With the predicted arrival of more than 350,000 new residents within the next decade, the South West is Sydney’s fastest growing region. This growth is being supported by major investments in infrastructure, community and educational facilities, transport and new housing developments. It’s also being fuelled by the new Western Sydney International (Nancy-Bird Walton) Airport at Badgery’s Creek, and the Aerotropolis that will form around it.

GETTING ABOUT Work continues on the Western Sydney International Airport expected to be open for business in 2026. Construction also began last year on the Sydney Metro–Western Sydney Airport rail, locking in thousands of jobs and providing a long-term economic boost to the region. The new Metro and the new airport will deliver billions of dollars and thousands of jobs to Sydney’s West and South West, while establishing the infrastructure needed now and into the future.

New housing developments and residential communities are being planned, approved or launched on a seemingly continuous basis, some by private developers, others a state government initiative. It is this diversity, along with the innovations in masterplanning that are being offered, that makes the region different to many others.

The project also targets a 6-Star Green Star Communities rating, with the North Wilton precinct to demonstrate global standards of liveability,

Landcom, the NSW Government’s land and property development organisation, is planning to create a carbon neutral community in the first phase of its North Wilton precinct. Landcom will deliver an affordable and sustainable neighbourhood comprising 5600 homes, including 10 per cent affordable housing, in 10 stages over the next 25 years. Located on 871 hectares of land, the North Wilton precinct includes approximately 360 hectares of Environmental Conservation Area and 52 hectares of high-quality open space.

Several initiatives will enable carbon neutral outcomes across the project to reduce greenhouse gas emissions and promote low carbon living. These include ensuring 100 per cent renewable energy for all residential households within North Wilton Stage One.

A development application is expected to be lodged this year for North Wilton Stage One — the first phase of the project with 750 dwellings along with a school, playground and open spaces.

HOUSING INNOVATION

Also planned are seven new sports fields, new local centres and direct access to the adjoining future North Wilton Town Centre, two new school sites, direct access to the Hume Highway, a new bus route, walking and cycling paths, and a major community precinct, which will include a manmade lake along with educational services as well as retail, entertainment, recreation and community-based activities.

The Sydney Metro–Western Sydney Airport line includes six proposed metro railway stations, including two stations within the airport site and one that will service the commercial heart of the Western Sydney Aerotropolis. Supporting the airport and Aerotropolis is a key part of the Western Sydney City Deal, a 20-year agreement signed in March 2018 by the build7home

Commonwealth Government, NSW Government, and eight Western Sydney councils (including Camden, Campbelltown, Fairfield and Liverpool). The Aerotropolis will become a thriving economic hub delivering new employment opportunities, homes, infrastructure and services in the heart of Western Sydney.

Diverse outdoor spaces offer flexibility for children to use the space for learning, eating lunch or social gatherings. Also of importance is the water-sensitive urban design overlay, which looks at ways in which rainwater can be captured and utilised in a manner that also creates a positive educational outcome.

A GREAT EDUCATION

Young families make up a large part of the South West’s demographic. This is why masterplanned estates offer parks and play spaces and local councils are introducing new and innovative play spaces for long-term residents and new homebuyers alike. Take this award-wining project as an example. Winner of the 2022 AILA NSW Landscape Architecture Award for Play Spaces, Deerbush Park Playground is Fairfield City Council’s first all abilities playground. Located at Fairfield Showground, the playground boasts a walking track, learn-to-ride, toddler and big kid zone, splash-pad, seating, shade and accessible toilets. Then there’s the recently completed Variety Livvi’s Place at Glenfield. In terms of getting around the South West, and to and from it, the South West Rail Link has proven a boon in recent years and further work is planned that will extend the existing passenger rail line from Leppington Station to the Aerotropolis.

