older relative who is living alone and they would like to have them move in, but in a way that gives everyone the privacy and independence they crave. Whatever the reason, when you have multiple generations living together there are plenty of benefits, but also challenges. Luckily, home builders have a raft of clever solutions to make it a comfortable experience for all concerned.

ultigenerational living is on the increase and in these difficult financial times, it’s a trend that shows no signs of abating. For many, the cost-benefits are compelling. “Affordability is a key reason why multigenerational living has become so popular and necessary,” says Paul Hogan, MOJO Homes’ General Manager Sales. “As the cost of buying or building a home keeps increasing, multigenerational living is a more affordable option for those entering the housing market or those who need to consolidate their finances. It may be the case that there is a young adult looking for independence but they need to save for their own house deposit, so a flexible home offering, say, a downstairs bedroom with an ensuite might be the ideal choice. “Another scenario might be parents who both need to work. In this case, a dual living home is a great option. The grandparents can live in their own self-contained dwelling and be on hand to act as babysitters.” Or it might be that families are concerned about an

IN IT TOGETHER If your preference is for everyone to be living in one home, multiple living spaces, separation of bedrooms and an adaptable floor plan are just some of the things you should be prioritising. For a home to cater for multiple generations and larger families, having separate living areas that are away from the day-to-day living areas is key. This allows people to have a relaxation or recreation space of their own and a degree of privacy. This might mean a home with a media room, children’s activity area, an upstairs living space and perhaps even a private terrace or balcony off the master suite in addition to the communal zones. plan living areas is also important so when the family is together, they don’t feel like the space is overcrowded. This is why larger kitchen, dining and entertaining spaces to accommodate the extended family are needed. Homes designed for larger or multigenerational families will also have additional bedrooms — perhaps five or six rather than the traditional four — and there will be extra bathrooms or ensuites. When accommodating older family members or an adult child, having a downstairs bedroom with an ensuite is ideal as it provides a sense of privacy and separation from the remaining upstairs bedrooms. “Many of our double-storey designs offer a generous separate bedroom on the ground floor with the main accommodation on the first floor. This creates a sense of separation and privacy,” says Paul. “Our home designs also offer spaces that can be easily sectioned off creating different hubs for separate living spaces as well as age-appropriate areas.”

ADAPTABLE FLOOR PLANS Many home builders now have homes with floor plans that can easily be adapted to accommodate multigenerational living, with some offering an option for what could be called a guest suite or, in some cases a studio, allowing for a degree of independent living. Such suites can be used as full-time accommodation for a grandparent or adult child, somewhere visiting in-laws and extended family can stay without them getting under your feet, and vice versa, or they can be adapted to meet the needs of those who want to run a home-based business. Other home designs come with a number of floor plan options. For example, you might find a design that offers you the choice of having a downstairs office with adjacent

powder room or a fifth bedroom with an ensuite or shower room. Some might also have a living area adjacent to the ground-floor office/bedroom space which could be for the exclusive use of live-in relatives. In a custom designed home, you can go a step further if a higher degree of privacy is desired. In a large house, you could even consider having a wing or section of the house that is accessed by a separate door and that section could have a private bathroom and even a kitchenette. For ultimate privacy, a granny flat, either integrated into the main dwelling or detached, provides personal space and independence while ensuring everyone remains on the same property and within easy reach.

TWO INTO ONE For many, a dual living property — where a smaller, self-contained home is integrated into the design of the main residence — is proving to be a more attractive option. A dual living home looks like one residence from the street with access to the main home through the front and access to the secondary dwelling from the side. Typically, a dual living property will have three to four bedrooms in the main home and one or two bedrooms in the smaller home. A dual living property can be used by families who want to be close together but have as much independence as possible or as an investment. The property is on one title, there is one set of rates and one water meter, but there is the opportunity to earn an income from one of the dwellings. “Our multigenerational, dual living homes offer family members the ability to be self-sufficient and independent while having the comfort of knowing that support is right next door,” says Paul.

