A FEW HELPFUL TIPS FROM VAREP’S MARKETING TEAM
Perhaps you feel stuck and you’re not quite sure the best way to promote your business, services or products during this time. Below are strategies you can use to market yourself and your business in this rapidly evolving climate and ways for you to set yourself apart as a leader in your field. You’ll be able to take these tips and use them on social media, on your website, over the phone, and eventually in person.
PLAY THE LONG GAME.
DON’T DISCOUNT YOUR GREATNESS.
When promoting yourself and your work, consider your long-term goals. Instead of being reactive and selling from a place of fear and doubt, empower others to make intentional and informed decisions. Remember that anything you react to right now could have implications that last months or years. Ensure that any business pivots you’re making now aren’t to the detriment of your big picture plans.
Be generous in your understanding and support without sacrificing your worth. Maintain the integrity of your programs or products, especially when it comes to your pricing. If you’re aligned with your purpose, then you don’t need to discount your offerings.
BE TRUE TO YOU.
Most importantly, honor your word. Realign with your commitments and get creative on how you can fulfill them, even if it looks different right now. Following through will earn the trust and respect of your audience.
Your values are why you do the things you do. Show your community that you are who you say you are, even in the midst of challenges. Now is the time to lean into what matters to you most, what you believe in, and allow those things to guide your messaging and mindset.
FOCUS ON YOUR STRENGTHS. Drown out the noise and remember your purpose. Focus on delivering what you already know you’re great at so you can make the most impactful contribution. Now is your chance to hone your unique expertise and make a difference when people need your gifts most.

Now, more than ever, the world needs brave leaders, and leadership comes down to authenticity. Claim ownership over how you want to show up for your customers and clients — whatever that looks like. As we put 2020 in our rear-view mirror and focus on what is ahead of us, I would like to thank all of our Chapter Directors across the Country. Despite many challenges VAREP Directors pressed onward hosting events through the year. Above the education and fundraising events, VAREP National is the proudest of the 31 local VAREPCares events in 2020. We helped over 400 veterans and worked with over 30 different VA non-profit organizations to carr y out our VAREPCares mission through events such as coat drives, purse drives, feeding the Veteran Homeless, providing Christmas items to Veteran Care facilities, providing internet services and new items to Veteran Transitional Housing programs, providing items through VA HUD Vash programs, and countless other VA coordinated programs. Son Nguyen, VAREP Founder & President, said “Carla, what makes VAREPCares great is not necessarily about money, it’s about our members caring enough about other people’s needs to make a difference; especially the
financially struggling chapters who use their time and talent as their treasure/gift”. There were many silver linings in 2020, we did our best at the vir tual conferences and chapters had to get creative to host education and fundraising events. To ensure our mission is carried out in any pandemic, we’ve developed national and local programs that will roll out as 2021 progresses. It is confirmed that the 2021 Policy Conference will once again be vir tual this June.
“I am excited at the opportunity to serve our community veterans in a whole new capacity and I am honored to be able to work alongside so many amazing servant leaders to help forward our VAREP mission,” said Ernie Gonzales, VAREP Asst. Association Director. VAREP’s 2021 focus is membership growth. Increasing chapter membership is key to becoming THE military and housing resource in the community you serve.

Happy 2021 from the VAREP National Education Committee. We are a ready to take on the year and continue our mission through Education. The Military Veteran Housing Certification (MVHC) course is still the favorite course offered through the local chapters to the Real Estate Professionals. Due to COVID-19 in 2020, the course schedules slowed down, however look for the classes to increase as we move through 2021. The chapters remain a great resource and benefit to the local Real Estate Industry to be sure to check out the calendar of events at: https://varep. net/eventsfront/advocacy
The NEC is continually watchful for any changes that may impact the Veteran Home Loan Benefit. We are aware that a new bill, with problematic language, passed which impacts the National Guard and their VA Loan eligibility. We are also aware that Congress passed legislation effecting Veterans first time use entitlement If the property was destroyed in a National Disaster.
The NEC is working diligently this year to provide additional courses through the chapters for added value to their members. If you have ideas that you believe would be of interest to your local community, please reach out to the NEC with your ideas and we will be happy to receive them. Look to your local chapters for the new updated courses being offered.
One more note, VA is currently reviewing regulatory guidance on COVID responses related to Forbearance issues and will provide information related to this in the future. Rest assured that VAREP NEC and NLC are following these items and will continue advocating for our Active Military and Veteran Communities.

