I present you “RT – ROGER THAT – FEB 2023” E-Zine Newsletter. This is the best way for VAREP National to communicate happenings within our organization to our members. VAREP experienced tremendous growth in 2022, and each of you should stand tall and proud, knowing your passion has empowered so many veterans to realize the American dream of homeownership. VAREP has been recognized by key leaders in the real estate, financial, and government sectors, as the voice of, and authority on, veterans’ financial literacy and homeownership.
52 homes donated mortgage-free to deserving heroes across America
1,500 military and veteran families realized the American dream of homeownership through our programs and services
• 20,000 real estate and lending professionals were trained as a result of the 80 live events and online membership training
• 5,000 military and veteran families educated about homeownership, financial literacy, and the VA loan program through the live Veteran Housing Summit events hosted by VAREP local chapters across the country
2,000+ military and veteran families were provided food, utility payments, rent back payment, basic supplies, clothing, and blankets during the holiday season. This was made possible through our VAREPCares program implemented by the VAREP local chapters
$70,000 of housing assistance grants for down-payment, closing costs, and adaptive needs. This was in partnership with the Asian Real Estate Association of America (AREAA)
I frequently receive phone calls from our membership on how to explain VAREP as an organization. Depending on your audience, you may want to adapt the points listed below to introduce VAREP.
VAREP is a 501.c.3 nonprofit organization that was founded to directly educate the 1.4+ million active military and 22+ million veterans on sustainable homeownership, financial literacy education, VA loan awareness, and economic opportunity.
VAREP is the only organization that educates military and veteran families on the importance of financial health on the road to homeownership.
VAREP is the only organization that educates the real estate practitioner on the important housing policy and lending initiatives that affect the military and veteran communities.
The comparison chart to the right shows that we fill a much needed gap in financial literacy and housing components that other veteran service organizations simply do not offer. In other words, we complement them and do not compete with them.
Our organization has only scratched the surface of creating awareness and having people rethink how to better serve underserved military and veteran housing needs. To a great 2022...Cheers!

Son Nguyen is the Founder and President of the Veterans Association of Real Estate Professionals (VAREP). Mr. Nguyen removes barriers to homeownership by creating, implementing, and overseeing the programs within VAREP. Mr. Nguyen works with government agencies and policy makers to reform veteran housing policies.
He is frequently called upon as a subject matter expert by government agencies, the real estate industry, the lending industry, and real estate trade organizations, to consult on a variety of veteran housing issues.
Mr. Nguyen has more than 19 years’ experience in real estate, public speaking, supplier diversity, curriculum development, and non-profit management. His record demonstrates innovation and leadership at the highest level.
Mr. Nguyen established VAREP as a housing non-profit for vets, by vets, driven by his proactive stance of providing financial literacy education, and homeownership advocacy. His goal is to greatly impact homelessness among the veteran community, by reducing the current epidemic, and preventing future occurrences, one veteran at a time.
Mr. Nguyen entered the Navy in 1996 and served as a Radioman on the USS Vincennes (GC-49) and USS Constellation (CV-64). A proud service-connected disabled veteran, Mr. Nguyen holds a bachelor’s degree in Public Relations from of the University of Florida and a Master’s in Organizational Management.
NOTE: The non-profit comparison chart does not list the national minority real estate trade organizations including AREAA, NAHREP, and NAREB because we are not structurally set up as a trade organization. We have our members whom we educate to better serve the military housing needs, but ultimately we are all here to serve the military and veteran communities.
The conference is filled with educational sessions and town halls to educate attendees on important housing policy, lending initiatives, and economic development affecting the military and veteran communities. VAREP members have the opportunity to meet with members of Congress to advocate VAREP’s policy positions on issues that affect military and veteran homeownership.

The VAREP National Convention will educate, develop, and empower current and future leaders within the VAREP organization. VAREP leaders and members will be equipped with the necessary tools to serve the military and veteran housing needs. Attendees will participate in sessions to exchange chapter best practices, and to explore new ones together.

