Timely warning over control of dogs

With better weather imminent, police are reminding dog-owners of their responsibilities towards livestock when exercising their pets. It is a criminal offence for a dog to actively worry livestock. A police spokesman said: “In such instances, the owner or person in control of the dog can be prosecuted, and as a last resort the dog can be shot by the farmer to end an attack.”

Owners are asked to: Keep dogs either on leads or under close control around livestock. In a field with no livestock, keep the dog in sight, be aware of what it is doing, and be confident it will return to you promptly on command. If not confident of this, the dog should not be off the lead. Ensure the dog does not stray off the path or area where you have right of access.

New plan for town centre boutique

Plans have been submitted for a new ladies’ boutique in Wimborne.

CJF Design Projects Ltd has submitted a planning application to refurbish the shopfront at 49 High Street, to create the Thirty Three Boutique, on behalf of Ms Catherine Gosney. Ms Gosney is understood to be the person behind the Roberta boutique, in Bournemouth, as well as the Thirty Three Boutique in Lymington High Street.

Meanwhile, the plans detail a makeover for the premises in Wimborne.

‘The changes to the shopfront are designed to be minimal and enhance the existing shopfront with no structural changes but repair and refinishing of the existing in a neutral white colour, while also introducing clear branding in a way that complements the shopfront,’ the plans say.

‘Internal works are cosmetic with no plans to alter the structure of the building.

‘The fit-out will include the reconfiguration of some internal partitions and wall linings that have been introduced as a part of previous shop fits in 2009 and 2018.’

The building is listed, but the application says features deemed important ‘are to be retained in place’.

For details, and to comment on the scheme, visit dorset council.gov.uk and search for P/ ADV/2024/01501.

Peachtree Services Ltd has applied to Dorset Council for permission to demolish part of a building at the Peartree Business Centre, in Cobham Road, and develop the site. It would include parking, a yard and a showroom.

‘The design seeks to minimise the impact on its surroundings, providing an attractive, contemporary and cohesive design that is fit for purpose and safe for all to use,’ the application says.

‘It is anticipated the development will act as a catalyst for further development to create additional new jobs and investment for the local community.’

Parkinson’s Day - a couple’s story

For Parkinson’s Awareness Day last week, Wendy and Arthur wanted to tell their story and how there is vital local support available.

When they moved to Dorset, Arthur was diagnosed with Parkinson’s disease, aged just 53 and since then their world has changed.

Arthur’s condition has changed over time and Wendy found herself caring for him. They joined a local support group, and someone there mentioned Lewis-Manning Hospice Care.

On Arthur’s first visit he was very nervous and Wendy stayed with him all day but they soon felt at ease. Wendy said: “All the staff and patients were very friendly. Arthur was quite a chatterbox and quickly made good friends with three others.

They were nicknamed the ‘Four Muskateers’ because

they get on so well together.”

Since then, Arthur has been a part of Lewis-Manning Day Hospice and has benefitted from good company and care, including therapy and creative art sessions. Arthur attends every Wednesday, which helps Wendy with some muchneeded respite.

After many years of caring for Arthur full-time, Wendy has recently also been diagnosed with Parkinson’s.

They both experience different

symptoms and have different ways to manage these.

Wendy said: “Parkinson’s is different with everybody. Mine was shaky from the start, but Arthur’s is more rigid.”

Arthur said: “This shaking really annoys me because I try hard not to shake.

“You worry a lot about what you look like, but here at the hospice, you don’t have to.”

To support Lewis-Manning, visit justgiving.com/ lewismanning.

Tree-mendous effort

Here comes spring – and Trees for Wimborne’s young trees are alright, reports Jean Morgan. Volunteers from the local community joined the Trees for Wimborne team – helping hands which were much appreciated for such a large task, and hopefully future friends for our planted areas.

At Dogdean SANG, we planted more than 300 trees, comprising 15 species and it’s exciting to try and picture what it might look like in 20 years’ time. Ainsley Road (near Wimborne Town Football Club) was a new site – and a challenging one. It’s adjacent to a bridleway between two new housing estates, one still under construction. There was a lot of site preparation, including the removal of two old fence lines. We were grateful to many organisations that gave us assistance.

Over two days, we managed to plant just over 600 trees, comprising 14 species, provided by the Woodland Trust and Upton Tree Specialists, with some donated by members of the group.

We’ve also made some headway in reintroducing viable numbers of native black poplars along the Stour and its catchments. This year we will have given out nearly 50 trees which we’ve grown from trees in the Stour Valley. However, we’re not stopping there: we have another 200+ cuttings just started! New and young trees need looking after, so if you’d like to help, please email treesforwimborne@gmail.com for our work party dates and come and join us.

Important artwork is conserved

An astonishingly rare and hidden Anglo-Saxon ‘rood’ contained within a ‘Middle Age virtual reality box’ has been conserved – and has excited academics.

Dr Miriam Gill, a scholar with expertise on late mediaeval wall paintings, has written a report on the imagery and described it as a ‘significant and important’ work of art.

She said that at the time of its creation depictions of the suffering of Christ were only starting to appear, so the ‘violence’ was new to worshippers.

Her input has increased the knowledge of the11th century life-size bas-relief that shows Christ crucified with Mary and John on either side.

It is contained inside a hidden ‘loft’ chapel above the porch at St Mary’s Church in Breamore, near Fordingbridge, pictured above, and is illuminated from a window opposite.

The rood – an old word for cross - and associated later paintings are on the upper walls of the south porch because in the Middle Ages that room was used as a chapel.

Worshippers stood on the same level as the imagery, magnifying its presence considerably.

The rood and wall paintings are largely unknown because of the church’s rural location and the artwork’s hidden position.

Expert conservator Peter Martindale spent a month on the project, securing flaking paint and areas of detached plaster, removing microbiological growth and filling cracks.

Assault arrests

Police have made three arrests as part of a probe into an alleged assault in Wimborne. The incident happened in the early hours of December 16 last year, when a man in his 40s was assaulted by a group of people. He suffered a broken jaw.

An 18-year-old man from Yeovil and two men – aged 18 and 21 – from the Blandford area were arrested on suspicion of inflicting grievous bodily harm.

All have been released under investigation as enquiries continue.

Driver charged over death crash

A woman has been charged over a crash that killed a cyclist in Wimborne.

The incident, on October 4 last year, happened on Julians Road and involved a red Vauxhall Corsa and a cyclist, named by his family as 40-year-old James Raeburn, who died at the scene.

