ummer is here and exams will come and go as you look forward to moving in to your new home or starting the next chapter away from Leeds. Whatever your circumstances Unipol can help keep the stress out of moving and give you simple and straightforward advice. Don’t miss our moving special in the centre pages. For all you students out there who have not secured your home for next year you will find there are lots of properties still available so now is a great time to look. The good news is that there is plenty of choice, the standards are high and the ones in here are all accredited, giving you peace of mind.

This time of year sees many of you graduating, a time for celebration and a sigh of relief that it’s all over. Knowing you will want to celebrate your success with your friends and family we have gone out and tried and tested some local venues; so whether you are on a budget or fancy splashing out we have it covered. Tips on what YOU need to remember to do before handing in your keys

T

o make the move as easy as possible make sure you know what all your responsibilities are as soon as possible so that you have plenty of time to prepare. Below are my top tips on things to remember before you move: n

Make sure you know the exact date and time that you need to leave the property by and if your keys need to be handed in in person or via post to your landlord.

The next one is really important - remember to take meter readings on your

check if there are any sinks or drains which need unblocking. If you have a garden read over your tenancy agreement to find out what your responsibilities are in maintaining it.

This one is the one that so many people forget - If you are expecting mail you should arrange for it to be redirected to your new address, to do this visit www.royalmail.com and fill in the on-line application form or you can go to the Post Office and ask for a redirection application form.

Ensure that all rent and bills are fully paid; some landlords require proof of this before returning your deposit so check if this applies to you.

Worried you won't get your deposit back? To use one of the FREE adjudication services with your deposit protection scheme you need to lodge the dispute within 3 months from the end of your tenancy. The property is filthy The majority of student tenancies end on the 30th June, with the next one starting on the 1st July giving landlords often less than 24 hours to make sure the property is ready for you. Whilst ideally it should be clean before you arrive, notify the landlord of the problem immediately, backing it up with an email. They should arrange for a cleaner to visit within a reasonable timeframe - generally within a couple of days of you notifying them.

The property isn’t ready for me to move in If your bedroom or the property itself isn’t ready for occupation, then you should be provided with alternative accommodation (if you want it) and rent will not be payable for the room / property that can’t be used. he Rate Your Landlord review site has now been in operation for a year and several thousand students have already rated their landlord and shared their experiences to help other students when they are house hunting. So if you have not rated your experience yet what are you waiting for? If you had a great experience? Tell your fellow students who they should be renting from:

How does the site work The reviews rate landlords and agents on things like customer service, efficiency of repairs, safety and security, deposit handling and more. This means you can check out what students have said about their property and their landlord, and gather the information you need when house hunting.

We want students to give fair and balanced views and opinions, backed up with the facts. If you’ve had a brilliant time then you need to tell other students who you think is great. Whatever you want to say about your landlord, make sure you’re fair and accurate, as what you

say is in the public domain, and landlords can respond to concerns to make sure each side has their fair say. *We keep a record of your name, email address and other details in case we need to get in touch. Published reviews will not display this information.

How to get your deposit back - a guide for students MOVING IN A few key checks can save a lot of problems later on! n

Make sure your deposit was protected within 30 days of the landlord receiving it (details on how to do this are included later on) If you get a check in report or inventory make sure you look it over. It details the condition of the property; if any dirt or damage is not listed at the start you could be held responsible for it at the end. Submit any corrections to the landlord ASAP. If you do not get a check in report you are still advised to make a note of any problems and let the landlord know in writing promptly. Check your tenancy agreement. It tells you your responsibilities during the tenancy and what your deposit could be used for.

MOVING OUT The accommodation provider may be able to deduct money from the deposit if you break terms in the tenancy agreement. To avoid this,

Make sure all rent and bills are fully paid. Check you have met all other conditions in the agreement.

Your accommodation provider must tell you promptly if he/she plans to make deductions and money owed must be paid to you without delay. If there is a delay send a request in writing. Email is fine. Your landlord should have registered your deposit with a deposit protection scheme. If you are unable to reach agreement over the return of the deposit, you can use the scheme to try and recover money you think is owed to you. WHERE IS MY DEPOSIT HELD? There are 3 deposit protection schemes. To find out where your deposit is protected ask your landlord or read your tenancy agreement or visit the schemes’ websites.

Whether you are moving in or out of a property in the near future, preparation is the key to a stress free move. This guide offers practical advice on making sure you have all the bases covered and avoid the pitfalls.

MOVING IN

As long as you find out what you need to do it can be really simple and pain free. So read this guide and pick up a copy of our deposit leaflet, available from any of our branches, including many of the support service outlets at your institution and Students’ Union. If you are renting from your university, college or a larger owner, they may have provided a tenants’ handbook when you moved in or information on what you need to do when you move out. This is likely to include a list of charges you may incur if you have damaged anything.

