ummer is here and exams will come and go as you look forward to moving in to your new home or starting the next chapter away from Bradford. Return your deposit (or the remainder after deductions) within 28 days, but if there is a delay they will provide you with the reason for this, along with a statement of account of any deductions that they plan to make

The property is filthy The majority of student tenancies end on the 30th June, with the next one starting on the 1st July giving landlords often less than 24 hours to make sure the property is ready for you. Whilst ideally it should be clean already, notify the landlord of the problem immediately, backing it up with an email. They should arrange for a cleaner to visit within a reasonable timeframe - generally within a couple of days of you notifying them.

Provide you with details about bins and recycling

The property isn’t ready for me to move in If your bedroom or the property itself isn’t ready for occupation, then you should be provided with alternative accommodation (if you want it) and rent will not be payable for the room / property that can’t be used.

UBU Volunteering with University of Bradford Union Give it a Go Sessions From the new semester on Wednesday afternoons, student volunteers will be able to go on organised volunteering sessions. This is based on a trial during the 2015/2016 academic year where a group of students visited Undercliffe Cemetery and cleaned a section of the historic graveyard of overgrown brambles and on a trip to Leonard Cheshire Care Home where students played sitting volleyball with the residents. .

New Opportunities W

e are constantly striving to find new opportunities that students want. There is a large demand for health and social work volunteering and to date we have found dozens of new opportunities for students to get involved with. These new opportunities include volunteering at soup kitchens, on youth offending panels, in residential care homes, fundraising in hospitals and working with refugees in the city.

Meet the Organisation

Pop Up University

From October, students who are interested in volunteering will be invited to a series of talks by volunteering providers. This is an opportunity to learn about what volunteering roles are available and what it entails volunteering at each organisation. It’s a great way to learn, first hand, about what is on offer.

UBU Volunteering are working with the School of Social Sciences and Equality Together on an ambitious project where social science students and community service users develop volunteering ideas together. This co-production method of determining new opportunities will ensure that

the organisations get what they want and that the volunteers develop employability skills and apply theories learnt through their studies into practical applications.

Bradford College SU Bradford College Students’ Union are located in the David Hockney Building, next to reception.

What we do We are here to represent the students of Bradford College, making sure that your voice is heard and to ensure that you get the best out of your time as a student. If you are 16 years of age or older then you’re automatically a member of the Students’ Union and can access all the services and activities we provide. The Union is independent from the college and ensures the views of students are listened to and acted upon.

Giving students a voice

W

e are a student-led organisation, run by student officers who are elected every year by you, the students. They represent Bradford college students and campaign on the issues that matter to you. One of the key ways we work to do this is to ensure that your voice is heard on your course. We have a team of course reps that represent students at class level. Bradford College Students’ Union is a democratic organisation. This means that we are led by you, our members, and each year a group of students are elected to become the Student Executive Committee. As all Bradford College students are members of the Students' Union, all students can vote and have a say in what happens. The elected students lead the Union on behalf of all of the students at the College. They make decisions about the way

Volunteering Opportunities

the Union operates and the kind of activities that the Union organises and supports. They lead campaigns to improve the lives of students at the College and work with the College’s management team to make changes in the interest of students. The President and VicePresident are full-time roles with students who win the elections taking a break from their studies for one year to lead the Union. The President and VicePresident are based in the Students’ Union Office, David Hockney Building.

Student discounts/ Get great discounts Being part of the National Union of Students (NUS) means you can purchase an NUS Extra card, the national student discount card. Cards cost only £12 a year and can be purchased from the students’ union or online at www.nus.org.uk and provide access to lots of discounts.

Course Representatives The key way to have your say on the way your course works is through the Course Reps. Every course has at least one Course Rep: if you don’t know who yours is, or you think you don’t have a Rep you should speak to your tutor or contact us at the Students' Union. Course Reps work to bring forward the issues of students to staff within their programme and then work with staff to make positive changes. Any student can be a Course Rep. They are elected at the start of the year, and each course does this in a different way so it’s best to speak to your tutor about it. If you need any help please contact us at surepresentation@bradfor dcollege.ac.uk All Course Reps receive training from the Union and regular information and opportunities to get involved in other Union and College initiatives.

Voluntary work/ we can help you volunteer in the community

e provide students with access to community volunteering through our partners in Bradford. We have links with a wide variety of organisations from national charities like Age UK and the British Heart Foundation to local charities like the Food Bank and the Bradford Bike Hub.

