To get a feel for what you do and don’t like, and to open yourself up to a raft of possibilities you might not otherwise have considered, a visit to a display home (or two or three) can be a useful exercise. While project home builders are wellknown for building display homes to showcase their abilities and the latest trends in floor plans and finishes, you might be surprised to know that many custom builders also have display homes. Knockdown to knockout

Knocking down a dated or dilapidated home and building a new one in its place brings multiple lifestyle benefits

he premise is simple. You knock down an old dwelling — one that is dated or dilapidated, too small or poorly designed — and build in its place a home that optimises the site and offers you all the space and inclusions your family needs. Unsurprisingly, knockdown-rebuilds are becoming an increasingly popular alternative for those who don’t want to move or embark on a major home renovation.

In many cases, older homes that are most commonly demolished for knockdown-rebuild projects are located on larger blocks of land than modern estates provide. This means that an added advantage of not moving can be greater land area, offering more living space.

According to the Housing Industry of Australia, nearly a third of all new detached homes are the resultof a knockdown-rebuild project. It is a particularly popular trend in suburbs 5km to 20km from the CBD, and in many cases this is because it can be more cost-efficient than a largescale home renovation and/or extension.

If it is an existing family home you’re looking to replace, one of the biggest advantages of a knockdown-rebuild is you get to stay in the same neighbourhood. This means your kids can stay in the same school and your family can maintain their existing routines once you m ove back in to the new home. For family flexibility, it can also allow you to upsize/downsize without needing to move to a new suburb or street.

“There are many reasons why a knockdown-rebuild project can be the ideal solution for families seeking a lifestyle upgrade or simply more space to live. Renovating while living in the home can be a costly, disruptive and lengthy process, especially if the home is of an age where asbestos or lead may be present,” says Daniel Logue, General Manager, Fairmont Homes NSW. “You could move and buy a new home, but many families steer away from this due to the stress of inspections, negotiations, rising house prices, and the likelihood of ending up with a home that you have had to compromise on. A knockdown-rebuild offers a new beginning; an opportunity to design your dream family home without compromising on anything at all — and that includes location.”

Additionally, a knockdown-rebuild on an existing property can mean that you may choose to keep existing improvements that you have previously made, such as a tennis court, pool or shed.

Other people have a strong desire to live in a highly sought-after location, perhaps in the inner city or an old, established suburb, where vacant land isn’t available. In these situations, buying a tear-down home and building a new home in its place is the only way to live in your dream location in your dream home.

There are three typical knockdown-rebuild scenarios. As discussed, one is knocking down an old family home that is too small in favour of building something bigger with a better floor plan and all the mod cons. Another is finding an outmoded home on a prime block of land and building a modern family home in its place. The other is demolishing an old, single-family home in a high-growth area and constructing a duplex, either to live in or as an investment. Location, as ever, is key and what tends to be a main driver of many knockdown-rebuilds. Families with deep roots in a given location may not want to move, so tearing down the family home and replacing it with something that will see them into the future makes sense on a number of leveles. Being able to live in a new home without having to relocate is the ideal scenario for some.

LIFESTYLE UPGRADE

So what’s involved if you decide to travel down the knockdown-rebuild route with a project home builder? The process employed by McDonald Jones is a great example of how the journey can and should work. Step one is meeting with a Building and Design Consultant and choosing your preferred design. Next, a team member visits your site to check the suitability and look into any restrictions that may apply to your block, road and site access, plus also assess traffic control considerations and check local planning requirements. This done, it’s time for the knockdown-rebuild tender. A team member gives you a complete quotation and if you decide to proceed with an initial acceptance fee, you secure your tender price for 12 months. The company then orders soil, services and engineering reports for your block. Once your reports are received, your final plans are drawn and an accurate all-inclusive tender is prepared. To maximise space, a two-storey design is often a popular choice for knockdown-rebuilds.

“When you get a brand new home from the ground up, this also includes sewerage systems, hot water systems and the like, and you have a home that is modern and individually tailored to your family’s current and future lifestyle. The other benefit of a knockdown-rebuild, versus a renovation, is that a new home will have a better re-sale value and therefore offer you a better return on your investment.”

THE PROCESS

The same can apply to coastal and beachfront locations where an outof-date holiday home might be demolished, making way for a stunning new home that capitalises on the space and views. It’s also a great option for rural and regional areas.

Whether building in an area with heritage-style homes or in the country, a period-style Harkaway Homes’ design can be ideal. For urban or remote areas, a modular home, such as this example from Intermode, may be the best solution.

The next step is to meet with one of the company’s interior designers to decide on the colour selections, features and finishes throughout your home and put your personal stamp on the final design. After this, detailed plans are drawn up and you’ll be provided with a contract. Once the contract is signed, you pay the deposit and all the required paperwork is submitted to the council for approval. The final stage is demolition of your old home and the start of building your new one.

