Development Summary: Due to the changes in the real estate market we have developed a new strategy for the construction of the L´Hermitage project, located at Villa Caparra, San Juan PR. The project is one of the traditional upscale areas with residences in the $2 to $3.5 million average. The original plan of the project consisted in the construction of four mansions of approximately 8,000 SQF and a proposed sale price of $3.5 million per unit. The new strategy consists to build smaller residences at approximately half of the price of the original plan, making this a very attractive proposal in view that we will offer a residence with an extraordinary size lot in an enclosed community at a very affordable price for the area. The new proposed development contemplates the total construction of four single detached luxury residential units. The units to be built will have a total approximate area of 4,500 SQF. This new concept will allow clients that have dreamed to live in this area, but was not possible due of the high cost of the residences.

Project Description The Property comprises Parcel No. B1-3 Estate Lovelund No. 2 Great Northside Quarter, which consists of approximately 0.6547 acres. The Property is located within the Mahogany Run Planned Community, which is home to the renowned Mahogany Run Golf Course. This project of walk-ups, 3 level apartment buildings without elevator located in Toa Alta, Puerto Rico, was the first project of few as general contractors in this island.

Este proyecto de walk-ups, edificios de apartamento de 3 niveles sin elevador situado en Toa Alta, Puerto Rico, fue el primer proyecto de pocos como contratistas generales en la isla.

The project of 75 apartment units was set in a triangular shape property and encompassed a recreational area with a club house, pool, kids playground, and a sports court.

El proyecto de 75 unidades de apartamentos fue fijado en una propiedad de forma triangular y abarcó una área recreacional con una casa de club, piscina, un pequeño parque infantil, y una cuadra de deportes.

The job was done in record time with all the necessary equipment, and suggestions were made for an improved construction. Later on, the Cacciamani Construction Group began its own developments, designs and construction of projects in Puerto Rico, expanding to the US Virgin Islands, and ser vicing the entire Caribbean markets as well.

Aventura Bay Townhomes Aventura, Florida 65 Luxury Townhouses Community Co-Design - Built Project Duration: 1997 – 2003 Total Sales: $19,000,000

A very successful Project in which a high density of 65 luxury townhomes were designed on a 4.5 acre site in Aventura, next to William Island. The townhouse units were designed in the form of six main courtyards or horseshoe clusters with an average of ten units in each, providing privacy to each group. A main road at the center leads to a clubhouse with a gym, pool, and Jacuzzi with trellises, in addition to a playground on one corner of the project. Six models with three bedrooms were designed and one model with a den and bath on a third level, to be used as a fourth bedroom or an office. A vast portico and gate marks the entryway to this exclusive location, along with a petite guardhouse adorned by precast scrolls and tropical plants. The setting and the Mediterranean style along with dual tone colors conferred it a very distinctive and elegant design. The individuality of each unit in its facade composed a very dynamic envelope making each residence unique within its clusters. Some of the entry foyers have rounded or octagonal towers and some have open or covered balconies and terraces. This variety makes it a very appealing surrounding to live in. The units that face the main entry road, with a larger backyard, offered a small pool or a Jacuzzi.

Un Proyecto exitoso en el que fueron diseñadas una alta densidad de 65 residencias tipo “town house” de lujo en una propiedad de 4,5 hectáreas en Aventura, próxima a Williams Island. Las residencias fueron diseñadas en forma de seis patios o agrupamientos en herraduras con un promedio de doce a trece unidades en cada uno, proporcionando privacidad a cada grupo. Una vía principal en el centro lleva a un club en una rotonda con un gimnasio, piscina y Jacuzzi con pérgolas, además de un parque infantil en una esquina del proyecto. Se diseñaron seis modelos con tres dormitorios con un promedio de 2,300 pies cuadrados y un modelo con un cuarto con baño en un tercer nivel, para ser usado como un dormitorio, cuarto de huéspedes o una oficina con 3,000 pies cuadrados. Un gran pór tico y por tón marcan la entrada a esta exclusiva ubicación, junto con una pequeña garita adornada por prefabricados en piedra y plantas tropicales. La configuración y el estilo Mediterráneo junto con colores de tonos duales confieren un diseño sofisticado y elegante. La individualidad de cada unidad en su fachada co mpuesta por un envoltorio muy dinámico haciendo cada residencia única dentro de sus conjuntos. Algunos de los vestíbulos de entrada de las residencias tienen torres redondas u octogonales y algunas tienen terrazas y balcones abiertos o cubiertos. Esta variedad hace un entorno muy atractivo para vivir. Las unidades al frente de la calle de entrada principal, con un patio mayor, ofrecieron una pequeña piscina o Jacuzzi.