A local woman, in her 20s has now been charged with causing death by driving without due care or consideration while unfit through drugs, causing death by due care while over the prescribed limit, using a motor vehicle or trailer in a condition likely to cause danger of injury and failing to stop after an accident.

She is due to appear at Poole Magistrates on Monday, June 3.

Legal cash raised

Alderholt Parish Council has raised the full amount it needs to pay for legal representation at a public inquiry into plans to build 1,700 new homes on Alderholt Meadows.

More than 290 supporters stumped up £30,155 to boost the £60,000 already committed by the council.

Land acquired for hospital

Trustees of the Friends of Wimborne Hospital have worked in partnership with Dorset HealthCare to buy an acre of land next to the hospital.

The purchase, fully funded by the Friends, means that it will be possible to expand the hospital in future to help meet changing health needs.

The land previously accommodated Wimborne Town Football Club and comprises a levelled, fenced site between the Victoria Hospital and a nearby new residential housing development.

In addition, planning permission has been granted by Dorset Council to increase the total number of car parking spaces to 105. This will include; cycle parking, 15 spaces for the disabled and new electric vehicle charging bays along with other environmental enhancements.

Pressure on parking availability for both staff and patients will be eased, and provision made for when future additional services are provided at the hospital.

Access will be provided through

the hospital’s main entrance.

Chris Lawrence, Dorset HealthCare’s director for estates and facilities, said: “We are delighted the Friends have secured this extra land, which gives us the option to expand the range of services available at the Victoria Hospital and create new facilities as required.

“Healthcare is constantly evolving, and this additional space will give us more flexibility to meet local needs in the years to come.”

Anne Salter, chairman of the Friends of Victoria Hospital,

Wimborne, added: “This is a once-in-a-lifetime opportunity to secure the land for the future of the hospital.

“This has only been made possible by the generosity of local people who value the ease of access and the quality of care provided at Wimborne Hospital.”

The Friends have ambitious plans.

Anyone interested in joining or contributing to future exciting projects should visit www. friendswimbornehospital. org.uk.

Footpath fans in their stride

2024 is the 50th anniversary of the Ringwood and Fordingbridge Footpath Society. It was formed to protect the interests of users of public paths by ensuring their reasonable maintenance and freedom from obstruction and their adequate signposting and waymarking. It aims to urge local authorities to discharge their responsibilities with regard to public paths and seeks to foster and maintain friendly co-operation between users, landowners, local authorities and the community generally. We participate with councils in surveying, improving and maintaining paths, devising healthy walks and many other circular walking routes which are published in leaflet form. The society’s area is made up of 13 parishes and covers about 160 square kilometres of countryside ranging from quiet water meadows to high windblown common, from the edge of the New Forest to the borders of Cranborne Chase.

A variety of flora and fauna may be seen and within the New Forest, grazing ponies, cattle, donkeys, sheep and pigs may be met. Although essentially a

footpath protection organisation, we believe that the best way of maintaining the network in good order is to make good and regular use of it.

The Society provides a comprehensive programme of guided walks and social events that are published in ‘Waymark’, the quarterly magazine that is available at rffs.org.uk. We also have a Facebook page. Many of our walks take place on the rights of way in our 13 parishes in an area of wonderfully contrasting scenery. We also venture to other areas such as the coastline of Dorset and the rural landscapes of southern Wiltshire, Dorset and Hampshire.

Newcomers to the area, prospective members and visitors are very welcome to join us for walks.

More than 70 people in one day have signed a petition calling for better safety on Ashley Heath’s Horton Road.

The petition comes a month after a road traffic collision in which a young motorcyclist died. Petition creator Andrew Hill calls on the local authorities to ‘implement measures that will make Horton Road safer for all who live here or visit the area.

“This could include speed limit reductions,

increased signage or restrictions on HGV access.’ Mr Hill said: “Over time, our once-peaceful road has become increasingly dangerous due to escalating traffic. Full-sized HGVs now frequent our narrow road, causing not only noise pollution but also posing a significant risk to pedestrians and other road users.”

He said the fear amongst residents was ‘palpable’. More details at change.org/p/make-horton-roadsafer-for-residents-and-visitors.

Stuck in traffic for four days

Bournemouth drivers spend four days a year stuck in congestion; a new survey has revealed.

The town came fourth in a league-table of congested cities, behind Brighton & Hove, Manchester, and Belfast, according to figures produced by the Moneybarn vehicle finance company.

According to the company, Bournemouth drivers spend 49 hours a year stuck in jams and slow-moving traffic, wasting an average of £91 of fuel – and discharging around 129kg of CO2 emissions.

You’re invited to annual thanksgiving service

Each year the Mayor of Wimborne Minster hosts a thanksgiving service in Wimborne Minster, a cherished tradition eagerly anticipated by the community.

This year the event is on Sunday, April 28, and all are invited to attend, though admittance will be subject to the Minster’s capacity.

Councillor Diann March, serving as Town Mayor, said: “We anticipate the arrival of civic representatives from across Dorset and neighbouring parishes.

“The occasion will feature the presentation

of colours and standards by various local organisations at the commencement, followed by a procession into the Minster. “Participants will include the Town Mayor’s Serjeant and Crier, the Wimborne Militia, civic dignitaries, and local town councillors.

“This event serves as a platform to acknowledge and express gratitude to the myriad community groups, organisations, and volunteers that have contributed to our town’s growth and well-being.”

A short parade will commence between

2.30pm and 2.45pm, from Church House and around the Minster Green.

The service itself, conducted by the Rector, The Reverend Canon Andrew Rowland, will commence at 3.00pm, with musical accompaniment by the Minster Choir.

Guests are encouraged to be seated by 2.50pm, as the service is expected to last around 45 minutes.

Following the service, refreshments will be served at Church House, followed by a musketry demonstration by the Militia on the Minster Green.

The sun always shines on Dacombes

ADVERTISEMENT FEATURE

Wimborne’s longest-running independent home electronics store is tuning into solar energy to help power its hundreds of domestic appliances, televisions and state-of-the-art home cinemas in its large Dorset showroom. The family-run business on Leigh Road, which was founded in 1920, has been working in conjunction with Low Carbon Dorset, a green grant initiative for businesses run by Dorset Council.

Matt Renaut, managing director of Dacombes explained: “With air-conditioning, lighting, TVs and displays, our electricity drain equated to having three kettles boiling all day long. I used to have to sit down before opening our monthly electricity bill. The increase in the last few years has been alarming!”

With further energy price hikes on the horizon. Matt applied for a grant via Low Carbon Dorset, a process that took five months from grant application to completion.