The South West offers an array of higher educational facilities. In recent years, two higher learning campuses have opened in Liverpool. Western Sydney University’s high-rise campus in Liverpool accommodates up to 2500 students and has a focus on nursing, social work, anthropology, criminology and policing programs. The University of Wollongong’s Liverpool campus offers studies in arts, business information systems, computer science and information technology. And we mustn’t forget TAFE SWSi with nine colleges spread across south western Sydney.

New primary and high schools are also opening, or are in the pipeline, in various suburbs and developments throughout the South West with some existing schools also seeing the addition of exciting new state-of-the-art facilities. An example is the Macarthur Integrated Studies Centre, completed last year, that is now an integral part of the Macarthur Anglican School in Cobbitty. This centre includes a range of flexible and programmed spaces that suit the way in which the teachers and students want to learn and teach.

Also worthy of mention are the recent upgrades given to other youthbased facilities in the South West, including Harrington Reserve Park, Harrington Park and Sedgwick Youth Reserve Play Space, Curran Hills.

Another award-winning example is the Julia Reserve Youth Park at Oran Park Town. This provides two hectares of recreational, social and leisure opportunities that respond to the community’s need for flexible and vibrant open spaces in which to play, watch and learn. Outstanding facilities encourage children of all ages to engage in active play as well as creating numerous opportunities for passive recreation.

The location of the park, in the heart of the town centre, reflects a shift in the importance of youth culture, encouraging positive social interactions and greater community connection.

TAKE IT OUTSIDE Parks, nature reserves or corridors, bike and cycle paths, sports fields and play areas can be found in many of the new suburbs and masterplanned communities, encouraging residents of all ages to spend time outdoors for fun and fitness. In fact, there is an abundance of green space and parkland throughout the region, especially in the new suburbs, but none are more impressive than Western Sydney Parklands, Australia’s largest urban park. RETAIL AND RECREATION If you like to shop, or you just want to be able to buy what you need without travelling too far, the retail sector in the South West has you covered. Take the recently refurbished Narellan Town Centre as an example. The owners, Dart West Developments, engaged the Buchan Group to design the $200 million redevelopment and the result was so impressive it was recognised by the Urban Development Institute of Australia (UDIA) in the 2018 UDIA National Awards for Excellence.

Those living in the South West can look forward to accessing more first class health services close to home, with construction beginning on a six-storey hospital tower as part of the $790 million Liverpool Health and Academic Precinct. The new hospital will deliver enhanced health facilities and will include an integrated cancer centre, a larger emergency feature

ON THE HORIZON

Located in the centre of the town, the centre has been undergoing a series of staged expansions with Stage 3C recently approved. This will include spaces for meeting, eating, and playing to create a strong sense of place and community. Completion is expected late in 2023. Then there are the even more established retail centres such as Macarthur Square in the heart of Macarthur Heights, a Landcom community.

Another major redevelopment of a vital retail and commercial hub is also on the cards. Plans for a $93 million redevelopment of Westfield Liverpool have been submitted by Scentre Group. The comprehensive plan is to add 5500sqm of retail space and 11,000sqm of commercial space. Some of the proposals in the new plan include retail space on the ground floor of a new eight-storey commercial tower, a new entertainment precinct with dining options and an upgraded cinema, a new entrance to the shopping centre, and improved parking facilities.

Many of the newer suburbs and masterplanned communities have their own shopping centres and Oran Park Podium is a prime example.

The Parklands is home to award-winning picnic and recreation areas, sports fields, legacy Olympic venues and more than 60 kilometres of walking and cycling paths. Since 2008, 1300 hectares of bushland, including endangered Cumberland Plain Woodlands, and more than 350,000 native trees, shrubs and plants, have been restored or established across the Parklands. Each year there is a program of events and festivals, including the annual spring-time Parklands Food Fest which features celebrity chefs and gardeners. If golf is your thing, the region boasts two golf courses in Gledswood Hills, one of them designed by sporting legend Greg Norman. If it’s swimming, then you can look forward to the completion of an exciting new project — the construction of swimming lagoons at Campbelltown Billabong Parklands. The water bodies will incorporate a lagoon that will be up to two metres deep, children s pool, a series of rock pools with streams and a zero-depth water play area with interactive water elements.

