INTRODUCTION TO LINEAR PLANNING

• The linear city was an urban plan for an elongated urban formation. The city would consist of a series of functionally specialized parallel sectors. Generally, the city would run parallel to a river and be built so that the dominant wind would blow from the residential areas to the industrial strip. The sectors of a linear city would be: • a purely segregated zone for railway lines, • a zone of production and communal enterprises, with related scientific, technical and educational institutions, • a green belt or buffer zone with major highway, • a residential zone, including a band of social institutions, a band of residential buildings and a "children's band" MUMBAI • Mumbai is also called as Bombay is the capital of Indian state of Maharashtra. • Estimated population is 19 million second most populous city in the world including Navi Mumbai and thane. • It is the economic centre of India • Mumbai’s development has basically been a negotiation with the edges of each of the seven islands as well as of the larger island of salsette which, housing the extended suburbs ,is the major part of Mumbai’s footprint today. • The edge condition is a huge part of the experience of the city also due to variety of human interventions like the urban rail and road transport corridors. ADVANTAGES • A simple economical form of traffic segregation. • A pattern of movement and location comprehensible to the average citizen. • The town centre grows in proportion to the demands of residential and industrial expansion Subsequent possibility of expansion to absorb a larger population.

Vasai-Virar is one of the few locations that have witnessed promising growth and consistent demand for housing, in the subdued atmosphere prevalent in the real estate market. According to experts, the property prices in Vasai-Virar, have appreciated by more than six times from 2007 to present, due to the growth of peripheral markets around the region.