Steven Ford, Dorset Council’s corporate director for strategy, performance and sustainability, said: “Officers from our Low Carbon Dorset programme have worked closely with the team at Dacombes to help them make significant strides in reducing their environmental impact and boosting their energy efficiency.

“Free technical advice and a grant from the programme has helped Dacombes install green measures which are expected to significantly reduce their carbon footprint, lower their energy bills, and support future green initiatives.”

A total of 99 solar panels, creating a 41kw system, pictured, were fitted by Ringwoodbased Empower Energy, responsible for the design, installation and ongoing maintenance. Mark Wingrove, business development manager for Empower said: “This was a complex project utilising five roof elevations.” But the challenge was certainly worth it. Matt said: “Even in the poor weather we’re experiencing now, we’re still generating enough energy during the day to power our store during its opening hours.

Mark added: “Unlike domestic energy users, there’s no price cap protection for commercial organisations, so managing the soaring costs of energy bills with no idea of what the industry is going to do is a huge strain on cashflow.”

“Dacombes is now enjoying independence from the grid, in control of its own usage and costs alongside helping to reduce their environmental impact.”

In addition to the solar panels, Dacombes now has two EV van chargers and a Tesla battery. It also uses a heat pump for all heating and cooling, along with energy-efficient lighting and equipment.

Matt added: “Phase 2 of our green energy initiative is to eventually have electric delivery vehicles so we can reduce our carbon footprint further. I’m proud that we’re on our way to running an eco-friendly business.”

This commitment to green energy has not gone unnoticed. Dacombes has recently been shortlisted for Best Independent Retailer Focused on Sustainability Consumer Electronics at this year’s Innovative Electrical Retailing Awards.

The result will be announced in London on June 6.

On a local level, Dacombes sponsors the annual Green Festival, organised by the ecogroup Planet Wimborne, which takes place across the town in October.

The store runs an Eco competition with one lucky winner receiving a full house makeover and upgrade of all their bulbs to energyefficient lighting.

Matt said: “We take a proactive approach to promote energy-efficient products and address customer concerns about energy usage and associated costs.

“We take pride in our commitment to sustainability and community support by recycling and repurposing televisions, donating some to charities as well as running a TV rental service.

“Our aim is total energy self-sufficiency, despite the substantial investment. We’re committed to a sustainable and responsible future, prioritizing environmentally friendly practices for long-term benefits to the planet alongside significant savings to our business model.”

You’ll need to keep an eye on this brooch

Two rare lover’s eye miniatures are included in the hundreds of lots of jewellery, silver and watches in the Charterhouse auction on May 2 in Sherborne. “Although they are super rare, it is a bit like London buses, you don’t see any all day and then two come along at the same time!”, said Richard Bromell.

Lover’s eye brooches first appeared in the late 18th century. The notion was that the eye would be recognisable only to the recipient and could, therefore, be worn publicly keeping the lover’s identity a secret.

The eye miniatures come from a large collection of jewellery from a client near Bridgwater

who took advantage of the Charterhouse home visit service for owners looking to enter their lots into an auction.

Charterhouse is now accepting further entries for their busy programme of specialist auctions including textiles, silver, jewellery, watches,

classic cars, and classic motorcycles in May and June.

Richard Bromell and the Charterhouse Team can be contacted for specialist advice and valuations at The Long Street Salerooms, Sherborne, 01935 812277 or via rb@ charterhouse-auction.com.

Rotary in £1000 boost for reading help

Wimborne Rotary has donated £1000 to Poole and Bournemouth Read Easy, part of a national charity established to help adults learn to read. With 2.5million people in the UK having reading difficulties, the charity has some 90 groups across the UK which facilitate one-to-one tutoring and encouragement to older people.

At a recent lunch meeting, Susan Ridd and Sally Way from Read Easy outlined some of the problems facing people who have reading difficulties. They also explained that it is not just young people who cannot read, but also many adults who may have had difficulties through their life.

After the talk, Rotarian Brian Dryden presented, on behalf of Wimborne Rotary, a cheque for £1000 to further the work of the local group in Poole and Bournemouth.

Brian said: “We recognise the value of the work of the volunteers of Read Easy and are very happy to support that work.”

Being a parent and child foster carer

Forming parental relationships for some may come as second nature, but for others personal circumstances can make this time for bonding more challenging.

Separation of parents and children is never an easy scenario; therefore, parent and child foster care promotes families remaining together.

Aiming to prevent separation and

the event that children enter the foster care system, instead having parents with the developed skills to provide independent care for their child.

As a foster carer, you play a vital role in long-term family stability and have a responsibility of both the parent and the child to ensure both needs are met. You provide family feel to someone who

may have not experienced such environment where support levels are high.

Recently, a Foster Carer from Footprints commented that parents get a sense of what family is when they come into their care with the role modelling that takes place.

No dampened spirits as show is rescheduled

Organisers of the annual Gillingham & Shaftesbury Spring Show are thrilled to announce that within just 18 hours of having to take the difficult decision to postpone the event due to waterlogged conditions at Motcombe’s Turnpike Showground – they have a new date and it’s still officially in spring!

Our carers feel the strong reward when a parent in their care has previously had children enter the foster care system, but with the carers’ support can this time, go home with the baby and care for it themselves, this positive feeling shows to the carer that they have had a positive outcome from the placement. Being a short-term placement, with the intention that the parent and child return to independent living, the care can be quite intense but as parent and baby begin to bond and form an emotional connection the fulfilment to see such development is high. The foster carer always needs to think of the best interests of the family in their care where taking charge would not help to develop the parent; Rather guiding and teaching is a better approach. Footprints provide all the training and guidance for parent and child carers so that embarking on the journey of being a carer increases your confidence and develops your ability to develop parents. We also have tailored training and support for better understanding emotional well-being and mental health that can be used in all care roles.

The show, set to be the first countryside show of Dorset’s rural calendar, will now take place on Saturday and Sunday, June 8 and 9.

That’s still with 11 days to go before springtime ends.

Show organiser Cat Harris, above, and her small team have worked determinedly to confirm that all the main ring attractions including the UK’s only arena stunt clown comedy act, heavy horses, dancing ponies, racing pigs and the incredible Dorset Axemen can still appear.

Cat said: “After the recent announcement regarding the necessary postponement due to the unseasonably heavy rainfall, our team has been working tirelessly behind the scenes to find a solution.

“And we’ve done just that. Our team is fully committed to making this year’s show a remarkable experience for all our participants, vendors, volunteers, and visitors.

“And we believe the new dates will provide us with the opportunity to host the show under the best possible conditions.”