WHAT IS PPC LEAD GENERATION?

How to Get More Leads with PPC? If you are new to advertising on the Internet, you may not be familiar with the term “PPC” or “Pay Per Click”. But if you have ever used a search engine, then you have probably heard of this term and maybe even saw ads for it. Basically, when you type in a word or phrase that you are interested in, your computer system will predetermine which ads show up based on the words that are associated with your search. When it comes to how to get more leads with PPC, it basically revolves around the idea of paying someone to put up advertisements for your website. The person who is paying to do this is called a “PPC Advertiser”, and you pay them a fee every time someone clicks on their ad. The good news is that you only have to pay the Advertiser once - which makes it much less costly than paying for an entire ad group. However, if you are new to using PPC, it can be difficult to know where to begin.

There are also numerous PPC software programs that can help track PPC results and even help you decide what works best for your site. Using PPC correctly is crucial to getting the most from the traffic that you are able to generate , and there are a number of excellent courses out there to help you become more proficient at it. You simply need to take advantage of the wealth of information available. 15
HOW TO SUCCESSFULLY APPLY FOR A LOAN MODIFICATION FAQS by USA Homeownership Foundation’s HUD Housing Counseling Department
USA Homeownership Foundation’s HUD Housing Counseling Department works with hundreds of clients each year to successfully apply for a loan modification. With the onset of Covid-19 economic and housing issues, we’d like to provide some successful FAQs and successful tips to help you better your chances of applying for a loan modification.
IF I CAN’T PAY MY MORTGAGE LOAN, WHAT ARE MY OPTIONS? If you can’t pay your mortgage or are worried about missing a mortgage payment, call your mortgage servicer right away. You should also contact a HUDapproved housing counselor like Thomas Griffin at USA Homeownership Foundation to get free, expert assistance on avoiding foreclosure and tips to successfully apply for a loan modification.
WHAT IS A MORTGAGE LOAN MODIFICATION? A mortgage loan modification is a change in your loan terms. The modification is a type of loss mitigation. It can be a change in the rate, term, or specifications of your loan. The goal of a modification is to reduce your monthly payment to an amount you can afford. Modifications may involve extending the number of years you have to repay the loan, reducing your interest rate, and/or forbearing or reducing your principal balance. If you are offered a loan modification, be sure you know how it will change 16
your monthly payments and the total amount that you will owe in the short-term and the long-term. If you don’t understand, please get help from a HUD Housing Counselor.
HOW TO APPLY FOR A LOAN MODIFICATION? If you want to apply for a modification, the first thing you should do is contact your servicer’s loss mitigation department, sometimes called a “home retention” department. You can usually find contact information on your monthly mortgage statement or on the servicer’s webpage.
WHAT DO I NEED TO SUBMIT TO APPLY AND GET A MODIFICATION? To get a modification, you’ll need to submit an application to your servicer. You’ll most likely need to provide: • a completed application that includes your personal information, mortgage information, property information, and so forth • recent pay stubs or a profit and loss statement if self-employed • bank statements • tax returns • income/expense financial worksheet, and a hardship statement or affidavit. (Generally, to get a modification, you must have experienced a
financial hardship but be able to make a modified payment going forward.) Carefully consider what kind of modification best addresses your needs. If you receive a loan modification and you still can’t make the payments, you may lose your home. If you’d like to learn more about your options, talk to a HUD housing counselor like the ones offered at USA Homeownership Foundation. You can find the telephone number for your mortgage servicer on your monthly mortgage loan statement. FACT #1 MANY MORTGAGE SERVICERS HAVE PROGRAMS TO HELP PEOPLE AVOID FORECLOSURE.
When you call your mortgage servicer, be prepared to explain: • Why you are unable to make your payment • Whether the problem is temporary or permanent • Details about your income, expenses, and other assets like cash in the bank • If you are a servicemember and have received permanent change of station (PCS) orders. (This is important to mention, because you may qualify for loss mitigation options because of your military move.) Many mortgage servicers have programs to help people avoid foreclosure. Your mortgage servicer will look at your situation to consider the options that may be available to you. The servicer may ask you to fill out a mortgage assistance application. After the servicer reviews the completed application, it will let you know what loss mitigation options, if any, it will offer to you. Next, call a HUD-approved
housing counselor at USA Homeownership Foundation for individual help. Our counselor, who is a Marine and familiar with military and Veterans issues, can: Discuss your situation and whether you qualify for any programs or additional help. • Help you understand the loss mitigation options your servicer offers and which options might work best for you • Guide you through the process of working with your servicer and any other programs and paperwork you may need • Help you with budgeting, credit card debt, or other financial problems that may be making it hard to pay your mortgage • Help ensure your credit is not effected which an in turn effect your security clearance if you are an active Military Servicemember