Moving into your new home is an exciting time, giving you independence and the freedom of living in your own space. However, this comes with more responsibilities and important things to do when you first move in. So to make sure you enjoy the experience to the full, do a little forward planning and bring down those stress levels.

MOVING IN ON THE 1 ST JULY If you plan to move in on the 1st July, many landlords and agents will have lots of properties changing tenants so problems may take a little longer to fix.

BRINGING YOUR CAR? If you want to have a car in Leeds you should check to see if you need a permit. You can organise this before you move in by getting an application form from the Leeds City Council website: www.leeds.gov.uk/parking

DID YOU KNOW?

Cleaning the kitchen and bathroom is over 50% of the task of cleaning the whole property, so concentrating on cleaning your own room is not enough.

MOVING OUT HELP! I’M NOT SURE WHAT’S EXPECTED

CLEANING If you are renting a shared property you are all jointly responsible for its condition when you move out, although the degree of joint liability can vary depending on the type of tenancy agreement you’ve signed. As a rule of thumb communal areas will almost always be the responsibility of everyone. Remember all the landlord/agent wants is a property returned in an acceptably clean condition to hand over to the new tenants moving in. • Work out in advance how you will clean the property and divide up the tasks for the communal areas. That is the kitchen, bathroom, lounge, corridors, stairs and any outside space and cellar area. • It is a good idea to talk to your house mates now and try to agree a day to get together to clean up, before everyone starts disappearing after exams • Use the checklist on the back page to keep you on track.

BATHROOM Not cleaning the toilet or the bathroom suite can cost £50 - £100. This is the time it can take for professional cleaners to clean the area properly.

OVEN AND GRILL It can take a lot of cleaning to do this properly. This again could take two visits for cleaning fluid to be left overnight and can cost in excess of £95

Why not ask your landlord/ agent to do an inspection to point out anything you should do to return the property in an acceptable condition?

WHAT IF NO ONE WILL CLEAN UP? Not cleaning the house because no one else will is not an acceptable reason: you will all end up losing some or all of your deposits.

UTILITY BILLS

The landlord/agent may keep your deposit until you provide written proof that all the outstanding utility bills are paid. This may include providing an exemption letter for your council tax bill, if required this should be detailed in your contract. If in doubt always go back to your contract as this will detail what is expected of you and what you can expect from your landlord.

YOUR FINAL BILL • A few weeks before you move out, contact the utility companies and let them know that you will be closing the account soon. • On the final day take your meter readings, inform the companies to close your account and give them a forwarding address to send the bill. • Keep a record of the meter readings. • Once paid make sure you send proof to the landlord/agent.


MOVING IN MOVING IN DAY CHECK YOUR NEW PROPERTY thoroughly. Although your landlord will try and have your property ready on the first day of your contract - clean and in a good state of

repair - it is not always possible. The previous tenants may have only moved out the day before, not cleaned properly and left repair works to be done.

• TAKE PHOTOS, including any wear and tear damage so you have proof of its condition from the outset. • If your property does need some repair or cleaning inform your landlord immediately in writing (emails are fine)

MOVING DAY Don’t leave the car or house open and unattended while you move your possessions in as this is a prime time for opportunist thieves to steal your valuables!

...AND ANOTHER THING IS THERE ANYTHING ELSE I SHOULD KNOW ABOUT UTILITIES IF I AM PAYING? When you register your details try to register all the names so that no one has to take individual responsibility. Make sure you can find the stop taps for your gas, water and electricity supplies. Ask your landlord/agent if you can’t find them

I WANT TO DECORATE Stop! Before you get your paint brushes out check your contract and if in doubt contact your landlord/agent. Most owners don’t allow tenants to decorate, put up shelves, put nails in walls and sometimes don’t allow Blu-Tack so ask.

I NEED MORE STORAGE SPACE Although your contract and/or inventory (if supplied) will detail the furniture provided you can still request additional and many landlords are happy to talk through your requirements. The Unipol Code details the furniture and white goods that should be provided as a minimum.


YOUR RESPONSIBILITIES AS A TENANT When renting a property, did you know that you have certain responsibilities? There’s a common misconception that the landlord is responsible for everything to do with maintaining the house, but this is not always the case. Your tenancy agreement will detail what you need to take care of, so make sure you read it fully. Here are some of the most common tenant responsibilities:

CONDITION OF THE PROPERTY

It’s generally accepted that there will be some ‘fair wear and tear’ during your stay. Over time, walls will need re-decorating, carpets replacing and things may break even if they are being used correctly. However if you damage something through using it inappropriately, your landlord is entitled to charge you the cost of putting it back to its original state.

