ith an experienced custom builder at your side, you can create your own piece of paradise. Specialising in building unique designs that are perfectly tailored to each client’s needs, site and budget, this individualised approach ensures your specific vision is realised. But it’s more than that. A skilled custom builder will be able to make recommendations about materials, inclusions and design solutions you might not have considered. “A custom builder is one that builds bespoke homes for clients who are looking for something exclusive and individual; some will also provide design services. A good custom/designer builder will provide a one-stopshop service, whether in-house or by way of professional partners, to help guide the clients through the entire build process, from design concept to completion,” says Nick O’Shea, Director of O’Shea & Sons Builders. “People engage a custom builder often because they are time poor and need someone they have confidence in to bring their dream home to fruition,” he continues. “It is considered a true partnership of trust and expertise. WHAT MAKES FOR GOOD DESIGN? “Most of us have an innate ability to recognise good design,” says Antony Hing of Gold Coast-based Sanctuary 28. “Good design envelops you and your senses. You see it, feel it, breathe it. Good home design strikes an effortless balance between functionality and form — there is a sense of the right amount of space, light and gentle cross-flow breezes; the right number of rooms and the right ceiling heights; the canny selection of windows and finishing materials. These elements combine to create visual appeal and comfort while the flow between interior areas, and from outdoors to indoors, will feel natural and intuitive. Architects, interior designers and certain custom builders have the ability to create good design.” But rather than chance that your designer can read your mind, Jayson Pate of Jayson Pate Design, a company also located on the Gold Coast, suggests, “The client should consider creating a wish list that includes the rooms that suit their family’s needs, along with ideas on their favourite design styles. This will allow the designer to create a concept that incorporates these items from the start. A quality designer will ensure the client gets the most out of their budget by designing spaces that flow and are cohesive, with little wastage. “

Some custom builders also offer an in-house architectural design service in addition to interior design services; sometimes they will also provide landscape and swimming pool design services. “A good custom builder should provide a holistic approach to the build process. For example, we have an in-house custom design studio as well as an interior design service. We also take care of all the planning application processes, coordinate engineering and any civil services,” says Hugh Bridle, Director, Kalka. Adds Nick, “We also have an interior specialist on our team and our clients really enjoy that fact.”

“One of the main benefits of engaging a custom builder is the flexibility with regards to the design and selection changes throughout the building process,” says John Ugarkovic, Director, Buildcraft Constructions. “We also take the time to inform clients on all the finer details of the building process and discuss any budget constraints, after which we can make suggestions on how to achieve what they want within the budget they have to spend. We offer a highly personalised approach that clients appreciate.” “Typically, a custom home builder offers a very high level of consultation with the clients, not just during construction but prior to construction to ensure the client’s vision and brief are completely understood and interpreted,” says Karen Manley of Manley Homes. “Also, custom homes often have unique features and design intricacies so custom builders provide a very high level of on-site supervision during construction, and they provide a higher level of finish throughout the build than project builders might.” A custom builder is also usually able to provide a much higher level of technology in the build process. A custom builder will build to a client’s architectural requirements, as opposed to project builders who generally

Custom designed homes often require more engineering to physically construct the design than a standard home. For example, to achieve open interiors or interiors with voids and cantilevered or seemingly unsupported upper levels requires sophisticated engineering. However, the benefit is an integral feature of the home which outweighs the engineer’s cost and the cost to implement their design. “One of the benefits of a custom build is the flexibility for owners to select and customise the fixtures and fittings for their home and these inclusions can be in a higher price range than the equivalent ones in mass produced homes,” she continues. “Often the selected fittings require more skill or more labour than a more budget selection might. For example, barn door tracks have become more popular recently and they take considerably more time to install than a standard pre-hung hinged door does. However, if you engage your builder early in the design process he can assist with practical and valuable cost saving advice to ensure your dream home remains within budget.”

