Old Town Scottsdale
Old Town Scottsdale is walkable, and therefore tends to have higher home prices then other suburbs of the Phoenix Valley.
Living downtown in Old Town can be pricey, with luxury condos and townhouses dominating the real estate here. Arcadia next door is the highest priced area relatively speaking.

Older neighborhoods between Old Town and the 101 have been remodeled over time and provide a good option.
McCormick & Gainey Ranch Scottsdale
Located between Kierland Commons and Old Town Scottsdale, these gated neighborhoods are popular due to their central location.
Some provide access to a clubhouse, fitness or golf. HOA fees vary depending on gated access vs. Guard gated, and some provide both for privacy and security.
Prices in Gainey are above the $1M range, However, McCormick Ranch is has neighborhoods worthy of exploring.

Kierland - Scottsdale Quarter - PV Mall 85254
Located north of Old Town Scottsdale and close to the 101 Loop providing easy access to the Valley. This area is anchored by popular shopping and dining with a young and vibrant lifestyle. Inside Kierland, the condos and townhomes can range from $1 to several million dollars.
However, the neighborhoods west of here are newer, many built in the 1990s, and are being continually being remodeled. Further west towards the old PV Mall/Tatum are homes built in the 1980s and many non-HOA rentals.

Located north of the 101 Freeway on the East side of Scottsdale Rd. in Scottsdale 85255
This area is anchored by The Grayhawk golf club, not too far from the TPC Phoenix Open and Scottsdale Princess Resort and JW Marriott. A short drive from Kierland and the Scottsdale Quarter. Yet not far enough north to be considered North Scottsdale. Homes here are newer, many built in the 1990s. There are also multi-million dollar gated communities located here.

Desert Ridge
Located on the north side of the 101 in Phoenix are the newer master planned communities near Desert Ridge. Shopping and restaurants include most of the big box and national chains. This area is also close to the JW Marriott conference resort, Golf courses, Lifetime Fitness and the Mayo Clinic.

Tempe

Tempe is the heart of Arizona State University’s main campus and lots of outdoor activities, shopping, dining and night life, marathons, Iron Man and New Year’s Eve bash are just a few of the activities held here each year. Rent a paddleboard, or rollerblade along the Tempe “beach.” $1 million and up for condominiums overlooking Tempe Town Lake. Single family homes within walking distance are dominated by student rentals. However, if you drive south along the 101 there are some neighborhoods worthy of checking out!

The East Valley of Phoenix is dominated by families, schools, churches, 55+ Retirement communities, and the infrastructure to accommodate the many master planned communities.
Home prices are far less expensive here then Scottsdale and you can get more house for your money. There are many larger homes here due to larger family sizes.
