ummer is here and exams will come and go as you look forward to moving in to your new home or starting the next chapter away from Leeds. Whatever your circumstances Unipol can help keep the stress out of moving and give you simple and straightforward advice. Don’t miss our moving special in the centre pages. This one is the one that so many people forget - If you are expecting mail you should arrange for it to be redirected to your new address, to do this visit www.royalmail.com and fill in the on-line application form or you can go to the Post Office and ask for a redirection application form.

The property is filthy The majority of student tenancies end on the 30th June, with the next one starting on the 1st July giving landlords often less than 24 hours to make sure the property is ready for you. Whilst ideally it should be clean already, notify the landlord of the problem immediately, backing it up with an email. They should arrange for a cleaner to visit within a reasonable timeframe - generally within a couple of days of you notifying them.

The property isn’t ready for me to move in If your bedroom or the property itself isn’t ready for occupation, then you should be provided with alternative accommodation (if you want it) and rent will not be payable for the room / property that can’t be used.

very year during the summer, thousands of students move between properties or away from Leeds. This move inevitably results in some unwanted stuff, so we’re here to help. To make your move that little bit easier, check our handy tips and advice to help you start clearing out your house early and reduce the amount of stuff that you are left with at the last minute. All of this information and more can be found at

For more information of when these collections will be taking place please email volunteering@ leedsbeckettsu.co.uk Everything else If you have stuff to get rid of that can’t be reused by someone else then take it to one of the local Household Waste Recycling Sites to be disposed of safely. There’s one on Kirkstall Road, and another on Meanwood Road. You need a resident permit from the Council, if yours hasn’t been delivered then ask your landlord.

How to get your deposit back - a guide for students MOVING IN A few key checks can save a lot of problems later on! n Make sure your deposit was

protected within 30 days of the landlord receiving it (details on how to do this are included later on) n If you get a check in report or

inventory make sure you look it over. It details the condition of the property; if any dirt or damage is not listed at the start you could be held responsible for it at the end. Submit any corrections to the landlord ASAP. If you do not get a check in report you are still advised to make a note of any problems and let the landlord know in writing promptly. n Check your tenancy agreement.

It tells you your responsibilities during the tenancy and what your deposit could be used for. MOVING OUT The accommodation provider may be able to deduct money from the deposit if you break terms in the tenancy agreement. To avoid this,

If you are unable to reach agreement over the return of the deposit, you can use the scheme to try and recover money you think is owed to you. Where is my deposit held? There are 3 deposit protection schemes. To find out where your deposit is protected ask your landlord or read your tenancy agreement or visit the schemes’ websites.

Unipol protects deposits with TDS, and Unipol accredited landlords can use a special Unipol/TDS protection scheme. If your landlord has protected your deposit under the Unipol/TDS scheme and you have problems you should contact Unipol in the first instance. Disputes must be submitted within 3 months. he wait is over - Rate Your Landlord has launched across Leeds! The brand new, custom-built website has published thousands of students’ responses, and is ready for thousands more. Rate Your Landlord lets students anonymously* leave feedback about their renting experiences. It’s a bit like TripAdvisor - a student submits a review about their renting experience, the review is moderated by our team, the landlord gets a right of reply, and the review is posted on the site. The reviews rate landlords and agents on things like customer service, efficiency of repairs, safety and security, deposit handling and more. This means you can check out what students have said about their property and their landlord, and gather the information you need when house hunting. We want students to give fair and balanced views and

opinions, backed up with the facts. If you’ve had a brilliant time then you need to tell other students who you think is great. Whatever you want to say about your landlord, make sure you’re fair and accurate, as what you say is in the public domain, and landlords can respond to concerns to make sure each side has their fair say. Rate Your Landlord is here for every student from every university and college in Leeds … but where next? £1 bus fares

I

t's no shock that travel around Leeds is notoriously expensive with the price of a single bus fare being over £2 for some short-hop journeys within the City. As exec officers we have had a real breakthrough with First buses and have successfully convinced them to launch a brand new fare structure on many bus routes popular with students within Leeds. From Monday 18th April the £1 fare on the 56 service has now been extended from town to Headingley stadium, the number 1 and 6 are £1 from Parkinson Steps to Weetwood sports facility and the 28 is £1 from Parkinson Steps to Oxley Halls. All buses originally £1 between Headingley and Parkinson Steps have been extended to the City Centre. Full details are outlined below. Now, there are a few changes that will need to come into place