This ultimately allows us to design to the client’s budget and only present a solution they can afford,” says Hugh. “In fact, we have seen many first-home builders turning to custom design solutions. It’s like wearing a perfectly tailored suit. More people across the spectrum are turning to custom home solutions to build a home that is the best fit for them.”

WHAT’S ON-TREND As with any approach to building, even one as highly individualised as a custom-build, there are trends. “We have seen an increase in lightweight cladding materials. James Hardie’s external range of cladding mixed with unique colours can really make a home stand out from the rest,” says Nick. “The open-plan living which has been around for a long time still stays true in warmer states where indoor-outdoor living is favoured. “With advancements in wireless technology, smart home systems are becoming much more common and more cost effective,” he adds, “and as eco-conscious builders we are always applying new sustainable solutions.” “In regards to style, Hamptons-inspired designs are continuing to rank highest, at least in the Sunshine State. I think it’s a bit ‘tribal’ where we are connecting to our origins in the old Queenslander,” says Karen. “We are also seeing a strong uptake of Hamptons and Cape Cod-style homes with weatherboard exteriors that sometimes feature stone in the facade.” One of the biggest benefits of custom building is the ability to incorporate more energy saving elements and increase a home’s sustainability. Solar energy generation and storage systems have become popular as being able

to store additional power for use at night time, or to power your car instead of petrol, is a real plus. Some energy efficient materials and inclusions, such as low-e windows, double glazing, increased insulation and solar power, are almost standard now in custom builds.

LOCATION, LOCATION While a custom-built home can be constructed anywhere, there are some areas where they are more popular. “We see a big demand for custom builds in inner-city suburbs with knockdown-rebuild projects, or

major home renovations and transformations of character or heritage homes. Acreages close to the city or larger suburban blocks, as well as high-value real estate such as you would find in waterfront or coastal locations, are other areas where custom builders are in demand,” says Nick. Many custom designs and builds are done in more established areas where knockdown-rebuild projects are popular. Older blocks in established areas require much more attention to detail and flexibility in the build process, which you will usually only get from the more personal attention of a custom builder. These are situations where the expertise and extra attention a custom builder brings can really make a difference. “A custom or bespoke home design and build allows owners more control and flexibility over the design specification of their new home, and it gives them the benefit of build a home that suits the aspect and slope of their block of land and a home that sits well within its environment, which is especially important when building in established areas,” says Karen. “Custom built homes give clients the benefit of a builder who has a lower volume of work, which enables them to focus more fully on each build. Custom home builders also provide a greater on-site presence and a closer relationship with their clients so you can be assured to receive a higher level of finish and accountability from the builder.”

MAKING A GOOD MATCH Finding a good custom builder can be a bit harder than finding a good project builder. They tend to advertise less and often work primarily on referral from previous clients and architects. “Before committing, meet with the builder and invest the time needed to make sure they are a true custom builder,” advises John. “The term custom building is misused by some in the residential building industry to sell homes that lack the detail in pricing just to get clients to commit to a model of home. Also find a builder you have rapport with and who communicates well.” “It is very important that a client chooses a custom builder that they know they can work with and trust,” says Nick. “Building a home can be very stressful at the best of times so a client needs to ensure they can have open communication with their custom builder to ensure maximum satisfaction with the end result and a process that runs smoothly. “Recommendations are a great way to find a custom builder but clients can also look at local builders who have completed good work in their neighbourhood. Obviously, these days clients can find their builder of choice by searching the internet, following social media or looking at homes featured in magazines.” Choose your custom builder wisely and the experience will be as stress-free as possible and, most importantly, you’ll receive a home that is made to order — something that reflects your style and personality and is the perfect fit for the way you want to live, now and well into the future.