VAREP chapters experienced an epic year in 2022. The chapter efforts impacted military and veteran families receiving assistance through VAREPCares events, monetary hand up, food and clothing, education and financial counseling, housing repairs, and healing through alternative therapies.
This year the VAREP Chapter Directors, sponsors and membership, put COVID in the rear view mirror, working diligently to make up the losses experienced the past few years.
The VAREP Policy Conference in D.C. this year was a huge success. VAREP National Legislative Committee, alongside the Chapter Government Affairs Directors, marched our mission to the doors of the Senate and Congress representatives alike, educating them about VAREP bills needing their support to further assist our Veterans. As a result, we have many new sponsors and co-sponsors to support our focused goals. Thanks to your local outreach we were able to gain more acceptance of our mission and support from local representatives, businesses, and other veteran service organizations. In turn, a 35% membership increase across the board means that we can educate more real estate professionals on how to properly serve our veteran homebuyers.
The National Convention celebrated our members in our 10th year anniversary milestone. The National Education Committee
put together many education opportunities focused on providing valuable information for our members and sponsors. Breakout sessions presented by our sponsors and our guest speakers highlighted topics of leadership and resilience rounding out the convention. Everyone was happy to see so many old friends and meet new friends during our stay in San Antonio. Can’t wait for Orlando!!!
This was also a special year for those that call themselves "VAREPpers", as we celebrated our 10 year anniversary! It is hard to imagine what we have accomplished in the 10 years of providing service, support, education, and advocacy to our veteran communities across the country.
In closing, we have the exclusive privilege of serving the most loyal, committed and deserving group our country has to offer. Our extensive accomplishments across the country could not have been done without you, the selfless service volunteers, our members, the national staff, our sponsors, and of course our leaders of vison and change, Son Nguyen and Dustin Luce. We want to thank you all for an amazing year and an EPIC ten more years of improving the lives of servicemembers and veterans through education, housing, and philanthropy.

Ernie Gonzales, Association Director2022 was a successfully first year for VETCares, Inc. We set out to launch 4 full grant programs: a thrift store in Las Vegas, construct a healing camp in Montana and launch a vehicle donation program . . . all of which were successfully accomplished thanks to a dedicated team, volunteers, and public donations!
When forming VETCares, Inc., and planning for grant program sustainability in the future, VETCares made a decision to launch two new business ventures to walk alongside the public donations. These programs are designed to ensure operational expenses would be covered through employee and volunteer teamwork, and in turn, allowing proceeds and donations to further the number of grants helping more military service members and veterans.
VETCares Home Furnishings & More Thrift Store is one of those business programs that
has launched. The current infrastructure now .in place will enable fundraising efforts through 2023 and beyond. This allows our assistance to reach an increased number of veterans year after year.
The VETCares, Inc. Home Furnishings and More Thrift Store held it’s grand opening in August of 2022. The store's debut was a success, celebrated in part by the Chamber of Commerce, Air Force base recipients, real estate agents, lenders, title reps, the Las Vegas VAREP chapter directors and members, and local community members.
Since the Grand Opening, the Home Furnishings Store has established its local marketing and donation plan within the Las Vegas area and the word is out that this “is not the ‘typical’ thrift store”. Patrons are thrilled about the quality of the store, merchandise and most of all, the affordable pricing. We believe we hit the trifecta in our approach: Offer a nice atmosphere in which to shop with quality lightly used home furnishings; offer an affordable product during tough economic
times to the local community; use proceeds to back grants that support our active military service members & veterans.
Last but not least, we are proud to announce the new store manager of Home Furnishings and More Thrift Store, Mr. Dan Holland! Welcome aboard! A little bit about Dan Holland and what he brings to VETCares:
BIO:
Dan Holland was born in St. Louis and grew up in Southwest Missouri. He developed his core values and strong sense of community from his Grandparents that raised him. Dan attended Southwest Missouri State University while working full time, at what now has become the world’s number one retailer. He was selected and promoted to the
Management Training Program. During the intense training cycle, Dan’s commitment to success was recognized by his leadership team and propelled him into the role of operations manager. Dan continued to embrace innovation and servant leadership, while exhibiting his rigorous commitment to achieve high performing results. Based on his dedication and strong business acumen, he was promoted to General Manager. During his 30 plus years of business success, Dan operated one of the highest volume units, that delivered over $1.4 billion in top line sales and over $100 million in net income. Dan has spent 22 years in Las Vegas with his wife Chunliu and their son Tyler who was born in Vegas. He looks forward to supporting the Las Vegas military & ceteran community and their families.
The second business program we launched in 2022 is the VETCares, Inc. Vehicle Donation Program. This program focuses on transforming donated vehicles from financial institutions, community donations, and various other business partnerships into sales proceeds from the vehicle donations. These donations allow people to support our military service members and Veterans by repurposing vehicles that they no longer have use for and finding purpose in supporting the VETCares grant programs.
2022 brought us donations that in turn produced approved grants for several veterans. The approved applicants were assisted with emergency fund grants, housing closing cost grants, alternative healing grants and grants to veterans that attend VETCares Camp Cares healing camp in Montana. Our fundraising campaigns designed for this year are set with a goal to raise enough funds to double or triple the number of veterans we assisted in 2022.

