Where to Live in leeds Choosing where to live in Leeds is likely to be one of your top priorities. Each student area offers a completely different feel and it is important to decide where is best for you as where ever you choose it will be your home for the next academic year. To help you decide, we have compiled a quick list for you to consider the pros and cons of some of the most popular areas. Try and go out and get a feel for the areas as they can be quite different depending on the time of day or night.

Unipol Hub officer Amy Lloyd answers questions and offers advice to help students with any housing related issues.

:Me and my friends found a property a few weeks ago that we really like but I feel like the landlord is rushing us. The landlord has asked for a deposit and rent before we have even seen the agreement. Is this normal and what should I do? We really like the house and are scared that we won't find another as good as this one.
Are we compatible?
Q
: I have a small group of friends at university who I know through classes. I am looking for places to live next year but to be honest I don't know if we are compatible. I really enjoy their company as friends but it's hard to know if we will have the same standards of living. I'm quite stuck really because I don't want to sign a contract without thinking.
Amy Says: This is definitely not normal and the landlord should always send you an agreement before asking for any monies for rent and deposit. If you would like to go for the house then ask the landlord to provide you with an agreement. Once you are comfortable, sign the agreement and then pay monies. If this is a Code landlord then this would be in breach of the Unipol Code and you can raise a complaint to us about this.
Amy Says: You are right to think about these things! You need to make sure you will be comfortable with the people you live with. Amy’s Advice for a quiet life Leeds is made up of thousands of students but it is important to remember that when you rent your property you will be living in a residential community with other full time workers and families. Some noise is unavoidable but there are lots of simple ways to avoid disturbing others and keep the neighbours on your side: n n
If you can hear your music from outside the room, so can everyone else Move your TV and stereo away from neighbour's walls and keep them off the floor

Use headphones during late night and early morning hours Don't play music too late. This is legislation which stipulates what time noise can be made- after 11pm you should not make any noise that can be heard from outside the room it is being made in. If you play a musical instrument, practice at reasonable times and not early in the morning or during the late evening or night. Agree practice times with neighbours.

Signing a contract
Understanding the basics
Unipol always advises students to use the contract checking facility available free through your students’ union advice service. The Small Print Never forget the agreement is legally binding once signed. You are agreeing to pay the rent and any other costs for the full period specified. This is regardless of any change in your circumstances. It is very rare, to have a clause allowing you to end a contract early.
One to remember - The property should be licensed with the local authority if it has 5 or more bedrooms over 3 or more storeys.
The Contract The agreement outlines the responsibilities for both you and the landlord. Joint or individual Tenancies You may sign a tenancy agreement as an individual or as a group. You can find more information about Joint Tenancies on page 7 of this issue. Individual Tenancies If you are the only person who has signed the contract you will be liable for your own rent and damage to your room. However you will also be liable for an equal share of any charges to repair damage to the communal areas if no-one else admits to doing it. Your Responsibilities You should pay your rent on time, pay for any damage caused, and hand the keys back at the end of the tenancy. You have exclusive possession but the landlord can still have access to the property on giving
you notice and should only call during reasonable working hours (in an emergency they can enter with no notice). The tenancy agreement will outline the rules for living in the property and will include clauses on whether you can sublet, decorate the property, smoke, add locks to rooms or keep animals. It will also state that you must inform the owner of anything that needs repairing. Landlord Responsibilities The agreement will say what the landlord has to do. Typically the landlord must make sure the gas appliance and electrical wiring have been checked and supply you with copies of the certificates. The property you are living in must also have property insurance (this is not personal possessions insurance for your belongings) and the landlord should undertake repairs in a reasonable time. You must be given the full contact details of the landlord or agent. The address is important if you need to send legal documents to the landlord. Costs in the Tenancy Agreement The agreement will outline the costs of renting the property. Check the rent stated is the amount you have agreed to pay. The rent payment dates should be detailed. Check whether any utility bills are included. If not you will have to pay these charges directly to the supplier. If you have paid a deposit the tenancy agreement should tell you who it is protected with. Other Charges There may also be a section on other charges which may include details of administration charges for late payment of rent, interest charges for late payment and legal costs relating to arrears.
RENTING ADVICE
One to think about If you are still not happy with a clause and the landlord will not change it think carefully about whether you want to be bound by it and if not, do not sign.
Guarantors You may be asked to provide a guarantor for the rent. This is someone who will be contacted to pay your rent if you do not pay. If you have signed a joint contract make sure the guarantor is only paying for the proportion of rent you pay not for the full contractual rent.
One to think about - Make sure that if you are being asked for a guarantor that you can ask someone who will be able to meet the eligibility requirements BEFORE you sign anything and hand over a deposit.

It is full of great reviews too and is therefore a really useful tool in helping you decide who to rent from. As George Bissett from LUU says " Signing for a property is a massive commitment which is why seeing what
others thought of your prospective landlord is invaluable. Just think about how useful Amazon reviews are before buying a product online: first-hand experience from someone just like you. It’s far more reliable than anything the seller will tell you. It’s the exact same principle with your future home". Leeds Housing Fairs Hi Everyone, I am just writing a blog to inform you about the Leeds Beckett Students' Union Housing Fair which is taking place on Thursday 1st February 2018, 10:00am - 6pm in The Stage Woodhouse Building, City Campus. At the fair you'll meet loads of Unipol accredited landlords and estate agents. It's important that your accommodation is up to standard so that you don't live in harmful conditions. You'll also get to meet loads of landlords that don't charge for signing up fees, which is a real winner, as some agents may have hidden costs. This will all be signposted at the event, so keep your eyes peeled! While you're at the fair, make sure to get your contract checked (before
you Sign it) by the Students' Union Advice Service. You can also get your contract checked by the Advice Service at any other time. You can either bring a copy of your tenancy agreement to a drop-in-session or to an appointment along with any questions you have. If you can't make it in person you can always email it across for it to be checked. Make sure you do this before you sign anything and pay any money or it might be too late for you to back out.