HOUSING TIPS

International Student Tips H

ere at Unipol we understand that for many international students, finding accommodation can be a little challenging. The idea of moving away from your family and become independent can be stressful, but if tackled correctly it can turn into a great opportunity. It is essential that you make sure that you are fully prepared for your arrival, and finding the right accommodation for your first year is one of the major stepping stones in the process. Unipol has spoken to Dorothy and Robert, two of our housing hub assistants in Bradford, both international students, and they have shared their house hunting experience with us. Both of them are graduating this year, so will walk us through their year by year house hunting experience.

First year Dorothy - Having to move to the United Kingdom all the way from Vietnam was stressful as I did not know anybody in the UK and I wanted to be able to live in a safe place, but also be able to meet people and make new friends. I searched online and on the Unipol website and found a large development that was under the Unipol Code. I was able to book a room online and upon my arrival everything was even better than expected. Robert - I have moved from Romania, and I was fortunate enough to have some friends from home already living in Bradford. The group rented a Unipol Code property, 15 minutes walking distance from the campus. The landlord was absolutely lovely and the house

was very well maintained and furnished.

Second year

Dorothy - In my second year i started working part-time on campus and also wanted to live in an off-street property, so I again used the Unipol website and found a lovely house just 3 minutes away from the main campus. Robert - For my second year, I decided to continue living in the same property as the landlord was great, the rent remained unchanged and we even received a 3 months summer rent concession.

Final year

Dorothy - I wanted to continue to live close by the university but decided to look for a rent with bills included so I had to change houses again. I found a lovely room in a shared house

for just £60 per week with all bills included - not having to worry about bills made my final year so much easier. Robert - After completing my second year I did a placement thus I was away from Bradford. Upon my return most of my friends had already graduated so I decided that I would live in student halls so I could meet new people and also not have to worry about bills on a regular basis. I was able to find a Unipol Code large development and secured myself a room for the

whole year. The on site administration team has always been very helpful and I even got free parking!

To wrap it up we’ve asked our two students to put together a top five suggestions list of things to keep in mind when looking for a house: 1. Always use Unipol to find accommodation 2. Make sure that the properties you choose are under the Unipol Code 3. Take your time when looking, not all good houses go first 4. Arrange as many viewings as possible if that is an option. 5. Talk to the landlords as much as possible, the interaction with them is crucial on the long run.

How to get your deposit back - a guide for students MOVING IN A few key checks can save a lot of problems later on! n Make sure your deposit was

protected within 30 days of the landlord receiving it (details on how to do this are included later on) n If you get a check in report or

inventory make sure you look it over. It details the condition of the property; if any dirt or damage is not listed at the start you could be held responsible for it at the end. Submit any corrections to the landlord ASAP. If you do not get a check in report you are still advised to make a note of any problems and let the landlord know in writing promptly. n Check your tenancy agreement.

It tells you your responsibilities during the tenancy and what your deposit could be used for. MOVING OUT The accommodation provider may be able to deduct money from the deposit if you break terms in the tenancy agreement. To avoid this,

fully paid. n Check you have met all other conditions in the agreement. Your accommodation provider must tell you promptly if he/she plans to make deductions and money owed must be paid to you without delay. If there is a delay send a request in writing. Your landlord should have registered your deposit with a deposit protection scheme. If you are unable to reach agreement over the return of the deposit, you can use the scheme to try and recover money you think is owed to you. Where is my deposit held? There are 3 deposit protection schemes. To find out where your deposit is protected ask your landlord or read your tenancy agreement or visit the schemes’ websites.

Unipol protects deposits with TDS, and Unipol accredited landlords can use a special Unipol/TDS protection scheme. If your landlord has protected your deposit under the Unipol/TDS scheme and you have problems you should contact Unipol in the first instance. Disputes must be submitted within 3 months. YOUR MOVING IN AND OUT GUIDE

Whether you are moving in or out of a property in the near future, preparation is the key to a stress free move. This guide offers practical advice on making sure you have all the bases covered and avoid the pitfalls.

MOVING OUT

As long as you find out what you need to do it can be really simple and pain free. So read this guide and pick up a copy of our deposit leaflet, available from any of our branches, including many of the support service outlets at your institution and Students’ Union. If you are renting from your university, college or a larger owner, they may have provided a tenants’ handbook when you moved in or information on what you need to do when you move out. This is likely to include a list of charges you may incur if you have damaged anything.

