eld annually, the keenly contested HIA-CSR Queensland Housing Awards and the HIA-CSR North Queensland Housing, Kitchen & Bathroom Awards recognise Housing Industry Association (HIA) members for quality of workmanship, design excellence, innovation, commitment and professionalism, carrying on the strong legacy established by past award winners. The Queensland Housing Awards cover the winning regional entrants from Brisbane, the Sunshine Coast/Wide Bay and Gold Coast/Northern Rivers areas, while the North Queensland Housing, Kitchen & Bathroom Awards pull together the winners from the HIA’s Cairns, Mackay/Central Queensland and Townsville regional entrants. Most of the major Queensland and North Queensland award winners then progress to the prestigious HIA-CSR Australian Housing Awards.

Essentially Residential was awarded 2018 Queensland Home of the Year, as well as the Custom Built Home and Trade Workmanship awards. Judges were impressed by the exquisite craftsmanship and carpentry throughout the contemporary home. Under the guiding hand of builder and company director Colin Clark, Essentially Residential was able to create a true masterpiece the family will enjoy for many years to come. The judges applauded the home for its clever design and skilful use of materials, and deemed the craftsmanship and overall level of workmanship outstanding. The honour of the 2018 North Queensland Home of the Year went to Cairns-based Brendan Grant Master Builders. The award was bestowed for a modern luxury home built on acreage, which the judges said displayed excellence in workmanship, best use of space and design innovation. Brendan Grant Master Builders also won the North Queensland Custom Built Home Award.

FROM THE HEART

Directors of GM Coastal Developments Phil Mills and Andrew Gaul came together with a vision to put design at the forefront of the build process. As two people that live and breathe design, it was only natural they would want to shake things up in the industry. By eliminating the requirement for external architects and designers from the design process, they are able to connect with the client to deliver a family home that not only complements their lifestyle but minimises the miscommunication throughout the build process. “This build in particular was very personal and it’s a building from my heart,” says Phil. “It’s one person’s vision of adapting a home to the landscape and thinking outside the box with a strong emphasis on design.” Phil says as part of the challenge, he sought to find an “obscure” lot for the home with the aim of maximising the block without losing the same sense of flow found in a home on a more traditional rectangular block. “We came across the block in question backing onto the golf course at Peregian Springs. It’s an 810 sqm block with a frontage of 33m tapering to 15m at the rear,” he says of the winning Sunshine Coast entry in the 2018 Master Builders Housing and Construction Awards for

display homes more than $551,000. “Our aim was to show potential clients as a concept to completion construction company, we can adapt to a block of any shape.” The four-bedroom, four-bathroom home has a stunning entrance intended to “make a statement of design.” An abstract timber feature stretches across the front entrance with triangular concrete pads with pebble infills between the front door. The approximately 4m high foyer features a 12 sqm skylight above the doorway, creating abundant space and light. Clever storage areas are a feature of the entrance way and the theme continues into the main kitchen which has a secret door to an additional expansive butler’s pantry. “The objective of the kitchen was to be strong on storage, functionality and practicality, all combined with a modern, slick look,” says Phil. “The island bench is a full slab of ‘Moak’ which is pure granite from the Silestone Cosentino range. The same benchtop is continued throughout the kitchen, butler’s pantry and the barbecue area outside.” The kitchen flows to an open dining and living area with bay window seating cantilevering over the outside pool, garden and the alfresco

area, which is under a 7m x 6m floating roof. This eliminates the need for a corner post which would have restricted the view of the golf course and limited furniture settings. While the design elements on the outside of the home are amazing, there is no shortage of innovation in the interior. Highlights include the media room, an open walkway with low level floor lights, partitioned powder/shower room, 2 Pac doors and a 6m x 4m master bedroom with a spectacular 4.2m x 3.2m ensuite and a walk-in robe with a draw down bar for easy access for hanging shirts and pants up high. Phil says while the home was being constructed he had moments of self-doubt as he was “living and breathing” the project. “But the response from visitors when they came through was just ‘wow,’ and you get revitalised by that.” He paid tribute to his wife Lee who had a key supporting role with elements of the interior design. “This is a very abstractly-designed house and Lee with her interior design input throughout the project, furnished and dressed the home perfectly with her finishing touch,” adds Phil. “It’s helped bring the emotion into the place.”

