T

he Hills district has a great deal to recommend it. To begin with, there’s the diverse housing options. You can build or buy a freestanding home in a masterplanned community, go down the knockdown-rebuild route, choose a townhome or opt for apartment living. You also have a choice of lifestyles — you can select a semi-rural property in a small town, a sprawling acreage, a large family home in a new suburb or, if it’s time to downsize, a medium-density development that’s handy to shops, cafes and transport. Then there’s the wide range of facilities, with top-notch schools, medical services, business opportunities and a whole lot more within easy reach. And, of course, we can’t forget the recently improved transport links. The lifestyle benefits are an integral part of the package — the sense of community, cultural opportunities, recreational pursuits, entertainment venues, sports fields, green spaces, dining and shopping. Some of these things are well established, some are currently in development and others are on the horizon but once complete, will taking living in the Hills Shire to a whole new level.

GETTING AROUND This is an area that is well located to other hubs so you can live in The Hills and easily commute to work — or go shopping — outside the district. You can drive from Norwest Business Park to Sydney’s CBD in approximately 30 minutes and to Parramatta in around 20 minutes. With the arrival of the Sydney Metro Northwest rail link, and the significant residential and employment growth occurring around the railway stations, even more people are proving keen to call The Hills home. The rail link really is transforming the way people commute to CBD jobs and how they move around within The Hills. To cater for the expected residential growth, The Hills Shire Council is working towards balanced urban growth and desirable housing, all while maintaining a thriving community. It’s estimated that by 2031, more than 250,000 people will be living in The Hills. At present, couples with children are the largest sector of Hills residents at just over 52 per cent with the forecast being that the area will remain a predominantly family-friendly region well into the future. As a result, the Council has made the provision of familyfriendly precincts and open spaces a planning priority.

SHOP ‘TIL YOU DROP When it comes to shopping, residents are spoilt for choice, with local shopping centres such as North Kellyville Square, as well as larger retail hubs such as Rouse Hill Town and Castle Towers. In

fact, Castle Towers has been getting a revamp and is well on its way to becoming more than the district’s leading shopping centre. Once QICGRE’s $180 million transformation is complete, it will be a major commercial, retail and lifestyle hub. The first phase, which got underway in 2019, involved the creation of a pedestrian underpass connecting the shopping centre to the concourse of Castle Hill train station, the new rail interchange for the Metro Northwest rail link. This makes it the only shopping centre to directly connect with the Northwest line. An essential element of this initial phase is a new cross-functional underground mall. One side of the mall is given over to a food court featuring a mix of category-leading Gen Z-friendly brands and new food and beverage operators offering health-conscious options. A fresh food marketplace forms the heart of the mall.

TAKE IT OUTSIDE The Hills offers plenty of outdoor activities and places where you can enjoy nature. There are more than 320 parks and reserves in both urban and rural locations, skate parks, on-and-off road cycle ways, bushwalking trails, dog off-leash areas, formal gardens, sporting facilities and family-friendly barbecue areas. One of the most popular parks is Castle Hill Heritage Park. In 1801, it was the first Government Farm and in 1804, it was the staging point for Australia’s first convict rebellion. Today it offers 20 hectares of landscaped hills and remnant Blue Gum forest along with picnic areas, a playground and easy walking tracks. If you feel like exploring more of The Hills and getting in touch with

Another fun activity for the family — and a highlight for locals each summer — is the Sydney Hills Outdoor Cinema. It usually runs from mid-January to mid-February, the venue is Castle Hill Showground and the program is filled with blockbusters from a variety of genres. For the adults, there are plenty of clubs, including Castle Hill RSL, offering entertainment and dining as well as sporting and fitness activities. And there are myriad smaller clubs, such as Pennant Hills Bowling Club and Baulkham Hills Sports Club that are popular gathering points for locals. For something grander, just a short drive outside of the Hills district will get you to West HQ, home to the new Sydney Coliseum Theatre, restaurants, Rooty Hill RSL and a whole lot more.

COMMUNITY UPGRADES One major project that will benefit the community is the Castle Hill Showground upgrade planned by The Hills Shire Council. With the advent of the Metro Northwest and the opening last year of the underground Castle Hill station at the showground, plans are in place to develop a residential hub and a bustling new town centre with shops, cafes and open space around the station. As a result of this, Castle Hill is set for a period of rapid growth. Council wants the showground — which spans 15 hectares and features a dog arena, trotting track, buildings and grassed areas — to become a renowned recreational hub that can support a variety of cultural, sporting and leisure precincts well into the future. The plan is to develop a facility that caters for cultural activities, passive recreation and leisure, performing arts, major events and community events. Locals are also awaiting the completion of works at the Council-owned Waves Fitness and Aquatic Centre in Baulkham Hills. It is currently undergoing a major makeover which will turn it into a more modern facility capable of catering to the rapidly growing community’s projected needs. Work on the project began this year.

