Note from the editor House hunting 2015 is well under way. There are a lot of students who have not yet signed on the dotted line and that is absolutely fine as in Leeds there is plenty of quality accommodation available. Unipol is here to help you, from locating attractive safe properties to go and view, to answering any questions on the letting process. This edition of the tabloid will give you access to an updated selection of available accredited properties for July onwards, advice on how to get the most from our website and hopefully answer your most pressing house hunting questions. Maybe you are not sure where to start or you are worried about signing a joint contract with your friends? We’ll explain what it all means here. Find out more about the

Unipol Code and why it is one of those house hunting essentials. Want to know what your fellow students are saying about the Unipol Code? I signed with a Code landlord, but had a few concerns about the property and how it would work when we moved in, and how we would make sure that we get our deposit back. I contacted Unipol, who showed me the items of the Code that cover this. This made me feel reassured that we’d made the right choice in going for a Unipol Code property. 2nd year student

I used to live in a Unipol accredited shared house. When my housemates and I started to have problems during the tenancy, I found it useful to know about the Unipol Code. You can use it as a framework to discuss specific problems with your landlord, and how things can be improved. Being familiar with the Code helped us to work with our Landlord, and made it easier to understand the context of the advice that Unipol staff members offered. 3nd year student

There are plenty of facilities including take-aways, cafes and pubs, and even a local bakery. It is only a short walk to the hub of Hyde Park corner and the open park space of Woodhouse Moor. Unipol always advises students to use the contract checking facility available free through your students union's advice service. The Small Print Never forget the agreement is legally binding once signed. You are agreeing to pay the rent and any other costs for the full period specified. This is regardless of any change in your circumstances. It is very rare, to have a clause allowing you to end a contract early.

One to remember - The property should be licensed with the local authority if it has 5 or more bedrooms over 3 or more storeys.

The Contract The agreement outlines the responsibilities for both you and the landlord.

UNIPOL SAYS: 408 landlords have voluntarily signed up to the Unipol Code, equating to nearly 14,500 bed spaces. We accredit more landlords and bed spaces and ask for higher standards than any other scheme in West Yorkshire.

Joint or individual Tenancies You may sign a tenancy agreement as an individual or as a group. You can find more information about Joint Tenancies on page 7 of this issue. Individual Tenancies If you are the only person who has signed the contract you will be liable for your own rent and damage to your room. However you will also be liable for an equal share of any charges to repair damage to the communal areas if no-one else admits to doing it. Your Responsibilities You should pay your rent on time,

pay for any damage caused, and hand the keys back at the end of the tenancy. You have exclusive possession but the landlord can still have access to the property on giving you notice and should only call during reasonable working hours (in an emergency they can enter with no notice). The tenancy agreement will outline the rules for living in the property and will include clauses on whether you can sublet, decorate the property, smoke, add locks to rooms or keep animals. It will also state that you must inform the owner of anything that needs repairing. Landlord Responsibilities The agreement will say what the landlord has to do. Typically the landlord must make sure the gas appliance and electrical wiring have been checked and supply you with copies of the certificates. The property you are living in must also have property insurance (this is not personal possessions insurance for your belongings) and the landlord should undertake repairs in a reasonable time. You must be given the full contact details of the landlord or agent. The address is important if you need to send legal documents to the landlord. Costs in the Tenancy Agreement The agreement will outline the costs of renting the property. Check the rent stated is the amount you have agreed to pay. The rent payment dates should be detailed. Check whether any utility bills are included. If not

you will have to pay these charges directly to the supplier. If you have paid a deposit the tenancy agreement should tell you who it is protected with. Other Charges There may also be a section on other charges which may include details of administration charges for late payment of rent, interest charges for late payment and legal costs relating to arrears.

One to think about If you are still not happy with a clause and the landlord will not change it think carefully about whether you want to be bound by it and if not, do not sign.

Guarantors You may be asked to provide a guarantor for the rent. This is someone who will be contacted to pay your rent if you do not pay. If you have signed a joint contract make sure the guarantor is only paying for the proportion of rent you pay not for the full contractual rent. Seek Advice before Signing If you do not understand a clause get advice from Unipol or your Student Advice Centre.

oving house and living with others is a big commitment and it is crucial that you understand the terms before signing on the dotted line. Many landlords use joint contracts and you and your friends might be asked to sign this type of contract. Most students currently in halls will have signed an individual contract so your responsibilities will be different. Being in a joint tenancy means that you are each jointly liable for the whole rent and for any other obligations under the tenancy agreement.

