ummer is here and exams will come and go as you look forward to moving in to your new home or starting the next chapter away from Bradford. Whatever your circumstances Unipol can help keep the stress out of moving and give you simple and straightforward advice on how to avoid the pitfalls of moving. Tips on what YOU need to remember to do before handing in your keys

T

he majority of students move home each year and this can be a very exciting time. To make the move as easy as possible make sure you know what all your responsibilities are as soon as possible so that you have plenty of time to prepare. Below are my top tips on things to remember before you move:

Make sure you know the exact date and time that you need to leave the property by and if your keys need to be handed in in person or via post to your landlord.

This one is the one that so many people forget - If you are expecting mail you should arrange for it to be redirected to your new address, to do this visit www.royalmail.com and fill in the on-line application form or you can go to the Post Office and ask for a redirection application form.

Ensure that all rent and bills are fully paid; some landlords require proof of this before returning your deposit so check if this applies to you.

Reading over your tenancy agreement and understanding your responsibilities will help make moving to another property as easy as possible so make sure you discuss the above tips with your house mates a few weeks before you leave to agree on what everyone can do to contribute towards ensuring the house is left in a satisfactory condition.

provide clear written guidelines about the standard of cleaning expected at the end of your tenancy n confirm in writing any other arrangements for the end of the tenancy (eg providing proof of payment of bills, check out inspections) n return your deposit (or the remainder after deductions) within 28 days, but if there is a delay will provide you with the reason for this, along with a statement of account of any deductions that they plan to make n

The property is filthy The majority of student tenancies end on the 30th June, with the next one starting on the 1st July - giving landlords often less than 24 hours to make sure the property is ready for you. Whilst ideally it should be clean already, notify the landlord of the problem immediately, backing it up with an email. They should arrange for a cleaner to visit within a reasonable timeframe - generally within a couple of days of you notifying them.

Make sure the property is ready for you to move in at the start of the tenancy n Let you know in writing if any works are overrunning and what the consequences might be n Give you a point of contact for any emergencies n Provide you with a copy of the Gas Safety Certificate n Provide written instructions on how to use the central heating and hot water n If you ask for them, provide instructions on how to use the appliances that have been provided n Provide you with details about bins and recycling n

How to get your deposit back - a guide for students MOVING IN A few key checks can save a lot of problems later on!

inventory make sure you look it over. It details the condition of the property; if any dirt or damage is not listed at the start you could be held responsible for it at the end. Submit any corrections to the landlord ASAP. If you do not get a check in report you are still advised to make a note of any problems and let the landlord know in writing promptly. n Check your tenancy agreement. It

tells you your responsibilities during the tenancy and what your deposit could be used for. MOVING OUT The accommodation provider may be able to deduct money from the deposit if you break terms in the

fully paid. n Check you have met all other

conditions in the agreement. Your accommodation provider must tell you promptly if he/she plans to make deductions and money owed must be paid to you without delay. If there is a delay send a request in writing. Your landlord should have registered your deposit with a deposit protection scheme. If you are unable to reach agreement over the return of the deposit, you can use the scheme to try and recover money you think is owed to you. Where is my deposit held? There are 3 deposit protection schemes. To find out where your deposit is protected read your tenancy agreement or visit the schemes’ websites.

Students’ Union – What we do We are here to represent the students of Bradford College, making sure that your voice is heard and to ensure that you get the best out of your time as a student. If you are 16 years of age or older then you’re automatically a member of the Students’ Union and can access all the services and activities we provide. The Union is independent from the college and ensures the views of students are listened to and acted upon. Representation/Giving students a voice We are a student-led organisation, run by student officers who are elected every year by you, the students. They represent Bradford college students and campaign on the issues that matter to you. One of the key ways we work to do this is to ensure that your voice is heard on your course. We have a team of course reps that represent students at class level. Bradford College Students’ Union is a democratic organisation. This means that we are led by you,

our members, and each year a group of students are elected to become the Student Executive Committee. As all Bradford College students are members of the Students' Union, all students can vote and have a say in what happens. The elected students lead the Union on behalf of all of the students at the College. They make decisions about the way the Union operates and the kind of activities that the Union organises

and supports. They lead campaigns to improve the lives of students at the College and work with the College’s management team to make changes in the interest of students. The President and Vice-President are full-time roles with students who win the elections taking a break from their studies for one year to lead the Union. The President and Vice-President are based in the Students’ Union Office, David Hockney Building.

All the sessions and workshops are free to college students and it’s also a great way to meeting new people. There`s a broad range on offer and something to suit everyone! Course Representatives T he key way to have your say on the way your course works is through the Course Reps. Every course has at least one Course Rep: if you don’t know who yours is, or you think you don’t have a Rep you should speak to your tutor or contact us at the Students' Union. Course Reps work to bring forward the issues of students to staff within their programme and then work with staff to make positive changes.

Any student can be a Course Rep. They are elected at the start of the year, and each course does this in a different way so it’s best to speak to your tutor about it. If you need any help please contact us at surepresentation@ bradfordcollege.ac.uk All Course Reps receive training from the Union and regular information and opportunities to get involved in other Union and College initiatives.