Walks are conducted in various locations, including the Fred Caterson Reserve, Castle Hill and Bidjigal Reserve, Baulkham Hills. For those who love adventure of a different kind, The Hills Shire Council provides a number of skate parks but the largest is Balcombe Heights Reserve Skate Park in Baulkham Hills. Most suited to advanced skaters, it has fun boxes, grind rails and pre-cast quarter pipes.

THAT’S ENTERTAINMENT For those looking for entertainment the whole clan can enjoy, there is a year-round calendar of regular family-friendly events. The Orange Blossom Festival is just one example. This is a month-long festival that usually kicks off in August each year and offers a program of events and activities for young and old.

Changes are also proposed for Norwest Business Park with the creation of a ‘Smart City’ chief among them. The Norwest City proposal is for a “15 minute city” providing accessibility and convenience to between 15,000 and 20,000 residents within a 1.5km radius. The proposed new town centre would include the development of nine multi-storey buildings, including a 21-storey, 131-apartment complex and the Librarium, a community building with education outreach facilities and resources for small business. New homes will also be part of the recently revealed Castle Showground Station Precinct masterplan. A syndicate of private owners and corporate stakeholders plan to build 3600 new dwellings on the ninehectare site, with 360 apartments to be earmarked as affordable housing. To provide world-class medical care for current and future residents, plans are also underway for the new Rouse Hill Hospital which will be built close the Rouse Hill Town Centre and the new Rouse Hill metro station, ensuring ease of access for staff and the community. So, as you can see, The Hills has all your needs covered.

f you want proof of the rapid growth currently being experienced in the Hills district, there is no better example than what’s been happening in Box Hill — and what’s still to come. As the district continues to grow, new town centres are being planned and the Box Hill Town Centre is the newest mixed-use precinct to be launched. A multi-million dollar development, the Box Hill Town Centre will be home to more than 4000 families, which equates to in excess of 30,000 people. The masterplan for this mini metropolis, which will adjoin The Gables and Hills of Carmel housing developments, features 40 hectares of open space for residents and a four-hectare artificial lake which will form the centrepiece of the new township. The much-anticipated town centre will also have close to 700 apartments and 35 retailers, including a full-line supermarket, a fresh food market, dine-in and take-away food outlets, as well as essential services such as medical, pharmacy and service retailers. Box Hill Town Centre will be constructed by the Sydney-based developer Toplace, the same company behind the Skyview luxury apartment project in Castle Hill, and will be developed on Mason Road and Terry Road. Box Hill is also a very well connected location with easy access to Windsor Road and the Sydney CBD via the Hills M2 Motorway. For those who prefer not to drive, the nearby Rouse Hill train station can get you to the CBD in under an hour. For when shopping is on the agenda, Rouse Hill Town Centre is close by.

Throughout the Hills district there are multiple masterplanned communities under construction with others still on the drawing board — several of them are in Box Hill. To start with there is Celestino Development’s The Gables. Covering 293 hectares, it is the district’s largest masterplanned community and close to Rouse Hill Town Centre and Rouse Hill and Tallawong Road metro stations. The masterplan includes 75 hectares of green space and local parks, a four-hectare lake, a K-12 Catholic school, and a variety of land parcels, from townhomes to lots ranging from 240sqm to 2000sqm. Earlier this year, Stockland acquired the undeveloped portion of The Artist’s impression of the proposed The Hills of Carmel shopping centre.

feature | box hill Gables and plans to deliver approximately 1900 dwellings over the life of the project, adding to the 994 already delivered by Celestino. Then there are two Goldmate developments — The Orchard and Albert Park — which are new estates. Set in the midst of park-like surrounds, Albert Park offers an array of house and land packages with lots ranging in size from 268sqm to 425sqm. Stage one is sold and stages two and three are currently selling. The Orchard is selling completed turnkey homes for those who like the idea of simply moving straight in. The Hills of Carmel Estate, a 2200-lot masterplanned development, features two sports fields, open space for residents to enjoy, a riparian corridor and a recently launched display village, HomeWorld Box Hill. Future developments include a shopping centre and school. Also adding to the list of new estates is Box Hill Heights, a boutique development with 190 lots ranging from 300sqm to 560sqm, and High Grove at Box Hill.

HIGHER LIVING Offering affordability and accessibility, High Grove at Box Hill, developed by Clarendon Homes, is one of the newest masterplanned communities in the Hills district. Not only does it provide house and land packages across a wide range of price points as well as completed homes, it offers families a high quality of living within a carefully planned community-focused environment Upon completion, High Grove will have more than 300 homes, both single-storey and double-storey. McDonald Jones will also add the Lancaster 31 and Saxonvale 33, both five-bedroom, two-storey homes. Eden Brae Homes currently has five new display homes in the village, a mix of single- and double-storey. These range from the single-storey, four-bedroom Midland 23, designed for narrow lots, to the large and luxurious two-storey Waldorf 44 MK2 in which each of the four bedrooms has its own ensuite. Thrive Homes has three displays — the single-storey Vibe 21 and Sienna 22, both featuring four bedrooms, plus the double-storey, five-bedroom Zepel 25.
