The proposed residential and commercial development is located within Lavon Swan City at Cikupa, Tangerang on a 2.1ha site. The development is envisaged to be a mid-end residential development complemented with retail strip in front of the main road. Dominated by studio units, the development is targeted for the millennials market segment. It will have complete facilities including swimming pool, jogging track, gym, children playground and outdoor lifestyle retail. The idea of this development is combine commercial strip to the township’s greenbelt to encouraging walkable community and sustainable development in Tangerang region. It will set a new benchmark for new township in Indonesia

Site is located Survana Sutera Boulevard with ROW 24 and surrounding by cluster housing and land banking for future development.
UTILITIES
MSCP(multi storey car parking) + Other utilities (Water tank, Genset, Etc) has been place in the back of the site to ensure that 3 tower and commercial strip will be the face of this area without disturbances.
COMMERCIAL STRIP
Shophouse will have 2 face to maximizing site frontage along the main road for commercial zone and connecting commercial corridor for other sites.
CONNECTION STRIP & SHARED SPACE
Two face shopfront block will be divided to accomodate the future pedestrian walking. It will have a spacious corridors that functions as lifestyle space that signifies vibrant, safe and lively neighborhood(shared space), as well as the transition
TOWER
3 Tower with 17 storey level has been placed with the constraint "minimize blocking view" on each tower, with this massing, all unit get view to the outside. Shophouse are also added between tower.
LIFESTYLE FACILITY
3 Tower will be connected by Deck on 2nd and parking on ground below deck. Deck will be filled with swimming pool, indoor / outdoor gym, lounge area, and children playground as a facility for residential tower.

The development is envisaged to be a commercial block with shophouses with 2-3 floor level and business lofts 4-5 floor level in it to complete the development project from phase 1. The ideas of creating a compact business space in Jakarta suburban area yet breaking away from the conventional shophouse typology, upgrading the shop rows into more sophisticated business district with its full glazed facade and add parking on street as additional value design with entrance parking in west and south area on L1 and Basement .

Site is located between boulevard road gading serpong and BSD area, surrounding with shophouse and Qbiq BSD. The site itself divided phase 1 and 2, with phase 1 already on construction.
CIRCULATION
Business loft block will be cut for pedestrian way and vehicle circulation to ensure the shophouse get a traffic, also cut big shophouse block into small block shophouse to create a series of shophouse block.
COMMERCIAL OFFICE
Located in three-way junction, the idea is to maximize the traffic in boulevard area with put an bussines loft with parking on ground and basement.
MASSING LEVEL
Bussines loft will be have 4-5 floor level with 5 level on will be on corner for premium area, same with shophouse will be have 2 - 3 floor level with 3floor level on corner area.

Shophouse will be located behind the business loft office as a consequence of the bussines loft massing placing in front of main boulevard.

The proposed commercial development is located within Cluster IBIZA at POJ, Semarang with 5.800m2. The development considered as big commercial block in front of the boulevard main road. The idea of this development is how to accomodate the pedestrian to the shophouse corridor, and also connecting with public space central park for future development. The Facade itself stard with a simple geometry with a pattern, and facade color start with contextual about beach theme which the color is blue, orange, and yellow.

Site is been divided into two for entrance IBIZA cluster,located Boulevard ROW 34, and land banking for future development. There's also a future development for central park plaza for outdoor public space.

Marketing Gallery will be added to accomodate the galery and building management. The different shape of building was picked to consider the plot size of the shophouse.
CONTEXT
Irregular shape for the site become the main challenge to define the massing and how to connect the two site that's seperate by entrance IBIZA cluster
SHOPHOUSE MASSING
As a consequence of building setback, the shape of shophouse becomes irregular. This resulted in emergence of several size of plots.
COMMERCIAL STRIP AND CONNECTION
Since the site was divided by two with entrance IBIZA cluster, the shophouse corridor will be connected with existing pedestrian way to create a continues commercial strip.
CIRCULATION
With a elongated site and the irregular shophouse massing, the possibility is to make an one way circulation with 45 degree parking lot to reduce a traffic jam.