eing outside — it’s a temptation most of us can’t resist. This is never more so when we want to share good food and good times with the people we love. Family lunches, dinner parties, movie nights — we now take all of these activities, and more, outdoors. Of course, Australians have always loved to entertain under the sun or stars but these days outdoor entertaining is often a more sophisticated affair, with zones for lounging and dining, and a dedicated cooking area. “We spend so much of our leisure time outside it’s important to have a space that allows us to relax and entertain exactly how we want to,” says Phil Antcliff, Director of Fifth Season Landscapes. “Having a well-designed entertaining area is about considering all the factors, such as space, budget and how you want to use your garden, deck or patio. SUMMER THROUGH WINTER Determining how you intend to use the space, summer through winter, is a critical part of the planning process. While summer may be prime time for alfresco living, cooking and dining outside is something most people want to be able to do whatever the season, which means considering everything, including protection from both the sun and the rain, ambient and task lighting, and how you will cool and heat the space. “A covered alfresco means more versatility and being able to use the space during summer storms,” says Sandra. “They should be connected to the internal living areas and easy access to the kitchen is also a plus. In regards to the materials used, this is up to the owner’s preference. Tiles, for example, are long wearing and easier to maintain, while timber decks add warmth, both visually and underfoot.”

TALKING TIMBER TRENDS Timber is being increasingly used for creating stunning outdoor design features, following a trend for natural finishes, raw materials and mixed textures. “Wood structures generate a sense of warmth and connect with their natural surroundings,” says Leon Travis, General Manager, Sales & Distribution, Boral Timber. “With its neutral palette, timber also harmonises with other building materials, such as brick or concrete, and can be used for a multitude of outdoor applications that are both stylish and practical. “Architects are embracing innovative timber applications in residential projects, including decking, screening and cladding. A timber feature wall is a great way to inject natural elements into the backyard and a simple way to warm up a concrete or rendered space. They can also double as privacy screens or be used for practical purposes like hiding garbage bins. “Establishing different zones can add visual interest to outdoor design and enhance functionality,” adds Leon. “Using timber creatively can include a deck which has multiple levels or platforms to define areas with different functions. Timber planter beds can be built up to add a touch of greenery and give the space dimension. For areas with limited space, built-in bench seating is a great way of providing ample room for visitors while creating a visual focal point. Pergolas can add beauty and functionality to an outdoor space.”

When choosing a home design, you need to consider how interior and exterior living spaces complement one another. “A well-designed, well-placed alfresco draws people to the outdoors and, if done correctly, becomes an attractive additional room of the house,” says Rod Waddell, Director of Waddell Landscapes. “That’s why an outdoor entertaining space should be designed with the entire house and garden in mind. “Also the flow from inside to outside and how that transition is made should be considered. If you want people to naturally gravitate outside, you need to make it a very inviting place to be but also make the transition from inside to out an easy one.”

DESIGN TRENDS So what are homeowners looking for in an alfresco? “An outdoor kitchen is a must for some, while others want a TV they can use for watching sports with friends or for enjoying an outdoor family movie night,” says Sandra. “If you have a larger alfresco, creating separate zones for dining and lounging is a popular thing to do and makes the most of the space. We offer a larger alfresco area — our Grand Outdoor Living option — on most of our home designs. “You don’t have to go big to begin with, of course. Plan for an alfresco space that can be extended in the future, perhaps by laying additional paving or adding a pergola. A growing trend is to have an alfresco that extends along two sides of the home. This also helps to control the temperature inside the home and provides a pleasing outlook from two spaces within the interior.”

According to David Bourke, Sales & Marketing Manager, Clarendon Homes, “People want to enjoy an indoor-outdoor lifestyle and they want the alfresco in their new home to feel like an additional room. For an easy transition from inside to outside, people are still choosing bifold doors but stacker doors, which are easier to flyscreen, are becoming more popular. “You need a reasonably-sized space — a minimum area of 3m by 3m will allow for a dining table and a barbecue but for the larger family, a fullwidth alfresco is often preferred. An outdoor kitchen or barbecue area is pretty much essential as it makes entertaining easier. That said, an alfresco that directly joins with the indoor kitchen is ideal.”