BRINGING YOUR CAR? If you want to have a car in Bradford you should check to see if you need a permit. You can check if you need a permit by emailing: parkingservices@bradford.gov.uk

MOVING IN ON THE 1ST JULY If you plan to move in on the 1st July, many landlords and agents will have lots of properties changing tenants so problems may take a little longer to fix.

Moving into your new home is an exciting time, giving you independence and the freedom of living in your own space. However, this comes with more responsibilities and important things to do when you first move in. So to make sure you enjoy the experience to the full, do a little forward planning and bring down those stress levels.

MOVING OUT WHAT IF NO ONE WILL CLEAN UP?

CLEANING If you are renting a shared property you are all jointly responsible for its condition when you move out, although the degree of joint liability can vary depending on the type of tenancy agreement you’ve signed. As a rule of thumb communal areas will almost always be the responsibility of everyone. Remember all the landlord/agent wants is a property returned in an acceptably clean condition to hand over to the new tenants moving in.

Not cleaning the house because no one else will is not an acceptable reason: you will all end up losing some or all of your deposits.

• Work out in advance how you will clean the property and divide up the tasks for the communal areas. That is the kitchen, bathroom, lounge, corridors, stairs and any outside space and cellar area. • It is a good idea to talk to your house mates now and try to agree a day to get together to clean up, before everyone starts disappearing after exams • Use the checklist on the back page to keep you on track.

BATHROOM Not cleaning the toilet or the bathroom suite can cost £50 - £100. This is the time it can take for professional cleaners to clean the area properly.

OVEN AND GRILL It can take a lot of cleaning to do this properly. This again could take two visits for cleaning fluid to be left overnight and can cost in excess of £95

HELP! I’M NOT SURE WHAT’S EXPECTED

Why not ask your landlord/ agent to do an inspection to point out anything you should do to return the property in an acceptable condition?

UTILITY BILLS The landlord/agent may keep your deposit until you provide written proof that all the outstanding utility bills are paid. This may include providing an exemption letter for your council tax bill, if required this should be detailed in your contract. If in doubt always go back to your contract as this will detail what is expected of you and what you can expect from your landlord.

DID YOU KNOW?

Cleaning the kitchen and bathroom is over 50% of the task of cleaning the whole property, so concentrating on cleaning your own room is not enough.

YOUR FINAL BILL

• A few weeks before you move out, contact the utility companies and let them know that you will be closing the account soon. • On the final day take your meter readings, inform the companies to close your account and give them a forwarding address to send the bill. • Keep a record of the meter readings. • Once paid make sure you send proof to the landlord/agent.


MOVING IN MOVING IN DAY Check your new property thoroughly. Although your landlord will try and have your property ready on the first day of your contract - clean and in a good state of repair - it is not always

possible. The previous tenants may have only moved out the day before, not cleaned properly and left repair works to be done.

• Take photos, including any wear and tear damage so you have proof of its condition from the outset. • If your property does need some repair or cleaning inform your landlord immediately in writing (emails are fine) as well as by phone.

MOVING DAY Don’t leave the car or house open and unattended while you move your possessions in as this is a prime time for opportunist thieves to steal your valuables!

• Ask for a date by which the work should be

completed, keep in touch and let your landlord know if the works are not done on time.

...AND ANOTHER THING IS THERE ANYTHING ELSE I SHOULD KNOW ABOUT UTILITIES IF I AM PAYING? When you register your details try to register all the names so that no one has to take individual responsibility. Make sure you can find the stop taps for your gas, water and electricity supplies. Ask your landlord/agent if you can’t find them

I WANT TO DECORATE Stop! Before you get your paint brushes out check your contract and if in doubt contact your landlord/agent.

BILLS NOT INCLUSIVE

Most owners don’t allow tenants to decorate, put up shelves, put nails in walls and sometimes don’t allow Blu-Tack so ask.

You’ve moved in and you’ve informed your landlord/agent of any immediate works needed, so relax. However in the first few days there are a few things you should do and top of the list is to take meter readings for your gas and electric supply. Check with your landlord whether your water is on a meter.

I NEED MORE STORAGE SPACE Although your contract and/or inventory (if supplied) will detail the furniture provided you can still request additional and many landlords are happy to talk through your requirements. The Unipol Code details the furniture and white goods that should be provided as a minimum.

YOUR RESPONSIBILITIES AS A TENANT When renting a property, did you know that you have certain responsibilities? There’s a common misconception that the landlord is responsible for everything to do with maintaining the house, but this is not always the case. Your tenancy agreement will detail what you need to take care of, so make sure you read it fully. Here are some of the most common tenant responsibilities:

CONDITION OF THE PROPERTY

It’s generally accepted that there will be some ‘fair wear and tear’ during your stay. Over time, walls will need re-decorating, carpets replacing and things may break even if they are being used correctly. However if you damage something through using it inappropriately, your landlord is entitled to charge you the cost of putting it back to its original state.