HOW DOES A MORTGAGE LOAN MODIFICATION AFFECT YOUR CREDIT? Lenders may report your loan modification to the national credit bureaus, and its appearance on your credit report could adversely affect your credit score. The long-term impact of a mortgage modification typically will be less severe and long-lasting than the damage done by foreclosure. In the case of mortgage modification programs that require you to be delinquent on your payments to qualify, your credit report will reflect missed payments in addition to the modification itself. Depending on your credit history and the credit score you had before those missed payment(s), your first delinquency could cause a greater drop in credit score than a subsequent mortgage modification would. If a mortgage modification works as intended and allows you to stay in your house and resume regular on-time mortgage payments, you will be well positioned to rebuild your credit and restore your credit score within a few years—a much better prospect than having a foreclosure on your credit report for seven years from the date of the first delinquency that led to it. (Credit scores can recover significantly within the seven years following foreclosure, but many lenders view a foreclosure on your credit report as grounds for declining a loan application.)

WHAT ARE MY ALTERNATIVES IF I DON’T QUALIFY FOR A LOAN MODIFICATION? If you do not qualify for mortgage modification, ask
your lender, and discuss with your housing counselor other options available to help you avoid foreclosure. Potential options include: • Repayment plans: If you’ve missed a few mortgage payments but are able to resume regular payments, a repayment plan can temporarily increase your monthly payments until you’ve repaid the amount you missed (plus interest), after which your payments will return to the normal amount. • Mortgage forbearance: A forbearance plan suspends or reduces your payments for up to 12 months, after which you must resume regular payments and repay the payments excused during the forbearance period. Forbearance programs are designed for borrowers with temporary financial challenges. • Refinancing: If you have good credit and interest rates are more favorable than they were when you got your original mortgage, it may be possible to refinance your mortgage—that is, replace your original loan with a new one with more affordable payments. • Short Sale or Regular Sale of your property

VAREP aims to bring light to the issues that affect the veteran community. Post-Traumatic Stress Disorder (PTSD) is one of many issues that our veterans face on a daily basis. As well as affecting the veteran community, PTSD can also affect anyone who has experienced trauma. For this issue of the RT we wanted to make people aware of the many myths surrounding PTSD. Although most people will experience some type of trauma in their life, not everyone goes on to develop PTSD.

MYTH: PTSD ONLY AFFECTS MILITARY VETERANS. FACT:
PTSD can impact anyone who experiences, witnesses or has second-hand exposure to a traumatic event. Usually when people think of PTSD, they often associated it with military veterans. Veterans are not the only people affected by PTSD. Although they may be at increased risk given the traumatic and violent nature of war or military service, trauma comes in many forms and can impact people from all walks of life. There is a variety of events that can be considered traumatic for people, such as experiencing or witnessing domestic violence, an accident, sexual assault, or the death of a loved one. While there is no specific set of criteria for those who might develop PTSD symptoms, there are some factors that can increase risk. For example, people who have experienced trauma in childhood, People with anxiety or depression and People who live or work in high-risk or stressful environments may be at increased risk of developing PTSD.
MYTH: PTSD OCCURS IMMEDIATELY AFTER A TRAUMATIC EVENT. FACT: Symptoms of PTSD can take months or years to appear. When someone goes through a traumatic experience, the assumption may be that if they are going to have symptoms of PTSD, the signs will start emerge shortly after the event. However, this isn’t always the case, and some people may not show symptoms of PTSD for years. This is known as delayed-onset PTSD, and is diagnosed if the condition develops at least 6 months after the traumatic event. Delayed-onset PTSD affects estimated 4–6% of people that have PTSD. Although symptoms of PTSD typically emerge around three months after a traumatic event, some people may not experience any symptoms at all for a number of years.