Putting down roots A one-of-a-kind home built for future generations to enjoy

you approach the home, starting with a unique custommade front timber entry door that pivots to align with a stunning internal timber feature wall fashioned out of horizontal American oak VJ. This wall has vertical 90mm x 45mm dressed American oak studs with the sides and face being routed out to accommodate laser-cut steel shelving. The feature wall is complemented by impeccable American oak flooring that is secret nailed and finished in Whittle Wax to create a vibrant look that works harmoniously with the home’s light-filled interior — a home that needed to deliver on liveability as well as style, and did so with confidence and great flair. All internal doors were custom-made to special heights, with custom cavity door frames individually made out of welded square hollow steel. In three of the bedrooms

clever design elements and exceptional examples of construction excellence. These include the formwork that was scribed over the feature retaining wall boulders to accommodate the curved driveway, and the pool filtration system that was hidden under the sauna deck, where it is accessed by a discreet hatched door in the decking. Michelle Clark says they were honoured to be chosen to build this home as it gave them not just the opportunity to use their decades of experience to create something special, it also allowed them to deliver precisely what the owners wanted — a family home that would provide for many generations to come. The final word comes from the homeowners, who immigrated to Australia several years ago. “There is still something European in us,” they say. “We have always wanted to build a home for ourselves, our children and for future generations. Hervey Bay is where we arrived 13 years ago when we moved to Australia. It is hard to imagine a better place to put down your roots. This house just grew out of those roots.”

there are American oak pivot vents, which serve the dual purpose of adding style and functionality. Externally, the timber work is just as impressive. Select-grade spotted gum hardwood with a dome profile was chosen for the decking, and hardwood timber for the slatted seating; both were fixed with stainless-steel Spax screws for a beautiful finish. As for the sauna, the external wall is of secret nailed shiplap spotted gum. Colin worked alongside local carpentry colleague Stuart Jones, from Hervey Bay Timber and Joinery, on this intricate project. While timber selection was vital to achieving the perfect end result, so too was Stuart’s mantra that “preparation was the key”, says Colin. This was especially true when it came to the highly detailed handcrafted elements. Of course not all elements were crafted out of timber. A standout feature of the property is the external polycarbonate wall on the northern end of the home that makes a dramatic statement and commands your attention from the outset. And you can’t overlook the many other

At the front of the home there is a raised deck that leads you to oversized timber pivot doors that create an impressive entry into the home. Once inside, you move through the foyer to a sunken lounge room and internal garden with floor-to-ceiling awning windows. The intelligent floor plan also provides for separate living areas, a children’s play room, a premium kitchen and butler’s pantry, four bathrooms and five bedrooms. Located in Kewarra Beach, a suburb of Cairns, and set on acreage, the architect-designed home is a haven for Brendan Grant, his wife Tracey and their three children. Ensuring the home was perfectly tailored to meet their every need was fairly easy in this case, given that Brendan and Tracey own Brendan Grant Homes, the company that built the abode. In fact, the project displayed such a high level of construction excellence it won 2018 North Queensland Home of the Year, North Queensland Custom

and construction excellence and what can be achieved when creativity and functionality combine. And while this may be the builder’s own home, all clients can expect the same high level of workmanship and eye for detail. Brendan, who began his career as a 15-year-old apprentice carpenter, established Brendan Grant Homes 11 years ago with his wife and business partner Tracey. The company has since won multiple awards and developed a well-earned reputation for the high quality of its custom builds and the skill of its trusted team of contractors and craftsmen.

The good life Built for easy living, this inventive modular home is inspiring

“We built the entire house in our yard at Coolum and then transported the modules to the site. The modules were craned into place the same day and then we reconnected the building,” explains Ken Cornwall of Saltair Constructions. While the modular build process itself was simple, the site did pose some challenges. “The land is on a severe slope so to put the footings in we had to crane the excavator onto the site. There were also height and boundary restrictions that we had to work with, and building the pool on such a sloping site was another challenge,” says Ken. The home features high-end finishes externally and internally, including American oak timber floors and stone benchtops. These were all chosen by the clients from the