She added: “Bookings and tickets will automatically be transferred to the new dates or a full refund will be given.” close giving the individuals. special approved, after permanent outcome that challenge next step, always promises Footprints are that would supportive the series, inspires carers!

Government continues to block vaccine Bill

There is increasing evidence of vaccine hesitancy among people who are worried that they or their children will suffer harm as a result of vaccination and be left without help.

That is why I have been campaigning to ensure that the small minority who have suffered adverse effects from Covid-19 vaccines receive timely financial redress and effective care from the NHS. At Prime Minister’s Questions in March, I reminded the Prime Minister of an earlier private discussion about this. He responded by thanking me for raising the issue, extended his sympathies to all those affected and agreed to ensure that I can meet the Secretary of State for Health to discuss my Vaccine Damage Payments Bill.

He said: “We are, as I committed to him, looking at the issue in some detail to ensure that our policies are

providing the support that is needed”.

Unfortunately, a month later, the promised meeting with the Secretary of State for Health has still not been fixed and the Government continues to block the progress of my Bill. Those who suffered lifechanging injuries after being vaccinated against Covid-19

did the right thing by public policy and deserve better. The Government should not be ignoring them or allowing them to suffer agonising delays to their claims.

Payments under the Vaccine Damage Payments Scheme (VDPS) have been frozen since 2007 without any increase for inflation.

For those seriously injured, £120,000 is far too small a sum to meet the costs of long-term care and complex medical needs.

For those whose permanent disabilities are regarded as being less than 60%, there is no entitlement to any financial redress. One consequence of the inadequacies of the VDPS is that victims have no alternative but to seek damages against vaccine manufacturers by issuing civil proceedings.

Civil claims for vaccine damage are inevitably complex and many potential claimants are finding it very difficult to

obtain legal representation even where causation has been established. A further problem is that there is a legal limitation period which requires that claims must be brought within three years of the cause of action arising.

That limitation period is acting as an effective bar on many claims, particularly from those who have still not had their applications under the VDPS resolved.

There are more than 4,000 such claims still outstanding with half of those outstanding for over six months and a significant number for over 18 months.

My Private Member’s Bill, set down for April 19, would help these forgotten victims by extending the limitation period. By agreeing to the Bill, the Government would avoid accusations that it is impeding civil claims because of its earlier agreement to indemnify vaccine manufacturers.

Local elections... this time it’s different

Voters across Dorset will soon be going to the polls. Indeed, many may have voted by post already.

You might question whether local elections matter. You might ask whether your vote counts for anything, given Dorset has been governed by the Tories since time immemorial.

Well, I would argue this time is different. The Conservatives have never been as unpopular, in recent memory. There is genuinely a chance that in 2024, they could be evicted from County Hall and a new administration ushered in. One that will govern proactively, rather than lethargically. No other party is likely to get a majority. A change in local government will likely be a coalition across the centre and the left.

That’s why a vote for Labour in these elections has never been more relevant. Labour is contesting seats across

the county, and has a serious manifesto it hopes to implement in government.

To take the cost of living crisis, Labour will ensure that Dorset Council is an accredited living wage employer that pays the real living wage. We’ll also work with local trade unions to establish a programme of employment rights workshops at schools and colleges in Dorset.

There is a housing emergency in Dorset caused by a failure of local housing policy for the last 35 years. Dorset has around 4,500 households on the housing register, and more than 300 households in temporary accommodation.

Labour will identify more low-cost public land that could be developed for 100% social rent and increase the proportion of new homes for social rent for local residents. We’ll also strengthen restraints and restrictions on second homes and Airbnb where local housing

need has not been met. In local government, Labour would tackle the discharge of untreated sewage into our waters. We’d ensure that Dorset Council uses all its regulatory, environmental health and public health powers to monitor, enforce and prosecute pollution by locally operating water companies. Across the country, many

people are struggling to access a GP. We’d improve access to GP appointments by exercising the powers of the council’s Health Scrutiny Committee. They’d insist that the provisions of the Equality Act are upheld by making all forms of access to appointments equally available and advertised.

On education, Labour will review every aspect of schooling from nursery provision, breakfast clubs to longer school days, timing of school holidays, the cost of school uniforms and what additional support might be needed for parents who are working.

In government, Labour would enhance local democracy by delegating some local services back to town and parish councils, giving them the responsibilities and necessary finance to deliver them.

With your vote on May 2, these bold policies can be implemented.

We must reverse the destruction of nature

Living in Dorset is a real privilege, our beautiful landscape and the breadth of nature living in our waters, across our heaths and woodland and in our skies.

Polluted rivers and harbours, extreme weather events and the impact of lost crops and disappearing species really matters not just to local people and businesses but to our place in the wider ecosystem.

The impact of climate change is felt close to home – from the flooding from the River Stour and Poole Harbour to wildfires in Wareham Forest and Canford Heath. I am deeply concerned about the damage this is having on our lives and livelihoods.

As the Liberal Democrat candidate for Mid Dorset and North Poole in the General Election, I am proud to support the Climate and Nature Bill; the legislation we need to ensure we get to grips with the climate and nature crises we face.

The next intake of MPs have a responsibility to act in the crucial

Dorset Lib-Dems

VIKKI SLADE

years up to 2030. We are running out of time to reduce greenhouse gas emissions, and to halt and reverse the destruction of nature. Not only is it more cost effective to act now but taking serious steps to restore nature and deliver a clean energy transition can create the green jobs of the future, boost energy and food security across the UK, and improve people’s health and wellbeing. The Climate and Nature Bill

stands as a crucial step in delivering a joined-up plan for the climate and nature crises and would lock our international commitments into law. It stands as the only proposed piece of legislation that would tackle the deeply intertwined crises of climate and nature together - and has the backing of almost 50,000 members of the public and 1,500 organisations, politicians, and scientists from across the UK— including the Federation of WIs, Friends of the Earth, the Cooperative Bank and CPRE. The Climate and Nature Bill offers us the opportunity to set the international standard for climate action—just as we did with the Climate Change Act 2008—and show our commitment to a just transition, nature restoration, and an overall greener, fairer society. The Bill is essential in addressing the challenges we face—as this is the last Parliament before 2030, we must turn the tide on climate change and the breakdown of nature.

We know families are worried about the cost of living – in particular, spiralling energy bills since the Ukraine war – and some people have expressed doubts about the the need for urgency. Swift action will bring forward improved productivity across Dorset and the SouthWest, providing high-quality green careers in sustainable construction, battery technology, land renewal and future-friendly farming.

