Reference Check & Application Process. 对 于提交申请的租客，我们有专业的“租客记录 检测体系”进行系统性检查。例如rental history等情况。
在房东approve的情况下，我们会代表房东， 与租客签署Tenancy Agreement. （一式两份 发给租客和房东）并进行bond lodgement。

Ingoing Condition Report 房客入住前，我们 会对房屋做一个全面的报告，其中包含了详 细的房屋照片等。如果房屋自带家具，还会 提供详细的inventory report，以确保房屋保 持最优状态。
Monthly Statement & Financial report. 每个 月末，我们会定时给房东发送当月的 statement，以及进行租金的转账。

Periodic Routine Inspection & Report. 租客入 住了一段时间后，我们会定期检查房屋的状况 ，并将房屋当下的情况及时回复房东。如果检 查有任何问题，我们会后期跟进整改，进行二 次检查等。
Property Maintainance Issue. 我们会和租客 保持联系，以便房屋出现任何问题，第一时 间进行处理。 1) 根据房屋情况来进行评估 2) 常规问题，我 们全权代理解决 3) 技术性的问题，我们会找 专业人员进行估价，之后跟房东沟通，在得 到回复后，及时处理。

Outgoing Fee (strata, water, council fee， landtax fee 代缴)如果您需要，我们可以进行 全管家式服务：在授权的情况下代交，并在账 单上出具明细。
Rent Arrears Monitoring. 专业的租金实时监控 系统，帮房东有效规避租客不交租金的风险。