given this joyous news. All students will need to present their student cards clearly to the bus drivers for the £1 fare to be applicable. As part of the deal we have had to really convince First buses that this is a good idea and it won't dent a wedge in those end of year profits. It's a real case of use it or lose it. The new student tariffs will run as part of a trial period up until Friday 17th June so in that time make sure you use the bus, I beg!! Whether you're travelling into town and would usually get a taxi - get the bus! Whereas before, two of you travelling in a taxi from Hyde Park/Burley into town was the same price as two of you catching the bus, around £4.50, this is no longer the case! If we say the average student would use a taxi once a week to get around the City in one form or another and the average fare would be £4.50, this would

equate to £135 over the 30 weeks of the year that students are typically in Leeds. Compare this to the price of using the bus for those journeys- just £30 wow that's quite the saving! The new £1 bus coverage means students can finally travel on the most popular journeys in the City, there's no excuse to catch a taxi any longer! If we can prove to First that by reducing bus prices for students across Leeds, they will see higher usage and ultimately more money for them then they will begin to reduce costs on further routes around the City. Even more exciting, if this trial period goes well then First will introduce a brand new 30% reduced student bus tariff across all their bus services in West Yorkshire commencing September 2016! The £1 student fare offer is available:

YOUR MOVING IN AND OUT GUIDE

Whether you are moving in or out of a property in the near future, preparation is the key to a stress free move. This guide offers practical advice on making sure you have all the bases covered and avoid the pitfalls.

MOVING OUT

As long as you find out what you need to do it can be really simple and pain free. So read this guide and pick up a copy of our deposit leaflet, available from any of our branches, including many of the support service outlets at your institution and Students’ Union. If you are renting from your university, college or a larger owner, they may have provided a tenants’ handbook when you moved in or information on what you need to do when you move out. This is likely to include a list of charges you may incur if you have damaged anything.

BRINGING YOUR CAR? If you want to have a car in Leeds you should check to see if you need a permit. You can organise this before you move in by getting an application form from the Leeds City Council website: www.leeds.gov.uk/parking

MOVING IN ON THE 1ST JULY If you plan to move in on the 1st July, many landlords and agents will have lots of properties changing tenants so problems may take a little longer to fix.

MOVING IN

Moving into your new home is an exciting time, giving you independence and the freedom of living in your own space. However, this comes with more responsibilities and important things to do when you first move in. So to make sure you enjoy the experience to the full, do a little forward planning and bring down those stress levels.

MOVING OUT WHAT IF NO ONE WILL CLEAN UP?

CLEANING If you are renting a shared property you are all jointly responsible for its condition when you move out, although the degree of joint liability can vary depending on the type of tenancy agreement you’ve signed. As a rule of thumb communal areas will almost always be the responsibility of everyone. Remember all the landlord/agent wants is a property returned in an acceptably clean condition to hand over to the new tenants moving in.

Not cleaning the house because no one else will is not an acceptable reason: you will all end up losing some or all of your deposits.

• Work out in advance how you will clean the property and divide up the tasks for the communal areas. That is the kitchen, bathroom, lounge, corridors, stairs and any outside space and cellar area. • It is a good idea to talk to your house mates now and try to agree a day to get together to clean up, before everyone starts disappearing after exams • Use the checklist on the back page to keep you on track.

BATHROOM Not cleaning the toilet or the bathroom suite can cost £50 - £100. This is the time it can take for professional cleaners to clean the area properly.

OVEN AND GRILL It can take a lot of cleaning to do this properly. This again could take two visits for cleaning fluid to be left overnight and can cost in excess of £95

HELP! I’M NOT SURE WHAT’S EXPECTED

Why not ask your landlord/ agent to do an inspection to point out anything you should do to return the property in an acceptable condition?

UTILITY BILLS The landlord/agent may keep your deposit until you provide written proof that all the outstanding utility bills are paid. This may include providing an exemption letter for your council tax bill, if required this should be detailed in your contract. If in doubt always go back to your contract as this will detail what is expected of you and what you can expect from your landlord.

DID YOU KNOW?

Cleaning the kitchen and bathroom is over 50% of the task of cleaning the whole property, so concentrating on cleaning your own room is not enough.

YOUR FINAL BILL

• A few weeks before you move out, contact the utility companies and let them know that you will be closing the account soon. • On the final day take your meter readings, inform the companies to close your account and give them a forwarding address to send the bill. • Keep a record of the meter readings. • Once paid make sure you send proof to the landlord/agent.


MOVING IN MOVING IN DAY Check your new property thoroughly. Although your landlord will try and have your property ready on the first day of your contract - clean and in a good state of repair - it is not always

possible. The previous tenants may have only moved out the day before, not cleaned properly and left repair works to be done.

