ar es salaam city appears to be on the move. The boom times are back and it’s definitely exciting for property investors. For small developers it’s arguably even better. They get a double whammy, riding the highs of capital growth while also being able to manufacture their own equity or profit. With interest rates not so high, there probably hasn’t been a better time for a long time to enter the development industry. THE DARK-SIDE OF THE HOUSING INDUSTRY AND ESTATE AGENTS IN TANZANIA As the result of aftermath of Global economic meltdown in recent years, many economists and financial experts have been encountered with criticism for failure to foretell of a disaster that came to change the way we see things economically.

ital signs and indicators that could have averted the disaster became less significant at the expense of a few men controlled by greed. With what happening in Tanzania whereby the housing market has every indicator that needs immediate review before our country’s economy is decimated, the up, up and up trend in the land and housing sectors are not going to reach stratosphere before they crumbles. Recently, there is high rise on luxury apartment buildings snaking their way into the city skies, and already built houses and land are increasingly becoming untouchable for the unfortunate majority as their talks are in US Dollars. Meaning, only a handful will be in position to rent, purchase land, and even build homes. There are pure and real examples where you find that, I know a friend who purchased a six-acre land in 1994 for Tsh. 600,000 in Tegeta, a place within the city of Dar es Salaam. The man is selling the same piece of land today for USD $600,000. A shocking price, in a country ranking as one of the poorest and least developed in the world, whose income per capita is less than $300. And for those who are interested on decent houses in the main city like Dar es Salaam, things are much worse whereby charges may range from US$1500 to $16,000 per month, far more expensive than in the real world and developed countries. It keep on becoming very normal trends for tenants to experiences a 10% annual increase on their rent, at the end of the day this results to non-rather of frustrations to tenants as they keep on waiting for their renting contract to end so that they can

leave the premises and look for the cheapest, since you may find yourself basically working to pay rent and nothing much you can do for your own progress. Citizens are forced to take loans j ust to secure decent housing for their families. A friend of mine who have a little bit of exposure abroad recently told me that, in the country like United States which has one of the most developed housing markets, and highest concentration of millionaires in the world, yet even the modest income earners can afford to rent and own a luxury apartments and homes. He insist that, top earners in the financial industry in Manhattan, are having comparatively better chances, to get better rental deals than expatriates in Tanzania. Truth of the matter is that, these homes and apartments in Tanzania are being built for foreigners and wealthy people with access to foreign currency, not the working class, because very few ordinary Tanzanians can afford $400 rent a month. The housing market growth is defying the natural economic laws of exponential growth. Economic experts will agree with me that demand, income (earning power) must, at all times be proportional to the supply in order to attain an equilibrium point.

What are The Main Source of All these Problems? The source of all these problems is, we don’t have specific laws which deals with rent and rent related issues, not only that but the country does not have the specific organ

Previously we did have the Rent Restriction Act of 1984 which used to regulate rents in theory (not in practice), the act among other old laws was repealed by the Land Act of 1999 which is Cap 113, but after the repeal, the new law did not touch or talk anything about the rent or related issues on how that market should be regulated. Now an assumption is that, Tanzanian housing market is free and open. The theory would then predict that market forces would control supply and demand, and thereby distribute housing in a fair and equitable manner. Is that the reality? The big answer is NO, and that is because, only the well-off have access to the decent housing, unfortunately! We must be realistic with the fact that, Tanzania’s housing market is very young and disorganized. It is extremely artificial and vulnerable to withstand serious political shock, social and economic changes. Its artificial nature is not going to survive the usual economic life cycle, or the growth face of the exponential curve, before it collapses bringing down the entire economy to its knees. The housing market is ignoring the obvious economic factors that dictate housing prices, income distribution, market demand and competition, economic conditions, and government of the day’s actions and policies. We both know that the new government under President John Joseph Magufuli has decide to decentralize to Dodoma this obvious will have its impact on housing markets, not only that but also, should the

