PROMENADE COMMERCIAL PODIUM - DESIGN CONCEPT


PODIUM DESIGN CONCEPT This proposed development addresses urban strategies that can be incorporated in both micro and macro level by providing a promenade as the spine of the development. This allows the users to experience an “in-street� spatial character thereby allowing seamless connectivity whilst maintaining privacy and security for its residents.

SKY TERRACE & SKY BRIDGES The design also comprises of 9 service apartment towers linked by sky bridges and facilities that offer unimpeded views of the entire development. Sky bridges not only connects the various residential blocks but also houses various communal facilities like gym, function rooms, game rooms and multipurpose hall. Facilities such as infinity edge pools, tennis courts, BBQ pavilions, Kids corner, Reading areas, lounges etc. Are also elevated from the ground level enhancing the sense of privacy and exclusiveness.

FACADE DESIGN The Balconies of the residential units are fitted with sliding screens and AC Ledges are fitted with fixed Aluminum screens that gives an ever changing dynamics to the facade of the building. 2 options for the facade was presented to the clients. 1. Glass facade 2. Aluminum Facade - cost effective option.

ALUMINUM Aluminum cladding option was given to the clients as a more cost effective option. Pixelation on the facade is achieved by using 3 similar shades of Aluminum composite Panels in a controlled manner. The Pixelation adds additional interest to the facade and

GLASS Glass cladded facade was our preferred option as it supplements the overall concept. We suggested to name the building “Pharos� as it is close to the sea shore and we envisioned it to be an iconic landmark that shines light from within. The glass facade helped us achieve the intended glow and it shines like a diamond in the night sky.

DESIGN COMPETITION SCHEME 1 This luxury high rise apartment tower is located at 18 Mount Elizabeth, just off Orchard Road in Singapore. The first competition scheme has 4 residential units per floor with organic shaped balconies. The unique selling point of this scheme was the private lifts for each of the residential units. Also the facade of the building is an inspiration from water ripples, as the client’s design brief was for the building to represent water for Feng Shui reasons. Level 2 has sky garden, amenities and a 50m swimming pool with an infinity edge visible from Mount Elizabeth road.

SKY GARDENS This Design scheme boasts of exclusive sky terraces at alternate levels. The residential units in the floors can enjoy lush green space right outside their units. The Singapore authority encourages use of sky gardens and hence these green spaces are GFA ( Gross Floor Area ) exempted i.e. They are exempted from being considered as built-up area. Hence the sky gardens become the unique selling point for the residential units and also makes the form of the building very iconic.


DESIGN SCHEME 02 This proposal has four residential units per typical floor and duplex luxury villas at the 1st storey level. The scheme also has 2 exclusive sky terraces at level 2 & level 14 with amenities for the residents.

REVIT BIM MODEL This high end Residential tower is design with extensive glass curtain wall facade system to maximize the vibrant view towards the arterial Orchard street. Location & size of every mullion on the facade has been carefully designed according to the use of the interior space in the residential unit and to create unique patterns on the facade. Revit BIM model was created to design & visualize the complex curtain wall system.

DESIGN IDEAS There are communal facilities at the 1st storey, sky terrace at level 6 and at roof terrace level to cater to the residents. The Level 1 is a landscaped amenities floor with swimming pools, gardens, a gym, vehicular drop-off area and entrance lobby to the development. As the building is located at one of the most prominent areas in Singapore , we raised the building on stilts by about 15m making the residential units even at level 2 enjoy the breathtaking views of orchard road ( main commercial road). This also enables us to make the 1st storey landscaped garden feel more spacious and open. Similarly the sky terrace at level 6 also has a headroom of about 9m making the garden space feel very spacious with good natural ventilation and lighting. The sky terrace and the roof terrace enables the residents to relax, use as congregational space and enjoy the beautiful views towards the orchard road.

