Why you Should Rent from us • We are a unique non-profit making charitable company. • Established in 1975, we help students find the best housing they can. • We house students in Leeds, Bradford and Nottingham every year, in properties that we either own or manage on behalf of smaller and lords. • All Unipol properties are designed especially for student tenants. • Personal Housing Management Officers responsible for ensuring you are happy in your home. • Safety, security and location being the high priorities. • We operate an up-to-date repair reporting system, which ensures your repairs are dealt with swiftly. • An out-of-hours emergency call centre with Unipol staff and contractors on hand to deal with emergencies 24 hours a day throughout the year. • We treat all our tenants as valued customers, and carry out annual Tenant Satisfaction Surveys to ensure we are meeting the expectations and demands of students.

We’ve done it After my first year in halls, I decided to move to Hyde Park for my second and third years at Leeds Beckett University. My four friends and I wanted to live in this area as it was a short walk from Uni and close to the local shops and pubs. Choosing a property in the right area was very important to us; we wanted to be near our friends but did not want to rush into signing for a house that we would be unhappy in. After viewing around 10-15 properties we signed for a house on Hessle Terrace and we loved living there. I still miss it now! Alice Kidd - Leeds Beckett (formerly Met) Housing Management Officer I lived in Hyde Park in my second and third years. In second year I had a self contained flat and in third year I lived with two friends on the Beamsleys, which was great as everyone I knew lived nearby. During my Masters I lived in the city centre, and I’m still living in Woodhouse - which I find really convenient for the city and Headingley. Lyndsey Gregory - Leeds University Housing Management Officer After my first year in Halls me and five friends decided to move into a shared house. We lived on Cardigan Road in Headingley for my second year which was great as it was so close to many shops, bars and restaurants and the area was really nice. It was a Unipol managed property and the service was great. Now I’m in fourth year me and the same set of friends opted for a change and moved to Ebor Mount in Hyde Park - we just wanted to be nearer to Uni and can now walk to campus in 10 minutes. Having had such a good experience with Unipol previously we made sure our landlord was part of the Unipol Code, needless to say the service has been just as great this year! How to House Hunt Basic Guide & Tips Who do I want to live with? Living with someone is different to socialising with them, so can you get on for a year? How large is my group? This is essential as you will be looking for that number of bedrooms, therefore searching for the right size house. Get the right information Get the impartial Unipol House Hunting Guide published by our Housing Hub and the most recent tabloid, packed with information and advice. What area should we live in? Headingley, Hyde Park, Burley, Woodhouse, City Centre - they all have something to offer. Be flexible to get the best deal. Booking a viewing 0113 2053414 Pick up the phone and book a viewing. It’s easy. If you are unsure of what you are doing, we can advise and recommend options and we won’t hard sell. Viewing the Property We can show you 3 properties per 1.5 hour appointment. This allows you to have time to think about the advantages and disadvantages of a property. Booking a Tenancy Signing Appointment If you like it, book it before someone else does. We ask that you come in the same day or the next. We can’t hold properties. Signing the Tenancy Agreement This is the important part, so we go through everything with you in detail. If you don’t understand anything, just ask. Paying a deposit You have to pay a deposit of £225 when you sign for a Unipol property, but we don’t charge signing fees or ask for guarantors.

House Hunting How to use our website This brochure is designed to be used as a quick guide reference.

How to View These Properties Step 1 Consider how many people in your group. With developments you can rent a room in a flat individually- if you know this you can start house hunting.

Step 2 Phone 0113 205 3414 and book a viewing or come in and see us. Appointments are 1.5 hours long. It can be your selection of properties or we can make recommendations to you based on your group size and area preference. It’s that easy - so don’t be shy.

Step 3

It’s easy to see which properties are right for you. Use the advert reference on our website to bring up loads more images, floor plans and details about the properties you like.

Visit: www.unipolhousing.org.uk 155/157 Woodhouse Lane, Leeds, LS2 3ED Email: Lettings@unipol.org.uk

Meet at our offices or the first property on your list and we will drive you around. We can show you 3 properties per appointment- this avoids confusion as there is a lot to take in.

Step 4 If you’re not sure about the properties you have seen, book another appointment to see some different ones.
