nipol is THE place to start your search for your new home. From Saturday 23rd January you will be able to see thousands of accredited properties on Unipol’s website www.unipol.leeds.ac.uk. Any landlord who lets to students can choose to sign up to the Unipol Codes, and in doing so they agree to keep to the high standards set. Landlords who sign up to the Codes show they are committed to improving student housing, starting with your home.

All Code homes and landlords should meet Code standards – if they don’t, we can provide help and advice, and you can use the Code complaints process to help you resolve the matter.

Not sure you’re in the right house share? There are many reasons why groups can fall through, if it happens to you don’t panic! There is plenty of help and advice available. I was in a group but now I’m alone - help! If your group falls through before you’ve even found a house you don’t need to worrythere are plenty of student bed spaces available and new friends to make. Many landlords offer bed spaces on individual contracts so you can sign for a room in a house, sharing with others. Unipol holds house hunting events to help you meet other house hunters from February onwards. Also try our online student noticeboard, we have a dedicated board ‘forming a group to look for housing’ that helps hundreds of students each year. I’m just not sure about living with these people If you have formed a group but you’re not sure about living with them it is best to speak up as soon as possible - don’t tie

yourself to a contract if you’re not 100% sure. Most student lets are nine months to a whole year and this is a long time to live with people that you feel may not be right for you. It won’t be easy but you will feel so relieved and they might be feeling the same. For further help and advice you can speak to your student advice centre at your students’ union. We’ve found the perfect house but someone has just pulled out The good news is there are lots of students looking to join groups. Search for ‘student notice board’ on the Unipol website to direct you to a forum to help you contact others and post a message about your property and group. Keep the landlord informed. We’ve signed for a house but decided to go our separate

ways - what can we do? If you have already signed a contract and paid a deposit for a property and then the group falls through it is important to contact the landlord straight away. You will all be legally bound to the contract and the landlord does not have to cancel the contract because of your circumstances. Most landlords will release you from your liabilities if you find another group. Ask your landlord if they can re-advertise the property on their website and Unipol. You can use the Unipol student notice board to search for replacements. Spread the word on social media and ask course mates and friends if they know anyone who is still looking. Your landlord may charge an admin fee for the extra paperwork and time involved in swapping the group over so remember to ask about this in advance.

Contract checking

It’s super quick, free and understanding the small print can save you money

S

igning for a property with your friends is one of the best things you will do but before you decide to sign on the dotted line, remember to call in to your students’ union and get your contract checked. They can point out any ‘shaky’ clauses and explain the tricky bits so you know exactly what you are committing to before signing. The sorts of questions that are useful to ask are: n

What’s the difference between an Individual Tenancy and a Joint Tenancy and which am I signing? n What does my deposit cover and how is it protected? n What is an admin fee for? n What is a Guarantor? n What’s a HMO Licence fee? n Will I be dealing with the Landlord or with a Managing Agent? n Is there anything I should be wary of?

Don’t sign a contract if you are not happy with the terms or there are any aspects of the agreement you do not understand. A Unipol Code Landlord should always give you at least 24 hours to take a copy of the contract away and

look over it, so take advantage of this. Many Unipol Code landlords are now using the Unipol Model Tenancy Agreement that offers clearly understandable terms and is recommended by the students’ unions

So remember: Once you have signed the contract it is legally binding on all parties so you can’t change your mind.

What is a deposit? A

deposit is a sum of money taken at the time of signing your contract. Your landlord should confirm in writing what the deposit covers. This may be set out in your tenancy agreement or your landlord may give you a separate document. Your deposit is your money. If you've paid all the rent due and caused no damage, the full amount of your deposit should be returned at the end of your tenancy. Your landlord can make reasonable deductions from your deposit to cover certain losses. This can include money to cover any damage to the property; pay unpaid rent; pay for cleaning. Your landlord should let you know how much

money they're keeping from your deposit and the reasons why. Your landlord must return what's left of your deposit to you. Tenancy Deposit Protection This is good news for students. All tenancy deposits paid by an assured shorthold tenant have to be protected by the landlord in a government-backed scheme and the details of which supplied to you within 30 days of receiving your deposit. Rate Your Landlord we’re almost there… Y