FACADE The massing and the facade of the tower is minimalistic and contemporary. A lot of thinking has gone into the mullion design and detailing in order to create an interesting facade. The intended randomness of the balconies is an unique feature of this tower. Also the sky terrace and roof terrace are

05 - DESIGN IDEA The Big Box Retail project clusters the Dubai IKEA2 development, other key anchor stores and a cinema along a central atrium. The atrium runs like a spine, L-shaped, from the main entrance, facing Sheikh Zayed Road to the secondary entrance facing the local community. Shopping streets run along the linear central retail core of the atrium. The double story atrium has been designed to allow for natural light to lter through roof lights and openings in the rst floor slab to reach the ground floor. Therefore, natural light enriches the shopping experience along the central retail core, the openings in the slab allow for visual connectivity between the two levels. The shopping streets have been kept clear of columns to optimize sight-lines and increase retail.

MALL ENTRANCES Two principal public entrance plazas are located at either end of the Retail mall, offering the arrival experience as expected from a regional mall. They provide a taxi drop off / pick up / valet parking and provide access to the ground floor level. The entrance at the north-west end of the mall is accessed at basement level due to site levels, with a grand staircase and escalators leading visitors up to ground floor. A third entrance is located at the midpoint of the mall at ground floor, addressing a further pedestrian access requirement from the east side of the mall.

RESPECTING THE SITE Preserving and maintaining this sense of lush greenery is therefore of prime importance to us. As such our design language adopts an organic architectural language of sensuous curves as well as multi-terraces levels to enable our building to better blend into the site and be harmonious in its massing with the natural surroundings. The creation of these terraced spaces through the various changes in levels allows us to have commanding views of the lush nature reserve through the strategic placement of the main entry, entry axis and focal point performing the “heart� of the development.

SANDBOX PAVILION @ MARINA BAY SANDS, SINGAPORE ARCHIFEST COMPETITION - PARTICIPANT Pavilion Design Archifest 2014 is a two-week long festival organized by the Singapore Institute of Architects (SIA).The theme for Archifest 2014 is Crowd. Crowd will be a festival about people. It is also about process – the process of bringing together great minds and resources to create better places for everyone. CONCEPT This year’s Archifest theme ‘crowd’ evokes a sense of collective spirit from every individual within a community. In nature, this may be termed as swarm intelligence; This concept in relation to the built environment signifies a concerted effort by the masses, with selforganizing mechanism to react and create a domain based on specific functions and needs. In this, the pavilion becomes an experimental ground for ground-up architecture, a discourse from the traditional top-down approach. The role of the architect as the sole determiner of spatial functions is decentralized as adaptable space overtakes programmatic space.


SANDBOX PAVILION The idea of using fixed and movable modular units as the building component of the pavilion allows people to manipulate both the function and form of the pavilion according to needs without becoming incoherent. Its flexibility provides a platform for collaboration and spacesharing. The pavilion is seen as a landscape profile that gradually emerges from the terraced outdoor seating area, which allows the public to enjoy the panoramic view of marina bay from an elevated angle. Functionally, aside from providing ample natural lighting and ventilation, the porosity enhances the lightness of the pavilion and allows glimpses of the marina bay view from within the cafĂŠ. Each modular unit will be modified from portable stage modules used for temporary stage set-up, and will consist of two decks and four insert-able leg units. Each unit is then joined to another via steel c-brackets. In doing so, zero-waste is ensued as the units can be reverted back to their original use after the festival.

FACADE DESIGN This site is right opposite to the existing Dubai Mall, which is one of the largest and most famous mall in the downtown. The proposed building will predominantly be car parking serving the existing Dubai Mall. In addition there will be F&B and retail units along the 1st storey walkway and the 6th storey. There is also a bridge at the 6th storey level to connect this building to the main Dubai Mall on the other side of the road. The building was initially designed by another architecture firm and BSBG was involved in the project management side. But while the building was under construction, the clients wanted the facade to be redesigned to reflect the interiors both in terms of usage and aesthetics. Hence we came up with numerous options for the facade to have an industrial and robust aesthetics while remaining true to its function. The real challenge was to not make any changes to the plans or services as the building is already under construction.

CONNECTIVITY Connectivity was an important consideration while planning the site. The symbiotic relation ship between the proposed pro ect and the ad acent metro station was the key element. The plaza level and ground floor were directly linked to the metro station through a retail mall. The drop-off level was linked through landscaped pathways. This connectivity formed the basis for the entire project.