HOW HUD HOUSING COUNSELORS CAN HELP YOU WITH YOUR HOUSING NEEDS
A HUD-approved housing counselor is specially trained and certified by the government to help you assess your financial situation, evaluate options if you are having trouble paying your mortgage loan, and make a plan to get you help with your mortgage.
HUD stands for the Department of Housing and Urban Development. It’s a government agency that helps people get and maintain, quality affordable housing. They train and sponsor housing counselors all over the country. Because of this, you can have confidence that a HUD-approved housing counselor is well equipped to help you understand and evaluate your options.
HUD-approved housing counselors provide foreclosure prevention counseling free of charge. They can also help you talk to your mortgage servicer and understand any options your servicer has offered. A HUD-approved housing counselor can also help you learn about the homebuying process.
What happens when you call a housing counselor?
If you’re calling because you’re having trouble paying your mortgage, a Housing Counselor like the ones at USA Homeownership Foundation, will ask you for information about your mortgage loan, such as the amount you owe and the date of your last payment. This information is generally on your last mortgage loan statement. The housing counselor may also ask for information about your pay stubs, tax returns, recent bank statements, and other bills you pay each month, such as car loans and credit cards.
The counselor is asking for this information to understand your financial situation and how much you can afford for a monthly mortgage payment.
A HUD-approved housing counselor cannot promise that you will get to keep your home. They will help you look at your options make a decision that’s right for you. If you are facing imminent foreclosure or have been served with legal papers, you need to speak to a HUD counselors ASAP, and possibly an attorney as well.