Get your contract checked Your Student Advice Service at

your Students’ Union will be able to explain the terms and will also check if you are being asked to supply a guarantor and whether their responsibility is limited to you rather than the full group. How well do you know your new housemates? Trusting the people you move in with is vital as the cost of any arrears or damage caused by them could fall to the whole group. If a house mate causes damage and denies it, the landlord will have no choice but to divide the cost between all of you. If a housemate moves out, the landlord can pursue the rest of you

for any monies owed. If a housemate wishes to leave it is important for you to help them to find a suitable replacement that everyone will be happy with. This will allow the leaving tenant to be released from their contract and the replacement will take over paying their part of the rent. So are joint contracts the norm? As this type of contract is the norm be confident about the people you will be sharing with. If you have any doubts take your time because once signed, the contract is legally binding on all parties and you will not be able to change your mind.

Just remember to get as much information as you can (photographs are great and get as many as you can) and if possible get a friend to visit the property in person to see if it lives up to the spin. If you are leaving the choice to your friends back in Leeds ask them to send you pictures, a copy of the contract and make

sure the landlord is accredited (link below). Try to encourage your group to get the contract checked and keep in touch to make sure you get a choice of rooms. Not in a group yet? Group fallen through? Unipol is here to help Sometimes things just don’t go to plan; you might find yourself without a group of housemates, or find your dream house only to have one of your mates drop out at the last minute. Sounds familiar? Don’t fret! There are many options available.

Here are Unipol’s top tips on how to find new housemates: House Hunting Events - Unipol will be hosting events where you can create groups to start house hunting together. For more details on dates and how to book your place visit: www.unipol.org.uk/advice/ students/house-hunting-events Individual lets - There are many landlords offering individual lets. These can be easily identified on the Unipol website. Look for the sign ‘will let individually’. Search by selecting ‘individual lets’ in the Advanced Search.

Inform your landlord - If you are part of a group and had found the perfect house it can be stressful when one person backs out. You should let your landlord know about this as they will often advertise the spare room too.

Just be careful how much information you include for example, don’t write down the exact address of the property. Finally, why not set up a new email account solely for house hunting purposes or a page on Facebook?

Spread the word! - Talk to your other friends first as they may know someone who is looking. Using social networking sites and making your own posters is a great way of finding house mates. Speak to your University/College and find out where you are allowed to display your posters.

Why not try... Student Noticeboard - this popular message board facility on the Unipol website is the perfect place to find new housemates. Add some information about yourself or your group and any specific requirements you have. For example, if you enjoy going out a lot or if you need lots of quiet time be honest, this way you will have a better chance of getting someone compatible. To post a message click on ‘Search for Housing’ and then select ‘Notice board’, click the board you want and then select ‘new thread’ and you are ready to go.

Want to make some money? Lucy, Lydia and Hannah all current students in Leeds share their ideas... Student loans arrive, and you live the life of a king but for how long? You hit the pub every night and toast your glorious new wealth with fancy wines and brewed beers. You try out the snazzy new restaurants and snap up the coolest new clothes. You buy that lava lamp, just because you can. You go to IKEA for beanbags and sets of cacti in tiny ceramic pots and regret none of your life decisions. You eat purple sprouting broccoli. You live the good life. Approximately two weeks later, the money runs dry. You return to the tragically poor student life you lived previously, with only the distant memories of that fleeting, magical time of spending freely to comfort you as you as you gradually slip back to Frosty Jacks and bulk buying penne pasta. Then comes the desperate search for a ‘genius’ plan; can we make an app that senses smell? It must be possible… I’m going to be a rich! Unfortunately not; gradually comes acceptance, then comes despair, and you count down the days until the student loan fairies once again sprinkle their stardust over your bank account.

FEAR NOT EVERYONE - There are SO many ways for students to make money. They won’t make you millionaires overnight, and they will require time and effort, but they might mean you can treat yourself to a cheeky Nando’s every once in a while

Sell your stuff Unused textbooks from that obscure elective module you took in first year? That mountain of unworn clothes that you convinced yourself you might use again? GET RID. Your home can be a treasure trove for sellable items (no, we don’t mean you should start selling off the family heirlooms, or the dog). If you have lived without all these items all year and haven’t missed them, then maybe it is time to say goodbye. Depop and Vinted are both great options for getting rid of unwanted clothes of a fairly high standard; Amazon is a good option for unwanted books and of course there is eBay for anything else. All these sites will charge different selling fees which you should research, but you are still getting money for something you

might have thrown out, and you are de-cluttering your life at the same time; win win. Similarly, why not consider checking these sites when you next need a textbook or a wardrobe update? You could save loads of money and end up with second hand items that are as good as new.