Policies like the Liberal Democrat Energy Windfall Tax will fund insulation for fuel-poor homes and converting water companies into Public Mutuals will ensure profits are used to upgrade ageing infrastructure. Recent global developments show the importance of energy and food security and supporting the Climate and Nature Bill gives the UK - and Dorset - the opportunity to build a more resilient economy and more sustainable community. This makes sense for the climate and for the economy too.

Easter booster from building company

Through collaborative efforts by employees at the head office in Winchester, Taylor Wimpey donated more than 700 Easter Eggs to hospitals and food banks based in the region and supported the Whiteley Wanderers FC Easter Fun Run for Great Ormond Street Hospital Charity with a £500 donation. The Easter eggs collected were

given to children staying in hospital over Easter.

The hospitals included; Queen Alexandra Children’s Wards, Smile4Wessex, Piam Brown Ward at Southampton General, Acute Oncology wards at Southampton General Hospital as well as Sophie’s Legacy, The Rainbow Centre, Barnardos, Maggie’s Day Centre and the Southampton Day Services. Donations were also made to Fareham Food Bank. In addition to the hospital

donations, Taylor Wimpey also donated £500 to the Whiteley Wanderers Easter Fun Run, which took place on March 29. The event, which was held at Meadowside Fields in Whiteley, raised more than £2,000 in support of Great Ormond Street Hospital Charity and attracted more than 200 individuals who took part in the 3km and 5km race.

Taylor Wimpey distributed Easter eggs and medals to participants.

Rosamund Wells, sales and marketing director for Taylor Wimpey Southern Counties, said: “We are delighted to support our local hospitals and community during this Easter season.

“Everyone has really come together to contribute to these important causes.

“We believe in giving back to our local communities and this initiative reflects our commitment to making a positive difference.”

Cooking... with Martha Legg

Butternut squash mac and cheese

I think we all have a comfort food that we eat when we are feeling a bit down. Our family has been under quite a bit of stress lately and some days I want food that puts its arms around me and gives me a cuddle!

Maccaroni cheese is one of these. I found this recipe and thought I’d give it a try. There are a lot of ingredients but I found that if you weighed them out and put in separate containers, that made it a bit easier. I have to get my husband to do the butternut squash as its too hard for me to cut.

I think butternut squash is an under-rated vegetable.

We use it in curries and stews and sometimes we have butternut squash. It has a sort of sweet taste, as opposed to potato that often needs jazzing up.

In this day and age, we all need comfort sometimes and this dish come with a big hug!!

Ingredients:

1 medium butternut squash, diced

Garlic

Fresh thyme

150g pasta

50g mature cheddar

30g Parmesan

1 chicken stock cube

1 heaped tbsp flour

600ml semi-skimmed milk

1 tsp honey

For the crumb

50g wholemeal breadcrumbs

1/2 tsp garlic granules

2 sprigs of fresh thyme, leaves only

10g parmesan

Method

Cut the butternut squash in half. Cut half into cubes and leave the other half whole. Place them in a baking dish or air fryer basket. Drizzle with olive oil, season with salt, pepper, smashed garlic, and fresh thyme.

You’d be potty to miss it!

The brand-new Dorset Spring Show at Kingston Maurward, Dorchester swings open its farm gates on Saturday and Sunday, April 27 and 28, to a weekend filled with spring entertainment, demonstrations, and educational activities. The show welcomes a hands-on Pottery Workshop with Weymouth’s very own Channel 4 Great Pottery Throw Down finalist Dan Sandham, alongside fellow contestant Ed King!

Dan was runner-up in the 2024 Great Pottery Throw Down which aired last month on Channel 4.

He lives in Weymouth and has been potting for nearly 10 years and loves throwing big pots. Ed is from Plymouth and a keen gardener who makes incredible abstract ceramics. Dan said: “I’ve loved watching the Great Pottery Throw Down for last couple of months and am excited to be sharing my love of ceramics at this year’s Dorset Spring Show”.

Roast at 185C fan for 35-45 minutes until soft and golden.

Then, increase the oven temp to 200C fan.

Cheese sauce

Heat 1 generous tbsp of olive oil and 1 tbsp of plain flour over medium heat. Cook gently for 3-5 minutes. Gradually whisk in cold milk in 200ml portions until you’ve used all the milk. Simmer until it thickens. Add grated cheese, 1 tsp honey, a crumbled stock cube, and black pepper. Mix and remove from heat.

Parboil the pasta in salted water, cooking it 2-3 minutes less than recommended for a super al dente texture. Rinse with cold water to remove starch and set aside.

Pulse bread with garlic, thyme, and parmesan; set aside.

Discard the seeds and string core, and scoop out the flesh of the roasted half of the butternut squash into the cheese sauce with 2 of the roasted garlic cloves, blend until smooth.

Season to taste; the sauce should be pourable but not too thick.

Combine the sauce with the pasta and diced butternut, then transfer to a baking dish. Top with breadcrumbs and bake for 15 minutes until bubbling and golden.

Join Dan and Ed, and have a throw in the pottery workshop at Dorset Spring Show!

Celebrate spring food, farming, flowers and rural crafts at Kingston Maurward on April 27 and 28.

Plans submitted for five new homes near Wimborne

A house, office and barn in Wimborne could be demolished and replaced by five new homes.

Plans for the development have been submitted to Dorset Council by Fortitudo for Longhow, Dogdean. It would see all buildings currently on the one-acre site demolished and replaced by five dwellings.

“The proposed development is based on a traditional rural design which is considered appropriate in terms of the rural location,” the application said.

It went on: “As you enter the site and the properties are less

prominent, the development has been designed to reflect a farmyard courtyard, with a series of linked barn-style dwellings in brick, with one single-storey and two oneand-a-half-storey properties.” A two-storey farmhouse with a separate gated access would stand at the end of the drive.

“The existing landscaping around the site will be retained,” the application continued.

“Overall, the proposed development reduces the hardstanding on the site, representing an increase in soft landscaping of the site, from 57.8% up to 72.4%.”

The existing access would remain, the plans say, with parking spaces being allocated electric vehicle charging points.

The scheme will now be considered by Dorset Council planners.

For more details, and to comment on the proposals, visit dorsetcouncil.gov.uk and search for application reference P/FUL/2024/01024.

RETIREMENT LIVING

Retirement presents varied living choices, from residential/ nursing homes to independent living. Residential/nursing homes offer professional care and community, yet concerns about independence and costs often arise. Independent living at home allows autonomy but may pose challenges like isolation and healthcare access. Financial planning is crucial, as both options entail expenses. Retirees must consider preferences, health needs, and support networks. Whether in a vibrant community or cherished home, retirement heralds a time for leisure, self discovery, and meaningful connections.

