Internally, the diverse materials of stone and timber are drawn together as harmonious elements in this contemporary home by the judicious use of colours. This delivers refined luxury that is tactile, warm and clutter-free. Much consideration was given to the joinery, which sits cohesively throughout the interior. For the owners, who love to entertain friends and family, the kitchen needed to be a beautiful and purposeful space. As the core of the home, it encapsulates the project’s approach to the relationship between indoor and outdoor elements. The open design and timeless monochromatic palette are beautifully presented and above all else, highly functional, with the majority of the appliances integrated behind the joinery. Aside from the development approval itself, the main challenge was to meet the client’s brief without detracting from the character and context of the suburb. owned by Arcadian locals Peter and Jenny Guest, pays the ultimate tribute to the passion and style of Italian culture, coupled with the region’s unique heritage. The build required a very high level of detail in order to closely imitate a real Italian village, coupled with modern construction techniques to meet contemporary living standards. This has resulted in interior living spaces that are comfortable, safe and eco-friendly while the facade has an aged look and authentic character. The detail of the finishes and the unique style sets this build apart from nearly every other home in Sydney, from the design of the traditional-looking florist shop, Italianstyle trattoria, cobblestone laneway (which is actually an open-air hallway for the home), authentic terracotta roof tiles to the reuse of timber from the original home. Living areas wrap around a pool integrated into the structure of the home, which serves as a central feature viewed from the entry and both formal and informal living areas. Most of the first floor is taken up with the bedrooms, but there is an additional living area that adjoins a generous balcony terrace. This area primarily serves as a play space for the children but could also be used as another entertaining area, offering more elevated bay views. A basement level, effectively obscured from view, is where the storerooms, a three-car garage and a very handy vehicular turntable are accommodated. The location of these non-habitable rooms below ground ensures that the living levels above are free to enjoy uncompromised views,

his contemporary muli-level home with a subtle touch of Versace detailing is located immediately alongside the bay at Rodd Point, one of Sydney’s most popular walking destinations. The site is located on a street corner and while it is of ample width, it is of limited depth. With a 700sqm block of land, a variety of restrictions and a major Sydney Water mains to negotiate, having private amenity located at the rear of the home was neither feasible nor a good design outcome. The result is a unique, site-specific home solution. The living areas are of an open-plan design, located towards the front of the home to optimise solar access and ensure uninterrupted views across the bay. Timeless classic

N

“We spent a long time searching for a home builder who would listen to what we wanted and design our home with the same enthusiasm we had for the project,” says Stephanie. “At first we weren’t sure about using a display home builder but after a few discussions with the custom design team I knew we had the right people.” The family were attracted to Masterton designs because they wanted a big main living area and kitchen to hang out in together, as well as lots of natural light. And, as Stephanie explains, once they realised the builder also designed and built custom homes, they were convinced Masterton was the right choice to bring the family’s vision for a classic and yet cosy East Coast home to life. The result is a home that’s exactly what Stephanie dreamed of — one with an attractive facade, detailed with panelling, statement windows and, of course, that iconic

estled in the midst of green, open spaces with views to the breathtaking Blue Mountains, the stunning Sudzina residence channels the timeless appeal of an American East Coast manor house. This is exactly the vibe Stephanie Sudzina and her husband Anthony were looking for when they approached Masterton to custom design and build the perfect sanctuary for themselves and their young son. The brief to Masterton was to create something solid, practical and well laid out, just like the Masterton display homes the couple had walked through and loved. But Stephanie wanted her home to be a little more personal, with architectural features influenced by the nostalgia of her very happy childhood growing up in Pennsylvania on the East Coast of America.

including an entertainment unit and bookshelves, as well as a large, formal fireplace. The staircase was sourced by Masterton to complement the rich, chocolate-coloured floorboards the family had chosen and it is framed by a classic white balustrade. And what was it like building a custom home with a display home builder? “The whole journey was pretty seamless,” says Stephanie. “Plus, it was a lot more affordable than engaging an architectural firm because of the economies of scale.”

Inside, the home balances plenty of open spaces with comfy nooks, reflecting the way the family lives and, also, how things will change when their son grows into a teenager and needs more time alone to study and unwind. There’s a separate study, a media room, cosy window seats and a home theatre for those lazy Friday nights in. Being a custom design there are a great many additional features that the family requested like built-in cabinetry,

The house was also designed to encourage low energy use through the incorporation of sustainable design features such as its reliance on thermal mass, orientation and the placement of courtyard gardens to allow natural light and ventilation for indoor air temperature control. It is also equipped to be 92 per cent off-the-grid through the inclusion of solar panels and battery storage, rainwater harvesting and greywater reuse. The architecture consists of a striking mix of off-form concrete, polished structural slabs, painted face brickwork, birch veneers, Accoya-framed timber windows, cedar batten screening, aluminium window canopies and heavily textured render. Many of the finishes within the house are structural elements, increasing the challenge and need for precise services coordination during the construction phase. his contemporary new-build, designed by Fox Johnston Architects and built with meticulous attention to detail by SQ Projects, is an example of construction excellence. Comprised of four storeys cut into a very steep sandstone site, and with limited access and neighbouring buildings directly on the boundaries, this was a project that required careful planning and precision building. But these weren’t the only challenges. SQ Projects had to carry out construction over a Sydney Water sewer main which required concrete encasement in very close proximity to the top of the driveway that leads into the garage. Designed for multigenerational living, this house resolves a difficult sandstone ridge site through the creation of a podium base consisting of a garage and a clever two-level, dual-key apartment suite over which rests a two-storey dwelling of light-