Ministry of land and housing authorities in Tanzania should explain to the public steps taken or plans in place to contain or control these very vital sectors, so important to the country’s security and economic future from collapsing. The government should not let brokers (or madalali in Swahili language) with little knowledge or training on how market works to dictate prices at the expense of their lust. The control of the housing industry should not left into the hands of a few who in turn dictate the pricing on their personal desire. These men (Dalalis) must be made to justify

their crazy prices, control will keep at bay the squatter style housing which are rapidly cropping up in river banks due to land and housing scarcity in the city. Indeed we are not only talking about the future generation, but even the current generation is yet to pay the price for this artificial housing market keeping ordinary legitimate and honest workers from owning the decent houses, and instead building on dangerous river banks. Point to note here for investors is, there is a huge market on real estate and specifically for residential purposes here in Tanzania taking into account the mode of which the housing industry have been regulated, so for serious investor the room is there for them to invest on standard residential properties whereby thousands of citizens still struggling to obtain decent houses for living.

When Home Insurance won’t protect you, what do you opt for?

hortly after Haridat's parents bought the home of their dreams, a lamp overheated while they were out of the house. Not only did they lose their pet, a Timneh grey parrot, in the resulting fire, but the inside of their home was partially destroyed. That was only the beginning of their nightmare. After their insurance company arranged for a contractor to redo the inside of the house, that contractor ended up inadvertently causing a major flood in the basement, which led to a black mold infestation. Haridat's parents, who live in Dar e salaam, were frustrated when the insurance company offered less than the estimated cost to repair the home. The stress took a toll: "My poor parents couldn't sleep. They were completely distraught," Haridat told Prime Location. Eventually, the family decided to hire a public adjustor to help them negotiate a higher settlement. Since homeowners insurance is something many people buy but few are forced to actually use, the average consumer does not take in necessary information like comparing policies in advance or navigating the claims process when the unexpected does happen. We had a word with Mr. Brian Robert, the Claims Manager at TAN African Insurance in this regard. He explained how most standard homeowner’s insurance policies include three essential types of coverage:

•Coverage for the structure

“Your homeowners policy pays to repair or rebuild your home if it is damaged or destroyed by fire, hurricane, hail, lightning or other disasters listed in your policy. It will not pay for damage caused by a flood, earthquake or routine wear and tear. When purchasing coverage for the structure of your home, remember this simple guideline: Purchase enough coverage to rebuild your home.

•Coverage for personal belongings

“Your furniture, clothes, sports equipment and other personal items are covered if they are stolen or destroyed by fire, hurricane or other insured disasters. The coverage is generally 50 to 70 percent of the insurance on the structure of your home. The best way to determine if this is enough coverage is to conduct a home inventory.”

•Liability protection & medical bills

“Liability covers you against lawsuits for bodily injury or property damage that you or family members cause to other people. It also pays for damage caused by your pets. So, if your son, daughter or dog accidentally ruins a neighbor’s expensive rug, you are covered. (However, if they destroy your rug, you’re out of luck.)”

Sudden and accidental water damage example A burst pipe or if a washing machine leakage will be covered by your homeowner's policy if the damage is considered "accidental" however, it will not cover the cost for unresolved maintenance issues or water backup from an outside sewer or drain. Also, most basic insurance owner insurance policies exchange coverage of damage caused by mold, fungi, and bacteria. But that doesn’t mean that a mold claim will be denied automatically, if mold results from sudden and accidental covered peril. Example: Pipe bursting, then the cost of remediation can be covered. He also brought to light that a homeowner’s insurance policy. Renters need a separate insurance policy “The renters policy” to protect their belongings and act as a liability protection in case of injuries.

He further explained what is not covered in the homeowner’s policy.

It makes it easier for both parties to verify the property and settle the claim” Mr., Brain advised. hether or not you know what Pokémon are, you’ve likely heard about the latest millennial craze. You may have even seen people playing, phone in hand, eyes glued to the screen. Overnight it seems nearly everyone was talking about the latest big thing in augmented reality. The release of Pokémon Go, a location-based augmented reality game brought with it an entirely new dimension for the commercial real estate business.