This is a residential landmark project overlooking the Granada Golf Course, next to the Coral Gables City Hall, and located in the axis of the Miracle Mile Promenade on the corner of Segovia Street and the commencement of Coral Way. This project was conceived in the true spirit of the Mediterranean Revival style, one of the prevalent styles implemented during the birth of the city of Coral Gables, planned by George Merrick. This luxury project was designed for only one owner per floor with 14 residences with 4,300 square feet, unique at every level, topped by a lush two-level penthouse. At the core, two typical floor plans alternate with six massive columns at the front curved terrace supporting the terrace of the superior floors above, which accentuate the verticality and boldness to the main facade. At the top, the design transforms again until it reaches the penthouse with four small towers and stone pre-cast pinnacles at each corner. At the center, above the second level of the penthouse, a Temple-like structure crowns the building’s top and enfolds the two air conditioning and louvered ventilation that act as fenestration. The building was designed with amenities such as a gym, a lounge room with a kitchen-bar for events, and outside at the rear, a Gazebo housing a BBQ a Jacuzzi and a pool with a central fountain that cascades onto the pool, all surrounded by landscape and trellises.

Este es un proyecto residencial prominente con vistas al campo de golf Granada, cerca a la Alcaldía de la ciudad de Coral Gables y situada en el eje del paseo “Miracle Mile” en la esquina de la calle de Segovia y el comienzo de la vía Coral Way. Este proyecto fue concebido en el verdadero espíritu del estilo Renacentista Mediterráneo, uno de los estilos frecuentes aplicados durante el nacimiento de la ciudad de Coral Gables, planeada por George Merrick. Este proyecto fue diseñado para un solo propietario por piso con 14 residencias de 400 metros cuadrados, excepcional en cada nivel, coronado por un exuberante penthouse de dos niveles. En el centro, do planos típicos se alternan con seis masivas columnas en la terraza curvada al frente, apoyando la terraza de dos pisos superiores, acentuando su verticalidad y la audacia de la fachada principal. En la parte superior, el diseño se transforma nuevamente hasta que alcanza el ático con cuatro pequeños torres en cada esquina y pináculos prefabricados de piedra. En el centro, por encima del segundo nivel del pent-house, una estructura como un templo corona las dos torres de aire acondicionado con columnas redondas y ventilación tipo persiana que actúan como ventanales. El edificio fue diseñado con comodidades tales como un gimnasio, un salón con una cocina/bar para eventos, y afuera en la parte posterior, un gazebo que abriga una barbacoa, un jacuzzi y una piscina con una fuente central que cascada en la piscina, todo rodeado por vegetación y pérgolas.

The entrance of this private enclave was designed and built to resemble as if it was built in the 1920’s due to its architecture and decorative elements, accentuated by the antique effects applied to the stucco and the old Chicago brick pavers. The location of this property in Coconut Grove itself is historical as it is located on the former Estate of the first registered architect in Florida, Walter C. DeGarmo. His fully restored residence Villa DeGarmo, a 1920's Palladian villa designed by him, is part of the enclave with nine other new luxury homes. The main entry is secluded by lush landscape and pillars inspired by columns encountered in the City of Coral Gables, designed for the entry gate. The property is subdivided into ten lots, preserving the original home, and the pathway that connects the new main entry to a rear exit gate was designed sinuously in brick and landscaped islands.