Welcome to the first article of our Mythbusting series. Working together with our nutritionist, Mark Gilbert, we’re taking a look at the diet industry’s most common myths and busting them with facts and research. Mark, above, is our in-house nutritionist and has been involved in food, fitness, and healthcare for over 25 years. He helps to make sure each of our products contain the very best in nutrition, including vitamins and minerals, so our dieters have the chance to change their health and lose weight.

To start, we’re exploring whether or not rapid weight loss is bad for you, and whether it leads to muscle loss, and quick weight regain.

Dieting Myth No.1

Rapid weight loss leads to excessive loss of muscle and slowing of metabolism, which is bound to lead to weight gain.

The truth

Studies on our diet and rapid weight loss show that THIS IS NOT TRUE and the metabolic rate does slow down but only by 80-150kcal per day and weight loss CAN BE maintained on our diet.

What’s considered ‘rapid weight loss’?

According to weight loss experts, losing more than three pounds a week is considered fast. In your first week, you’ll initially lose a lot of weight, quite quickly - this is often referred to as ‘water weight’. You lose this by cutting down on salt, staying hydrated, and exercising.

With The 1:1 Diet, you’ll have your personalised plan that’s set out by your Consultant. This will include meals, snacks and meal replacements that keep your calorie intake low, but make sure you’re getting all the nutrients you need to stay happy and healthy. As time goes on and as you keep to your

Summer’s coming….

personalised plan, you’ll see the weight drop off at a quick rate, until you reach a healthy BMI.

Is ‘rapid weight loss’ safe?

When done correctly and in a controlled way? Yep, it’s perfectly safe. The diet (together with your Consultant) is scientifically proven to provide all the nutrition you need while reducing your calorie intake safely. There’s so much research to support this, so why not take a look?

Do you get hungry on this diet?

As we said above, your Consultant is there to create a bespoke plan that’s designed especially for you and your needs. A plan that’s designed to help keep you full, so you don’t crave highcalorie treats and takeaways.

But also, there’s some research behind it. Based on interviews with subjects from the DiRECT study, their answers showed that they were surprised how little extra hunger they felt while on The 1:1 Diet.

There you have it, our first weight loss myth busted: rapid weight loss ISN’T bad for you, when done correctly and with a process that’s undergone rigorous testing and research. And of course, with a friendly push from your supportive Consultant.

1600 smokers sign up for vape kit

Since launching its Swap 2 Stop vape offer on March 13, Public Health Dorset says it has had more than 1,600 cigarette smokers sign up for a free non-disposable vape starter kit. The initiative was launched on National No Smoking Day to help adults quit their habit.

“Evidence shows that vaping is much less harmful to health than smoking tobacco,” says PHD.

“It’s not completely risk-free, so is only recommended for adult smokers to support them to quit smoking.”

Once adult smokers have signed up for Swap 2 Stop and been successfully accepted onto the sixweek programme, they receive a voucher code and a link to the Totally Wicked online vape shop.

There they can use the code to buy a free vape starter kit, including four weeks’ worth of liquids and atomisers.

Tennis elbow: The role of sports therapy

Tennis elbow, also known as lateral epicondylitis, is a common condition that affects not only tennis players but also individuals engaged in various activities involving repetitive arm motion. Characterised by pain and tenderness on the outer part of the elbow, this condition can significantly hinder one’s daily activities and athletic performance. Fortunately, sports therapy offers effective interventions to alleviate symptoms and restore functionality.

Understanding Tennis Elbow

Tennis elbow typically occurs due to overuse of the forearm muscles and tendons, leading to tiny tears and inflammation in the tendons that attach to the lateral epicondyle, the bony bump on the outside of the elbow. Despite its name, tennis elbow can develop from any activity that involves repetitive gripping, twisting, or lifting motions of the wrist and arm.

Sports Therapy Intervention

Sports Therapy plays a pivotal role in the management of tennis elbow, focusing on reducing pain, promoting healing, and improving strength and flexibility in the affected arm.

Here are some common interventions for tennis elbow:

Manual Therapy Techniques

Employing various hands-on techniques such as massage, mobilisation, and manipulation to reduce muscle tension, improve blood circulation, and alleviate pain in the affected area.

Exercise Prescription

A tailored exercise program is designed to strengthen the muscles of the forearm and improve flexibility. These exercises may include wrist curls, forearm stretches, eccentric strengthening exercises, and grip

CHIROPRACTIC & MASSAGE THERAPY TREATMENTS

strengthening exercises to enhance muscle endurance and reduce strain on the tendons.

Ergonomic Education

Education on proper body mechanics and ergonomics is essential to prevent further strain on the elbow joint. We can provide guidance on correct posture, technique modifications, and ergonomic equipment to minimise stress on the affected tendons during daily activities and sports participation.

Activity Modification

Temporary modification or avoidance of activities that exacerbate symptoms is often recommended to allow the injured tendons to heal. We can help individuals identify alternative exercises or modifications to their training regimen to maintain fitness while avoiding aggravating movements.

Conclusion

By addressing pain, promoting healing, and improving strength and flexibility, sports therapy plays a crucial role in facilitating the recovery process and preventing recurrence of tennis elbow. Egg-cellent adventures enjoyed at care home

Staff and residents at Barchester’s Upton Bay care home in Hamworthy celebrated Easter with a whole host of different activities. These incuded an Easter hat competition, Easter egg hunt with community and children in lower gardens, Egg and spoon race, Pin the tail on the Bunny and our Easter bunny

delivering chocolate eggs to all our residents.

They also raised £120 for the RSPCA from our Easter hamper raffle.

It was all followed by a delicious Easter tea party and residents also tucked in to a delicious Easter meal of roast lamb prepared by the home’s head chef Alain on the Sunday.

Karen Grant, activities lead, said: “As always, we’ve all been looking forward to Easter. “It’s such a lovely time of year – the residents love all the colourful Easter eggs and watching the children squeal with delight when they find them on the hunt.

“It’s really been an eggs-cellent few days!”

Evelyn, a resident at Upton Bay, said: “It has been so lovely to spend time with our families this Easter, though like every Easter, I think I’ve eaten too much chocolate!

“It was so wonderful to see everyone go to so much effort. “I really enjoyed making the Easter bonnet and watching the egg hunt.”

Charity shop celebrates first birthday success

Avon Valley Community Matters’ (AVCM) treasure-filled charity shop has been celebrating its first birthday.