ou’ve probably heard that Rate Your Landlord is on the way. (If you haven’t, seriously where have you been?) We’re building a new website in partnership with Leeds University Union that lets student tenants anonymously* leave feedback about their personal renting experiences. Rate Your Landlord has been up and running since May 2015 and we’ve had thousands of responses already - if you haven’t done it yet, you can Rate Your Landlord at www.rateyourlandlord.org.uk Rate Your Landlord works a bit like TripAdvisor - you submit a review about your renting experience, the review is moderated by our team, landlords get a right of reply, and the review is posted on the site. Other students can check out what

you’ve said about both the property and the landlord who owns and manages it. The review scores add up and give landlords/letting agents overall scores for things like customer service, efficiency of repairs, safety and security, deposits and more. This means you know what students really think about their landlord, and

gives you the information you need when house hunting. The exciting news is that the website is almost finished. This is a brand new site built specifically for our project and for you students, and we’re already testing it and ironing out the issues to bring you the best possible project we can. It’s been a

Ask the Landlord Recently we asked Martin Baxter of Baxter properties, a family run local business operating for over 27 years about what students could expect from the viewing and signing process. He's what he said: What happens when a group tells you they want to sign up with you? Usually the group will have met me first and we will have discussed any queries, issues and requirements to ensure that they are happy. The group will have previously taken away a copy of the contract so they can have a look in detail in their own time & get it checked if they wish. I will have informed them that it is a Unipol Model Tenancy Agreement which therefore offers clearly understandable terms and is recommended by the Students' Unions. I will arrange to meet the group at the property they are signing to rent. At this informal meeting, I will explain to them about the Tenancy Deposit Scheme and how it serves to protect both the tenants and the landlord. The group will

be informed that my assistant will contact them via e-mail regarding collection of deposits and rent. If they have any queries at any time they have my personal number to call. I always make sure that they leave feeling happy and that any queries have been answered.

Do you make contact with new tenants in advance of them moving in ? My priority is always the tenants who are moving in on the 1st July because I want to ensure that the changeover between the old and new tenants goes as smoothly as possible. I always telephone the tenants prior to them moving in and inform them that I will be around all the time when they are moving in and will meet them at their property with keys.

What do new tenants get from you when they move in? The new tenants will contact me a couple of days before moving in and I will meet them at the house. I will run through things like the boiler/smoke alarm/ burglar alarm procedures. I inform them that I have inspected the property and have listed any items that need looking at. I also ask the tenants to list anything I might have missed in my inspection and email it to me or give me a ring to go through it with them. I am always around throughout the summer to deal with any issues and queries. I try to ensure that I have a good relationship with all tenants so that they feel happy and comfortable about contacting me whenever needed.

If you’ve had a brilliant time then you need to tell other students who you think is great. If you’ve had difficulties, then say so just make sure you’re fair and accurate, as what you say is in the public domain, and landlords can respond to any concerns to make sure every side has their fair say.

Are all inclusive rents better?

L

ike most things they can be for some but not for others. There is no doubt that having an all-inclusive rent can appear on the surface to be the best option particularly for larger shared properties. The obvious pros include less hassle; its set up and ready to go when you move in; no arguments with flatmates over bills and easier budgeting. The potential cons would be that some all-inclusive deals turn out not to be quite that! So make sure you check your contract carefully to see what the usage limits are. Sometimes the cost of setting up the inclusive items and over estimates of your usage will be reflected in a higher

Exclusive rents will often mean more work at the beginning but does give you maximum flexibility over which providers you use and the services you want and this can lead to savings. There are lots of helpful student focussed websites that will help you narrow down which providers to use. However if your property turns out to be not very energy efficient you could end up paying more or turning the heating down more than you want. Checking the Energy Performance Certificate (EPC) rating on adverts on Unipol’s website will give you an indication.

Viewing the property Take the checklist from inside the Unipol House Hunting Guide when you go around a property. It will remind you to check things you might not think of and ask questions of the current tenants. What do they think of the house? Have there been any problems?

Signing the Tenancy Agreement Read through the tenancy agreement and make sure you understand what you are signing for. Check the start date and finish date, how much you are paying and when. Chances are you will not be able to change your mind.

Paying a deposit Most landlords require a deposit at the time of signing a contract. This is refundable at the end of the tenancy. The group make sure they get a leaflet from the landlord giving them information about which scheme the money will be protected in. If you are not paying a deposit, make sure the signing fees, booking fees and rent level are not increased or used in replacement of it. What might be appealing, may not add up financially.

