Golden Owners - in a category all of their own Our Golden Owners have shown their dedication to providing good quality student accommodation over many years. They have been members of the Unipol Code for at least four years - many for much longer. Within this time they haven't had any complaints upheld against them, and the vast majority have had no complaints at all. Currently we have 185 Golden Owners out of 259 Code landlords, and it’s a real honour to achieve this accolade.

Unipol always advises students to use the contract checking facility available free through your students union's advice service. The Small Print Never forget the agreement is legally binding once signed. You are agreeing to pay the rent and any other costs for the full period specified. This is regardless of any change in your circumstances. It is very rare, to have a clause allowing you to end a contract early.
One to remember - The property should be licensed with the local authority if it has 5 or more bedrooms over 3 or more storeys.
The Contract The agreement outlines the responsibilities for both you and the landlord.

RENTING ADVICE
259 landlords have voluntarily signed up to the Unipol Code, equating to nearly 13,500 bed spaces. We accredit more landlords and bed spaces and ask for higher standards than any other scheme in West Yorkshire.
Joint or individual Tenancies You may sign a tenancy agreement as an individual or as a group. You can find more information about Joint Tenancies on page 7 of this issue. Individual Tenancies If you are the only person who has signed the contract you will be liable for your own rent and damage to your room. However you will also be liable for an equal share of any charges to repair damage to the communal areas if no-one else admits to doing it.
Your Responsibilities You should pay your rent on time, pay for any damage caused, and hand the keys back at the end of the tenancy. You have exclusive possession but the landlord can still have access to the property on giving you notice and should only call during reasonable working hours (in an emergency they can enter with no notice). The tenancy agreement will outline the rules for living in the property and will include clauses on whether you can sublet, decorate the property, smoke, add locks to rooms or keep animals. It will also state that you must inform the owner of anything that needs repairing. Landlord Responsibilities The agreement will say what the landlord has to do. Typically the landlord must make sure the gas appliance and electrical wiring have been checked and supply you with copies of the certificates. The property you are living in must also have property insurance (this is not personal possessions insurance for your belongings) and the landlord should undertake repairs in a reasonable time. You must be given the full contact details of the landlord or agent. The address is important if you need to send legal documents to the landlord. Costs in the Tenancy Agreement The agreement will outline the costs of renting the property. Check the rent stated is the amount you have agreed to pay.
The rent payment dates should be detailed. Check whether any utility bills are included. If not you will have to pay these charges directly to the supplier. If you have paid a deposit the tenancy agreement should tell you who it is protected with. Other Charges There may also be a section on other charges which may include details of administration charges for late payment of rent, interest charges for late payment and legal costs relating to arrears.
One to think about If you are still not happy with a clause and the landlord will not change it think carefully about whether you want to be bound by it and if not, do not sign.
Guarantors You may be asked to provide a guarantor for the rent. This is someone who will be contacted to pay your rent if you do not pay. If you have signed a joint contract make sure the guarantor is only paying for the proportion of rent you pay not for the full contractual rent. Seek Advice before Signing If you do not understand a clause get advice from Unipol or your Student Advice Centre.

The Unipol Code: What makes a Unipol Code house different?
For starters, it means that your landlord has chosen to sign up to a set of standards and has had a selection of their properties inspected by Unipol. A Unipol Code landlord wants to be recognised as a good landlord, and is willing to be held accountable. The standards of the Code cover both the physical state of your home and the way that it is managed by your landlord. This means that your student home will be safe and comfortable, and you know that your landlord will play fair.
When you choose a Code landlord, the Code is there for you every step of the way The Unipol property search makes it easy to pick out properties that belong to Code landlords and agents so you can choose your home knowing it will be safe, secure and well-managed. Your house will be as advertised.
House hunting
The Code ensures you have time to make sure your contract is in order – you can ask for at least 24 hours to have it checked before signing. There won’t be any hidden or surprise fees or charges, and you won’t have to pay rent or a deposit before you sign.

Moving in
The Code is clear that your home must be ready for you to move in: clean and in good order. You and your landlord should be clear about arrangements for any works that are needed before you move in, and you will be notified if there are any problems. Your deposit will be protected in a scheme and fairly managed.
Living in your home
What if something isn’t right? If you have chosen a Code home, you shouldn’t have any problems. But if something isn’t right, being with a Code landlord is a real advantage as you can use the Code complaints process to help sort it out. Visit the website for more details.
All Code landlords should act professionally and courteously at all times. They will keep your home in good repair, and if anything requires fixing they will sort it out within clear timescales.
Moving Out
The Code requires that your landlord is fair with your deposit, and will let you know promptly if there are any issues with getting your deposit back.

oving house and living with others is a big commitment and it is crucial that you understand the terms before signing on the dotted line. Many landlords use joint contracts and you and your friends might be asked to sign this type of contract. Most students currently in halls will have signed an individual contract so your responsibilities will be different. Being in a joint tenancy means that you are each jointly liable for the whole rent and for any other obligations under the tenancy agreement.
Get your contract checked Your Student Advice Service at your Students’ Union will be
able to explain the terms and will also check if you are being asked to supply a guarantor and whether their responsibility is limited to you rather than the full group. How well do you know your new housemates? Trusting the people you move in with is vital as the cost of any arrears or damage caused by them could fall to the whole group. If a house mate causes damage and denies it, the landlord will have no choice but to divide the cost between all of you. If a housemate moves out, the landlord can pursue the rest of you for any monies owed. If a
housemate wishes to leave it is important for you to help them to find a suitable replacement that everyone will be happy with. This will allow the leaving tenant to be released from their contract and the replacement will take over paying their part of the rent. So are joint contracts the norm? As this type of contract is the norm be confident about the people you will be sharing with. If you have any doubts take your time because once signed, the contract is legally binding on all parties and you will not be able to change your mind.

ast year the exec officers from both unions ran the Give An X campaign, which successfully encouraged students to register to vote. nationally, only 44% of students turn-out to vote, but as a result of the campaign last year, 75% of students in Leeds voted in the General Election! This May, council and police crime commissioner elections will take place, and there will be a referendum over whether or not the UK should remain a part of the European Union on Thursday 23rd June. This could be one of the most important decisions in a generation so a good reason to be able to make your voice count. In December, the constituency boundaries changed, and as a result 200,000 people have been lost from the voting registers
– and young people, in cities with big student populations, have been affected the most. In fact, the Electoral Commission says that 3 in 10 people aged under 25 who had previously registered to vote are now missing from the electoral register. This means that students who may have registered only a few months ago, and may not think they need to register again, will actually have lost their ability to vote with no knowledge of it. It only takes two minutes For this reason it’s so important that all students, even if you registered not long ago, register again by going to www.giveanx.co.uk – it only takes two minutes and ensures that you will get a voice in the upcoming elections! Many students don’t understand the role of a councillor – however, if you really want to see change in
your city, whether it’s changes to a local crossing, issues with waste or support for local campaigns, they are the best people to go to.
