The annual HIA–CSR Queensland Housing Awards and the HIA–CSR North Queensland Housing, Kitchen & Bathroom Awards recognise Housing Industry Association (HIA) members for quality workmanship, design excellence, professionalism and innovation, carrying on the strong legacy established by past winners.

The Queensland Housing Awards incorporate the winning entrants from the Brisbane, Sunshine Coast/Wide Bay and Gold Coast regions, while the North Queensland Housing, Kitchen

& Bathroom Awards pull together the regional winners from Cairns, Mackay/ Central Queensland and Townsville.

The quantity and calibre of projects entered into the 2022 awards program exceeded expectations across all categories, and this included many firsttime entrants. In 2022, there was also fierce competition from the Gold Coast, with entrants from this region taking out six honours in the Queensland Housing Awards, including Home of the Year.

The 2022 HIA–CSR Queensland Home of the Year, built by Mactech Constructions, is located in Palm Beach. The home exudes minimalist grandeur with its simple palette of materials belying the scale and complexity of the build. Off-form white concrete is the dominant feature and shapes virtually every aspect of the structure, from the thick slab roof to the smoothly contoured walls and floors. Flawless blackbutt shiplap cladding is used to great effect, curving along the facade.

Ash Moseley Homes was the winner of the 2022 HIA–CSR North Queensland Home of the Year for a stunning fourbedroom family home in Cairns. This home takes full advantage of its prized hillside position, with generous amounts of glass capturing panoramic city views and glimpses of lush rainforest at every turn. A home designed for entertaining, its outstanding visual appeal and clever design impressed the judges.

HIA members have a reputation for delivering quality projects that stand the test of time and the 2022 winners and finalists, some of whom are showcased over the following pages, provide proof of the high calibre of their work. A minimalist home set against a stunning ocean backdrop

Its design inspired by Brutalist architecture and radiating minimalist grandeur, this remarkable residence, dubbed Riviera and built by Mactech Constructions, won the highest accolade at the 2022 HIA–CSR Queensland Housing Awards — Queensland Home of the Year.

Claiming a sought-after location at Palm Beach on the Gold Coast, this open-plan, uber-luxurious family home, designed by Brisbane architect Joe Adsett and completed in 2021, features a simple, pared-down palette of materials that the judges praised for “belying the scale of the project and complexity of the project”.

Class 1 off-form white concrete is the dominant feature and shapes virtually every aspect of the structure, from the thick slab roof to the smoothly contoured walls and floors. The home draws on the rough Brutalist beauty of concrete to make a strong design statement, yet counterbalances and softens the effect by the use of natural timber throughout.

Flawless blackbutt shiplap cladding is used to powerful effect, curving along the home’s facade and warming the communal and private areas of the five-bedroom, three-

bathroom one-storey abode. The same timber can be seen in the detailing of the precision-built custom cabinetry.

Mactech Constructions, under the guiding hand of director Nick McDonald, who was integrally involved every step of the way, cleverly elevated the home and used 3.5m-high recessed Vitrocsa glass sliding doors to ensure uninterrupted ocean views. An internal courtyard and pool subtly partitions the large kitchen, dining space and living area from the three-car garage and pool room, adding to the open feel of this spectacular beachfront property.

A home designed and built with a view to enjoying the finer things in life, including lavish entertaining against a stunning ocean backdrop, it also provides the family with everything they need for day-to-day living and more private activities. There is a cinema room for relaxed movie nights, a gym for staying trim, and a study for those business matters that can’t wait until the next working day.

Thanks to the generous size of the site (1194sqm) and frontage, it was possible to build the residence on one level, but due to the C-shaped design of the home, it is

somewhat deceptive when viewed from the street. From kerbside, all you see are the off-form concrete gates but as you travel along the driveway to the internal courtyard, the ocean vista opens up and is all-encompassing.

It’s worth pointing out that while the simplicity of the offform concrete is what makes the architecture of the home so intriguing, the process involved in its creation is far from stress-free because the result you get is what you have to live with. When everything goes to plan and you get it right, as Mactech Constructions did here, the outcome is stunning.

Place of retreat

Family living is at the heart of this luxurious modern home

Of modern, minimalist design, this sprawling custom-built home is a haven for owners Adam and Bec and their two teenage daughters. Designed to sit comfortably in its tranquil treed location in the once-rural town of Narangba on Brisbane’s outskirts, the low-set home is not just a place where the family can make memories, it’s the base for the couple’s business.