REPORTING REPAIRS

Mind reading is not a pre-requisite to being a landlord. If something needs repairing in your property, send your landlord an email or put it in writing. Your landlord does not have to take action unless they receive proper notice that repairs are needed. In most tenancy agreements you have a contractual obligation to inform the landlord about any repairs that they are responsible for and failure to do so can be costly.

ALLOWING ACCESS

If your landlord provides 24 hours written notice they can enter the house/ flat for the purposes of repairs or looking at the condition of the property.

BLOCKED DRAINS OR TOILETS

If your drains become blocked with food, hair or other substances, you may have to pay to have them unblocked. The best option is to try to unblock them using a sink unblocking solution bought from the supermarket. If your landlord has to arrange this the costs will likely fall to you.

MAINTAINING THE GARDEN

Some landlords will stipulate in their agreements that tenants maintain the garden They don’t need to provide you with the tools to do this, but you could request that they do. If it’s your contractual responsibility, your landlord may charge you for putting the garden back into good condition.

Get in shape for the summer I t’s getting to that point in the year when exams are looming but that also means summer is on the horizon! Exam period can be a tough time for the body, all of those revision snacks, biscuits and cups of tea are saying bye bye abs and hello belly! But it doesn’t have to be the way, getting out and exercising can be the perfect revision break whilst also helping to get the summer body ready for when university finishes! Here are a few ideas for ways to get fit ready for your holidays and travels.

1. The Gym The gym - it might sound simple but popping to the gym for an hour each day can really help to break up the revision and allows you to do various different work outs each day to keep it mixed up. You won’t be going out much over the next few weeks so why not spend that money on a gym membership instead or if you’re a fresher you may even have free membership this year so make the most of it! The key to a good night’s sleep is to be both mentally and physically tired, so revising hard during the day, working hard at the gym and sleeping well at night could well be the recipe for smashing your exams!

3. Sports

Sports - If you’re not already part of a sports club then now is the time to get looking. There are plenty to choose from, both university clubs and local sports teams around Leeds. It may well be getting towards the end of the rugby and football seasons but that doesn’t mean you can’t still play and it also means the season is starting for other sports like cricket and tennis. Many rugby clubs will enter 7’s tournaments (the most tiring game of rugby you’ll ever play), you can also hire out the pitches inside and outside the edge for five-a-side football and tennis courts around Leeds which are both great ways to keep fit and have a laugh with your mates.

2. Moor Walking Moor walking - now that the weather is improving, the sun is coming out and it’s starting to warm up, why not take a trip to Ilkley Moor? You can get direct trains from both Leeds and Bradford Forster Square so getting there is simple and once you arrive you’ll be greeted with stunning views, pubs, restaurants and the glorious outdoors. A great way to spend a day with your mates, whether it’s to celebrate finishing exams, banishing hangovers or just simply for something to do, then Ilkley Moor is perfect. Graduation celebration Eat dinner and celebrate How did it all go so fast? It seems like only yesterday that we were skinny little freshers trying to figure out where our next class was. Now we are the final year students, the seniors who stand here ready to graduate and move forward in the world. But before entering the big bad world of work, let’s take a moment to cherish the achievement with our friends and family. Bradford sure will have something to suit everybody’s taste!

Eat breakfast! Or something that resembles breakfast… (well, you are celebrating right?) It’s a long day and who knows when they’ll decide to open the complimentary refreshments stands - make sure your stomach isn’t grumbling on stage. Arrive in plenty of time, the uni’s recommend arriving 90 mins - 2 hours before your ceremony is due to start. You’ll need to pick up your tickets, gown hat/hood and have the all-important graduation photo. Also, remember to take some form of ID as you might need this to pick up your tickets. Plan for the ALL weather conditions… If there’s one thing

we’ve learnt from our time at uni it’s that Leeds weather = unpredictable! Make sure you’ve at least got an umbrella for when it inevitably throws it down mid-ceremony… Book any hotels/celebration meals/beauty appointments well in advance. The universities in Leeds hold graduation ceremonies at similar times, so book early to ensure you get a space. Have a look at our Graduation Grub recommendations below… Make the most of it. All of the hard work you have put in over the years has all contributed to this day so take a few moments to absorb everything that’s going on and try to hold back the tears.