• Take photos, including any wear and tear damage so you have proof of its condition from the outset. • If your property does need some repair or cleaning inform your landlord immediately in writing (emails are fine) as well as by phone.

MOVING DAY Don’t leave the car or house open and unattended while you move your possessions in as this is a prime time for opportunist thieves to steal your valuables!

completed, keep in touch and let your landlord know if the works are not done on time.

...AND ANOTHER THING IS THERE ANYTHING ELSE I SHOULD KNOW ABOUT UTILITIES IF I AM PAYING? When you register your details try to register all the names so that no one has to take individual responsibility. Make sure you can find the stop taps for your gas, water and electricity supplies. Ask your landlord/agent if you can’t find them

I WANT TO DECORATE Stop! Before you get your paint brushes out check your contract and if in doubt contact your landlord/agent.

BILLS NOT INCLUSIVE

Most owners don’t allow tenants to decorate, put up shelves, put nails in walls and sometimes don’t allow Blu-Tack so ask.

You’ve moved in and you’ve informed your landlord/agent of any immediate works needed, so relax. However in the first few days there are a few things you should do and top of the list is to take meter readings for your gas and electric supply. Check with your landlord whether your water is on a meter.

I NEED MORE STORAGE SPACE Although your contract and/or inventory (if supplied) will detail the furniture provided you can still request additional and many landlords are happy to talk through your requirements. The Unipol Code details the furniture and white goods that should be provided as a minimum.

YOUR RESPONSIBILITIES AS A TENANT When renting a property, did you know that you have certain responsibilities? There’s a common misconception that the landlord is responsible for everything to do with maintaining the house, but this is not always the case. Your tenancy agreement will detail what you need to take care of, so make sure you read it fully. Here are some of the most common tenant responsibilities:

CONDITION OF THE PROPERTY

It’s generally accepted that there will be some ‘fair wear and tear’ during your stay. Over time, walls will need re-decorating, carpets replacing and things may break even if they are being used correctly. However if you damage something through using it inappropriately, your landlord is entitled to charge you the cost of putting it back to its original state.

REPORTING REPAIRS

Mind reading is not a pre-requisite to being a landlord. If something needs repairing in your property, send your landlord an email or put it in writing. Your landlord does not have to take action unless they receive proper notice that repairs are needed. In most tenancy agreements you have a contractual obligation to inform the landlord about any repairs that they are responsible for and failure to do so can be costly.

ALLOWING ACCESS

If your landlord provides 24 hours written notice they can enter the house/ flat for the purposes of repairs or looking at the condition of the property.

BLOCKED DRAINS OR TOILETS

If your drains become blocked with food, hair or other substances, you may have to pay to have them unblocked. The best option is to try to unblock them using a sink unblocking solution bought from the supermarket. If your landlord has to arrange this the costs will likely fall to you.

MAINTAINING THE GARDEN

Some landlords will stipulate in their agreements that tenants maintain the garden They don’t need to provide you with the tools to do this, but you could request that they do. If it’s your contractual responsibility, your landlord may charge you for putting the garden back into good condition.

Get in shape for the summer I t’s getting to that point in the year when exams are looming but that also means summer is on the horizon! Exam period can be a tough time for the body, all of those revision snacks, biscuits and cups of tea are saying bye bye abs and hello belly! But it doesn’t have to be the way, getting out and exercising can be the perfect revision break whilst also helping to get the summer body ready for when university finishes! Here are a few ideas for ways to get fit ready for your holidays and travels.

1. The Gym The gym - it might sound simple but popping to the gym for an hour each day can really help to break up the revision and allows you to do various different work outs each day to keep it mixed up. You won’t be going out much over the next few weeks so why not spend that money on a gym membership instead or if you’re a fresher you may even have free membership this year so make the most of it! The key to a good night’s sleep is to be both mentally and physically tired, so revising hard during the day, working hard at the gym and sleeping well at night could well be the recipe for smashing your exams!

3. Sports

Sports - If you’re not already part of a sports club then now is the time to get looking. There are plenty to choose from, both university clubs and local sports teams around Leeds. It may well be getting towards the end of the rugby and football seasons but that doesn’t mean you can’t still play and it also means the season is starting for other sports like cricket and tennis. Many rugby clubs will enter 7’s tournaments (the most tiring game of rugby you’ll ever play), you can also hire out the pitches inside and outside the edge for five-a-side football and tennis courts around Leeds which are both great ways to keep fit and have a laugh with your mates.