As a knockdown-rebuild typically takes place in established streets and built-up areas, ensure your builder uses tradespeople who are respectful of your neighbours to reduce problems with noise and privacy.

You also need to consider parking and access for suppliers and the delivery of building materials. If the site is on a main road or near a bus stop, traffic control may be needed which increases costs and, potentially, time during the application process. Proximity to schools, public buildings and crossings can also affect access and safety controls, and lead to extra costs that you need to plan for.

THINGS TO CONSIDER

Location of utilities can also be an issue. In some older areas the utility connections are in the road, which means access to services needs to be opened and resurfaced. If this is the case, additional cost, time and traffic control will be involved.

DEMOLITION PROCESS

“Don’t just rush in and demolish an old house,” says Robert Borg, General Manager, Hudson Homes. “Pre-planning is the most important factor — it’s make or break. Get this right and the rest flows: planning, approvals, demo and construction. So to start, you should pick an experienced demolition company and one that has all the required licences. Selecting the wrong demolition company may mean that the site isn’t cleared properly or safely, and may even have an adverse effect on neighbouring properties.

“Accessibility may be an issue if the site is on a main road or the block is small. The safe removal of asbestos may be required but sometimes asbestos can’t be seen until after demo has begun. Sometimes there are items below the ground that need to be removed during demolition. Any good demolition company will remove these. If these are not removed, it will cause additional costs at construction stage. In terms of timing, a good tip is to lodge a separate demolition approval and build approval so that you can start demolition earlier to allow for the unexpected.”

“The demo process can throw up certain challenges,” he continues.

As with any other new home project, doing your research and choosing the right builder is essential. Experienced knockdownrebuild builders will be able to guide you through the entire process. They will know what additional costs to factor in and what is involved through their due diligences on the site and their knowledge of council requirements. Experience matters here.

There are many factors to consider before making decisions about demolition, one of which is obtaining a demolition permit. It will vary by state, but generally in order to get official demolition approval you will want to make sure that your site does not have any heritage boundaries or otherwise culturally significant reasons to prevent demolition. A fee will be charged for the permit and it will probably take several weeks to be approved. You will need to lodge forms and consult with a private certifier.

The family of five loved the location of their home but needed to expand as they only had one small living space. As you walk through the home, there’s no question that Three Birds’ Bonnie, Lana and Erin were there. From the bright and breezy open floor plan to the white-on-white aesthetic, each room has their coastal signature written all over it. The journey, however, begins with a design feature that has never been seen in a Three Birds’ house before — a grand, curved staircase. The double front doors, which create a wide opening, lead you into the home’s spacious entryway which casually opens to a wide corridor featuring the staircase. This makes an architectural statement and is finished off with a brass trim on each tread. This incredible entryway leads to the ‘great room’, a large living space full of natural light, high ceilings and soft furnishings. This immense void centres on a warm gas fireplace, providing a cosy, homely feeling to the large space. Throughout the house, an abundance of natural light streams in from a clever combination of skylights and statement round windows, giving each room a light and airy vibe.

The heart of the home is most certainly the large, bright, family-friendly kitchen. The curved kitchen island benchtop complements the home’s statement curved wall and feature windows, and provides much-needed space for the whole family to sit around. A cleverly-designed, oversized butler’s pantry hides all the appliances, creating storage space so the kitchen can be a design showpiece.

Outside, to the rear of the home, the pool and alfresco area sings of days lounging out in the sunshine. The sliding glass doors open up completely providing a fresh breezeway from the front door all the way through to the back. The outdoor dining space, complete with a cosy daybed nook, offers a beautiful undercover area for rainy days, while the grassed area and poolside surrounds provide ample space for relaxing with family and friends in sunny weather.

Heading into the laundry, you quickly realise that this is a space like no other. From the satin-finished, mint-coloured cupboards to the statement round window, every feature is built for beauty as well as function. The elegant sink, abundance of storage and large benchtop make this usually overlooked room of the house a relaxing space to be in. Escaping up the statement staircase, the luxe feel continues.

Gold accents are seen throughout, bringing a grown-up luxe to the home’s casual, coastal vibe. This can be see in the tapware, cupboard handles and more, each feature thoroughly thought-out, providing a cohesive look through all the rooms.

High wall-to-wall windows, along with a gas strut window which opens to a servery/bar, all provide an indoor-outdoor experience for the kitchen, dining and alfresco areas. By using touches of wood and brown tones, the home’s signature styling brings much needed warmth to the airy white spaces, along with the mix of soft muted textures.

Four oversized bedrooms, along with a bathroom and ensuite, provide family members with private spaces where they can relax. The spacious master suite features a walk-in robe, an ensuite with a large bath, a curved feature wall with penny round tiles, and French doors leading to a private balcony.