Get a Job Ground-breaking, we know. Taking on a part- time job around your studies requires you to be more organised to allow you to fit everything in; essentially it means you have to plan your time better. However, it can also be really fun, and give you an entirely new set of friends. Most bars/ clubs/ restaurants in Leeds will be aware that you will probably want go home for periods over the holidays (always check this before you start). Committing to a job can be a daunting prospect for some, especially if you already feel that your workload is at its limit. If this is the case, you might want to consider taking on temporary work as and when it comes available. Look into becoming a student ambassador at your University, which typically involves helping out at Open Days, workshops etc. It can pay very well and only requires minimal time commitment. Furthermore, you are representing your University, and this can look great on your CV.

Genuinely Good Ideas If you have a genuinely good idea for a new business or app, then act on it! Often universities will have funding set aside for enterprising ideas. Even if they can’t give you any financial assistance, the business school should be able to help you develop the idea and point you in the direction of potential investors.

Blogging and Vlogging Blogging and vlogging (blogging using videos, normally over a Youtube channel) have seriously taken off over the last few years. People set blogs up for a number of reasons; sometimes they want to document their travels, share their fashion sense, or help them achieve a personal goal. The bonus is that if you get enough followers or views, you can actually profit from them. For smaller blogs, this might mean that brands send you free products to sample, and for bigger blogs people may actually pay to advertise on the side of your page. Some people make a very comfortable living out of their blogging hobby, and a lucky few have actually used it to launch their careers. Take Ella Woodward, for example. She started ‘Deliciously Ella’

when she switched to a gluten and refined sugar free vegan diet after being diagnosed with a rare genetic illness. What started as a hobby to keep her motivated has now exploded; she has just launched a bestselling cookbook, appeared on Channel 4 and starred in campaigns with M&S, Waitrose and Espirit, as well as being featured in The Times and ASOS magazines. Both blogging and vlogging are easy to get into but require a lot of commitment in order to be successful. Start with a free template from Blogspot or Wordpress, and go from there. Try to blog as often as you can (the experts recommend once a day if possible!) and remember to always be yourself, and this way your posts will stay honest and relevant, which is key.

Online Surveys Completing online surveys for cash is becoming increasingly popular among students, and it’s easy to see why. We mean you can actually earn money sat in your PJs, eating cornflakes and watching Loose Women; the dream, some might say. The downside to online surveys is that you have to complete a lot in order to make a significant amount of money. Some sites offer vouchers as rewards instead of payment, and some have a minimum pay out value, so it’s important you know exactly what money you’ll be getting and when before you start. Savethestudent.org recommends Toluna, Swagbucks, The Opinion Panel Community and Vivatic, amongst others. Slicethepie.com is a great option for music lovers, as you get paid to listen to new songs and write reviews. As with the surveys, you have to write a lot of reviews to get some serious cash, but this is still a great option.

A final Thought - You will come across far too many articles over your student life advising you of ways to save money; turn the heating down, avoid impulse buys, go out less, make a budget... Saving money is great, but spending money is fun too! It lets you travel the world and be spontaneous. Get earning, keep in the black and get yourself back to the good life.

“I don’t do politics!” I

n the last General Election (2010) only 44% of people aged 18-24 voted. This means over half of young people, the vast majority probably being students, didn’t take an interest in something that could have and did affect their lives. With this year’s General Election coming up in May I thought I’d take a bit of time to tell you why your vote is extremely important. Here at Leeds Beckett Students’ Union (LBSU) we’ve been out talking to students and

The truth is however that politics, policies and parties do affect me;

Please carry on reading so I can tell you why… Due to the outcome of the last election and the government that came to power, TUITION FEES WERE TREBBLED and DISABLED STUDENT ALLOWANCE WAS ALMOST CUT! These are both massive student issues. Therefore as students we have to strive for our voices to be heard in order to make sure that things like this don’t happen again. Here at LBSU we’ve started our battle to get your voices heard In February your full time officer team, including myself, went down to the Houses of Parliament to lobby the two MPs (Greg Mulholland & Hilary Benn) who currently hold seats in the highly populated student areas of Leeds. We spoke up on your behalf about issues that you’ve told us you’re concerned about. This included tuition fees, the threat to the NHS and the high cost of living. They