Marketing in the real estate industry can be challenging, with many agents feeling like they are constantly running around, trying to get their materials together and out the door. The key to successful marketing, is to plan ahead and create a marketing machine that runs smoothly and effortlessly all year long. The United States Navy has a rich history, originating in the late 18th century. The birth of the Navy can be traced back to the American Revolution, when the Continental Congress authorized the construction of the first naval vessels.
In 1775, the Continental Congress authorized the construction of thirteen frigates to be used for the defense of the colonies. These ships were designed to be fast and maneuverable, with the ability to outrun larger British ships. The construction of these ships was an important step in the formation of the United States Navy.
The first naval battle of the Revolutionary War took place in 1775, when the USS Lexington, a ship built for the Continental Navy, engaged and captured a British transport ship. This was the first American victory at sea and marked the beginning of the United States Navy's role in defending the nation.
Throughout the Revolutionary War, the Continental Navy played a vital role in the war effort, disrupting British supply lines and capturing valuable
cargo ships. The Navy also played a crucial part in the decisive Battle of Yorktown, where naval support allowed American and French troops to defeat the British and secure independence for the colonies.
After the Revolutionary War, the Continental Navy was dissolved and the ships were sold. However, the need for a navy became clear during the Quasi-War with France in the late 1700s, when American merchant ships were being attacked by French privateers. In 1794, Congress authorized the construction of six frigates, marking the official birth of the United States Navy.
One of these ships, the USS Constitution, is still in commission and is proudly the oldest commissioned warship afloat in the world.
Throughout the 19th century, the United States Navy provided a fundamental force in the country's expansion and development. The Navy held extensive bearing in the War of 1812, where American naval victories at sea helped secure a stalemate in the conflict. The Navy had considerable impact in the MexicanAmerican War, where naval
support helped secure American victories on land.
In the 20th century, the United States Navy played a major role in both World War I and World War II. The Navy's victory at the Battle of Midway in 1942 is considered a turning point in the Pacific Theater of World War II, and the Navy played aided in the defeat of Japan.
Today, the United States Navy is one of the largest and most powerful navies in the world. It is a dominating extension in the defense of the United States and our allies. The Navy is involved in a broad range of operations around the globe, including counterterrorism, humanitarian assistance, and disaster relief.
In conclusion, the birth of the United States Navy can be traced back to the American Revolution, when the Continental Congress authorized the construction of the first naval vessels. Throughout its history, the Navy has played a vital role in the defense and expansion of the United States, and continues to be a major force in the world today.
The Wells Fargo Foundation has expanded its commitment to housing affordability, joining Enterprise Community Partners to launch a second Housing Affordability Breakthrough Challenge.
The competition will offer innovators grants up to $3 million to execute and scale solutions across three focus areas: Construction, Financing, and Access and Resident Support.
The challenge is open to a range of nonprofit and for-profit entities in 38 markets. The application period opens Jan. 31, 2023, and proposals will be accepted until March 3, 2023.

Housing Affordability Breakthrough Challenge ConstructionUSA Homeownership Foundation’s Housing Counseling Program is a no cost service open to Service Members and Veterans throughout the United States. Our Housing Counseling Department is based out of VAREP’s National headquarters in Corona, but open to any Veteran, Service Member or Patriot living in the United States. Our Housing Counseling Program currently offers pre-purchase, home buyer counseling, financial capability, credit and budget counseling, foreclosure prevention and post purchase counseling.

The bill number was H.R. 8616 the VA Loan Informed Disclosure act of 2022 also referred to as the VALID Act of 2022, also.
The senate was poised to introduce a companion bill once we had H.R. 8616 passed in the house. The VAREP GAD team was deeply immersed in the process of gathering cosponsors from the 435 members of the House of Representatives. As of the 16th of December 2022, we counted an impressive 100 cosponsors.
While the efforts were ongoing to gather cosponsors, we were also continually diffusing misinformation
about the impact of the intent of the bill to improve the transparency of the VA home loan for our veteran mortgage loan applicants. There were a number of major lenders who continued to insist that the Informed Consumer Consent Disclosure enhancements proposed in the legislation would prove problematic for the lending community. We successfully fought off those detractors and even won over a few of them.
The bill was poised to be marked up in the house Financial Services Committee in mid-December, however, after the November midterm elections the complexion of cooperation changed dramatically in the committee, and we were denied a hearing on our bill.
Therefore, we did not get the bill voted on in the house and the bill stalled. We are
prepared to introduce the bill again in the 118th Congress in 2023. We have every confidence that the bill will pass this time and we expect that our 100 cosponsors will morph into something closer to 350 to 400.
In the 117th Congress our goal was to have the VSO bill introduced in the House of Representatives before the end of the 117th Congress. However, the closing 12 months of 2022 was obviously an election period. That reality added additional burden to garnering bipartisan representation for our efforts.
The successes of course, centered around a fullthroated commitment from representative Susie Lee in Nevada. Her staff worked
with us closely and nearly completed putting the final touches on the legislation. Regrettably, Susie Lee was in a serious fight for her congressional seat and that reality most likely absorbed energy needed to complete our legislative mission.
We have a high degree of certainty that we do have bipartisan support as we go into the new congressional session of the 118th Congress in 2023. Congresswoman Nancy Mace and her staff have given us positive signs that they will be on board as a Co introducing cosponsor when we mobilize the bill ready to be presented on the floor of the house in 2023.
The VAREP NLC GAD team has acquired new knowledge while they worked through the process of gaining bipartisan cooperation for HR 8616. If you have ever watched a butcher make sausage you know that the process is
messy and requires blending ingredients of some highly suspicious components. The same can be said about getting legislation passed in the United States Congress. And while the VAREP mission is focused solely on improving the benefits and resources of our veteran family, it is not always easy to gather bipartisan support for those efforts.