MYTH: PTSD IS A SIGN OF WEAKNESS. FACT:
PTSD is not at all related to weakness. PTSD is a diagnosable mental disorder, that is linked to changes in the brain and alterations to how a person responds to fear. For example, experiencing trauma can impact cognitive functions like memory, attention, and problem-solving. Trauma can also be related to an increased fear response, even when a situation is not truly threatening. These processes can become learned or automatic following a traumatic experience. The responses and behaviors that are part of PTSD are not voluntary; they are the brain’s way of protecting a person from threat or danger. The fear response must happen quickly (like the fight or flight response) and does not involve rational thought. Therefore, people with PTSD do not have a choice and simply exert strength over PTSD symptoms. Living through trauma can shape how a person behaves, and they can become particularly vulnerable to feelings of fear or extreme sadness. However, these reactions are part of changes to the body and brain following trauma and are due to a mental health condition. There is nothing weak about PTSD.
MYTH: EVERYONE WHO EXPERIENCES TRAUMA WILL DEVELOP PTSD. FACT: Relatively few people who experience trauma will develop PTSD. Although most people will experience a traumatic event in their life, it is estimated that only about 6.8% of American adults will develop lifelong PTSD after trauma. It’s not entirely clear what predicts whether someone will develop PTSD or not, but several theories have been put forward as to factors that might increase someone’s vulnerability. For example, rates of PTSD are typically higher among women, people from higher income countries and among people who suffer from other mental health conditions. Experiencing repeated trauma, having had more negative life events (i.e. divorce, problems at work), Low social support and Low self-esteem are Other factors that might contribute to being more vulnerable to developing PTSD. It’s important to note that these factors are not related to personal choice but are likely a result of a person’s environment or life circumstances. It’s thought that these environmental or personal factors can reduce a person’s resilience, which is their ability to cope with hardship or change. When a person experiences repeated difficulty, they may have fewer resilience resources left, which can amplify the effects of additional trauma.

MYTH: EVERYONE WITH PTSD EXPERIENCES THE SAME SYMPTOMS. FACT: Relatively few people who experience trauma will develop PTSD. The diagnosis of PTSD includes a variety of symptoms, and there are many different ways that PTSD can present. Based on the Diagnostic and Statistical Manual of Mental Disorders, version 5, PTSD symptoms are included in four clusters. These are: 1. Re-experiencing symptoms: intrusive thoughts or dreams related to re-living the trauma. 2. Avoidance: actively avoiding any thoughts, places or potential triggers related to the trauma. 3. Negative thoughts and mood: difficulty remembering parts of the trauma, unusual or illogical thoughts related to why the trauma happened. 4. Arousal symptoms: difficulty sleeping or concentrating, being easily startled A diagnosis of PTSD requires that a person has at least one symptom from each of these clusters for at least a month. Because a range of symptoms fall under each cluster, someone with PTSD could have any combination of symptoms. This means that PTSD could look very different from one person to the next. For example, while one person may have symptoms involving reexperiencing dreams and having difficulty concentrating, someone else may not have any difficulty sleeping but have an elevated startle response. There is no one way for PTSD to present, and the symptoms experienced can depend on the person and the type of trauma experienced.

MYTH: PEOPLE WITH PTSD ARE VIOLENT. FACT:
People with PTSD are not usually violent. Having PTSD can be extremely frustrating, as people are re-living their most traumatic experiences frequently. People deal with stressful and challenging symptoms in different ways. Some people may withdraw, some may appear fearful or jumpy and a small proportion may act violently. There is a common misconception that people with PTSD are all violent or dangerous, but this isn’t universally true. It’s important to note that people with PTSD who become violent are in the minority, and violence is not included as a feature of a PTSD diagnosis. Research supports that there is little or weak evidence to show that PTSD is related to higher rates of violent crime. People can deal with PTSD and triggers in many different ways, but reactive behavior comes from a place of fear and threat, rather than violent desire. For the portion of people with PTSD who may demonstrate violent behavior, they are more likely to have more symptoms in the hyperarousal cluster. Violence among people with PTSD has been shown to be much higher in people who also have a substance abuse disorder. Substance use can amplify some of the feelings of fear that occur with PTSD and can lead to more extreme