Increasingly, the barbecue sits within an outdoor kitchen which might be as simple as a built-in prep bench with storage and a sink, or something more substantial, such as a stand-alone, custom-designed kitchen with a fridge, rangehood, pizza oven, barbecue, bar fridge and sink. Your outdoor kitchen should reflect the type of entertainer you are, whether you are cooking for the masses every weekend or the occasional weekday barbecue. There are so many options and styles when it comes to outdoor kitchens. “People want versatility,” says Rod, “which is why they want to be able to cook in different ways. This has led to the inclusion of woodfired ovens. The furniture needs to be fit for purpose, of the right size, and a stylistic match to your outdoor decorating scheme — also your interior decor. PROFESSIONAL LANDSCAPING As to the landscaping of outdoor spaces, and not just around the alfresco, but also pools, side gardens and the front garden, Sandra says, “This should be considered at the very start of the project. If you have an idea of what kind of landscaping you require and have at least a concept in mind, it will help with siting the house and also allow you to work out any additional excavation work or retaining walls you might require.” “Landscaping really should be planned with the home and the pool, if you’re choosing to have a pool,” agrees David, “but the execution of the landscaping would be done after the home is built. The style of landscaping is up to each client but generally speaking, once the client has

chosen a specific facade, they would be looking to complement it with a harmonising landscape design and appropriate plant selection.” “In terms of trends, landscaping is moving toward more low maintenance gardens with more native plants,” says Sandra. “Designs with separate spaces and elements that slowly reveal themselves as you move through the space and create a journey through your yard are also very popular.” Having designated outdoor dining and lounge areas is one of the latest alfresco trends. The winner of the Colorbond Award for Steel Architecture, Peakaboo House, located in the Brisbane suburb of Mount Gravatt, was one of the highlights of the 2020 Queensland Architecture Awards. Designed by Brisbane architectural firm Alcorn Middleton, the premise of the major renovation was for a childhood home to be repurposed to provide for a multigenerational family. There is one pavilion reserved solely for sleeping, one just for congregating and another that combines both these functions in a compact footprint, along with an additional professional home office. PLACE OF ESCAPE Wooloowin House sits on a steep, west-facing site with distant views towards the Samford Valley. The inherent tension between the mountain view and the summer sun’s ferocity led Nielsen Jenkins to a strategy of considered subtraction at the rear of the existing Queenslander. The family now has a series of spaces they can occupy at different times of the day — retreating into the undercroft spaces during the heat of the day and moving out towards the view as night approaches. The new internal components work largely within the envelope of the existing building and a new mesh arbour mitigates the afternoon summer sun. Sunny House is set on the undulating terrain of Brisbane’s Wavell Heights and while the footprint is compact, there is an expansive feeling thanks to the connectivity to the outdoors. The base of the house is anchored to the site by blended bricks which continue out to the landscape. The middle level houses communal activities, with openness emphasising a flow from front to back and an easy integration with the lawn and pool. Concrete and plywood are enlivened with yellow-coloured pop-up skylight alcoves. The top level of the house creates separate territories for children and adults, and continues the use of coloured zoning. he authentic Queenslander remains a muchloved style of home; one that can be found right around the state. The traditional Queenslander, which had its genesis in the early 1800s, is a one-storey timber home that is raised off the ground, either sitting atop timber stilts or stumps. Its classical architectural details give it its distinctive look and character and have made it a style that never seems to date and one that Queensland families never tire of. The elevated design was originally devised to deal with tough climatic conditions. By having a high-set home, cooling air was able to circulate beneath and through the dwelling to combat the stifling Queensland summers. Raising the home also provided a degree of protection from flood waters and the ingress of tropical rains.

