Live, work and play As one of the fastest-growing regions in New South Wales, The Hills is the ideal place build a home or raise a family Words: Karen Booth

I

t’s not surprising that The Hills is one of the most popular districts in which to live, work and play. There are top-notch schools, the world-class Norwest Business Park, excellent shopping, a wide range of recreational and entertainment options, plenty of outdoor activities and open spaces, a bustling community life and much more. And it’s a district that has undergone major infrastructure changes — in particular, the opening of the Sydney Metro Northwest rail link. This is also an area that is well located to other hubs so you can live in The Hills and easily commute to work — or go shopping — outside the district. Then there’s the wide range of facilities, with child care centres, medical services, job opportunities and more. The lifestyle benefits are an integral part of the package — the sense of community, recreational pursuits, entertainment venues, green spaces, dining and shopping. Some of these things are well established, some are currently in development and others are on the horizon, heralding an even brighter future for The Hills. PLACES TO LIVE Just as importantly, The Hills offers diversity of choice when it comes to buying or building a home. You can opt for a semi-rural property in a small town, a sprawling acreage, a large family home close to good schools or if it’s time to downsize, a townhouse or luxury apartment handy to shops, cafes and transport. Throughout the district there are multiple masterplanned communities under construction with others still on the drawing board — several of them are in Box Hill. One example is The Gables. At 293 hectares, it is the district’s largest masterplanned community and it’s conveniently located close to Rouse Hill Town Centre and Rouse Hill and Tallawong Road Metro stations. The masterplan includes 75 hectares of green space and local parks, a four-hectare lake, a K-12 Catholic school, and a variety of land parcels, from townhomes to lots ranging from 240sqm to 2000sqm. Last year, Stockland acquired the undeveloped portion of The Gables and plans to deliver approximately 1900 dwellings over the life of the project, adding to the 994 already delivered. Also located in Box Hill, The Hills of Carmel Estate, a 2200-lot masterplanned development features two sports fields, open space for residents to enjoy, a riparian corridor and a recently launched display village. Future developments include a shopping centre and school. Then there’s High Grove at Box Hill, developed by Clarendon Homes (for more information, turn to page 18).

FAMILY FOCUS THE HILLS AT A GLANCE

It’s estimated that by 2031, more than 250,000 people will call The Hills home. At present, couples with children are the largest sector of Hills residents at just over 52 per cent with the forecast being that the area will remain a predominantly family-friendly region well into the future. Not surprisingly, providing schools, early learning centres and childcare is a priority in The Hills and much of what’s on offer — or will be on offer — is state of the art. Earlier this year, the NSW Government approved construction of Australia’s first Sikh school in Rouse Hill to cater for Western Sydney’s growing Sikh community. Sikh Grammar School will be located near Tallawong Metro station and cater for 1260 students from Kindergarten to Year 12. The new school will feature an early learning centre for 86 children, boarding accommodation for staff and students, extensive indoor and outdoor sporting facilities, as well as a library and place of worship. Construction is due to be completed in 2023. Existing schools, such as P-12 William Clarke College in Kellyville, have been providing first-class educations for years. The college’s new Branwhite Centre, which opened last year, accommodates the STEAM disciplines, layering and intersecting their programs while celebrating their individual specialties. Specialist areas within the Centre include workshops, laboratories, art and media studios and kitchens, all of which are complemented by generous breakout areas.

LOCATION: The Hills Shire is located in Sydney’s north-western suburbs and is about 30km from the Sydney CBD. The Hills Shire is bounded by Hawkesbury City in the north, Hornsby Shire in the east, the City of Parramatta in the south, and Blacktown City in the west. Travelling to and from the district has been made easier with the opening of the Sydney Metro Northwest. The refurbished Castle Towers shopping centre in Castle Hills is a major drawcard to the district.

