The Unipol Code: What makes a Unipol Code house different?
For starters, it means that your landlord has chosen to sign up to a set of standards and has had a selection of their properties inspected by Unipol. A Unipol Code landlord wants to be recognised as a good landlord, and is willing to be held accountable. The standards of the Code cover both the physical state of your home and the way that it is managed by your landlord. This means that your student home will be safe and comfortable, and you know that your landlord will play fair.
When you choose a Code landlord, the Code is there for you every step of the way The Unipol property search makes it easy to pick out properties that belong to Code landlords and agents so you can choose your home knowing it will be safe, secure and well-managed. Your house will be as advertised.
House hunting
The Code ensures you have time to make sure your contract is in order – you can ask for at least 24 hours to have it checked before signing. There won’t be any hidden or surprise fees or charges, and you won’t have to pay rent or a deposit before you sign.
Signing up
Moving in
The Code is clear that your home must be ready for you to move in: clean and in good order. You and your landlord should be clear about arrangements for any works that are needed before you move in, and you will be notified if there are any problems. Your deposit will be protected in a scheme and fairly managed.
Living in your home
What if something isn’t right? If you have chosen a Code home, you shouldn’t have any problems. But if something isn’t right, being with a Code landlord is a real advantage as you can use the Code complaints process to help sort it out. Visit the website for more details.
All Code landlords should act professionally and courteously at all times. They will keep your home in good repair, and if anything requires fixing they will sort it out within clear timescales.
Moving Out
It’s easy to check if your landlord or agent is a member of one of Unipol’s Codes at:
www.unipol.org.uk/landlords/landlord-directory If you’re unsure, call us on 0113 243 0169 or email leedscode@unipol.org.uk
The Code requires that your landlord is fair with your deposit, and will let you know promptly if there are any issues with getting your deposit back.

RENTING ADVICE
Signing a contract Understanding the basics Unipol always advises students to use the contract checking facility available free through your students’ union advice service. The Small Print Never forget the agreement is legally binding once signed. You are agreeing to pay the rent and any other costs for the full period specified. This is regardless of any change in your circumstances. It is very rare, to have a clause allowing you to end a contract early.
One to remember - The property should be licensed with the local authority if it has 5 or more bedrooms over 3 or more storeys.
The Contract The agreement outlines the responsibilities for both you and the landlord. Joint or individual Tenancies You may sign a tenancy agreement as an individual or as a group. You can find more information about Joint Tenancies on page 7 of this issue. Individual Tenancies If you are the only person who has signed the contract you will be liable for your own rent and damage to your room. However you will also be liable for an equal share of any charges to repair damage to the communal areas if no-one else admits to doing it. Your Responsibilities You should pay your rent on time, pay for any damage caused, and hand the keys back at the end of the tenancy. You have exclusive possession but the landlord can still have
access to the property on giving you notice and should only call during reasonable working hours (in an emergency they can enter with no notice). The tenancy agreement will outline the rules for living in the property and will include clauses on whether you can sublet, decorate the property, smoke, add locks to rooms or keep animals. It will also state that you must inform the owner of anything that needs repairing. Landlord Responsibilities The agreement will say what the landlord has to do. Typically the landlord must make sure the gas appliance and electrical wiring have been checked and supply you with copies of the certificates. The property you are living in must also have property insurance (this is not personal possessions insurance for your belongings) and the landlord should undertake repairs in a reasonable time. You must be given the full contact details of the landlord or agent. The address is important if you need to send legal documents to the landlord. Costs in the Tenancy Agreement The agreement will outline the costs of renting the property. Check the rent stated is the amount you have agreed to pay. The rent payment dates should be detailed. Check whether any utility bills are included. If not you will have to pay these charges directly to the supplier. If you have paid a deposit the tenancy agreement should tell you who it is protected with. Other Charges There may also be a section on other charges which may include details of administration charges for late payment of
rent, interest charges for late payment and legal costs relating to arrears.
One to think about If you are still not happy with a clause and the landlord will not change it think carefully about whether you want to be bound by it and if not, do not sign.
THE UNIVERSITY OF LEEDS a truly global experience
D
Guarantors You may be asked to provide a guarantor for the rent. This is someone who will be contacted to pay your rent if you do not pay. If you have signed a joint contract make sure the guarantor is only paying for the proportion of rent you pay not for the full contractual rent.
One to think about Make sure that if you are being asked for a guarantor that you can ask someone who will be able to meet the eligibility requirements BEFORE you sign anything and hand over a deposit.
Seek Advice before Signing If you do not understand a clause get advice from Unipol or your Student Advice Centre.
UNIPOL SAYS: 291 landlords have voluntarily signed up to the Unipol Code, equating to nearly 11,459 bed spaces. We accredit more landlords and bed spaces and ask for higher standards than any other scheme in West Yorkshire.
id you know that there are students from over 140 different countries studying at the University of Leeds? Your time at university provides a unique opportunity to have intercultural experiences and make friends from all over the world. Come along to Global Café every Monday from 5.30pm in Function in Leeds University Union. Everyone is welcome and free tea, coffee and biscuits are provided. Global Café is a great place to meet new people (and maybe find housemates for next year too). The Intercultural Ambassadors Programme is an exciting volunteering opportunity for students in any year of study. Intercultural Ambassadors create projects on campus and in the local community to inspire and connect people from different backgrounds. You can apply to join the programme in October. International students can experience British culture by applying for a visit with a British family via HOST UK. If you’re from the UK, your family can experience this cultural exchange by becoming volunteer hosts and inviting international students to stay. Find out more about any of these intercultural opportunities (plus many more) by visiting www.leeds.ac.uk/ globalcommunity

