

It is possible to move your garden office. Our buildings are designed and constructed in sections, so they can be moved as many times as you like. However, you will need to pay for your garden room to be dismantled and re-erected. The building will require a new EPDM roof. If you plan to move and want to take your garden room with you when you move, contact us.

Can I access the internet in my garden office?

If you would like to run a data cable into your home office, just let us know and we will add a blank plate for a data point next to your electrics.

Does my quote include VAT? Yes. All prices you see are inclusive of VAT. If your business is VAT registered, we can provide both net and gross figures.

Where can my home office building be installed? We can install your home office building as close as half a meter from any solid obstacle and on an incline of up to 250mm over 3m.

Do I need planning permission for a garden room? Planning permission is not usually required as our buildings fall under permitted development (built under 2.5m high). Most houses, even in areas of natural beauty (AONB), have permitted development rights. In some cases, you may require planning permission. The process is straightforward, and we can offer assistance in securing an agreement from the local authority. We can discuss this with you during our initial visit.

Do you have a showroom I can visit? We do have both of our current models available for viewings at our workshop in central Bristol. We also have a selection of demonstration sections to show you exactly how our buildings are constructed. When you visit us, you see several buildings at different stages of construction. You will need to book an appointment, so contact us today.

I live in a conservation area, do I need planning permission? If your building falls within permitted building rights, you should not need planning permission for your garden room. If you live in a conservation area, you will need to build your garden room behind the rear elevation of your house to fall within permitted building rights.

What is the finish of the walls – can you plaster?

We do not offer plastered walls. Plastered walls are susceptible to cracking.

Can I paint or stain my home office building?

Our Millboard cladding comes in 3 lovely colours, so you should not need to paint your building. If you wanted to put a paint finish over the Millboard we could not guarantee that this finish would last.

Can you connect my garden room electrics to my home?

You will need to arrange for a qualified electrician to connect your garden room to your mains supply. All of our workrooms are fitted with an external fuse board at the rear to allow for an easy connection. If you require advice on the electrical connection, we will be happy to advise or even talk to your electrician if needed.

How long will garden room installation take?

Our unique approach to manufacturing means your new garden room can usually be constructed in under two days. We always make a contingency to allow for an extra day in case of any unforeseen delays or issues with the weather.

Do I need to prepare the site before installation?

As long as the site is within 250mm of level and is free from trees, shrubs or bushes, we will be able to carry out all other site preparations. We will lay a root block membrane before fitting the floor panels, so any vegetation underneath will not grow up under the building.

What foundations do you use?

We use steel screw pile foundations. They are quick and easy to fit and are solid and secure. They also cause no lasting damage to the ecosystem and can be removed when necessary, without leaving a trace.

How long will it take to receive my office building?

We do our absolute best to have all home office buildings built and installed within eight to ten weeks of receiving an order. However, this can depend on how many orders we receive and the number of workrooms we are building. If for any reason, we are unable to deliver your new building within 12 weeks of receiving an order, we will discuss this with you.

Will you install my new garden room in the rain or snow?

We prefer to install our garden rooms in good weather, but this isn’t always possible. We will do everything we can to get your building installed on the date we have specified.

Can I fit solar panels on the roof of my garden building? While it is possible, we do not recommend fitting solar panels on your roof for two reasons:

1. It will take a long time to recoup the investment you make by fitting solar panels to such a small space. Our garden room buildings are so well insulated that they are already very cheap to heat.

2. Fitting solar panels would mean sacrificing the green sedum roof and would also require fixing through the EDPM roofing, which would void your guarantee.

What doors and windows do you use, and are they secure?

We buy all of our doors and windows from Nine-Zero Ltd in Cornwall. These are all made in England from the highest quality FSC hardwood timbers and fitted with Argon filled Pilkington K-Toughened doubleglazed units. These windows not only offer incredible U Values, but they are also stunningly well made. Each of our doors is fitted with superior quality 5-pin mortice locks, and you will be supplied with three keys.

How do I pay for my new garden room?

We have a three-stage payment process. We ask for a 10% deposit payment to confirm your order and secure a rough installation slot. We then ask for a progress payment of 60%, which you must pay around 4 weeks before your scheduled installation date. At this point, we agree on your installation date. Once your garden room has been installed, and you are 100% satisfied with your new workroom, we ask for the final instalment of 30%, along with a brief testimonial.

What do I need to do to prepare for delivery?

We can discuss all aspects of your installation at the site survey, but our team will need clear access to transport the components of your building to the installation area. We will also need to be able to park as close as possible to the property as possible. If possible, please leave cones on the street for us, or clear your driveway. The ground area must be no more than 250mm out of level, or our steel screw piles will not be suitable, and your installation will be delayed.
