Investment layout:

Our niche market investment requires about $2.1M from purchasing to final sell. The new home can be sold around $2.5M to $2.8M. The investment fund needed can be raised partly from investors cash money and/or financial institution's credit in the form of mortgage. Some investors prefer to engage the entire amount with their cash, and others like to take advantage of Canadian low interest rate mortgage. One important aspect of this investment policy is that all investors are silent investors.


How it works:

The investor will partner with GVREG and establish a new corporate company, and will open a joint checking bank account with double signature. GVREG will propose the subject property and upon review of feasibility study and approval the lot will be purchased and immediately the entire investment fund will be deposited on the joint bank account. Since the investor is on the property title his/her found will be secure on the property. GVREG will collect part of the management fee during the process and the remaining will be collected after selling the new house.


Notes:

Timeline: It's wise to expect 12 to 18 months from the time of purchase the house until the sell of the new house. Responsibilities: The investor would not need to do anything but sign an agreement with GVREG and the company would take care of all the process including legal documentation, design and permit process, construction management and dealing with real estate agents. Ownership and control: The investor is the owner of the property and keeps the control of the investment. As a result there is no risk of fraud or loss.