The Glenfield Place Strategy also includes a plan for green links connecting open spaces, parks and plazas over the next 20 30 years, sites for potential health and community facilities within the town centre, and world-class agricultural facilities for Hurlstone Agricultural High School.

A new sports and education precinct will become the gateway to the new Aerotropolis and the Greater Macarthur region as part of a strategy that outlines a new vision for Sydney’s South West. The Glenfield Place Strategy also includes the retention of Hurlstone Agricultural High School as a selective school, improved transport and education facilities, approximately 7000 new homes, 2900 jobs, heritage protection and expanded public space. Since the opening of the South West rail link in 2015, Glenfield is strategically located at the junction of three major rail lines, putting it within an easy train commute to major centres at Liverpool and Campbelltown, an emerging centre at Leppington and only 45 minutes to the heart of Sydney’s CBD. These geographic advantages mean that Glenfield is poised for a complete transformation and as a result, future residents will be able to live in an area with new homes that are close to thousands of jobs, great public transport and 30 hectares of open space. The Glenfield Place Strategy outlines a vision for a new town centre, shared streets which prioritise walking and cycling, improved cycleway connections and upgrades to regional active transport links.

GROWTH FOR GLENFIELD

The Lang Walker AO Medical Research Building will strive to achieve a Five-Star Green Star rating as will Liverpool City Council’s latest public project — Liverpool Civic Place. The project will utilise passive design elements such as external sun shading and building orientation, green roof elements, public domain landscaping to reduce urban heat island effects, and onsite solar power to generate renewable energy. The development will include new Council offices and chambers, a new city library and community hub, a childcare facility, a new civic plaza, a 22-level tower accommodating commercial, retail and education spaces, and an eight-level, 84-room hotel. From diverse housing options to cutting-edge health and educational facilities, Sydney’s South West has a great deal to offer.

department, intensive care unit, more theatres, a larger neonatal intensive care unit and six new in-patient units, including paediatric, maternity and women’s health services. Additionally, the new Lang Walker AO Medical Research Building Macarthur has been approved by the NSW Government, with construction expected to commence later this year. The Western Sydney University facility is to be located at the Campbelltown Hospital Precinct. Researchers and clinicians across a range of disciplines will be housed in the building, and will focus on the health challenges faced in the region. This includes mental illness, diabetes, healthcare of Indigenous and culturally and linguistically diverse communities, and paediatrics.

PLANNED FOR SUCCESS

The NSW Government recently stated that it is progressing rezonings in key growth areas to increase the potential for housing supply. “We’ve responded to the increased demand for greenfield housing as a result of the pandemic by accelerating these rezonings,” says Rob Stokes, Minister for Planning and Public Spaces. “The rezoning of Leppington Precinct stages two and five will allow for up to 2400 new homes while in Lowes Creek Maryland, rezoning will support approximately 7000 homes for 20,000 people. We’re also finalising the Glenfield Precinct Place Strategy, expected to create up to 7000 new homes and 2900 new jobs. “More homes need more parks,” he adds. “That’s why as part of these land releases we’ve secured 75 hectares of parkland at Glenfield, 62 hectares at Lowes Creek Maryland and 16 hectares at Leppington.”

There are a lot of new masterplanned residential estates in the South West of Sydney, in locations that range from Liverpool and Leppington to Camden, Cobbitty and Campbelltown. This means the number of lots available (in terms of size and location) is large and the degree of choice wide for the new home buyer. In some new sub-divisions there are larger lots for those who like wide open spaces but the smaller lots also hold appeal, especially for first home buyers. Each new estate

feature | housing diversity comes with its own set of particular amenities — schools, parks, sporting facilities, libraries, shops and more. Depending on the development, people can buy land and use a builder of their choice, opt for a house and land package or buy a completed home. Some offer all three choices and this includes a new development, Mirvac’s The Village at Menangle which has completed Stage One and is about to embark on Stage Two. For those who like the simplicity of a house and land package, there are many residential communities that offer them, usually in conjunction with a select number of partner builders. Austral Estate is one example, where leading home builders like Tempo Living are among those with customisable house and land deals on offer. Other estates offer house and land packages from the one builder. In The Hermitage and Norman Estates at Gledswood Hills, all homes are SHAWOOD homes, designed and built by the developer, Sekisui House Australia.