Saltair range. To welcome in as much natural light as possible and capitalise on the breathtaking ocean views, the home boasts huge windows and sliding glass doors, while the layout emphasises open-plan living and encourages cross ventilation to help the family keep cool in summer. Modular building offers much more design diversity than some people realise, and Saltair Constructions can customise its builds to meet a wide variety of needs. Some sites, such as this one which imposed council boundary and height restrictions, can limit what can be done, but Saltair is adapt at devising clever, space-enhancing solutions. “Modular building has come a long way over the years and it is just starting to shine,” says Ken. “In general, it offers faster build times, which means less time on site and less disturbance to neighbours. Once the modules are delivered and reconnected, it usually takes around two to four weeks to finish on-site. Also, no scaffolding is required, even for steep sites. Another benefit is that our houses are built in a controlled environment, which allows us to closely supervise multiple projects in the same location. The other advantages are minimal material wastage due to yard storage and a build cost that is very competitive compared to a traditional build.”

Now that’s smart! Style and sustainability go hand in hand as this home proves

A

From inside to out, the choices emphasise sustainability, yet never at the expense of style. The interior walls and ceilings are plasterboard with a low or no VOC paint finish. An insulation value of r.3 was achieved in walls and r5.7 in ceilings, surpassing energy requirements. Also, the 180mm thick thermal mass slab, fireplace and stairs to the mezzanine level all feature low VOC concrete-look finishes. For the subfloor, D.J.G. used structural ply rather than particleboard, which has a high VOC content, and all floor connections are sealed with zero VOC silicone. As to the plumbing fittings and fixtures, they are all WELS-compliant while low-energy LED lighting was used throughout the home. The lighting, along with the blinds, media, fans and gas fireplace are controlled by building automation, to make life easier and reduce energy consumption.

ustralia’s most highly awarded sustainable community, the Ecovillage at Currumbin, is home to a raft of dwellings that push the eco-friendly envelope. One of the latest and most impressive is this striking contemporary home, built by D.J.G. Projects and winner of the 2018 Queensland GreenSmart Sustainable Home award. The owners are a young family who wanted to live a more sustainable and healthy lifestyle, but they wanted some luxury, too. They began their journey by sitting down with designer Travis Quennell to develop the initial concept, after which they worked closely with D.J.G. Projects to select the products, materials and finishes that would give form and function to their home.

All doors and windows have low-e glazing, except for the louvred clerestory windows (which facilitate cross ventilation) that are made of approved plantation-grown Australian cedar and the front door, which was made onsite using recycled timber floor joists. Recycled hardwood, which was locally sourced, was also used to build the screening on the home’s western side (installed to reduce the summer sun’s impact) and the deck steps. Among the home’s other eco-friendly inclusions are a 5kW photovoltaic system which provides for the family’s current power needs (but can be expanded as required) and an 80,000-litre potable water system that is the home’s only supply of fresh water. This is supported by stainless steel water tanks with HDPE downpipes and first-flush diverters for better water quality. To improve air quality, there’s a green wall on the deck, near the back doors. D.J.G. took great care to ensure the different finishes worked together seamlessly to complement the modern, clean-lined design and that same attention to detail was paid to every element of the home’s construction, which had to adhere to the village’s strict covenants. The result is a luxury home that proves style and sustainability do go hand in hand.

A perfect match This custom home is the ideal fit for its prized coastal locale

Adding to the contemporary coastal aesthetic, both the facade and northern side of the home feature the use of dry-stacked Country Ledgestone Aspen cultured stone, with the same stone used within the home’s interior to add texture and some earthy colour. To bring in an abundance of natural light, and provide views of the leafy tropical gardens, the home boasts large commercial-style windows. From the moment you walk through the gatehouse and along the illuminated timber deck, the resort feel washes over you. When the 2400mm-high pivot entry door opens into the striking 5.7m-high foyer, you are immediately impressed by the feeling of space, the abundance of light streaming through the windows and the “see through” Syrian Batu timber stairs featuring glass balustrading and concealed LED lighting. The latter has been recessed into the underside of the timber handrail, throwing a soft light over the treads at night. The soft colour of the Egyptian limestone floor tiles,

his impressive home, winner of the Gold Coast/Northern Rivers Custom Built Home $500,000–$750,000 category in the 2018 HIA-CSR Queensland Housing Awards, was designed and built for a young family who love to entertain and wanted to make the most of their idyllic location in Burleigh Heads on the Gold Coast. Burleigh Heads offers a great beachside lifestyle, so Stroud Homes Northern Rivers designed the home with this in mind. In keeping with the coastal location, light colours were chosen for the external render and Linea weatherboard was used on the home’s facade. For a beach resort look, Stroud Homes opted for a flat-line roof above the triple garage to contrast the skillion style roofline of the upper areas and to match the angled gatehouse roof.