The interior of their dream home has an industrial look, which can be seen in the light fittings, exposed wiring and unique kitchen work island. “This benchtop was made from timber we recovered from a pallet for a six-metrelong machine shipped to us from Austria,” says Tracy. “The timber was pretty difficult to work with as it was a rough pallet, but the end result is terrific and suits the industrial look.”

The staircase is another bespoke element. “Luckily, through our many years of sourcing weird and wonderful Australian timber for our clients, we knew a lot of excellent suppliers. After seeing a mortice and tenon staircase at Griffith Tablecraft in Northern NSW, we both knew that’s what we wanted and one of our suppliers was happy to come to the party,” says Tracy. “They made our staircase from a lightning strike Ironbark tree. The build did throw up a few challenges. “There were initial obstacles drilling the foundations as the site had a very deep layer of very wet clay. The next obstacle was to find carpenters who had skills in large, traditional timber joinery. Luckily, we found some French carpenters who were travelling around Australia on working holiday visas,” says Tracy.

“The subtle use of Gyprock plasterboard in the bedrooms, alongside concrete, adds warmth to the aesthetic and ties the colour palette together,” says Jason. “The smooth white application allows the other elements to pop and also helps to make the room brighter, which is really important.”

Care was taken with every design choice and all product and material selections, with the emphasis placed on low maintenance, longevity and luxury. This ranges from the Low-e (smart) glass for the windows and doors to the built-in furniture. The success of this project is due to the collaboration between Aspect Designs, Building Excellence Australia (who won an award for the construction of the home) and the homeowners. Says Michael, “The owners had a lot of involvement during the design and building processes and, as a result, they have a home they love — and just as importantly, one that really reflects who they are.”

Michael’s design provides everything the family needs. There are four bedrooms, a study and media room, four bathrooms plus a powder room, multiple living areas and a modern kitchen with Smeg appliances, and a butler’s pantry. For maximum comfort there is underfloor heating in the tiled areas, individually-controlled air-conditioning to all rooms, and three fireplaces to warm the toes. Enhancing the sense of space and light, a void soars over the ground-floor dining area, there are large banks of windows, and the interior walls are painted a fresh white.

They achieved this by keeping the builder and materials supplier separate, a strategy that ensured they stayed in control of the budget.”

“We chose aerated concrete panels for our floor and together with the Spantec steel flooring system, the house feels rock solid. The Spantec system was so successful for the underfloor, that our engineer agreed that we could substitute the large and heavy timber LVLs specified for the roof frame (which would have required the use of a crane) with Spantec’s Boxspan beams which allow for greater spans. They were more than strong enough, yet light enough to be manhandled without a crane.”

In choosing to become an owner-builder, Andrew was taking on quite a challenge. The site is in a difficult rural location, it has a steep slope, a BAL 29 fire rating and the potential for white ant infestation. Additionally, the house design was not "out of the box” and considered a difficult build.

A70-acre site in a tranquil rural location in Titaatee Creek on NSW’s Mid North Coast, proved the ideal place for Elaine and Andrew, a shipwright by trade, to build their new home. Now emptynesters, they decided the time was right for a lifestyle change — in this case, a tree change.

“Spantec quoted quickly for the ground floor, deck and ramp. The staff were also extremely helpful and patient with us during the design process. They worked from our construction drawings, which lacked a lot of detail and required some tweaking by the Spantec drawing office.

“The initial quotes we got for steel were astronomically high, and all involved cranes for the heavy lifting. This was beyond our budget,” says Andrew. “The Spantec system looked strong and suited a one-man building team, so we made an enquiry.

“We initially purchased the property, which has a fantastic view, as a weekend getaway destination, but as our children are now grown, we decided to move there permanently and build a unique home,” says Andrew. “We designed the home ourselves, with the help of an architect, and apart from the electrical and plumbing work, I am doing all the building work myself.”

“The kit was inclusive of a fully galvanised and cut-to-size system, beams that were strong, straight and true and the clients welcomed the added benefit of being able to achieve greater spans,” says Steve Targonski, National Sales Manager, Spantec Systems.

Using a combination of three products — Boxspan, Ezipier and Ezibrace — Spantec was able to provide the full kit system for the ground floor, curved deck frame and curved roof along with all bracing and piers required.

Adds Andrew, “Spantec staff members were always available to answer our questions, both during design and construction. The company delivered on time, full drawings were provided and everything went together well. The beams were lightweight enough that only one person was needed to carry them — due to the size of the project, this was a huge saving in labour. The adjustable pier heads allowed the install to come together smoothly. If any of the levels didn’t match up it was a quick fix on the adjustable pier head onsite once the flooring was completed.”