LOOKING AHEAD The NSW Government has given the greenlight to create a town centre at the Hills Showground Station Precinct in Castle Hill. The development will offer a diversity of housing for people with different lifestyles and provide public and open space, including a park and plaza, all on the doorstep of a Metro station. The plans include up to 1620 new homes (including at least five per cent affordable housing for a minimum of 10 years), more than 13,000sqm of commercial floor space, 4900sqm of new public open space, and 500sqm of community facilities. The development will include nine building envelopes, ranging in height from three to 21 storeys. A modified proposal for a $1.3 billion Northern Precinct development in Rouse Hill, to be located just 600m from the New Rouse Hill station, was submitted by Cox Architecture in the first half of 2021. The masterplan comprises eight ‘super lots’, four of which are residential buildings. The development will also feature commercial, retail and community spaces, as well as a 7500sqm Town Park. The Northern Precinct of Rouse Hill will be highly accessible, focusing on good access to and from the Rouse Hill Town Centre, Metro station, the T-Way bus interchange, surrounding parklands and future hospital site, through walking, cycling and public transport networks. The original proposal, conceived as an extension of Rouse Hill Town Centre, was rejected by The Hills Shire Council. The new submission

RETAIL THERAPY

proposes around 400 fewer apartments than the original plan, a reduction in building heights from 30 storeys to 25, and includes one hectare of green space to be utilised within the development.

When it comes to shopping, residents are spoilt for choice, with local shopping centres such as North Kellyville Square, as well as larger retail hubs such as Rouse Hill Town and Castle Towers. In fact, Castle Towers has been getting a revamp and is well on its way to becoming more than the district’s leading shopping centre. Once the $180 million transformation is complete, it will be a major commercial and lifestyle hub. The first phase, which began in 2019, involved the creation of a pedestrian underpass connecting the shopping centre to the concourse of Castle Hill train station, the new rail interchange for the Sydney Metro Northwest rail link. This makes it the only shopping centre to directly connect with the Northwest line. A key element of this initial phase is a new cross-functional underground mall. One side of the mall is given over to a food court featuring a mix of Gen Z-friendly brands and new food and beverage operators offering health-conscious options. A fresh food marketplace forms the heart of the mall.

OUT IN THE OPEN The Hills offers lots of outdoor activities and places where you can enjoy nature. There are more than 320 parks and reserves in both urban and rural locations, skate parks, on-and-off road cycle ways, bushwalking trails, dog off-leash areas, formal gardens, sporting facilities and barbecue areas. If you feel like exploring more of The Hills and getting in touch with nature in a very real way, The Hills Shire Council has a free bushwalking program. Each walk can last around two hours and they are conducted in a variety of locations, including the Fred Caterson Reserve at Castle Hill and Bidjigal Reserve, Baulkham Hills. For those who love adventure of a different kind, The Hills Shire Council provides a number of skate parks but the largest is Balcombe Heights Reserve Skate Park in Baulkham Hills. Most suited to advanced skaters, it has modules, fun boxes, grind rails and pre-cast quarter pipes. Interested in fitness? The Council-owned Waves Fitness and Aquatic Centre in Baulkham Hills is undergoing a major makeover. Due for completion in 2022, the facility will have a 20m warm-water pool with spa and sauna facilities, a large gym and fitness space, a water play and splash area, and a combined indoor 25m pool and family leisure pool.

AT YOUR LEISURE The Pioneer Theatre, which opened its doors in late 2018, has been a highly beneficial cultural addition to the vibrant Castle Hill Town Centre and a real win for performing arts groups, businesses, residents and visitors. Over the years it has played host to a variety of performances which include

cabaret shows, author talks, opera performances, kids’ acts, acapella, theatre productions and musicals, giving residents a cultural hub for all ages. The Shire’s most iconic venue, Bella Vista Farm, has been the setting for outdoor theatre, music festivals and foodie events and remains a much sought-after outdoor performance location. It also offers picnic facilities and is a great place for a family outing. The Orange Blossom Festival is one example. This is a month-long festival that usually kicks off in August each year and offers a program of events and activities for young and old. Another fun activity for the family — and a highlight for locals each summer — is the Sydney Hills Outdoor Cinema. It usually runs from midJanuary to mid-February, the cinema venue is Castle Hill Showground and the program is filled with blockbusters from a variety of genres. For the adults, there is no shortage of clubs, including Castle Hill RSL, offering entertainment and dining as well as sporting and fitness activities. And there are myriad smaller clubs, such as Pennant Hills Bowling Club and Baulkham Hills Sports Club that are popular gathering points for locals. For something grander, just a short drive gets you to the recently opened West HQ, home to the new, state-of-the-art Sydney Coliseum Theatre, restaurants, Rooty Hill RSL and a whole lot more.