can call their own. Also, consider having an additional downstairs bedroom with an ensuite which can be used for guests now but would be suitable accommodation for a grown-up child in the future. Is it likely that grandparents may need to move in? If so, plan for that. And who knows, as the circle of life continues, you may see your children return to the nest and use the space left behind by elderly grandparents. It really does pay to plan for the various possibilities. Keeping an open mind in regards to the home design and how different spaces can serve dual purposes is incredibly important in ensuring your home will cater for your family through the years. For some this may mean a larger home with a flexible floor plan and adaptable spaces, for others a dual living property or a home with an attached or freestanding granny flat. Just be sure to consider how your family might grow and ensure your home design is equipped to adapt as your needs evolve.

ut simply, a duplex is comprised of two homes that share a common wall, and roof line, but that’s all. While many consider building a duplex as an investment — you live in one home and sell or rent out the other — an everincreasing number of families are seeing it as an ideal solution to the vexed problem of how to have multiple generations living in close proximity, but not in each other’s pockets. “Duplexes are growing in popularity with families who favour multigenerational living but want to do it with the maximum amount of independence. Many of our duplex customers are parents and grandparents, or parents and adult children,” says David Bourke, Sales & Marketing Manager NSW for Clarendon Homes. “For families, a duplex can offer adaptability as their needs change. At one stage of life, the second home might be for adult children; later on, it might be for grandparents so you can have them close by but without any loss of privacy for either party.”

“In the multigenerational living scenario, the most obvious advantage is the privacy and separate living space that a duplex allows, but the possibility to generate income also appeals to many. At the end of the cohabitation arrangement, one of the homes can be used as a source of rental income,” says Charlie Abdul Ahad, Director of Oscar George Projects. A duplex is also finding favour with families or couples who just want to get their foot on the property ladder. They live in one home and rent out the other, making it a simple strategy to start paying down their mortgage faster. Downsizers and retirees also benefit, as they can look to double their financial return by living in one side while renting the other. And for investors, if they build in the right area, a duplex can be an attractive proposition. Duplexes can be found in established areas where knockdown-rebuild projects are common. — or in this case, a duplex. They’re also popular in some metropolitan areas, again, usually as a knockdown-rebuild project. But, adds Charlie, “We mainly find newer, outer suburbs are most popular for duplexes as the land size is more generous, affordable and generally zoned for the duplex construction, which makes the whole process much more straightforward.”

RULES AND REGULATIONS Where you can build is determined by whether the land has the right zoning and if the size and width of the land meets the requirements of the local council planners, which vary from council to council so you need to check. Other planning controls will also be in place, including setbacks, building height, floor-space ratio and privacy. Then there are issues of stormwater and sewerage drainage. “You definitely need to check with your local council and find out whether duplexes are allowed in your zone before you even consider looking at designs and finding a builder,” advises David. “You also need to check the requirements regarding subdivision. Councils have regulations determining the size of lot that can be subdivided. Some councils won’t allow subdivision at all.” “If the council doesn’t allow for subdivision it means the duplex cannot be subdivided and sold to different parties,” adds Charlie. “In those cases, an owner-builder may choose to sell the entire duplex to an investor, rent out both homes or live in one and rent out the other. They would not be able to sell one and keep the other if the land is not subdivided and both homes are on one title.” You can find blocks where subdivision planning is in place, but they will generally be more expensive. You can apply to have a block subdivided but that takes time and involves consulting fees to town planners, so consider these kinds of costs when budgeting for your duplex.

Infinite variety No longer just for elderly relatives, the modern granny flat can be used for adult children who want some privacy or guests much to offer, says Ann Duong, Marketing Manager for Allcastle Homes. “We do both attached and freestanding granny flats and they can be used for many different things,” she explains. “They can be for grandparents or in-laws, accommodation for a shift-working family member who needs peace and privacy, an art or hobby studio or you can rent them out to generate income.”