Some of us remember the days without cellphones, email, social media, streaming TV shows and quick access to the web (hello, that AOL dial-up ringtone!). So often, we feel unsure about how to set up our kids for success with their own technology use – something our parents never had to figure out.
Social media in particular can be scary to think about when it comes kids, but it can be great too. There is also a toll social media takes: making unhealthy comparisons, doomscrolling and being unable to focus on one thing at a time. Do you often find yourself watching TV while also scrolling through Instagram on your phone?
A lot of people do this.
So how do we talk to our kids about social media?
Every family is different and should handle the topic in a way that works for them. Just like rules for treats, chores, bedtime and allowance, social media is just another part of parenting that involves making the best choices for their family. We should model the behavior we want our kids to have. Here are some things we should be doing and asking ourselves:
1. How much am I on social media? And what am I doing while there?
How much of that time is productive (creating community, catching up with friends, learning something) vs. how much of it feels like you're on social media just to pass time?
Looking at our own habits first can advise us on how to be better role models for our kids. If you feel that you’re on your device more than you should be, this is a great time to modify that before establishing what to expect of your kids.
2. How much privacy do I want?
There are some families who don’t post any photos of their kids online. And then some families share what feels like every moment of every day in their kids’ lives on a public social media account. Some people post photos but cover their kids’ faces or only show their kids from the back.
You have to make the decision about what feels right for you and your family. Whatever you’re doing, make sure it’s intentional and feels right for you.
3. How can I use social media for good?
While social media often gets a bad rep, it also gives us incredible ways to connect with people, offer inspiration, and keep us in tune with what’s going on in the world. Think about how you can too, contribute to that positivity based on what you share and how you share it.
If there are accounts or people that bring upon feelings of comparison, anger or negativity in your daily scroll, consider muting those accounts or unfollowing. Don’t let anyone online steal your peace.
Once you’ve reflected and maybe changed a few of your own online habits, here are some questions to ask yourself about your kids’ tech use:
1. What devices and apps feel right for my kids at their current ages?
What am I okay with having my kids seeing or using based on their ages? And how will it change as they get older? At what age can they have their own tablet or their own phone?
2. What kind of limits make sense for social media or device time?
Most kids (and some adults) are unable to self-limit their time on a device, so it may be beneficial to set limits for
children. You can choose to change those limits based on their ages, behavior or as a special reward. Whether that’s three hours per day or one hour per week, decide what you think is appropriate, but make sure to have the conversation with them about it, too.
3. Consider parental controls.
You can use family settings to limit time on devices and on specific apps. Some kids need their computer for homework, but you can define what they’ll be able to access and for how long, which helps set boundaries and stay on task for homework. Most streaming services also offer pre-set controls for kids as well. Weigh the benefits of these built-in safeguards based on your family’s needs.
4. How does using social media affect my kids?
Studies released on this topic paint a bleak picture. A report by Dove brand found that idealized beauty advice on social media can cause low self-esteem in 50% of girls. Whether or not your child is already on social media, or is about to begin, it is a good idea to ask them a few questions. Does your child find themselves cranky, sad, depressed, jealous, confused, or angry while on their device? Find the cause, and ask yourself how you can prevent that from happening. This is also an ideal time to discuss screen time, and having kids ask themselves
how much screen time is too much. Some children have major mood shifts when they get a lot of screen time, and you can help them recognize that feeling, which will aid their ability to regulate themselves.
5. How can my kids use the internet for good?
Can they play educational games or watch educational shows? Can they play games with their friends that allow them to socialize or learn how to work on a team? Can they watch craft videos and learn how to make something for the very first time? Direct them towards beneficial and informative sites and apps.
One thing to remember: Whatever you (or your kids) post on social media stays there forever.
While images, videos, tweets, and messages can be deleted from your own device, someone else can save it to re-post later. There are countless examples of past postings reappearing down the road, with intent to hurt someone's repuation, standing, or career. Be certain to continue this conversation as they grow older.
Asking yourself these questions can help prepare you for having the “social media talk” with your kids. You can always change it up and evolve your family’s take on it. Just as we need to modify things in other aspects of parenting, how our families handle the internet can evolve as technology changes, and as our kids, hopefully, grow up to be the most joyful versions of themselves.