Where to live in Leeds

Deciding on which area to live in is likely to be one of your top priorities so we asked some of our student staff who are living out in the popular student areas to give you their reasons for choosing their location. Headingley Sarah, a 2nd year Sports Therapy student says: Choose Headingley! I’ve been living here during my second year and have chosen Headingley again next year. It's affordable and has a great community feel about it. My best bits Packed full of charity shops, bars and STUDENTS. Being the starting point of the infamous Otley run there is always something going on including numerous pub quizzes and students nights. The

Original Oak is another popular haunt among students in Headingley with its impressive beer garden, big screens and the BBQ area is not to be missed. Headingley also has great amenities when it comes to a cool cafe society, supermarkets, local shops and places to eat out. The Carnegie stadium is another highlight, with its 21,000 capacity it is home to Leeds Rhinos, the Yorkshire County Cricket team and hosts our very own Leeds Varsity every year.

Hyde Park Phil, a 2nd year Biology student says: My housemates and I wanted to live in the Hyde Park area as it's very popular with students so often your friends are only a couple of minutes away. My best bits I currently live in a lovely 6 bed house in Hyde Park, it’s a really nice house with a big cosy living room, good sized bedrooms and a huge desk to get some work done or watch TV at! The location is really useful as it's really close to the co-op and only takes a couple of minutes to walk

Woodhouse Lucy, a 3rd year Psychology student says: We wanted to be as close to Uni as possible so Woodhouse was ideal, as it took us 20 minutes maximum. My best bits The house and the area. I lived in Woodhouse last year with six friends and we loved the house as it was so close to the City and also to the Meanwood Valley country walks. All the houses on our street seemed to be really big so it was nice that we could all be together. Our property was a huge 7 bedroom house and I had an attic room with 2 windows looking over Woodhouse Moor.

The best local secret is the Burley train station, it's handy for when you're travelling home with big bags as you don’t have to get the bus! It's also cheaper and much quicker than the bus if you're just popping into town. And another thing We currently rent from Christine King, it's her only property in Leeds so it's a lovely house in great condition! She's accredited by the Unipol Code and is always quick to sort out any problems..

University Area Woodhouse Street was perfect for shops and takeaways, and lead straight to Hyde Park Corner which has even more amenities. We rented directly from Unipol, so it was nice to have a housing manager who we can contact directly with any concerns rather than having to speak to different people every time. Also, it was nice to have easy to understand timescales for repairs. And another thing The only thing I don’t like is the hill but this is Leeds and hills come with the territory.

Malak, an MA student studying English Literature says: It’s the perfect location for shopping you’re a fifteen minute walk from the centre of town and all that it offers, whilst also being surrounded by an abundance of lovely little convenience stores. My best bits Living in the university area (often referred to as Little Woodhouse) has been ideal for me. Whilst initially I was worried that it would be too far from friends in Hyde Park, it’s actually only a ten minute walk and has the added benefit of literally being a five minute walk to campus. 9am lectures have

There’s a Tesco Express on Burley Road which stocks everything you could get from a big convenience store, as well as a great place on Kendal Lane that will literally save you whenever you’re having a late-night chocolate/toilet paper crisis. And another thing People often disregard this area because it’s not in the Hyde Park bubble, but I can honestly say I haven’t felt any withdrawal symptoms. Whenever you’re on campus you can quite literally pop back for lunch or a quick nap, and people always want to 'pre' at yours before a night out because of how near it is to town.

Outlaws Yacht Club Located on New York Street describes itself as a happening café-bar with urban Artwork. It serves a variety of food from fresh pork pies, to homemade cakes which you could enjoy over a vintage board game or two. One of our favourite things about this bar is the pub quiz which features a music round with a twist. Instead of music being played the quiz master sings the songs herself. Coming last in this quiz is almost as exciting as coming first as it gives you the power to choose a topic for a whole round the following week giving you that much needed advantage. We all know that Christmas and the New Year are a time of indulgence, especially when it’s mum and dad buying all the food! However, when you come back to university and it’s up to you to keep that student loan going as long as possible, we know it can get difficult. So instead of spending your money in Hyde Park Sainsbury’s, why not check out some local produce? The union at Leeds University has a lot to offer to help you on your way; the Green action stall is a great place to start, selling a range of health foods for every occasion. And if it’s a Monday make your way outside and have a browse through the Farmers’ Market. There is a range of juices, mezze’s, cakes and even a hog roast! The best thing about it is that you can pick and choose exactly what you want, without the pressure of supermarket

prices and queues. Finally, for a practically unlimited supply of fruit, veg and herbs make sure you spend some time in the sustainable garden after lectures in Roger Stevens - it would be stupid not to! However, staying local isn’t just on campus - if you’re in town check out Kirkgate Market for fresh produce at a super low cost. Or, if you live near Headingley there is an abundance of small, independent cafes and deli’s. We would recommend Love Rouge for a Sunday brunch treat!

