he weather is getting cooler, the pools have closed and children have returned to school. There are definitely two camps when it comes to the “best” season and those in the Fall camp are rejoicing while wearing their favorite scarves, taking trips to the pumpkin patch, and sipping hot apple cider (or Pumpkin Spice lattes). There is something special about the Fall in our area. We can enjoy hiking through the woods, fly fishing, trips to corn mazes and haunted houses. Even more so, now we stop to appreciate the beauty of nature as winter approaches. The air becomes crisper, the leaves have changed from green to yellow and orange, then they crunch beneath our feet as we walk. The oppressive heat of summer is a distant memory and a nightly bonfire is a warm and welcome sight. Even if you are firmly on Team Summer, you cannot deny there is magic that comes with Fall. How did you get into the real estate industry? I originally got into real estate to do investing. The major brokerages [in 2003] didn’t really teach investing so I got my real estate license and went on to get an education while focusing on personal investing. The market crashed in 2008. I saw my friends and family walking away from their houses being left with bankruptcy, and a mortgage still on their credit for 7 to 10 years. I came back to help people with short sales, and to help people maintain their credit while they rebuilt their lives. Now I do both, I help people buy and sell homes as well as work with new and seasoned investors to build generational wealth. I absolutely love all facets of it.

hat is one thing you wish people knew W going into homeownership? There is no such thing as a perfect house, but there is a house that is perfect for you. You can find a house in the great condition, but the carpet might need to be replaced. Even in a brand-new house there is going to be growing pains, the houses settle, doors shift. And sometimes people expect something perfect but that is not the case. There is always a happy medium and that is what I tell my clients .You always start with a list of Must-Haves and a list of Wants/Desired features. That way, instead of looking for the “perfect home”, we instead are able to focus and find the home that is perfect for you.

hat makes you stand out from other W realtors? Number one is communication and personal touch. I communicate on whatever level you need. If you don’t text, I won’t text you. If you prefer phone calls, I will call you or email you if you’d prefer. Some people want to meet in person. I offer more boutique services. You won’t go more than a week without talking with me. If you are a buyer looking for a home I will still reach out. I will say I didn’t find anything yet, but let’s look at different parameters. I provide ongoing communication with my clients. It is the one of the significant things that clients love. I have the experience and I will explain [the process] to you. I don’t mind explaining or reiterating things to help you, as the client, understand. I am not here to make the decision for you, I am here to make sure you can make an informed decision. that I am knowledgeable and educated, I am good at negotiation. My breadth of experience allows me to personalize solutions for each client. No two people are alike so I cater to the individual. For example: my guidance, strategy, and techniques would be different for a new investor than that of a seasoned investor and would take the investor’s exit strategy, desired level of risk, and timeline into consideration. No different than every seller is not looking for “the most” money. Some sellers are looking to sell now, but require additional time to move out while others may need to relocate immediately and require a sale in 15 – 30 days, therefore, “the most” money does not matter. I am skilled with HUD, Fannie Mae, auctions, foreclosure, Short Sales, etc. I have preferred lenders available to Buyers & Sellers that offer FHA, VA, Conventional, Down Payment Assistance, Bridge loans, etc. I am also skilled with Subject To, CASH, seller financing, wholesaling, private funds, 401K and other financing options available to investors. My experience allows me to devise a strategy that maximizes your value and is based on your timeline and needs. Online estimates do not have neighborhood knowledge that is what your agent has. I sell in Charles County, all of southern Maryland as far as Montgomery County. Those are the areas I have knowledge of. I have a team of professionals working with me to ensure I provide the top-notch customer service that my clients enjoy and love, I am always accessible and responsive. hat things do you tell your sellers to W consider when they are getting ready to put their home on the market? Consider your timeline. Even though we can get your house under a contract in a week. You may not need to move out for another two months, especially if you are purchasing new construction. You need to consider what your next move is going to be. We will make sure we build that into the contract that there are requirements when it comes to the timeline. You can go online and do research forever and a day, but there are always going to be the questions you don’t know to ask. That is why I am here to ask the questions you don’t know you need to ask. For example, sometimes new constructions aren’t ready when they say they will be. Did you build something

in your contract to give you leeway or do you have somewhere else to stay in the interim? Everybody always wants to do repairs, but all repairs are not necessary. You have to look at the specific house and see what is truly needed. Most of the repairs you will do as a seller is for curb appeal so that they buyer can picture themselves in the home. Major repairs will come about once the buyer has done the inspection. We try to keep repairs as conservative as possible. If a home requires major repairs we may want to consider working with an investor. We do not want to overprice, we want to make sure we get foot traffic (people actually coming in) and get the buyers to see your house, we want to make sure the place is clean, and the windows are clean. You cannot sell the house if people don’t come. I will also help screen the lender to ensure the best outcome.

an you tell us a little bit about your work C with investors?

What do you help buyers with?

A lot of times people are about to go into foreclosure and need to sell quickly and they don’t know who to trust and they don’t understand the process. I help them to find reputable investors and walk them through the process. I will call and get some estimates and help with the title company. It can be done in as little as 7 days and as long as 60 days. If the home is already in foreclosure status, then I will work with the bank and the seller to have a Short Sale professionally negotiated. Another example is an inherited house, it may need too many repairs or need some upgrades. An investor will come and give cash. The investor will do all that needs to be done. The investor will even pay closing costs.