feature | queenslander homes ICONIC DESIGN Built of solid timber frames with weatherboard cladding, the quintessential Queenslander has a large, covered veranda, another means of providing respite from hot weather and keeping tropical rains at bay. Typically, the veranda is embraced by an ornate balustrade with steps at the front of the home leading down to ground level. As for the roof, an original Queenslander home will have a steep roof pitch and the roofing material will be corrugated iron or, in later years, slate or tiles. Combined, all of these features give a Queenslander its distinctive facade and the street appeal so many people love. Inside, expect to find timber floors and timber-lined walls and ceilings. An abundance of windows and French doors are also to be expected, letting in natural light and facilitating cross-ventilation, along with high ceilings that make the rooms feel airy and bright. Ornate timber fretwork is another iconic interior design element; one that can also be found on the external structure. Overflowing with period details, inside and out, the Queenslander is not short on charisma.

A technique used to reflect heat, these light colours give the homes a fresh and forever charming look. Queenslander homes are still highly prized today and the subject of many a renovation project. This can be a painstaking process and depending on where the home is located, there may be strict heritage restrictions that will determine what you can and can’t do. One of the most popular renovations is to raise the home’s upper level, leaving all the original period features in place, and build an extra level underneath. Internally, original Queenslanders will typically need to be refurbished and rooms like the kitchen, bathroom and laundry modernised, but in a sympathetic manner. The trick is to strike the right balance between maintaining the period charm and creating a home tailored to the way today’s family likes to live.

of the neighbourhood,” Stuart explains. “The form of the building is distinctly abstract yet familiar and attempts to adopt the sensibilities of the 1920s cottage.” Built for a busy and energetic family of five, the project, dubbed Stuart Vokes, Auchenflower House, Director, saw a reorganisation Vokes and Peters and extension of the kitchen, walk-through larder, sitting room with fireplace alcove, laundry, bathrooms, master bedroom and elevated studio. Sympathetically combining contemporary aspects with traditional elements of the suburban porch and gable, the classic white batten facade ensures the house blends smoothly with its environment. With the clients overseas on a two-year secondment, Vokes and Peters was in the unique position of constructing the clients’ dream home without their intimate weekly involvement, as the form is accustomed to. The level of trust being placed in the firm’s hands was not taken lightly

rom the pitched roofs and brick fence piers of Queen Anne Federation-era homes to the latecolonial M-roof cottages with picture-perfect picket fences, Brisbane is home to a variety of housing styles representing almost a century and a half of architectural design. Brissy’s inner suburbs are dotted with porch and gable Queenslanders popularised during the interwar period of the 1920s to1930s and this Vokes and Peters’ project was originally built in the “Roaring Twenties”. Set amid manicured lawns and significant trees, the home was surprisingly well preserved considering its vintage. “Our clients admired the original character of the Brisbane cottage and wished to reveal this reverence in the design of the alterations and additions that would enlarge the house by the addition of a new bedroom, bathrooms, laundry and studio,” says architect Stuart Vokes. Sadly, the vast majority of original Queenslanders in Brisbane have been damaged beyond repair due to major changes that include raising, underneath building and rear extensions. “We attempted to avoid these typical outcomes by locating and scaling a two-storey rear extension in a way that allowed the new works to find a comfortable place in the backyard while earning a rightful spot in the roofscape

It also means the outdoor (covered) wet areas — including laundry, bathhouse, shower, WC and hand basin — are popular ports of call. “The super batten screen provides a backdrop to the sloping lawn, and a folly positions you up in the canopy of the mango tree,” says Stuart, noting that the folly’s enviable vantage point offers views of the city skyline. Auchenflower House, constructed by Bauen Projects, may be a humble suburban project, but it is part of a bigger picture and a body of work by a firm that values the contributions small projects can make to the “streets, neighbourhoods, and the broader narrative of the city”.

