Buying a Condo? Watch Out For Those Monthly Condo Fees Thinking about buying a condo? That can be a smart financial move. Condos can be less expensive than single-family homes, and they often require less maintenance, something that can boost your household budget each year. But when calculating how much the mortgage will cost on your new condo, don’t forget about an added expense that comes with owning one of these homes: your monthly condo fees. These fees are usually not rolled into your monthly mortgage payment like homeowners insurance and property taxes often are. Condo fees are still a monthly expense that you have to consider

when determining how much it will cost to own your condo in total. Condo fees are usually paid directly by you to the homeowners association governing your condo building. They are used to cover maintenance costs and your building’s liability insurance. How much you’ll have to pay monthly in condo fees will vary, but you can usually expect to pay from $200 to more than $1,000 a month. Those extra fees can make that condo mortgage costlier than you expected. Make sure, then, to add in the monthly costs of your condo fees when determining just how affordable that condo mortgage is.

When Sacramento area agents, lenders, appraisers, and others in the housing industry discuss the current state of the real estate market one question invariably comes up and that is how are rising interest rates and continuous upward pricing pressures going to affect sales. So far the answer is that although we are seeing about the same number of sales
this year as in the past few years, we are noticing that a larger portion of those sales took place in the beginning of the 2018 year. The thinking is that buyers were aware rates were heading up and wanted to lock in a purchase sooner rather than later. In Sacramento County 2018 Q1 and Q2 sales volume was slightly above 2017 Q1 and Q2 figures. But, 2018 Q3 sales volume dropped by 5.6% compared with 2017 Q3. This drop was accentuated by
a large 13.7% decrease in year over year September sales. October 2018 sales volume was down 6.7% from October 2017. In short, sales volume is dropping as the year comes to a close when compared to last year. The question we are asking is will this decrease in sales volume continue perhaps into spring and will it eventually lead to a decrease in prices. So far prices have continued to rise despite the drop in volume, but at a slowing rate. If the slowing sales
volume trend continues into spring then we will know something significant may be afoot. That may be the signal that prices have hit a tipping point. In the next quarterly real estate review we will have the opportunity to see what another three months of sales data tells us.