Internally, the home offers naturally illuminated spaces that provide functionality and carefully considered zoning. Inside, it offers an introspective aspect and is a welcoming home to an adult family of three. Incorporating the use of open spaces by using full-height glazing and an entrance that demands visual continuity from the front door through to the back fence, Greenhills Escape is a carefully considered dwelling with choreographed lines and dimensions. With several volumes and heights, the orientation allows for an abundance of natural light to fill the main living areas and a continuous flow of form between zones. he sea is a vital part of Australia’s heritage and culture, and with such a vast coastline, the draw of the sea is inescapable for most Australians. The owners of this coastal property approached Gremmo Homes with a desire to create a sophisticated dwelling which celebrates the magnificent ocean position at Greenhills Beach in southern Sydney. The chosen aesthetic for the clients was one of honest material clarity and expression, allowing for fundamental rawness within the selected materials of glass, stone and natural timber. Contemporary styling complements the raw texture of the finishes and brings a casual purity to the home. The facade of the home, dubbed Greenhills Escape, encompasses a pair of rectilinear volumes stacked atop one

Every detail has been well-considered, including integrated appliances, seamless joinery and wine storage. Designing and building by the sea can present many challenges. For Greenhills Escape, this included a difficult building site, high winds, sea-salt spray, and ensuring privacy while enhancing the 360-degree view. Gremmo Homes incorporated a thoughtful and articulated design to avoid immense walls and address the issue of wind loads. Greenhills Escape is a true celebration and representation of the clients’ personalities and desire to create a truly sophisticated home where family could entertain with loved ones in a flexible, innovative space.

A little bit country A home designed to make the most of its rural surrounds

T

he modern design gives character to the home and creates a comfortable living environment for the family. The owners had a strong desire to maximise the rural setting and maintain a clear connection to the landscape. Gremmo Homes has achieved this through the epic glazed panels which provide viewing points from every aspect of the property. The exterior of the home, christened The Haven, features the architectural layering of dry-pressed brickwork, extensive glazing and a conspicuous roofline, all of which give it a distinctive facade. Inside, the vast entrance is flanked by doubleheight windows, allowing natural light to flood the main passageway. Features such as wide-board engineered timber flooring, stark walling and an almost monochromatic kitchen palette, all favoured by the owners, add exciting layers to the interiors. The Haven offers a functionally designed house with a focus on passageways that allow fluidity within the home. Emphasising the outdoor surrounds, the large glass sliding panels are receptive to cool and warm temperatures and create spaces that are consistently adaptable to the family’s needs. The build came with bushfire-related challenges. The property has the highest Flame Zone (FZ) rating so a great deal of effort and research was involved during the design process. It was the clients’ desire to ensure an integrated and flawless finish with regards to the required bushfire items (which included a 5m-high FZ-compliant custom entry door unit) and this has been seamlessly achieved. The build also includes double-glazing to all windows and doors. From the functional communal areas to the clever juxtaposition of finishes, The Haven is characterised by fluidity and thoughtfully created living zones.

Place of retreat This chic abode is a sanctuary for an active growing family

C

edar House has a striking modern design, which is clearly evident from the street. With a unique street presence of a recessed entry door unit, cleverly designed with privacy glazing, organic dry-stone walling and soft white walls, the building reads like a feature of the landscape. The clients’ design brief was to take maximum advantage of the wide block and create a clean, contemporary home to suit their busy, evolving lifestyle — and to provide a sanctum in which the young family can grow and thrive. Upon entry, the home reveals a light-filled gallery — an oversized void area with six metres of architectural glazing and a central staircase boasting spotted gum open treads and a steel mono-string spine. The internal courtyard was designed as an architectural feature and floods the double-height living area with light during the day. To address the slope of the block, the design has two subtle level changes, with a third up to the master suite, bedrooms and retreat. Staying true to the overarching design concept, a simple yet robust materials palette, taking cues from Nordic design, features light timbers, natural concrete tones and an abundance of glazing. The kitchen is a design showpiece. Here you will see contrasting finishes, reflective surfaces and integrated passageways which cleverly lead to the working areas of the home. One of the most valued inclusions of this build is a spacious mudroom with a wall dedicated to custom joinery and clever storage. Successfully achieving a strong sense of style throughout a home requires thoughtfulness and balance. Gremmo Homes has achieved this in all spaces by cleverly combining modern finishes with touches of warmth and softness.