While it was imperative the new home incorporated an office from which to run their business, ensuring a sense of separation from the rest of the house was just as important. When the working day was over, they wanted to be able to shut the office door, enjoy the rest of the home and put business matters to one side.

They also wanted family living to be at the heart of their home so they worked with architect Ben Walters to create a distinctive H-shaped floor plan with a central zone where they could gather, entertain and enjoy seamless access to a landscaped outdoor space and inviting swimming pool.

“Our clients had built before with a project builder but this time around they wanted a custom builder who could provide the attention to fine detail required to bring their unique vision to life and give them the luxury family home they had long dreamed of,” says Jay Mostyn, owner of Luxury Lifestyle Homes.

Although Jay’s team were ready to go, commencement of the project was delayed due to COVID with the clients stuck overseas. When they did return, they worked closely with Jay, as well as interior designer Polina Radchenko, to ensure no detail was overlooked. In 2021, the four-bedroom home, which also features a cinema room, was completed.

“Every finish has been very carefully considered and professionally constructed. This includes the high ceilings and polished concrete floors that are a feature of this home. The same applies to the custom-designed joinery. From the butler’s pantry to the master bedroom, the cabinets and cupboards add to the feeling of luxury and complement the home’s minimalist architectural style,” says Jay.

The sense of luxury continues to the step-up cinema room, the guest bedroom with ensuite, and the master bedroom, which is a lavish parents’ retreat. The master features custom sheer and block-out drapes, a beautifully designed wardrobe, and an ensuite that includes a freestanding bathtub, heated towel rails, a double vanity and a shower with a skylight.

The young ladies of the home are also exceptionally well catered for. They each have their own bedroom which is fitted out with a custom wardrobe and desk, and have easy access to an adjoining double bathroom.

The kitchen is the hub of the home and boasts a raft of expertly crafted features, including the curved island bench and the splashback and benchtop finished in 20mm Super Natural Premium concrete-look SmartStone. Combined with the flush ZETR power points and brushed gun-metal tapware, the look is minimalist yet high-end.

To capture the maximum amount of light and encourage air flow, every window in the home has been thoughtfully chosen and positioned. You will find fixed-panel glass,

louvres, sliding windows and bifolds, all complementing the spaces they frame. Breezeways throughout the home help to deal with the hot climate, along with ducted airconditioning and motorised block-out roller blinds.

As you would expect with such a distinctive custom build, there were challenges. “The ceilings in the main living area are more than 5m-high, which created challenges with the completion of the finishes,” says Jay. “Also, this was a large structural steel installation — the framing for the expansive outside opening doors spanned around 9.5m — so the engineering approval and installation of this structure required special attention.

“The systemised processes we use as a business ensured Adam and Bec were always kept updated with what was happening,” adds Jay. “They also had the option to use our online portal during construction to keep abreast of our progress. Our commitment to open communication gives our clients peace of mind and reassures them their dream home is in the best hands.”

Modular homes are growing in popularity as more and more people realise the benefits, which range from quick delivery times to the kind of quality control and precision-building you can only achieve in a factory setting.

Today, there are very few limits to modular building. Homes are available in a diverse range of designs and there is a high degree of customisation. Achieving the required fire rating was essential and the building’s thermal resistance rating was increased by using a 60/60/60 Parti wall between apartments.

The company chose James Hardie’s fire and acoustic Intertenancy Wall System, a lightweight system designed for conjoined walls in multi-residential developments.

Given the slope of the site, there were certain engineering challenges that had to be addressed, all of which were expertly handled by the Saltair Modular team. In fact, the modular nature of the construction made building on the site easier and the disruption to the pristine environment minimal. Modular building is often a more cost-effective build method for sloping and unforgiving sites, and this project is proof of that.

Perfectly positioned, the deck was designed to take in views of the adjoining bushland and gullies. Referencing the earthy natural beauty of the bushland, the alfresco area features a wall finished in random stone cladding which provides a backdrop to the Plungie pool. Affectionately known as Plungies, these pre-cast, prefabricated concrete pools are the perfect solution for compact outdoor spaces, serving as a means for cooling down on a sultry summer’s day and acting like a large water feature when not in use.

Inside the home, the kitchen is the social hub and the focal point of the open-plan living zone. Offering a splash of luxury, the kitchen boasts an island, benchtops and splashbacks in Calcutta marble; also, fixtures with a gold finish, warm-hued joinery and integrated appliances. The effect is sophisticated; the look streamlined.