which were cut from a quarry in Cairo and extend throughout the entire ground level, including the alfresco and pool surrounds, references the beach location and complements the amazing stone feature wall that extends from floor to ceiling. The ground floor is host to an office with built-in study desks and cabinetry, and a bedroom with an ensuite/two-way bathroom which doubles as the main downstairs powder room. The open foyer void continues down to the kitchen which has a bulkhead featuring dimmable LED strip lighting, a huge timber bench and a highlight “green wall” window with a view of lush planting. The kitchen, which overlooks the undercover alfresco area and pool, also features twin Bosch ovens, a butler’s pantry and touch-activated soft-close cabinetry. Moving further along the ground level you will find a sunken dining and lounge area with louvre windows that ensure a cooling cross flow of air. A special feature of the lounge is a doubled-sided fireplace with a cultured stone surround which heats the lounge area as well as the alfresco on the other side of the wall. The second level is where the remaining three bedrooms, including the master with its three wardrobes and walk-

around double-shower, are located. The flooring on this level, with the exception of the wet areas, is of spotted gum timber. From top to bottom, this is a great example of the care, thought and quality that Stroud Homes Northern Rivers puts into its high-end custom homes.

Attention to detail An impressive renovation has created a forever-after home

A

build discussion period (with the client and town planning, engineering and architectural professionals) that proved integral to the renovation’s success. The home’s old “rabbit warren” internal layout was completely demolished, making way for a spacious modern living area that maximises the property’s city views and entertaining potential. An existing deck was expanded into the original kitchen space, bedrooms and a bathroom were relocated to join other private rooms at the front of the house, and a new level was added to create a parents’ retreat. At completion, no original internal wall remained, and only two external walls were retained. The new mid-level living area incorporates the kitchen, lounge, dining and living spaces. Extremely large sliding doors without mid supports connect the area to a

high-quality design and renovation project by Bretherton Builders has transformed an older-style house in Greenslopes into the suburb’s premier residential address. The home, which won the HIA Brisbane Renovation Project $300,000–$600,000 category at the 2018 HIA-CSR Queensland Housing Awards, reflects the client’s lifestyle objectives and the builder’s keen eye for detail. The result? A stunning contemporary residence that maximises the sloping site’s spectacular views. Armed with a basic design, the client engaged Bretherton Builders — now trading as Brisbane Boutique Builders to reflect the quality of its work — following a referral from a relative. What ensued was an extensive 18-month pre-

substantial deck and a massive open entertaining space. A second corner living area, also with deck access, provides additional space for the children. The new third level provides the owners with a private luxury master suite boasting an inner-city penthouse feel. Linking the levels, and complementing a new open ground-level foyer, is a staircase which took on a new role as the project progressed. It was widened by 300mm, creating a showpiece featuring floating timber treads and a landing. A large blade wall is the striking external feature, with the home’s streetscape appeal significantly improved with an innovative mix of rendered finishes, long-wearing, low-maintenance cement weatherboards and natural timber screening. For Bretherton Builders, this project involved the creation of the largest open unsupported space they had ever tackled in a renovation. The final design (unable to use all exterior walls for support) incorporates a 1m-high, 10m-long steel web truss hidden in the wall. The truss supports the new level, provides bracing in one direction at floor level and acts as support for other large steel PFC beams supporting the master suite at mid-point and the new high deck roof and service ducts. This renovation is an example of Bretherton Builders’ attention to detail and high standards. It incorporates innovative use of materials and space, technical capability and excellence in service to create a forever-after home.

Located on the Brisbane River in Kangaroo Point, this two-bedroom two-bathroom apartment would arguably be the envy of many. Originally built in the late 80’s – the clients were keen to update the apartment into a more contemporary space – with a luxury hotel like feel, without it being sterile, and importantly, with some personality. Although perfectly functional spaces, the original kitchen and bathrooms lacked a sense of style and sophistication, that would be expected for this kind of residence. Earthborne By Design facilitated the renovation works, and completed the project with furniture, furnishings and décor.