MARCH 2017
Joint Contracts Explained M
oving house and living with others is a big commitment and it is crucial that you understand the terms before signing on the dotted line. Many landlords use joint contracts and you and your friends might be asked to sign this type of contract. Most students currently in halls will have signed an individual contract so your responsibilities will be different. Being in a joint tenancy means that you are each jointly liable for the whole rent and for any other obligations under the tenancy agreement. Get your contract checked Your Student Advice Service at your Students’ Union will be
able to explain the terms and will also check if you are being asked to supply a guarantor and whether their responsibility is limited to you rather than the full group. How well do you know your new housemates? Trusting the people you move in with is vital as the cost of any arrears or damage caused by them could fall to the whole group. If a house mate causes damage and denies it, the landlord will have no choice but to divide the cost between all of you. If a housemate moves out, the landlord can pursue the rest of you for any monies owed. If a
housemate wishes to leave it is important for you to help them to find a suitable replacement that everyone will be happy with. This will allow the leaving tenant to be released from their contract and the replacement will take over paying their part of the rent. So are joint contracts the norm? As this type of contract is the norm be confident about the people you will be sharing with. If you have any doubts take your time because once signed, the contract is legally binding on all parties and you will not be able to change your mind.
Rate Your Landlord Awards 2017 Awarding the best landlords Now the website has been running for almost a year it is time that the best landlords as reviewed by students are recognised as such. If your landlord has been amazing then review them today. Any reviews submitted before 7th April 2017 will be included in the calculations to work out the winners. Categories include: • Best Managing Agent • Best landlord with over 10 properties reviewed • Best landlord with one property • Most improved landlord Results will be announced on 8th May 2017 The Rate Your Landlord website has over 1,900 live reviews to help you find the right landlord to rent from. Read other students feedback about their renting experiences and make sure you leave a review too! It’s a bit like TripAdvisor - you submit a review about your renting experience, the review is moderated by our team, landlords get a right of reply, and the review is posted on the site. The reviews rate landlords/letting agents for things like customer service, efficiency of repairs, safety and security, deposits and more. We want students to give fair and balanced views, backed up with facts where necessary. If you’ve had a brilliant time then you need to tell other students who you think is great. If you’ve had difficulties, then say so just make sure you’re fair and accurate, as what you say is in the public domain, and landlords can respond to any oncerns to make sure every side has their fair say. So what are you waiting for? Get Rating! www.rateyourlandlord.org.uk

TRAVEL

Travelling whilst at University Organised Tours So you’ve saved the money and have your heart set on Australia or New Zealand, but none of your friends are in a position to come with you. Your heart longs to embrace the spontaneity of solo-travel, but your head (and your parents) have some reservations. What if you hate it? What if you miss home? What if you don’t make any friends? Organised tours can be the perfect way to start your trip, and have long been backpacker favourites for their perfect formula of a social atmosphere and relaxed guides who know all the best places. The hop on and off element keeps the trip flexible, so you can stay for longer in places that you connect with or with people you become friends with. Check out Kiwi Experience and Stray in New Zealand, and Oz Experience in Australia. Camp America Although it is no secret that students are time-rich, it is equally not a secret that they are invariably cashpoor. The idea of saving up enough money for the trip of a lifetime can be a bit daunting when you can’t afford Lurpak. Camp America is a great summer travel option for students, as you actually earn money that you can use afterwards to travel with your new friends. Camp work can be exhausting, but camp workers invariably love their time there, and are able to return from an amazing experience with their bank balance none the wiser. For more information go to the Camp America website www.campamerica.co.uk