Volunteering Opportunities Voluntary work, we can help you volunteer in the community

W

e provide students with access to community volunteering through our partners in Bradford. We have links with a wide variety of organisations from national charities like Age UK and the British Heart Foundation to local charities like the Food Bank and the Bradford Bike Hub. Interested? Bradford City Centre is changing Students that have been at the university or college for some time will remember the gigantic hole at the heart of the city centre which is soon to be the new Broadway Bradford Shopping Centre. Opening in autumn 2015, Broadway will change shopping in Bradford. But it's not the only change on the horizon. Quick & easy home security tips We asked a student welfare advisor to share his tips on home security: Lock it Around half of burglaries are through an unlocked door or window. So make sure you lock up before leaving a door or window unattended. And encourage your housemates to do the same – it only takes one person to leave something unlocked and a burglar to be in the right place at the right time for all of you to get burgled.

Hide it Sometimes burglars look through windows to see if they can see anything worth stealing before they risk breaking in. Try to avoid leaving valuables in sight of windows.

Light it Most burglars don’t like to bump into people when they break into a house, so they prefer properties that look like no-one’s home / awake. So consider leaving a light on. Some people use a lamp timer switch to switch a lamp on & off automatically at preset times when they’re away from the property for long periods of time.

Whether you are moving in or out of a property in the near future, preparation is the key to a stress free move. This guide offers practical advice on making sure you have all the bases covered and avoid the pitfalls. So read on and get prepared.

Feeling Stressed about moving home already? As long as you find out what you need to do it can be really simple and pain free. So read this guide and pick up a copy of our deposit leaflet, available from any of our branches, including many of the support service outlets at your institution and Students’ Union. If you are renting from your university, college or a larger owner, they may have provided a tenants’ handbook when you moved in or information on what you need to do when you move out. This is likely to include a list of charges you may incur if you have damaged anything. If in doubt, ask now.

Moving in on the 1st July If you plan to move in on the 1st July many landlords and agents will have lots of properties changing tenants so problems may take a little longer to fix.

Moving into your new home is an exciting time, giving you independence and the freedom of living in your own space. However, this comes with more responsibilities and important things to do when you first move in. So to make sure you enjoy the experience to the full, do a little forward planning and bring down those stress levels. One for now: if you want to bring a car you should check to see if you need a permit. Moving out CLEANING If you are renting a shared property you are all jointly responsible for its condition when you move out, although the degree of joint liability can vary depending on the type of tenancy agreement you’ve signed. As a rule of thumb communal areas will almost always be the responsibility of everyone. Remember all the landlord/agent wants is a property returned in an acceptably clean condition to hand over to the new tenants moving in. Read on and keep the marigolds nearby. • Work out in advance how you will clean the property and divide up the tasks for the communal areas. That is the kitchen, bathroom, lounge, corridors, stairs and any outside space and cellar area. • It is a good idea to talk to your mates now and try to agree a day to get together to clean up, as everyone starts disappearing after exams • Use the checklist on the back page to keep you on track.

What if no one will clean up?

Bathroom Not cleaning the toilet or the bathroom suite can cost £50 £100. This is the time it can take for professional cleaners to clean the area properly.

Oven and grill It can take a lot of cleaning to do this properly. This again could take two visits for cleaning fluid to be left overnight and can cost in excess of £95.00.

Not cleaning the house because no one else will is not an acceptable reason: you will all end up losing some or all of your deposits.

UTILITY BILLS The landlord/agent may keep your deposit until you provide written proof that all the outstanding utility bills are paid. YOUR RESPONSIBILITIES AS A TENANT When renting a property, did you know that you have certain responsibilities? There’s a common misconception that the landlord is responsible for everything to do with maintaining the house, but this is not always the case. Your tenancy agreement will detail what you need to take care of, so make sure you read it fully. Here are some of the most common tenant responsibilities:

Condition of the property

Blocked drains or toilets

It’s generally accepted that there will be some ‘fair wear and tear’ during your stay. Over time, walls will need re-decorating, carpets replacing and things may break even if they are being used correctly. However if you damage something through using it inappropriately, your landlord is entitled to charge you the cost of putting it back to its original state.

If your drains become blocked with food, hair or other substances, you may have to pay to have them unblocked. The best option is to try to unblock them using a sink unblocking solution bought from the supermarket. If your landlord has to arrange this the costs will likely fall to you.

Reporting repairs Mind reading is not a pre-requisite to being a landlord. If something needs repairing in your property, send your landlord an email or put it in writing. Your landlord does not have to take action unless they receive proper notice that repairs are needed. In most tenancy agreements you have a contractual obligation to inform the landlord about any repairs that they are responsible for and failure to do so can be costly.

Maintaining the garden

Some landlords will stipulate in their agreements that tenants maintain the garden They don’t need to provide you with the tools to do this, but you could request that they do. If it’s your contractual responsibility, your landlord may charge you for putting the garden back into good condition.

Allowing access

If your landlord provides 24 hours written notice they can enter the house/flat for the purposes of repairs or looking at the condition of the property.