FREESTANDING OR ATTACHED? “A freestanding granny flat provides much greater versatility. When used as separate living quarters it affords everyone much more independence but if it’s not being used as permanent accommodation, it can be used as an entertaining space. When guests come over, it can be the party room,” says Paul. “If you want a greater sense of connection and more togetherness, you can opt for an attached granny flat — you can even have an interconnecting door if you like. he granny flat has come a long, long way in recent years — in style, status and adaptability. And it’s certainly no longer the sole purview of grannies! “You may think granny flats are made to be hidden down in the backyard, however there are multiple uses for a granny flat these days, whether it be a standalone building or connected to the main dwelling. Granny flats provide additional, versatile living spaces that can respond to the needs of every member of the family, including teenagers and elderly parents,” says Paul Hogan, General Manager Sales for MOJO Homes. “Granny flats are an asset for the multigenerational family as they offer privacy and independence, whether it be for live-in grandparents, an adult child saving for a home of their own, an additional guest room or a home office to ensure you separate work from play. They could also be used as a games room, man cave or pool cabana. Granny flats are a truly flexible option and there are many modern designs available.” For the larger family, or a family that wants some separation between the generations, a granny flat has

feature | granny flats “A detached granny flat can be the preferred option if you plan to lease it out as it offers separation from the main house and more privacy for all parties,” adds Ann. “It might also be the better option for a work space, subject to council approval. “Attached, on the other hand, can make family members feel more connected and can be viewed more as an extension of the home, but with separate services. This kind of granny flat can be used as a teenage area, visiting relatives’ accommodation or a space for grandparents who do regular babysitting.” The other option is an internal granny flat. This is usually referred to as dual living and the granny flat/ self-contained studio is built within the main home. This can suit a range of requirements, from university-aged children still living at home to elderly family members you need to keep close by.

THE NITTY GRITTY There are strict planning and building regulations regarding the approval, construction and use of granny flats and these vary from state to state and from council to council. That said, in NSW the approval process has been made easier to meet the growing demand for more affordable housing options. In NSW, council approvals may take just six to eight weeks whereas in Victoria and Queensland, the process may take up to a year. Generally speaking, a granny flat needs to be under 60sqm to comply but regulations vary, as does the minimum land size needed. A good guide is to have at least a 450sqm block but consideration needs to also be given to the size of the main home. The combined size

and footprint of both the main home and granny flat must be under a certain amount to comply. Never forget you need to obtain development consent from the local council before proceeding. This means a development application must be lodged with council before building while any adjoining party walls must also be suitably fire rated. And you need to check with council regarding a range of issues, from zoning and covenants to costs of contributions. Also remember that building a granny flat does not permit the actual subdivision of your property — unless it’s already allowed under a local planning scheme.

If you’re building a new home and have plans for a granny flat the track, there are a number of reasons it makes sense to build both at the same time and not leave the granny flat for later. Constructing them in unison means you can integrate both designs to achieve a natural flow between the buildings and ensure their overall styles complement each other. You’ll also be able to make the two dwellings look the same with matching fixtures and fittings without running the risk of materials being discontinued over time. There are also significant cost benefits to building them together because it is far more efficient and cost-effective to do so when you already have workers on site. Building granny flats and main homes together is a trend that’s on the rise and it can be seen in both the newbuild and knockdown-rebuild markets. While building a granny flat will cost slightly more than just building a much bigger house to accommodate everyone, because you have another kitchen, bathroom, laundry, etc. to fitout, building it at the same time as the home is a more

cost-effective proposition — as is building an attached granny flat as opposed to a detached granny flat. “The addition of a complete, self-contained dwelling will enhance the resale value of your home,” adds Paul. “It can be attractive to a variety of potential buyers, from owner-occupiers to investors. You can also potentially use it to generate income while still living in the main residence, adding to the financial benefits you can derive.”

STYLE AND CO MFORT Living in a modern granny flat can be akin to living in a well-designed apartment or small home. “Today’s granny flats are comfortable, stylish and look like a mini home,” says Ann. “They are better designed, have everything people need to live a self-contained life and when built by the same company that’s building your home, they will feature the same highquality materials and finishes.” Many project home builders offer a choice of granny flats that can be built with one of their homes. “The same colour scheme and palette of materials was employed in both the main home and the internal granny flat,” he continues. “This includes Quantum Quartz Storm benchtops, Polytec Notaio Walnut joinery throughout, and smooth 600mm x 600mm tiles in the granny flat and to the ground floor of the main dwelling. As to the design of both, the look is clean-lined and contemporary.” Clarendon’s internal granny flat provides a clever layout option that can be employed with a number of its designs.