It’s a common misconception that travelling is only really ‘travelling’ if it consists of spending 6 months on a gap year in South East Asia ‘finding yourself’. The reality is that travelling can take many forms; a weekend away discovering a new city (abroad or in the UK), working for a summer camp overseas or Interrailing around Europe. Time-rich students have long realised that their university years are the best time to go travelling - when else can you hope for an uninterrupted 3 month summer holiday, or Fridays off? Saving can be difficult, but with quite literally a world of options available to you there is truly something for everyone and every budget. Here are some of our top picks.
Climb Mount Kilimanjaro For the more adventurous people, who get a kick out of amazing views, having your breath taken away, quite literally, you may want to consider climbing Africa's highest peak. With some hard work and motivation this challenge can be achieved by anyone with enough determination.

Kilimanjaro is situated in Tanzania, Eastern Africa; its highest point reaches around 5,885 metres above sea level. For more information visit www.gap360.com/climb-kilimanjaro Interrailing (EUROPE) Interrailing around Europe is something of a student rite of passage. There are various ticket options depending on how many days you are going for, and how many days within that time you would like to travel. Spend your days soaking up the sun on Croatian islands, drinking Sangria in Seville and wondering Prague’s cobbled streets. Hop on to trains with Harry Potter-esque cabins, and sleep as the train gently rocks and winds through the countryside and onto your next adventure.
LEEDS RAG (Raise and Giving) Good Times, New Skills, Great Causes Society trips provide the perfect opportunity to marry crazy adventures with raising money for good causes. This year Leeds University RAG are organising cycles to Berlin, Prague and Barcelona, as well as hitches to Morocco and Amsterdam, and Leeds Beckett have loads of exciting opportunities as well. Get in touch with the societies directly for information about all the adrenaline-filled events coming up.

Thinking about having a party? P
arties are common in student properties but it is important to understand the consequences that could occur if things get out of hand as they can do. Unsurprisingly one of the most common complaints about parties is noise nuisance and this not only leads to tension with your neighbours but increasingly the authorities and your university getting involved.
“Noise nuisance complaints can lead to a noise abatement order, with a fine of up to £5000; your equipment being confiscated and the police being involved.” With the popularity of social media, parties are reaching ever grander scales that have seen students using bouncers, entry wristbands, live bands and DJs which are resulting in literally hundreds of students turning up to residential houses to party the night away. Although the students involved are having a great time, the residents and neighbours aren’t having quite the same experience (this includes other student residents as well as workers, families and elderly residents). You are allowed guests but the numbers you bring in and the volume caused should be at a reasonable level. If you are
planning a party and expect it to be noisier than usual inform your neighbours and give them a contact name in case of any problems.
“Remember you’re responsible for your guests’ behaviour, even if people turn up that you do not know your landlord will charge you for any damage to the property and YOU will incur any penalties from the Council or the Police.” As a general rule it is advisable that no noise should be heard from outside the room it’s made in after 11pm. If you think your neighbours may be affected by noise ensure you agree on an end time that is suitable for all. If you’re inviting friends to your property remember not to post it on Facebook- word spreads very fast and you could end up having many more people turn up than you expected. Make the event private and allow only people invited to view the details. You can also follow a few simple steps to reduce noise nuisance such as: n
removing speakers from against the wall or floor
n n
not wearing shoes indoors wearing headphones early morning/ late night and keeping doors and windows closed
"There has been 331 complaints since the start of the new student year, on average about 40% of these are students complaining about noise. This can increase over exam periods." Due to large organised parties causing significant disturbance to local residents (including student residents) Leeds City Council have served 88 Section 80 noise abatement notices on student properties since the start of the new student year. 3 seizures of noise equipment from student properties have been carried out , including seizing speakers, DJ decks, games consoles and laptops (potentially containing all uni coursework) as a result of a notice being breached. Don't suffer, report noise nuisance Leeds City Council during office hours 0113-222-4402, out of hours 0113-395-0143 If it is a student house you can call 0113 343 1064 or email neighbourhood.helpline@leeds. ac.uk