The majority of PTSD cases will not resolve on their own. reactions, including violence. One of the underlying factors of PTSD is that a person has built an association between experience or trigger and distressing thoughts or behaviors. These associations can be strong, and it can take a long time and much work to undo them. People with PTSD might avoid treatment for obvious reasons; treatment often requires talking about and thinking about trauma. While the experience of working through trauma can be difficult, it can also allow a person to return to living their life without fear or anxiety. There are certainly cases where PTSD may be reduced or even go away on its own over time. However, this can depend greatly on the type of trauma experienced, personal history of trauma, any other mental conditions, personality and other aspects of a person’s life at the time. These factors can make it hard to predict who may or may not experience a reduction in PTSD symptoms over time. Seeking support for PTSD from a professional can help a person get a sense of what recovery might look like for them. With the right type of help, someone who suffers from PTSD may be able to return to their normal functioning sooner and experience fewer symptoms in the future. SHATTERING PTSD MYTHS | CONTINUED
MYTH: PTSD ISN’T TREATABLE. FACT:
PTSD can be treated, and there are many different treatment options. PTSD can be highly distressing and persistent, and people with PTSD may feel like they will forever carry feelings of fear or threat. Thankfully, there are several evidenced-based treatments for PTSD that can help people address triggers and symptoms and move beyond their traumatic experience. The type of treatment that may be most suitable can depend greatly on the type of trauma experienced, the severity and type of symptoms, and the personality and environment of the person suffering from the condition. Talking through experiences, personal background, beliefs about trauma and any other mental health conditions can help a professional provide advice on the most suitable treatments. Some of the treatment options for PTSD include: • Eye movement desensitization and reprocessing (EMDR) • Cognitive behavioral therapy • Group therapy • Prolonged exposure therapy • Medication • Family therapy

Seeking treatment for PTSD can greatly improve symptoms, health, and quality of life. Understanding and re-evaluating traumatic experiences can help people to move beyond trauma, and regain control over thoughts and feelings related to trauma. Individuals who struggle with the disorder often feel misunderstood — and for good reason. People with PTSD may resist telling their friends or loved ones about the diagnosis, for fear they’d be viewed as dangerous or unstable. IT’S TIME FOR AN UPDATE ON THIS YEARS NLC’S EFFORTS Well, it’s a new year and a new congress. On January 3rd 2021 the 117th Congress of the United States was sworn in. On January 20th 2021 a new administration took the helm of the most powerful Nation on the planet. These next two years will be two of the most important legislative years VAREP has ever engaged.
Forty Six members of the House of Representatives seats changed and 24 members of the Senate seats changed. It’s important that the VAREP NLC Team be cognizant of the states where these changes occurred. With the reality that COVID-19 will be with us this year, there is a high likelihood that in person one-on-one meetings with members of congress and/or their staff will be limited at best or nonexistent at worst. However the VAREP NLC will begin reaching out to all of the new members of congress and of course rekindling the relationships that were forged. A list of the states with new members of congress will be included at the end of this article.
VAREP VSO CHARTER EFFORTS As you know, VAREP has been on the hunt for legislators who will support VAREPs desire to become the 93rd Chartered VSO (Veterans Service Organization). In the 116th Congress VAREP gained cooperation and support of Congressman Clay (D) and Congresswoman Ann Wagner (R) to introduce legislation in the House that drafted by VAREP, and would grant VAREP a Congressional Charter status as a VSO. Unfortunately, Representative Clay lost his primary challenge to Cori Bush who also won the House seat in the 2020 election.
Prior to the 2020 election, VAREP’s NLC successfully moved our legislative efforts with Representative Clay’s office over to Representative Derek Kilmer. For a number of reasons, far outside the control of both Congress and the VAREP NLC, our bill did not get introduced in the 116th Congress. However, the NLC is 100% confident that our bill will be introduced shortly once the new administration is in place. Keeping an eye on our goal, VAREP WILL become a Congressionally Chartered VSO in the 117th Congress and with good winds at our back, perhaps in 2021.
THE URLA BATTLE If you follow the NLC section of Roger That regularly, you’ll recall that on January 13th, 2020 senator Jacky Rosen introduced Senate bill 2835, Access To Affordable Housing For Veterans Act. This piece of legislation was a redo of the original H.R. 2777. Initially the legislation had not been configured correctly in-as-much of the initial language, crafted late in 2019, did not include a very important element that centered on the reconfigured and misconfigured URLA. Recall too, that the VAREP NLC helped Senator Rosen’s staff make the necessary corrections.
As of the writing of this article, we are only 72 hours into the 117th Congress. Thus only four (4) actual bills had been introduced in either the House or the Senate. The following bill numbers actually begin at the number 479, as the first 474 had to do with the swearing in of the 117th Congress, both on the House and Senate side.