Creating a professionallooking video doesn't have to be complicated. With a few simple tricks, you can elevate your production value and make your footage stand out from the crowd. From camera angles to sound effects, there are many ways to add a cinematic touch to your video. Here are five tips that will help you take your video production to the next level.
Avoid filming at eye level. Because this is the most common angle people use, your video will stand out and be much more dynamic if you mix up the angles. Try lowering your camera closer to the ground. This will instantly be more interesting. Other overlooked angles are top-down and bottom-up.
Moving your camera will give your video a more professional look. However, keep your movement meaningful and consistent,
while remaining smooth and steady. While doing this, keep your movement meaningful and consistent. For example, pushing your camera forward to bring your viewer into a scene, lifting your camera up to reveal a location, or pulling your camera away to end a scene. Doing this will give your video a more experienced perception.
Accessories can help if you struggle to keep your camera steady handheld. A gimbal has features that are hard to do hand held. They give a more cinematic look by replicating crane and drone shots which raise the production value.
However, if you are looking for a more handheld look, a cage is a good option. This lets you shoot while not actually holding your camera and lets you add more accessories like a microphone or light.
Lenses and filters are useful in minimizing reflections and glares, as well as color enhancement, but are not absolutely necessary. It is possible to create great content with nothing but
your cell phone camera, the accessories mentioned here are just the the cherry on a sundae.
This is one of the easiest tricks to smooth out your footage. Slow motion allows your audience to absorb more information. By filming at 60 frames per second, you can slow down your shot by 50%, providing a clear view of that moment and improving the drama in your cinematography.
If you captured great footage, but bad audio, you can simply add music and sound effects. This will completely change the feel and mood. There are plenty of websites available that offer free or discounted music that will keep you in compliance with federal laws.

Jaimie Garrett, National Education Committee, ChairThe Stop, Drop and Push Campaign (SDPC) is part of the Veterans Association of Real Estate Professionals’ (VAREP) philanthropic platform of giving back (VAREP is a 501c.3 non-profit focused on housing for veterans). Although our focus may be on veteran housing, we cannot stand idle while our brothers and sisters are part of the 22 veteran suicide statistic.
In 2012 the Department of Veterans Affairs released a 59-page report outlining veteran suicide. The report states the number of Veterans who die from suicide each day has remained relatively stable over the past 12 years (ranging from 18 -22 per day).
To lower the 22 veteran lives lost each day due to suicide by educating the public about veteran reintegration issues; connecting alternative veteran therapy providers to those who need treatment; and provide the necessary funding to ensure treatment is possible so our heroes will rediscover purpose and lead productive lives.
Research has determined in addition to medication and traditional therapy, a holistic approach including alternative therapies such as existential/transpersonal, animal-assisted psychotherapy and play therapy, (examples include martial arts, fly fishing, mountain climbing and rafting) are important as part of the road to recovery for many veterans.
