Welcome 1

For students who are considering studying in London, or those who have already begun their studies in the capital, choosing accommodation can be a serious concern.

The University’s Student Homes scheme offers shared student housing in off-street accommodation. All of the properties in our Student Homes scheme are managed by the University of London. We act as your landlord, so you won’t need to have contact with the property owner. Student Homes tenants get good-quality private sector housing, with the benefit of University management and support. Student Homes properties have been carefully selected so that they are within a 30 minute door-to-door commute of campus. If you opt for a dedicated college property, your college will act as your guarantor. If you opt for a property that is available to all University of London students you will need to arrange your own guarantor: our staff will assist you with this.

Currently there are 7 Colleges subscribing to the scheme: • SOAS • King’s College London • Goldsmiths • London School of Hygiene and Tropical Medicine • Royal Academy of Music • City, University of London • London Contemporary Dance School The above Colleges have their own allocation of Student Homes properties. Rooms within these properties are reserved for students attending full-time courses at the applicable institution. As well as this we also have a number of Student Homes properties that are available to all University of London students. In order to take a room within these properties you would simply need to be attending a full-time course at an institution that is part of the University of London federation.

PROPERTIES

Aside from the traditional options of living in halls of residence or renting in the private sector, the University of London offers a Student Homes service which is a combination of the two.

LIVING IN LONDON London is a vibrant, cosmopolitan city with a great deal to offer its student population. The city is home to many of the world’s finest museums, and there are an abundance of cultural sights and events to take in, as well as great entertainment on offer. Students living in London have the opportunity to take advantage of many exciting opportunities during their time studying in the capital. London is a huge sprawling city, though the majority of University campuses are located in Central London (e.g. Bloomsbury, Paddington, the West End etc.). Most students look to live in accommodation that is located close to their campus: accommodation in Central London can be very expensive though. In our Student Homes properties we look to assist students by offering you the chance to live in accommodation that is located conveniently for your college and at a fair rent. We hope this enables you to enjoy

your time in London, and the best of what London has to offer. London is organised by boroughs, each with their own distinct flavour. Generally London can be split by North (N), East (E), South West (SW), South East (SE), West (W) and Central, and this is reflected in the housing post codes (eg. E1, or SE19). Each borough has a council, and will offer many valuable resources to you as a resident. Once you know which borough you will live in, do have a look at your borough’s website for useful information. Student Homes properties are spread out across London in a variety of different boroughs. The location of the properties can be seen on the Property Map on pages 6 & 7. The following page offers a handful of helpful links used by Londoners, providing information on living in London – from how to get around, to entertainment ideas.

HOW TO APPLY In order to apply for a room in one of our Student Homes properties, you need to be a full-time student at a College within the University of London federation, with the exception of London Contemporary Dance School which is a non-federal institution. Students from the following Colleges have properties that have been sourced specifically for them:

THE APPLICATION PROCESS: If you’ve found or viewed a property that you’d like to live in let us know! The application process is very simple and all completed online - meaning you don’t need to make a trip into our office. 1. Information There are 3 stages: Collection: Tell us where you’d like to live and we’ll email you a form to complete.

2. Payments: We’ll send you details of how to make your deposit payment (refundable at the end of the tenancy and equivalent to one month’s rent). 3. Paperwork: The final stage - signing your tenancy agreement (examples below). Once you’ve made your payments we’ll email you your agreement to virtually sign online. Before you move in to the property you will be required to make your first rent payment

• All properties are professionally cleaned before you start your tenancy. • Your College acts as your guarantor, which means if you don’t have a UK based guarantor you will not need to pay 6 months or more rent in advance, something which is commonplace when renting through private letting agents in London. In our Student Homes properties that are available to all University of London students (see pages 22 & 23) there may be instances that we will require a personal guarantor. A member of the team will be able to advise you if this is the case.

We calculate rents using data gathered from our Student Housing Survey, as well as other rent statistics. Room rates start at £110 p/w.

FREQUENTLY ASKED QUESTIONS CAN I RENT A ROOM BEFORE I ARRIVE IN LONDON?

DO I NEED A GUARANTOR?

We have sourced a number of properties that lend themselves well to overseas or distance bookings. This is generally because the properties are in a particularly good location for your University Campus, have utilities included, or because they lend themselves well to individuals renting them. Please contact us if you are an overseas student, or are not located in London, and are looking for accommodation (without viewing) so we can point you in the right direction.

Your college will act as your guarantor if you live in one of our dedicated college properties. If you live in a property that is available to all University of London students you will need to arrange your own guarantor, our staff will assist you with this.

ARE THE ROOMS FURNISHED? All properties come fully furnished - furniture which is generally included as standard in our properties is detailed on page 25 (please note, that there is some variance from property to property inevitably).

WHAT FEES WILL BE DUE? When you apply for your chosen room or property, a deposit equivalent to a month’s rent needs to be paid up front. This is refundable at the end of the tenancy. Your first month’s rent is due before your tenancy begins - we generally ask students to pay their rent in August if their tenancy begins in September. Once you’ve moved in and your tenancy has begun rent will then be due on the 1st day of each subsequent month unless you opt to pay termly.


FAQ 27

When you sign a tenancy agreement you’re committing to the full term of the tenancy which includes paying rent for your chosen room or property until your tenancy ends; this is regardless of whether you’re still occupying your room or property or not. ARE BILLS INCLUDED IN THE RENT? Ordinarily you will be expected to set up accounts for all utility bills (gas, electricity, water, phone & WIFI). However, in a number of

Unfortunately, we are unable to offer accommodation to parttime students: this is due to our Student Code membership, and also due to how a part-time student living in a shared property would affect the council tax due. There are other options available for you, please contact your college accommodation office or see the accommodation options on our Private Housing website for more information: www.housing.london.ac.uk

Our contracts are ordinarily for 51 weeks and you would be expected to commit for the full 51 weeks - we have no flexibility in this respect unfortunately. Our advice would be not to sign for a room or property with us if you don’t want a 51 week tenancy.