A LITTLE BIT OF HISTORY If you’re interested in the area’s history, and you want to get the kids outside in the fresh air, a day out at Bella Vista Farm (established in 1799) is a great idea. You can explore the homestead and farm buildings, then enjoy the park — you might even like to bring a picnic lunch. Bella Vista Farm is open the first Sunday of each month (entry is free) and guided tours are available, but you have to book in advance. The outer grounds, which includes barbecue facilities, are open seven days a week, dawn to dusk. Another option is Rouse Hill House and Farm. The 19th century sandstone house sits in lovely grounds and offers a year-round calendar of events. If you love history and art, regular visits to Aberdoon House, which is also in Rouse Hill, are recommended. The restored Colonial Georgian cottage, which dates from the late 1800s, is now a cafe and gallery. Exhibitions change throughout the year and you can browse the artworks and then have a light lunch or morning or afternoon tea.

There is also a centrally located landscaped park and a watercourse. Promoting a sense of connection to the outside, each townhome is set in leafy surrounds and fosters indoor-outdoor living.

orwest is the beating heart of The Hills. It’s where Norwest Business Park is located as well as a variety of residential living options that are close to retail outlets, recreational facilities and transport, including the new Sydney Metro Northwest train service. It’s been a lot of growth in a short time for a suburb that was only proclaimed in June 2018. Norwest is a major employment centre for those in Sydney’s North West as it is home to more than 400 companies and businesses, including supermarkets, childcare centres, medical centres, hotels and dining establishments. It also provides for residents’ every need, whether it is the weekly shop or a meal out. And if you’re a lover of golf, the fairways of the newly-renovated Castle Hill Country club are within Norwest’s boundaries, too.

UP ON HIGH Comprising 219 luxury apartments located across four buildings, Moda the Hills was developed by the Arden Group. Virtually on the doorstep of Norwest train station and Norwest Business Park, Moda offers one-, two- and three-bedroom apartments. There is an indoor lap pool, gym, outdoor cinema, community garden, barbecue facilities and communal rooftop with expansive views over the Hills District. As the site is adjacent to a new public reserve and park, as well as a natural watercourse, there are pedestrian links to the wider Norwest community and many ways in which residents can connect with the surrounding spaces — and nature. The development takes forward both the urban design and landscape principles established by The Hills Shire Council DCP and draws

TOWNHOME LIVING Two of the most recently completed residential developments, Moda the Hills and Essentia, have brought a range of new amenities to the suburb while offering residents a choice of apartment or townhome living. Increased energy efficiency is one of the key selling points of Essentia, a development by Mulpha comprised of 74 four-bedroom townhomes. Each home is powered by a 5.13kWp solar system, with

inspiration from the site’s natural setting. As an example of this, the planting includes River Flat Eucalypt forest tree species that will be placed within the riparian zone and around the perimeter of the site.

ON THE HORIZON The Greens apartment precinct, to be developed by Mulpha, will be set in 23,000sqm of landscaped community open space, including parkland, public plazas, an amphitheatre, a performing arts stage and community gardens. The precinct will include commercial business space, cafes, restaurants, neighbourhood shops, a gym and more. Property developer Sekisui House recently announced the third stage of The Orchards, its masterplanned community at Norwest. Titled Lumia, this stage is situated in the centre of The Orchards community. Lumia features 203 contemporary apartments, comprising a mix of 71 one-bedroom apartments, 118 two-bedroom apartments, 13 three-bedroom apartments, and a four-bedroom penthouse. The development is spread across seven stages with heights ranging from six to seven, nine and 13 storeys. When completed, the community will comprise 1300 apartments, offering even more choice for those who want a taste of city living.