Located on Fordingbridge High Street, the little shop was full to the brim with trustees, staff, volunteers, friends, customers and many supporters - including the new Rector of Avon Valley Churches Revd Luke Wickings, the Churches Together team, the Cottage Loaf which made an amazing cake for the occasion, Avon Valley Men’s Shed, staff from other shops and businesses as well as members of the Fordingbridge Surgery team.

A long-held dream of the late Revd Kate Wilson, in its opening year the charity shop has become an asset to the town as a successful community outreach centre, offering a safe, warm and welcoming space for many local residents, as well as selling lowcost, preloved household items and clothing.

“We are thrilled to have so much local support,” said charity shop manager Laura Cowdery.

“It’s heartwarming to hear from so many how much our little shop is valued in the town. We look forward to many more years of success and continuing to support the charity and Kate’s dream of ‘reaching out to all’”. The charity shop team has established relationships with the local Foodbank and Salvation Army (offering a discreet voucher system for those in need), Acts4Sharing and more recently the Lover Baby Bank.

Locals and visitors continue to be extremely supportive by shopping and providing good quality donations, the proceeds of which go towards the charity’s many community outreach projects, including bereavement and miscarriage support groups, inclusive playgroups and free holiday activities for families. New funeral venue with stunning views

Funerals can now be held in a stunning location among Dorset’s Purbeck Hills thanks to an exclusive partnership.

Kingston Country Courtyard has partnered with Douch Family Funeral Directors to offer its 16th-century barn for services.

Magnificent views from the location look out over Corfe Castle to Poole Harbour beyond.

With people’s expectations of funerals developing, this partnership provides a memorable location for final farewells.

Kingston Country Courtyard is a hotel with fine dining and hosts a variety of events.

Its facilities are now available for those organising funerals through any of Douch Family Funeral Directors’ branches.

Malcolm Green, manager of the James Smith branch in Swanage, said: “People’s expectations and choices are changing.

“This has accelerated since Covid and our new partnership offers people a place where the service and wake can be held in the same, stunning place.

“The burial or cremation will usually take place privately at a separate location either after or before the funeral and this is becoming a more common choice.

“Many people request that their funerals be held in a specific place and we aim to cater for them.

“The facilities at Kingston Country

Courtyard are superb, including audiovisual equipment

“While James Smith and the Albert Marsh branches are closest, we expect clients from all our branches to be interested in holding a funeral at this location.”

Tony Edwards, director of Kingston Country Courtyard, said: “We host a variety of events and welcome the partnership with the funeral group.

“Our 16th-century barn can accommodate gatherings of 140 seated or 175 for a buffet.

“We have 26 rooms and our location is between Swanage and Wareham in the Purbeck Hills.”

Douch Family Funeral Directors has branches in Wimborne, Parkstone, Swanage, Wareham, Blandford, Corfe Mullen and Ferndown.

TRUST BROADVIEW TO CREATE THE WOW FACTOR IN YOUR HOME

As we look ahead to the warmer months, we’ll soon be turning our attention to our gardens and the prospect of spending more time outdoors.

Whether that’s simply relaxing or entertaining friends and family, our gardens are a focal point, particularly in the Spring and Summer months.

What better way to make the most of your time outdoors, than by creating an outdoor living environment with Broadview thanks to their louvred roof pergola systems and garden awnings.

With one of the largest ranges of outdoor living systems in the South and manufactured by the Belgium based industry leading brand Brustor, every system from Broadview can be custom designed to fit your property.

Outdoor pergolas with rotating and retracting roofs operated by remote or app control, along with weatherproof side screens and heaters can effectively create an extra indoor room, outdoors!

Alongside of this, it’s not just the structure alone that Broadview can provide. Their specialist design-team work alongside a wide range of suppliers across the South who offer outdoor kitchens, hot tubs, fire pits and garden landscaping– all of which can help to create a stunning outdoor living environment that can be used all year round.

No more leaving guests outside to entertain themselves while you nip back into the kitchen to prepare the next course or organise the next round of drinks, with an outdoor kitchen positioned within your new outdoor structure, you really can make the most of entertaining this year. What’s more, thanks to either sliding glass walls or integrated screens, the structure can be completely enclosed and with the great addition of heating and lighting, it can be used in all twelve months of the year. As the temperature drops, simply slide the glass shut and you can create a cosy and sheltered area within your garden, protected from the elements. Or, in warmer weather, all you need to do to make the most of the sunshine is

open the roof and side screens for the perfect al-fresco space. As well as their range of pergolas, Broadview also offer fully cassetted retractable awnings that can be installed to your property for added shade.

Broadview has an extensive range of awning models to choose from, each with their own features and all can be operated by either Somfy remote control or a manual crank handle.

Made with a beautifully crafted aluminium frame of superior quality and a weather-resistant fabric cover, the awnings provide stylish shading for your sunny patio. Available in any RAL colour and with the addition of LEDs and heating, Broadview has the perfect solution for you.

And it’s not just Broadview’s range of outdoor shading solutions that can offer shield from the Summer’s sun and glare; they have an innovative range of internal window coverings from motorised blinds to plantation shutters and also specialise in solutions for large-shaped windows including apex and gable end windows, to roof lanterns.

Many homeowners think that their complex shaped windows prevent them from being covered with a blind, but worry not, you can still enjoy the beauty of an apex window with the coverage of a seamlessly fitted shade.

Available in an endless range of colours and materials, along with robust, colour matching hardware and cutting-edge technology, Broadview’s bespoke blinds will allow ample natural light to flood into your home but offer shade when you need it. Now is the perfect time to give your indoor and outdoor space a makeover.

Hannah’s horticulture...

Whilst we’ve been blessed with a very mild spring so far, it’s been unseasonably wet, so just as uncomfortable going outside at times!

All this wet weather has brought its problems; we needed to top up the water table but the record rainfall has made it very difficult for some plants to get going due to waterlogged ‘feet’, and we’ve seen some casualties because of that. The slugs and snails of course are absolutely thriving in this mild, moist environment however! When the ground is sodden, you can easily do more harm than good by trying to work it, so it’s been a challenge here as I’ve had lots of new planting to be done and borders to create!

Here are some answers to questions posed by you the readers.

Please do email me if you have a question for me!

Are there any plants I shouldn’t

Cacti make stunning houseplants, but not for the curious cat in the family!

plant with my cat around? There are a few plants which are poisonous to cats, and though they generally leave them alone it’s always best to be safe.

Lilies are particularly harmful, and all parts of the plant are toxic.