Sarah and Jonny talk house hunting We caught up with Sarah and Jonny, both current elected officers with their students’ unions for 2015/16. This is what they say about house hunting. House hunting can be exciting as well as scary, but don’t rush in! It’s easy to get sucked in when you’re hearing rumours about house hunting from your friends and from letting agencies, but we know first hand that waiting until January to rent puts you in a much better position. Unipol releases loads of fantastic, great quality housing in January, and there’s a massive surplus of student housing, so there’s no need to rush in! There are hundreds of good landlords out there! remember, house hunt on your terms! Both unions’ advice services find that people who sign before January often have more problems with the quality of their homes, arguments with housemates, and they’re also often paying a much higher rent than those who wait until after the Unipol housing release date on January 23rd. Take your time before renting to make sure you’re in a property you really love and living with people you will get along with! We’re always here to help out students Both unions are running campaigns to help students know their rights when it comes to housing and house hunting. Jonny says "At LUU we are running the ‘Good Homes Come to Those Who Wait’ campaign, encourages students to wait until the official launch of this year’s house hunting season on 23rd January. Unipol have a Code of Standards that, if landlords stick to, ensures that the houses are of a high quality. Chances are that properties being advertised before the start date do not follow this Code, or are left over from last year because they couldn’t be filled.

Once you’ve found a place, I’d strongly recommend getting your www.luu.org.uk/helpandadvice/ housing/contractcheckingservic e contract checked at the Student Advice Centre (upstairs in LUU) or the Unipol outlet (downstairs in LUU!). Remember, you have a right to take the contract away for 24 hours before signing and www.unipol.org.uk/the-code Unipol Code landlords must agree not to re-market the property in the meantime". Sarah says "At LBSU we have a house hunting fayre as part of the refreshers’ fair on 4th February at Headingley Campus, so you can come and chat to Code landlords and get good deals as well as grabbing some refreshers freebies! We also hold housing stalls in the university so we’re on hand to give students information about housing, and I’ve put together a small leaflet detailing why it’s a great idea to wait until January as well as the brilliant contract checking service our SU Advice team offers for free!

arties are common in student properties but it is important to understand the consequences that could occur if things get out of hand as they can do. Unsurprisingly one of the most common complaints about parties is noise nuisance and this not only leads to tension with your neighbours but increasingly the authorities and your university getting involved.

“Noise nuisance complaints can lead to a noise abatement order, with a fine of up to £5000; your equipment being confiscated and the police being involved.”

With the popularity of social media, parties are reaching ever grander scales that have seen students using bouncers, entry wristbands, live bands and DJs which are resulting in literally hundreds of students turning up to residential houses to party the night away. Although the students involved are having a great time, the residents and neighbours aren’t having quite the same experience (this includes other student residents as well as workers, families and elderly residents). You are allowed guests but the numbers you bring in and the volume caused should be at a reasonable level. If you are planning a party and expect it to be noisier than usual inform your neighbours

and give them a contact name in case of any problems.

“Remember you’re responsible for your guests’ behaviour, even if people turn up that you do not know your landlord will charge you for any damage to the property and YOU will incur any penalties from the Council or the Police.” As a general rule it is advisable that no noise should be heard from outside the room it’s made in after 11pm. If you think your neighbours may be affected by noise ensure you

agree on an end time that is suitable for all. If you’re inviting friends to your property remember not to post it on Facebook- word spreads very fast and you could end up having many more people turn up than you expected. Make the event private and allow only people invited to view the details. You can also follow a few simple steps to reduce noise nuisance such as: n n n

removing speakers from against the wall or floor not wearing shoes indoors wearing headphones early morning/ late night and keeping doors and windows closed

“So far during this academic year 260 complaints have been received about student properties and noise.” Due to large organised parties causing significant disturbance to local residents, Noise Abatement Notices were served on 34 student properties

“One seizure took place where speakers, DJ decks, games consoles, televisions and laptops (potentially containing all uni coursework) were seized as a result of a notice being breached.”