From the street, the home makes a strong first impression. The white brickwork and shiplap cladding on the facade gives it a clean, modern-coastal look. A little warmth is added by the use of a timber door and portico ceiling.

Thanks to the close, collaborative relationship between the Housing Industry Association (HIA) and the Interior Design Association (IDA), the design and building industries joined forces to celebrate and recognise some of the state’s finest interior designers and stylists, cabinetmakers and builders at the 2022 HIA–IDA Brisbane Kitchen & Bathroom & Queensland Interior Design Awards — Awarding the Industry’s Best.

When assessing the 2022 award entries, the judging panel looked for innovative and creative interiors. It also paid particular attention to the creation and intelligent use

of space, whether proper planning had been employed, the use of furnishings and finishes as well as aesthetic presentation. For the interior design projects, additional consideration was given to the way in which the interior structures of the buildings were modified.

Old and new meet in this sophisticated home renovation

Interior designer Karen Kunst of KJK Interiors and her team worked closely with Emmit Builders, as well as architectural firm, The Artificial, to renovate this 1921 California bungalow, giving it a Palm Springs vibe in the process and seamlessly integrating a new addition.

The goal was to transform it into a five-bedroom home with extra living spaces and all the amenities a modern family needs. “By re-orientating the kitchen we were able to accommodate a butler’s pantry and laundry behind,” says Karen. “And by eliminating the linen closet, we were able to add a bar area as well as extra shelving to the opposite side of the room. Changing the orientation didn’t just increase functionality, however; it maximised the uninterrupted Brisbane city views.”

The kitchen appliances are by Gaggenau and Liebherr with the addition of a Pitt cooker. Karen designed an oversized overhead exhaust for visual impact and to allow enough clearance for the cooker. The butler’s pantry was designed to provide ample storage (open and closed shelving) and include an integrated dishwasher, steam oven/microwave, undermount sink, and extra workspace.

“We designed a wine cellar, which was built into the natural fall of the block, TV cabinetry, an office desk, kitchenette and powder room to the separate living area downstairs. Turning this into a self-contained space futureproofed the home, enhancing its resale value,” she says.

“In the master bedroom, we incorporated a walk-in robe and an ensuite, both with high arched entrances. We also introduced subtle arches to the hallway, bar area and wine cellar. Skylights were also included in several key locations — the kitchen area, master ensuite and main bathroom — bringing more natural light into the home’s interior.”

Rendered stairwell walls and designer pendants adorn the beautiful entry which leads to the bridge connecting the old with the new while hand-blown designer wall lights feature in the hallways and wet areas, providing a subtle glow in the evening. Outside, the pool house and crazy-paved pool surrounds complete the Palm Springs-inspired picture.

A bathroom design c ombining panache and practicality

Luxury combined with liveability was the apartment owner’s goal when she decided to update her tired old bathroom, recalls Kirsty Duncan, founder of Bearcanvas Interiors, who has more than 27 years’ experience across a variety of design platforms.

“The overall look was to be fun and exciting with loads of colour, and no expense was spared to achieve her goal,” says Kirsty, “but as this was the only bathroom in the two-bedroom apartment, I had to plan things extremely well with the builder so she wouldn’t be displaced from her home for too long.

“While she was prepared to forgo a shower and some storage, this bathroom also housed the washing machine

and this needed to stay. The 1970s block/brick walls posed a challenge if the services were to move but the apartment was on the bottom floor with garages underneath, so having underfloor access helped with this.”

Kirsty enlarged the bathroom by adding in the toilet space. “Turning this into a shower room gave the bathroom more length and extended it into the wasted space of the hall,” she says. “By chasing the pipes into the wall, the now-enclosed toilet door end provided a framed wall for the twin shower and a niche. A nib wall was built to hide and house the plumbing needed for the bath and toilet.”

Instead of tiling it in white like the other walls, Kirsty made the nib wall a feature to visually link it to the shower. “Another small plumbing channel was needed along the vanity,” she adds. “This was made as small as possible, hidden behind the end of the bath, and tiled in white.”

The selection of finishes and fittings includes Meir tapware in Champagne with tile trims to match, custom Polytec Prime Oak Woodmatt cabinetry, a Smartstone Calacutta Manhattan benchtop, feature Zellige-look emerald-green tiles and sealed Bisazza Butterfly floor tiles.

“The final bathroom was a triumph with the owner saying she now never wants to leave the room!” says Kirsty.