The project was unique in its approach; the architects eagerly reinvested in the notion of private open space and chose gardens over extra rooms. Recognising the value of residences that open to the street and have the capacity to contribute to a vibrant streetscape, Auchenflower House is a testament to the expertise of Vokes and Peters, and the longevity and charm of the humble porch and gable cottage. Embracing the classic combination of white bungalow and verdant suburban garden setting, the project is sentimental without being daggy and dated. “We adopted a classic pre-war suburban backyard motif inspired by the battened stair which was commonly seen on the rear wall of an elevated Queenslander,” Stuart says. “This defended stair was once used to provide safe, discreet and partially

et on a large plot of land in Marulan, a small town in NSW’s Southern Tablelands, this is a sophisticated, contemporary farmhouse that provides the owners with a taste of luxury. Influenced by Hamptons style, the custom home is the perfect mix of luxe modern living and traditional design. “The home was designed to meet the dayto-day needs of the family but with space for guests so that they could stay over and share with the family in enjoying the amazing location. Making the most of the landscape and the home’s idyllic setting was an integral part of the brief, so a key element of the design was the inclusion of viewcapturing feature windows in every room,” says Stephen Higham, Director, Hume Building. “The feature windows also bring in an abundance of light, making this a home with a bright and airy interior. This is

EXPERT TIP: To ensure a cohesive look and a home that suits your individual needs and taste, look for a builder with an in-house interior decorator and colour consultant. Building the home, with its James Hardie-clad exterior and Colorbond roof, presented no major obstacles. The only challenge was the lot size. “The home is built on 40 hectares, so we had to give a lot of consideration to the landscape plan to ensure the garden fit seamlessly into its surrounds while providing a backdrop for the house,” says Stephen, who worked for two years on this project. “From beginning to end, the process was seamless. Our amazing architecture team created a plan to present to the clients and once that was finalised, the fun began,” continues Stephen. “We take care of all the paper work so while waiting on all the relevant approvals, our in-house designer met with the clients to select such things as flooring and cabinetry. Once we had everything locked in, we started the build.” As you can see, the stunning end result speaks for itself.

“We laid an engineered Havwood floor throughout the living areas and a luxuriant wool carpet in the bedrooms,” says Stephen. “The amazing raked ceilings are finished in V-lining boards while the wet areas have hexagonal marble mosaic floor tiles, adding visual interest. “The kitchen, bathrooms and laundry all flow with matching door selections and coordinated sinks. To ensure the cabinetry was absolutely perfect, we worked with Cobbitty Grove Kitchens.” To keep the family warm during chilly winters, the home has underfloor heating and a wood-burning fireplace to one side of the large family living space. It was also built with 140mm walls and R6 insulation along with e-glass louvre-style windows. Such measures add comfort to the home and are environmentally friendly.

Armed with that knowledge, and having thoroughly assessed the building site, the Young Homes’ designer was able to create a custom design that was a perfect fit for the family and the location. In fact, the designer was able to put the natural contours of the sloping site to good use. “The land’s natural fall was from the rear to the street, so we followed the fall and dropped the front portion of the ground floor so we could create high ceilings in the front entry and living area,” explains Dean. This has created a sense of airiness enhanced by the abundant light that flows through the glass panels bordering the front door, the bank of windows above the door, and the multiple windows that wrap around the living room. The welcoming living area also features a wall-mounted gas fireplace set into a floor-to-ceiling marble surround, adding winter comfort and a touch of opulence. Another

The alfresco also provides space for outdoor dining furniture and an outdoor lounge area. The latter sits next to the swimming pool which hugs a corner of the house and is wrapped in frameless glass fencing. A key feature of the design is the steel-spined staircase

that ushers you up to the second level where the bedrooms can be found. The staircase boasts floating timber treads and there is LED lighting to the landing. This kind of attention to detail is evident throughout the home and the designer spent a lot of time with the clients working out the perfect palette of materials, finishes and inclusions. The flooring throughout the ground level, for example, is a combination of tiles and carpet. Ironbark timber flooring was used for the upstairs gallery while the bedrooms were fitted with carpet. For added ambience, there is LED strip lighting in the cinema and lounge room bulkheads, and for utter indulgence, a freestanding 16-jet spa in the main bathroom. The same care was taken with the exterior finishes and the home’s facade, features of which include a cedar ceiling to the front porch and Alucobond aluminium composite garage doors for a clean, contemporary look. The result is a thoroughly modern home designed to meet the needs of a discerning family.