To keep the kids active and entertained, Willowdale Adventure Park recently opened. This is a playground featuring natural play elements, including a cubby house, rope bridge, swings, slide, water play, two 40m flying foxes and well as a bicycle and scooter challenge.

GREEN IS GOOD

Families moving to the South West expect to live close to amenities, such as shopping centres and schools. A good example is Macarthur Developments’ Emerald Hills, a 1350-lot masterplanned community located near Leppington which has all the bases covered. A major draw for residents is the European-inspired Emerald Hills Shopping Village. This is a $25 million precinct featuring two supermarkets along with restaurants, hair and beauty salons, medical and dental centres, and a 24-hour gym, among other facilities and retail outlets.

Gledswood Hills is another community that offers its residents a strong connection to nature and encourages the pursuit of a healthy, active lifestyle by providing ample green spaces and over 50 kilometres of shared pedestrian and cycle pathways. One of the key elements of the masterplan is Gledswood Hills Reserve, an expansive, picturesque sixhectare parkland. On completion, the development will have 10 distinct park locations for homeowners to enjoy.

ALL THE AMENITIES

Willowdale, one of the South West’s most awarded communities, offers land lots, house and land packages, townhomes, completed homes as well as retirement living. The 350-hectare community also has the internationallyrecognised 6-Star Green Star Communities rating.

A close connection to nature and the provision of green space is a priority in modern masterplanned estates and this is especially so in the Willowdale community in Denham Court, which is just a five-minute drive to Leppington train station. Stockland has made provision in the masterplan for 39 hectares of open space, and has already opened several parks, including a dog park and a $12 million bushland park featuring thousands of Australian native trees and plants, walking and cycling trails and a rejuvenated waterway.

Gregory Hills is another mature estate where residents have access to two schools with a public primary school to be built soon. Locals can also avail themselves of three childcare centres, a pub, a private hospital, restaurants and cafes. In addition, Gregory Hills has its own shopping centre and community hub, Gregory Hills Town Centre, with a supermarket and specialty shops. As you can see, when it comes to building or buying in the burgeoning South West, you really are spoilt for choice.

IT TAKES A VILLAGE

Even the most well-established communities are enjoying continued improvements. Oran Park Town, one of NSW’s largest masterplanned communities, offers residents a range of housing choices, easy access to schools, and community services, not to mention the retail nirvana which is Oran Park Podium shopping centre. Currently, Stage Three of Podium’s expansion is underway. This will include a new food hall, an outdoor children’s playground and landscaped gardens with seating that will provide a choice of places in which to gather. Work is expected to be complete in 2023.

One of the great things about building in the South West is that there is a plethora of local display villages you can visit before deciding on a builder and a home design. Leppington Living, for example, has two display villages. The House and Land Display Village showcases 24 homes from 10 builders; the Townhome Display Village features six turnkey homes. Not too far away is HomeWorld Leppington which has 60 display homes, showcasing the work of 23 builders and Willowdale Display Village with 20 homes representing the work of nine builders. Then there is Oran Park Display Village, located in the heart of Oran Park. This is a long-established village where 69 homes from 35 builders are available for viewing. Some individual builders have their own display centres in the region. One example is the Masterton Homes’ Warwick Farm Experience Centre where the builder has on display 12 homes. Some builders showcase their skills across multiple villages. McDonald Jones, for example, has display homes at HomeWorld Leppington, Oran Park and Willowdale, with more to come.
