Las Vegas and its surrounding areas sprawl across Southern Nevada, totaling 346.7 square miles. Las Vegas proper has a total area of 134.3 square miles, Henderson is 104.7 square miles, North Las Vegas is at 98 square miles, and Summerlin closes in at 9.7 square miles.

SUMMERLIN Located along the western edge of Las Vegas Valley, next to Red Rock Canyon and the Spring Mountain range, sits sparkling Summerlin. Starting out as land purchased by Howard Hughes in 1952, Summerlin saw its first bout of development in 1988 when its first master-planned community was announced. During the early 1990’s, Summerlin exploded in terms of development, quickly becoming the number one in new home sales nationwide. This streak continued from 1997-2003, then returning to the top ten from 2018 to present day. It is now approximately 35 square miles of award-winning, mixed-use villages with boundless amenities, including top educational choices, world-class venues, and many nationally and locally owned businesses. Environmental preservation is a core value of Summerlin, therefore, prior to breaking ground, a land exchange occurred between BLM, The Nature Conservancy, and the Howard Hughes Foundation in order to protect nearby Red Rock Canyon, exchanging parcels of environmentally sensitive land for more development appropriate land. HENDERSON To aid America and its allies during WWII, Henderson supplied the US War Department with magnesium for munitions and airplane parts with the building of the Basic Magnesium Plant. After WWII, the city of Henderson was nearly sold off as war surplus property, but was saved via the Nevada legislature passing a bill giving the Colorado River Commission of Nevada ownership of the industrial plant and land. Henderson was officially incorporated in 1953. Today, Henderson is approximately 103 square miles with a population of over 300,000. As the second biggest city in Nevada, Henderson touts itself as having small town values with big city efficiencies. LAS VEGAS The city of Las Vegas was initially a railroad town, established in 1905 and officially incorporated in 1911. With construction on nearby Hoover Dam beginning in 1937, coupled with liberal residency requirements for divorce, Las Vegas saw an influx of residents. In the midst of the Great Depression, this gave the area a much needed population boost. By 1941, the first casinoresorts were being erected, beginning the reputation of which Las Vegas will forever be known for. Las Vegas residency options are broken down into three basic categories: Valley, City, and Downtown. From suburban communities & neighborhoods to urban-style apartment, condominium and loft residences, as well as luxury estate enclaves, there are residential options available for every lifestyle. Living within the city, you will be immersed in history-rich neighborhoods, featuring mid-century architecture mingled with master-planned communities. Downtown Las Vegas is currently experiencing a revitalization, with an upswinging desire for high-rise living. Single-families and young professionals alike are flocking to the area.

Nevada Taxes


SALES TAX 8.15% in Clark County, Nevada. Assessment varies per county. Nevada does not charge sales tax on medicine, services, or on food items for home use.

PROPERTY TAX $3.1015 (Clark County Weighted average) per $100 assessed value (assessment ratio of 35%0. Actual dollar amounts cary by township/city with a cap of $3.64 per $100 of assessed valuation, plus $0.02 added to the state debt component for capital projects, for a total of $3.66.

COMMERCE TAX This applies to businesses with annual gross revenues in excess of $4 million. Rates vary by indistry type. 50% of a businesses’ commerce tax can be applied as a credit against the modified business tax. The tax is paid annually and begins to accrue on July 1, but is not first payable until August 15.

MODIFIED BUSINESS TAX No tax on gross wages less than $50,00 per calendar quarter. 1.45% on gross wages above $50,000 per calendar quarter. Employers may deduct dollars paid for employee health insurance or health benefit plan.

UNEMPLOYMENT TAX FOR NEW EMPLOYERS

Employers starting a new business in Nevada must pay unemployment insurance tax at a rate of 2.95% of wages paid to each employee, up to the taxable wage limit of $27,800. The employer retains this rate for a period of 14 to 17 calendar quarters, after wchich this rate will be determined under the “Experience Rating” system. There is an additional 0.05% tax for the Career Enhancement Program.

STATE BUSINESS LICENSE FEES State business license fees for corporations is $500. For all other entities, it is $200.