“Several large local trees and much of the local tea trees were retained in the front yard to help conceal the house from the street,” says architect Andrew Child. “Also, the vertical silvertop ash cladding will weather beautifully and blur the home into the Andrew Child, surrounding vegetation.” Founder, The project is comprised Andrew Child Architecture of three main parts: the main house, the guesthouse and the services area that includes the laundry and garage. The main house has everything the couple needs, including one bedroom with a walk-in robe, one bathroom, a study, living room and kitchen/dining area.

n 2016, an odd and almost triangular-shaped block at the end of a quiet cul-de-sac in a seaside town on Victoria’s Gippsland coast stood vacant. The new owners were able to look past the property’s narrow street access that was thick with trees and purchased the land in the hope of building a home for their retirement. The plot’s saving grace was the higher and wider rear clearing with northern orientation and plenty of unlocked potential. The new house was also set to function as a holiday home for sojourning family and friends, but the couple’s strict budget led to an avoidance of unnecessary extravagance inside the custom-designed structure. The footprint for the new building needed to sidestep a number of existing trees and adhere to the council requirement that dictated the house be set back a significant distance from the street. Using these constraints to their advantage, the resulting structure enjoys immense privacy.

EXPERT TIP: When designing a home for a coastal site, if you want it to sit easily in its natural surrounds the selection of sympathetic materials is essential. and a third overseeing the main bedroom — were erected with corresponding sited gardens running off each. With a crisp white interior, the home feels light and spacious — a stark contrast to the dark farmhouse the owners had resided in previously. Concrete pavers, timber lining and plywood cupboards punctuate the white interior scheme while black aluminium windows deliver contrast. Double-glazing with low-e thermal coating and double stud walls with a dual layer of insulation earn the home bonus points for efficiency. Likewise, the positioning and size of the windows amplify solar gain and diminish heating loss. Masonry floors adjacent to the north-facing windows improve thermal mass by absorbing natural heat. Built by Piasente Constructions, this is an understated home that shies away from neighbours but welcomes family with open arms and a fully functioning guest wing.

The main bedroom feels like a luxurious retreat that rejects the conventionality of a bedroom door. Instead, one enters along a hallway that deviates from the rest of the house, offering privacy. The three-bedroom, one-bathroom guest wing acts as a buffer between the main body of the house and the street, with solar electric panels generating energy for the entire home. “The main body of the house operates as a generous singlelevel home with the capacity to open up a ‘secret’ door to the guest wing when additional bedrooms and bathrooms are required,” says Andrew. “The main house is prioritised with higher ceilings and north-facing windows in each space.” A passion for gardening is cultivated in the couple’s thriving outdoor spaces, complete with pergola and water tank. Mountain magic

H

uddled in the green hills of the Sunshine Coast hinterland, and set in the midst of 300 acres of rainforest, is a unique development — The Ridge at Maleny. It’s not just the opportunity to feel like you own a mountain acreage property that attracts people to The Ridge, however; it’s the quality of the award-winning, luxury two- and three-bedroom Scandinavianinspired homes built by Saltair Modular. The initial design of the boutique development was the result of a collaboration between the landowner and DM2 Architecture, with developer Magnus Olsen and Saltair Modular then tailoring the development to the site. The result is 12 modern mountain cabin-style modular homes and a welcoming community centre. “The site is in a stunning part of the hinterland but the terrain was challenging and the location remote,” says Steve Bridger, owner of Saltair Modular. “Because of these challenges, modular construction, where the need for ground

and civil works is greatly reduced, made the most sense. The developers were also attracted by the quality control offsite construction brings, the time savings, and the ease of staging the development.” Each cabin was built at Steve Bridger, Saltair’s manufacturing Owner, Saltair Modular centre in the Sunshine Coast town of Coolum Beach, was transported by truck to the site and craned into position. This resulted in minimal site disruption and allowed the development to have a very light footprint on the land. “The design of the homes emphasises open-plan living with each featuring raked ceilings which add to the sense of space and openness,” says Steve. “We also wanted the