2. Moor Walking Moor walking - now that the weather is improving, the sun is coming out and it’s starting to warm up, why not take a trip to Ilkley Moor? You can get direct trains from both Leeds and Bradford Forster Square so getting there is simple and once you arrive you’ll be greeted with stunning views, pubs, restaurants and the glorious outdoors. A great way to spend a day with your mates, whether it’s to celebrate finishing exams, banishing hangovers or just simply for something to do, then Ilkley Moor is perfect. The world triathlon in Leeds is on the 12th June 2016 in aid of Cancer research, you can enter the ‘olympic’ or ‘sprint’ distances based on your ability. Eat breakfast! Or something that resembles breakfast… (well, you are celebrating right?) Projects and Volunteering Jonny the Community Officer at LUU shares his favourite projects of the year. e’ve had an incredibly busy start to term three organising a range of great activities and campaigns all aimed at supporting you during your time here at Leeds. Get to know your neighbour is one such project which LUU run at the beginning of the new academic year to help students settle in to their local community and make friends. Leave Leeds Tidy will be kicking off in the next few weeks which is all about supporting you during this

year’s changeover period. As a resident of Leeds, there's loads you can do to ensure your community is a clean place that everyone can enjoy. Whether it's reusing unwanted items, recycling rubbish or removing waste, we have the information you need to Leave Leeds Tidy. We've been running for six years, and in that time we've diverted over 85 tonnes of stuff from landfill! We’ll be holding collection points outside Hyde Park Picture House in the last week of June and first week of July for you to come and dispose of any unwanted goods! We’ll also have a collection point available in the LUU foyer throughout June and July as well as holding two jumble sales for students to sell their unwanted items at on Sunday 29th May and Sunday June 12th!

We’ve also been working hard to bring local, more independent, discounts to students through our Stay Local scheme which is going from strength to strength! We’ve now got over twenty-five local traders on board with the scheme, including Nation of

Shopkeepers and HumpIt. All you have to do is buy your NUS Extra Card from your student’s union helpdesk and you’ll automatically have the Stay Local stamp printed on the back – entitling you to a range of

arah, the Welfare Officer with Leeds Beckett University Students’ Union (Leeds Beckett SU) looks back and forward on volunteering opportunities. There are many different areas you can volunteer in, from children’s education, to public services, to environmentalism and beyond. Café Lingo is a weekly language café at Leeds Beckett Students’ Union that aims to give students the opportunity to share foreign languages and cultures, meet new people and have fun. This was an initiative brought in by our VP Equality and Diversity. There are weekly sessions during term-time with interactive

activities, film nights, quizzes and much more, all run by volunteers. The volunteering roles include campus leaders, table leaders with fluency in different languages and café volunteers that help assist with the sessions. Café Lingo is a fantastic opportunity to meet new people and get practising any foreign languages, whether you’re fluent or just a beginner, all are welcome! There are also opportunities to get involved in delivering workshops to children and young people across Leeds – this year, we are delivering CSI workshops which aim to raise aspirations in STEM for disadvantaged young people, and also deliver Sexuality and Relationships workshops to compliment the

sex education children get in schools which we feel often leaves out important information such as what a happy and healthy relationship is. Leeds Beckett SU has been instrumental in the Welcome to Leeds project to welcome refugees to our city – we are looking for writers and translators for the Refugees Newsletters, as well as Language and Intercultural Understanding volunteers, who work with local Leeds schoolchildren who speak English as an additional language in order to build better cultural and language understanding. It involves giving children on-on-one help with their school work and being there to develop

Celebrating our Intercultural Ambassadors Contribution from the International Student Office

C

elebrate Week 2016 provided an opportunity to recognise the achievements of the 2015/16 University of Leeds Intercultural Ambassadors: 45 UK and international student volunteers representing 20 nationalities who trained together, formed nine teams and embarked on a journey of creating, planning and running exciting intercultural activities on campus and in local communities. Four teams brought together students in a mix of vibrant intercultural events during World Unite Festival in February, including cultural skill-sharing, language-themed treasure hunts and an open mic night. The Intercultural Ambassadors also organised fun and eyeopening activities in local schools; provided a range of

new cultural experiences for older people; and created an inspiring celebration of International Women’s Day for migrant women’s groups. The Intercultural Ambassadors have developed skills and insights needed to become successful in a global environment, both here at university and in the wider world – and have had a brilliant experience along the way! If you are interested in volunteering as an Intercultural Ambassador in 2016/17, look out for announcements when applications open in October 2016. HOST UK is a charity that helps international students to get a taste of British home life by arranging visits to friendly hosts across the UK, who volunteer to welcome international students for a “home-away-