REPORTING REPAIRS

Mind reading is not a pre-requisite to being a landlord. If something needs repairing in your property, send your landlord an email or put it in writing. Your landlord does not have to take action unless they receive proper notice that repairs are needed. In most tenancy agreements you have a contractual obligation to inform the landlord about any repairs that they are responsible for and failure to do so can be costly.

If your landlord provides 24 hours written notice they can enter the house/flat for the purposes of repairs or looking at the condition of the property.

BLOCKED DRAINS OR TOILETS

If your drains become blocked with food, hair or other substances, you may have to pay to have them unblocked. The best option is to try to unblock them using a sink unblocking solution bought from the supermarket. If your landlord has to arrange this the costs will likely fall to you.

MAINTAINING THE GARDEN Some landlords will stipulate in their agreements that tenants maintain the garden They don’t need to provide you with the tools to do this, but you could request that they do. If it’s your contractual responsibility, your landlord may charge you for putting the garden back into good condition.

Celebrating our Intercultural Ambassadors Contribution from the University of Leeds Global Community

C

elebrate Week 2017 provided an opportunity to recognise the achievements of the 2016/17 University of Leeds Intercultural Ambassadors: 84 UK and international student volunteers representing 35 nationalities who trained together and embarked on a journey of creating, planning and running exciting intercultural activities on campus and in local communities. As well as bringing students together in a mix of vibrant events during World Unite Festival, the Intercultural Ambassadors organised fun and eye-opening activities in primary schools, ran workshops for secondary school students thinking of attending university, and provided a range of intercultural activities for older people in the local community. Other projects included delivering workshops on

women’s health issues, promoting health and wellbeing to local residents, and creating visual resources to explore the cultural aspects of student life in Leeds. The Intercultural Ambassadors have developed skills and insights needed to become successful in a global environment, both here at the University and in the wider world, while providing fun and memorable experiences along the way! If you are interested in volunteering as an Intercultural Ambassador in 2017/18, look out for announcements when applications open in October 2017. Volunteer (and get some great contributions to your CV in the process) Hi everyone my name is Kelly-anne, Vice President Welfare and community at Leeds Beckett SU. The Volunteering Team here at Leeds Beckett Students’ Union has launched a new and unique volunteering opportunity for students to make a difference in their local community. Our Community Committee consists of 3 current members whom work collaboratively to develop student led projects to support environmental and recycling, student housing and crime and safety. So far with the development of the programme we have initiated a launch project to raise awareness of the best ways to deter burglars in Headingley, Hyde Park & Woodhouse. Through the research for this project the group has discovered some shocking but invaluable facts that we will be sharing with students through the use of video on social media, filmed by our students from BeMedia. Did you know for example that leaving an upper floor window open is an open door for many who would risk it

for your laptop? No, neither did we and we have been working with PC Mark Fox who is the campus police officer to uncover similar facts that the video will share with students. With the video we hope to implement it into welcome talks at Leeds Beckett and hopefully reduce the current 13 burglaries a week in one particular area to even less. To be aware is the

best way to deter and we hope that this launch project will be the first of many great initiatives that will be developed by our Community Committee. We are still looking for two students to join us in working towards tackling the recycling issues in Headingley, Hyde Park and Woodhouse and working towards environmental projects to help local community groups such as Friends of Beckett Park and Hyde Park Source. We are also looking for one more student to help with issues that relate to student housing including the fight against unfit properties and rising prices. So if you are interested in putting yourself in the driving seat to promote positive change, tackle negative stereotypes of students in your local area, get tailored and direct contact and support through Leeds Beckett Students’

Have your say on election day Maddy Andrews, Vice President Equality and Diversity at Leeds Beckett SU talks about the snap general election. "If you are eligible to vote and are able to now is an important time to get prepared for the next general election. With the surprising news of the snap election in June (3 years earlier than scheduled), now is the crucial time for YOU to register to vote. Since the transfer to individual

electoral registration (which prevents universities from block registering students in halls of residence) you will need to re-register each time you move house. The deadline to vote in the UK general election is Monday 22nd May, however the process is very simple and only takes around 5 minutes so just head to www.gov.uk/register-to-vote.

The election itself is on June 8th so depending on when you are heading home from university make sure you are registered at the right address – and if you are not able to vote on the 8th itself you have the options of either a postal or proxy vote. For more information make sure to check out www.bbc.co.uk/news/ uk-politics-39631768 Once registered, it is definitely worth researching the different parties and their policies before making your decision, and also looking at which policies the parties have implemented before whilst in power.