Building made easy This charming owner-built kit home, the end product of a knockdown-rebuild project, sits on solid foundations

P

urchasing a block of land with a fire-ravaged home was the start of an incredible journey for David and Vicky. Renovating the existing home was out of the question as it would have meant fully gutting it inside at great cost. Instead, the couple formed a vision of a new way forward. They would demolish the damaged home and build a new one in its place. To save money, they would try to re-use some of the existing footings; also, David would take on the role of owner-builder. Having carefully formulated a plan, the next step was to choose a kit home design for the site in Mount Kembla, a semirural town in NSW’s Illawarra region. “We went to Storybook Designer Homes, selected the design style we liked, let them know what our budget was and then they produced a custom design that suited all of our requirements,” says David. David’s biggest challenge was his sloping site. Where he wanted to position the home meant that the slope from the front to the rear of the house was going to be over three metres. So, having finalised the home design, the next task was to select a

sub-structure that would hold the enormous home. The slope, however, wasn’t the only consideration. While the block sits in a relatively low Bushfire Attack Level [BAL] 19 zone, the area is prone to termite infestation. David went searching the web with two options in mind: a traditional timber bearer and joist floor or a steel sub-floor system. The main criterion was that the system had be strong enough to support the loads from the home, given it had multiple roof pitches. He also wanted a strong feel underfoot and a system that would be simple enough to assemble at a height of three metres. After receiving the price for the timber sub-floor, he came across the Spantec website. “Spantec looked like a professional outfit so I made contact with them. A sales team member gave me a quick rundown on the products and process, after which I went to their office for a meeting, armed with my plans, so we could discuss my build further,” says David. “The service I received was great. The sales and design teams were very receptive and the steel system on offer was fantastic

— and it looked simple to assemble. This was a huge benefit as I was taking on the build myself. Spantec seemed to tick all the boxes but my only concern was cost. To my surprise it actually worked out cheaper and there was less wastage as they cut everything to size. Once we started to build I found the finalstage construction drawings that Spantec prepared really easy to understand. We could not be happier with the result.” Spantec provided a full supply and construction drawing package. No engineering was required by Spantec, but the team worked closely with David’s appointed project engineer. The project involved three decks and multiple direction floors that required different spans and pier grids. Having a large selection of different-sized bearers and joists within the Spantec Boxspan range proved a huge benefit and allowed the whole floor frame to come together as one complete cost-effective kit. Adds David, “The materials arrived on-site neatly packed. All the fixing and Ezipier bags were labelled and there was a full set of A3 drawings printed for me in a bag. All bearers and joists were cut to size and each piece was labelled so it related back to the construction drawings. Due to there being a lot of different sizes within the floor system, the labelling made sorting extremely easy.

“A huge saving in installation was Spantec’s unique bearer punching. Because the bearers and joists are in the same alignment, Spantec has a smart bearer as part of its kit system. At 450mm joist centres the bracket location holes are prepunched and each bearer carries clear, printed identification as to how it is assembled.” Spantec pioneered steel flooring systems in Australia and, for the past 29 years, has been designing and manufacturing galvanised steel floor kits, as well as deck kits. These sturdy flooring systems are lightweight, long-spanning, straight and true to size. Manufacturing tolerances are perfect, products are cut to size so there is no wastage, and the systems are easy to assemble. In addition to manufacturing the Boxspan and Ezipier brands, Spantec offers a design service, an engineering certification service and can produce site construction drawings.