Daffodils if ingested are also harmful. Beware also some indoor plants, and cut flowers. Monstera (cheese plant), aloe vera, cycads and poinsettia are all harmful if ingested. If in doubt, check with your vet, and be aware of symptoms of poisoning.

What’s the best variety of tomato to grow?

There are so many different varieties of tomato available now that it can be quite confusing to know which ones to go for. But once you break it down it becomes much easier to choose. Firstly, what type of tomatoes would you like –cherry, plum (great for making your own passata), beefsteak

32 New Stour & Avon, April 19, 2024 stouravonmagazine.co.uk

(for burger buns), or salad. If you have space for more than one tomato all the better; you can get a selection to suit all needs. Next, are you growing inside or outside? Some varieties are much more suited to outdoor growing than others as they are hardier. These are varieties such as Ailsa Craig (salad), Gardeners Delight (cherry), Moneymaker (salad), and San Marzano (plum).

These will also do really well in a greenhouse too. Next, its type of growth habit – cordon or bush.

I personally prefer cordon as they are easier and more controllable, but you do need to pinch out the side shoots regularly. Lastly, do you have a problem with tomato blight? Tomato blight is a disease that attacks the foliage and fruit of tomatoes, causing rotting. It is most common in warm, wet weather, and in some years can cause almost total yield loss, particularly of susceptible tomato cultivars grown outdoors. The same pathogen also affects potatoes. Tomato blight is an increasing problem all over the UK, but fear not, they have now developed a few blight resistant varieties which are available, though you will probably have to grow from seed or order plants online as I haven’t seen any in the garden centres locally.

Happily, all blight resistant varieties are hardy enough for outdoor production too. Crimson Crush (salad), Crimson Cherry (cherry), Crimson Blush (beefsteak), Mountain Magic (salad), Lizzano (cherry) and Crokini (cherry) are a few tried and tested cultivars.

A day at the farm

with Tiffany Fleming Farming & Environment

Tiffany is a volunteer at High Mead Farm in Longham, Ferndown.

High Mead Farm is a working farm run to promote the benefits of engaging with animals, soil, and nature.

They ‘create purposeful roles for our cofarmers, young people and adults alike, to help bring about a sense of well-being and self-worth that many have never experienced before’.

Whilst spring still doesn’t appear to have quite sprung (other than a leak maybe!), life at High Mead continues apace. Our very own Fab Four - Buttons, Sprout, Mischief and Milo, the new ‘kids’ on the block - are keeping everyone royally entertained with their cavorting.

I had never really considered how appropriate the title ‘kid’ is for a baby goat. Their inability to be still for more than a splitsecond unless they are asleep, their immensely playful nature, and insatiable curiosity, makes it the perfect label.

They are charmers for sure and it is hard not to become completely beguiled by them. What I didn’t know, was that they are the only baby animals to be called kids and a group of them is referred to as a tribe, which is also a most fitting title.

April is traditionally the time for some of the Farm’s annual trips

to take place. The Volunteers are heading off for a day out to Arne; not only a brilliant Dorset bird-watching spot but also home to a huge array of other wildlife. Arne’s success is down to its healthy mix of habitats: woodland, wetland, and heathland. Its upkeep requires wide-ranging techniques honed over many years, and balancing those skills is particularly important in keeping the heathland open. According to the RSPB website, a key part of getting that right is grazing strategy.

their visit. Sounds like a case of ‘home-from-home’ for our lot!

It’s not just the Volunteers who are taking a busman’s holiday during time spent away from the Farm. When given the chance for a trip out this month, Co-Farmers Justin, Chris, and Lucy headed to Madjeston Milk Station, a farm in Gillingham that shares its love of milk with its many visitors. The team enjoyed a fabulous lunch in the Farm café, washed down with marvellous milkshakes made with milk fresh from that morning’s milking session.

They met countless farm animals and had the chance to let off steam in the play area – there

Madjeston has food within reach for all their animals, so you can hand-feed them as you walk round each paddock. They also offer ‘fishing’ in their guinea-pig village. This entails tying the guinea-pig food to the end of a fishing-rod line and dangling it into their enclosure!

Cutting young driver costs

After passing the driving test, many young drivers find the brakes slammed on their joy. Car insurance for young drivers can be very expensive.

Here are some tips on how to lower your car insurance. Find a low insurance group

Avoid purchasing a vehicle in in the highest groups – 50 is the highest rating in the UK. Cars in group 1 generally have the cheapest insurance premiums. Don’t modify your car

It may be tempting to add modifications such as fins and spoilers to the motor – but they’re likely to increase your insurance bill.

Compare like-with-like insurance Car insurance policies with

the same price may not offer the same level of benefits. So remember to check that a policy covers everything you need.

Car security

Thinking about the security of your car could help reduce your premium.

Where your car is kept overnight

Keep your car secure by storing it in a locked garage or park it off the road. And make sure you remove valuables when you lock the car.

Security devices

Buying additional devices such as an alarm system, ignition lock and glass etching will help to attract lower premiums. Your insurer can advise what devices are suitable.

Is it the right time to extend a lease?

Extending your lease term makes it more attractive to potential buyers and lenders (should you wish to mortgage or remortgage).

If you’re considering extending a lease using the statutory process, understanding the current UK legal landscape and upcoming changes and their implications is crucial.

Current UK law

The Leasehold Reform Housing and Urban Development Act 1993 grants leaseholders the right to extend leases (subject to eligibility, including having owned the property for two years). It allows 90 years on top of the existing term, and reduces the ground rent to a peppercorn (essentially £0).

Proposed changes

The Leasehold and Freehold Reform Bill is currently being debated. Key changes include:

• Increasing the extension term from 90 years to 990 years.

• Removal of the ‘marriage value’, which makes it more expensive to extend leases when there are 80 years or fewer left on the lease.

• Removal of the 2-year ownership requirement.

Timing considerations

Given these potential changes, it is essential for leaseholders to evaluate whether waiting for updated legislation is possible and if so whether it will be advantageous. In most cases the proposals will be beneficial for those leaseholders who can wait to see if they become law. Not all leaseholders, however, will have that luxury, particularly if they are looking to sell the property or (re) mortgage it.

There is, however, no certainty that all the proposals will become law nor when that will happen. With an Election within a year, a change in Government may also change the legislative priorities.

Professional guidance

If there is no urgency to extend your lease, then it may be advantageous to delay.

Navigating lease extensions in the evolving legal landscape can be complex though and one size does not fit all. You should seek advice from legal and valuation professionals to gain insights tailored to your situation.
