WHAT’S HAPPENING NEAR BRONCO BUTTE

BY VALLEY VIBE STAFF WRITERS info@valleyvibenews.com

Valley Vibe readers have been wondering what is under construction near the southwest corner of North Valley Parkway and Bronco Butte Trail.

A public records request obtained from the City of Phoenix shows plans for a 283-multifamily residential development with the project name Sonoran Foothills Core Rental Community by Sunbelt Holdings.

The land for this development was already zoned Intermediate

Commercial, Mid-Rise, Planned Community District, so it was not required to go through a rezoning public hearing process, City of Phoenix Village Planner Adrian Zambrano told Valley Vibe.

Developer Sunbelt Holdings is the first of many planned multifamily projects to break ground within the fast-growing area east of I-17 and Skunk Creek Wash between Sonoran Desert Drive and Dove Valley Road, defined as the North Gateway Village Core.

A site plan for the community filed with the City of Phoenix

(Continued on page 22) shows the development consisting of 147 single unit detached buildings and 34 townhome buildings, each containing four attached units. Amenities include a single-story clubhouse, fitness center, pool, children’s play area and dog walking area/park.
