Paradise Valley is a residential community surrounding Camelback Mountain. McCormick Ranch is located between two primary Scottsdale dining & shopping destinations, and soon to be three when the Palmeraie opens at the Ritz development, Kierland Commons and Old Town Scottsdale.
Some of the gated communities here provide access to a clubhouse, fitness or golf. HOA fees vary depending on gated vs. Guard-gated and the types of community amenities. Gainey tends to be newer and more dense. McCormick is more of a traditional ranch style neighborhood.

Located just north of the 101 Freeway on the side of Scottsdale Rd, These neighborhoods anchored by The Grayhawk golf club. This pa the Valley is newer and includes gorgeous vie lots and gated security. It is close to the 101, t TPC Scottsdale Princess Resort. Just a short from Kierland and the Scottsdale Quarter. Ye far enough north to be considered North Scottsdale.

Single Family Homes around $1 million
Located just north of the 101 in Phoenix are the newer master-planned communities near Desert Ridge mall. Shopping and restaurants consist of most of the big box and national chains.
This area is also close to the JW Marriott conference resort, Golf courses, Lifetime Fitness and the Mayo Clinic. Single family homes can be found here from just under $1 million to over $3 million. Larger homes are typically 2 story due to the density here.
Tempe is the main campus of Arizona State University (ASU), considered one of the largest public educational institutions in the U.S. Walk to shopping, dining, bars, Spring Training, Collegiate sports, concerts and a professional theatre with world class concerts and touring Broadway performances. The Tempe IronMan, Rock-and-Roll Marathan, and New Year’s Eve bash are held annually on Tempe Town “beach.” The man-made Tempe Town Lake hosts non-motorized water sports and the ASU Rowing club. Bikers and rollerbladers fill the boardwalk.
Prices for condominiums on the shores exceed $1 million. We expect further appreciation as developers complete several mixed-use projects underway at this newly expanded destination. Single family homes within walking distance are dominated by student rentals. However, if you drive south along the 101 there are neighborhoods worthy of checking out!
Much of the East Valley of Phoenix is newer with established master-planning. Water diversion washes cleverly provide privacy between homes. Parks, bike-paths, bus lanes and greenbelts are well designed and inviting for pedestrians. Shopping and dining districts are plentiful. There is diversity ranging from school campuses to large 55+ Age-Restricted communities.
Prices are less expensive than Scottsdale, so you will get more house for your money. There are many large homes here to accomodate larger households. While Scottsdale focuses on “vacation,” resorts, shopping and golf, the East Valley ozes family and community.