LEGISLATIVE CORNER I mention all of the above to simply offer some understanding of the litigious processes that encumber the introduction of new legislation onto the House or the Senate. Again, to date, as of the writing of this article, 72 hours into the 117th Congress, over 1,200 pieces of legislation have been introduced in either the House or Senate. Now on to VAREPs URLA Battle. The NLC has reached out to Senator Rosen’s and Senator Sinema’s office for an update on when they will re-introduce the Access to Affordable Housing for Veterans Act of 2019 which replaced H.R. 2777 Give Veterans Home Loan Choice Act 2018. I can only report that the legislation is alive and is pending introduction after the two new Democrat Senators are sworn in, sometime in the 2nd week of January, but not before the inauguration of the new administration.

Stop Drop Push would like to wish VAREP members, staff, and supporters a Happy New Year.
In the last newsletter you were able to learn about the great accomplishments SDP was able to achieve during a tough 2020. We were still able to raise money to help our hero’s in need, restructure our committee and develop a solid white paper. With that said however, we are far from reaching our long-term goals. We will be rolling out the fundraising programs and educational events throughout the year and have lined up several new and exciting programs that will be released during 2021.
We are excited to announce that we are partnering with the VA to rollout the S.A.V.E.: VA Suicide Prevention Gatekeeper Program. S.A.V.E. is the gatekeeper training program provided by VA suicide prevention coordinators to veterans and those who serve veterans and is a perfect fit with the SDP initiative. You may recall this program from our National Conference where it ranked as one of the best breakout sessions. S.A.V.E. was developed by the Education Corps of the VA Center of Excellence for Suicide Prevention and is presented by Dr. Megan McCarthy, Deputy Director, Suicide Prevention. This program offers a general understanding of the problem of suicide in the United States, how to identify a Veteran who may be at risk for suicide, and finally, know what to do if you identify a Veteran at risk.
Using the simple steps of S.A.V.E., we can all make a difference. We are going to host 5 of these courses throughout 2021, so be sure to keep your eye open for the upcoming dates, as you do not want to miss out on these amazing educational events.
In acknowledging that there are so many charitable requests and needs, we can often forget why we even want to participate in one versus another. To keep the “why” in front of us, we would like to share some words from the veterans that SDP has been able to help thus far with your support and continued contributions:

PROMOTING VETERAN STABILITY TO PREVENT VETERAN SUICIDE WHO WE ARE The Stop, Drop & Push Campaign is a featured program of the USA Homeownership Foundation, Inc. DBA Veterans Association of Real Estate Professionals (VAREP), a 501c3 nonprofit led by vets for vets to empower homeownership among the active-military veteran communities. While VAREP’s focus has been on veteran housing, we cannot stand idly by while our brothers and sisters remain part of the 22 statistic.

In 2012 the Department of Veterans Affairs released a 59-page report outlining veteran suicide. The report states the numbers of Veterans who die from suicide each day has remained relatively stable over the past 12 years (varying from 18 -22 per day).
To lead the charge in eliminating the 22 daily veteran suicides; by creating awareness and connecting veterans to alternative therapy so our heroes can rediscover their purpose.
ALTERNATIVE THERAPY
Research has determined that alternative therapy plays an important role in a “whole-body” approach to wellness on the road to recovery for many veterans. Some examples of alternative therapy include: • Animal-assisted therapy • Yoga
• Recreational therapy (martial arts, mountain climbing, rafting, etc) • Mindfulness and art therapy