Security during the summer Many students leave their term-time house empty over the summer; if you are one of these students check out the tips below:

Make your house look occupied while you are away • Keep your doors and windows locked and close your gate • Don’t leave cash and valuables on display, keep them hidden from view from the window or through the letterbox • Leave a light or radio on to give the impression someone is in – consider using a timer switch • Take your valuables home and make sure the house is fully secured with the burglar alarm set and inform your landlord • Inform the post office to keep hold of any mail for you and pick it up on your return, a build up of mail is a sure sign that no one is home.

Beat the Burglar I

n our bid towards promoting personal safety for our students we formed a Beat the Burglar patrol and went around The Green to see just how many instances of easy intrusion we could find. Anywhere we found open windows and unlocked doors we left informational material on security awareness. In a few cases we tracked down students of the flats to show them how easy it was for us to get inside, alerting them of the risks.

Our motto: If we could get in, anyone can! All in all it was a great opportunity to encourage Bradford students to take the necessary steps to prevent themselves from becoming victims. Lock your flat door at all times and lock your bedroom door if possible. A couple of minutes are all it takes for your mobile phone and laptop to disappear.

You can’t be too careful....If you live in halls, don’t presume you are safe from theft. In some ways, you are actually more likely to be targeted. Remember: As a student you are seen as an easy target. Don’t be that target.

n Don’t sell your goods It only takes seconds for an offender to reach through an open window and snatch a laptop if the room is left unattended. Take extra precautions and keep windows closed when you’re out of the room. n Don’t give people a free pass

As an offender: 1 risk= multiple gains n Students all too often leave valuables lying in plain sight by their windows - i.e. laptops, phones etc. n Students are also more likely to be out at night, leaving their property empty for an unnoticed break in.

1. Yoga Yoga is a fantastic exercise that focuses on strength, flexibility and breathing to boost mental and physical wellbeing. There are many different types of yoga, but two classes available at the university (open to all) concentrate on Vinyasa Yoga and Dru Yoga. 3. Cycling 2. Moor Walking

Cycling is a great low-impact sport that burns loads of calories and can be enjoyed by everyone, no matter what your weight. It works your heart and lungs which helps in other areas of exercise and fitness too! You don’t need any special training and you can form a group and make it a social outing, meaning there’re more people to spur you on when you feel like heading down the pub for a lager and black! Both University of Bradford and Bradford College students have access to the Bradford Bike Hub where you can hire a bike from £1 a day to £30 a term. You may think moor walking is for our respected elders and that you wouldn’t be seen dead in a pair of hiking boots, but Ilkley Moor in Yorkshire may make you change your mind. With beautiful unspoilt Victorian architecture, it is the idyllic place to get active and banish those hangovers! With walks stretching up to 10km and various places to eat, ranging from small local delis to Michelinstarred restaurants, Ilkley is not to be missed. 4. Running For those of you using the age old excuse of ‘I can’t afford the gym’, FEAR NOT. Whip those dusty trainers out and get running! Running is one of the most efficient ways to burn calories, lower blood pressure and speed up that lazy metabolism that most of us students have acquired. Bradford Parkrun is a weekly 5km run that takes place in Lister Park (near the School of Management) every Saturday morning at 9am. Anyone can take part and it’s free, all you have to do is register before your first race. See www.parkrun.org.uk/leeds/ for more details.

5. Swimming Everyone wants to look good in a swimsuit but getting there can sometimes be a bit of a nightmare. Swimming and braving the thought of wearing said swimsuit before you’ve sculpted your bikini bod can be a bit daunting, but I promise you the results will be worth it! It is known to be the best all round aerobic exercise as it targets every area of the body, whether you are enjoying a slow breaststroke or a water aerobics class. University of Bradford - welcoming international students to Bradford

C

oming to a new city and a new country can be quite a daunting prospect. At the University we do all we can to help you settle when arriving in Bradford.

When you first arrive Come and join us at our International Student Information Point when you first arrive. Open 8 to 22 September 2015, 8.30am to 6.00pm including the weekends just follow the signs in Richmond Building to find us. We will take you around campus, take you to the useful shops in town if you need to buy bedding, kitchen items and food, and will have a flexible orientation programme during this time. Need help to open a bank account, or to go to the Post Office to collect your

Biometric Residence Permit? The International Student Information Point is the place for you to come for help with these practicalities too, and our friendly Student Ambassadors will be happy to assist.

Need help and advice during the rest of the year? Our International Student Adviser is available every afternoon Monday to Friday, for you to drop by The Hub (our Student Support Centre) and ask any questions that you may have, or just to have a friendly chat. We also have a Visa Adviser, who can help with any immigration related matters

you may want to discuss. Not sure how to meet other students? Our Students’ Union have an enormous range of Clubs and Societies (see www.ubuonline.co.uk/studentactivities/sports-and-societies – there is something for everybody! We also run a monthly programme of day trips to places of interest in the local and wider area – to famous cities, historic cities, the beautiful countryside, the coast, theme parks and more. The best advice we can give is to ‘join in’ - you will be, making friends, practising your English without even realising having fun and meeting people from all around the world. Come and build your global network!