You need only to choose a closing date, pack what you want to take, receive a CASH check and walk away. No need to clean out the property, no repairs, no paying commissions and most other fees! It doesn’t matter if it’s a condo or a commercial property. Many of the investors will only work with residences, but I have investors that will work with all of the above. I always tell people for every real estate situation there is some kind of positive solution. It may not be a perfect solution, but we can find a solution that works best for the problem. Also, I help investors find houses. I have investors who look for certain types of properties to renovate within their niche. Others choose to buy and hold to increase residual future income. I enjoy that as well. I provide landlord services, I manage the property, screen the tenants, lease the properties, the whole 9 yards. I will also assist with selling their renovated properties.

For buyers it is about understanding the process and cutting through the red tape to minimize hassles and unnecessary frustration. Proactively laying out homebuying activities and fully explaining the process up front goes a long way. There are a lot of moving parts so I help my clients by laying them all out and providing a clear path to achieve their goals. My experience, especially in this market, to help buyers to be creative with your offer is vital. Everyone is offering more money, but there are other things to consider. Your inspections, not asking for closing assistance, increasing your earnest money deposit, adjusting taxes, etc. could help your offer be more attractive. I

There are many other things to consider than just offering more money when it may not even appraise for that. Definitely location, first and foremost, knowing where you want to be. Not just looking at every house in 20 square miles within a location. What do you need in the house? What do you need in the neighborhood? Drive the neighborhood, see if you like it. It may be too quiet for you, may be too loud for you. You want to be comfortable in that neighborhood. Buyers have to be flexible. You may think that the only deal is in getting a house for a super low price. However, you can get a very low interest rate, for a house that appraises very well...that is still a great deal. It is all about understanding, given the current market, what is the best scenario for your situation. There are programs out there to assist with down payment, closing assistance, and FHA guidelines are changing to help buyers especially those with student

loans. Depending on the interest rate, you could still have your monthly rate that you need. Given your specific situation, you must consider what would be most advantageous for you in this market. Many lenders given the pandemic especially have seen that credit scores are lower, but there are options for buyers. I tell people that you really have to be patient. I do also have a couple places that are reputable that buyers can go to for credit. I have credit building places, and credit repair. You may not be able to get there today, but we can focus on getting your credit ready to qualify.

What is your favorite type of pie to enjoy this fall? When we think about Fall a few special things come to mind; falling leaves, sweaters, hot chocolate or apple cider, and of course, delicious pies. Now, there may be nothing more American than an apple pie, but after some deep, delicious, research. We are here to tell you that there are more than enough pies to go around in more flavors than you can imagine. With the dawn of Fall comes pumpkin season, so in addition to carving and painting our pumpkins we can also make fresh, homemade pumpkin pie. This simple pie creates a delicious dessert for anyone looking to embrace their love of Fall. With a few ingredients and a bit of patience, you can make a pumpkin pie from scratch with pie dough crust, a medium pie pumpkin, eggs, milk, brown sugar, cinnamon, salt, ginger, cloves, and you cannot skip out on the Whipped Cream even if the recipe does say it’s optional. Another interesting pie that we came across was salted caramel apple pie for a twist on the traditional American favorite. While you still have to create the perfect apple pie crust and filling from scratch, you add a special ingredient to take it to the next level. Yes, that is right, salted caramel. You pour the salted caramel inside with the filling, cover with the lattice crust on the top of the pie, then drizzle the remaining salted caramel across the top. Sally, of Sally’s Baking Addiction says, “You will love this updated version of the traditional classic! It’s comparable to eating a giant caramel apple, but with a buttery flaky crust thrown on top. We served ours with vanilla ice cream because there’s always room for ice cream, right? There is no reason to wait to make your new favorite apple pie.” If you love fruit and you are missing out on ripe red strawberries or juicy blueberries, why not bake them into a sweet fruit pie. Make a delectable five fruit pie that is sure to knock your socks off. After making the perfect crust, you create the filling with sliced tart apples, fresh or frozen rhubarb, and fresh or frozen sliced strawberries, raspberries, and blueberries. This is a treat that you will want to try over and over again. Last, but not least, is an absolute favorite; the Chocolate Cream Pie. With a chocolate pudding filling and whipped cream on top this pie is decadent and comforting all at the same time. Our only advice is to make sure you that you at least two of these pies. One for you and one for everyone else. 20

Whether you fish to relax, fish for sport or fish to bond with your friends, October is a great month to pick up a fishing pole. With a love of nature and the beauty of open water, fishing can be extremely satisfying and even spiritual. With just a fishing rod, tackle, and a spot on the lake or at the ocean, you cast your line out and wait for the fish to bite. Avid Fisherman, Steven Friend, says that often times the biggest appeal is the peace of being near the water. “I love to fish, but more than that the water is calming and peaceful. It doesn’t matter if I catch one or a hundred, it is the water for me.” On a recent trip, Steven brought his fishing gear to do some night fishing as a way to wind down and enjoy the quiet evenings after long days. Whether you are an expert or an amateur, fishing as a hobby can be a great way for anyone to enjoy the great outdoors.

Fortunately, we are close to the water where there are many different areas to go fishing in local lakes or rivers or along the Chesapeake Bay. Ready to get spooked this Halloween? Head to Shocktober at the 150-year-old Paxton Manor in Leesburg. It is said to be one of the scariest haunted houses in the nation. There are several different levels of “scares” that guests can access from the General Admissions, Manor Fast Pass, Exclusive R.I.P package, Shocktober Season Pass, and Virtual Shocktober. The haunted theme of Shocktober is based on the Legend of Carlheim Manor and its wicked inhabitants. Reviews from past attendees have all agreed that they have never been as scared as they were on this tour. More than just a fun, thrilling event, Shocktober is so much more. Montpelier Farms Family Farm Park Corn Maze & Activities

If you are looking to “get lost” this month, you have to try the Montpelier Farms7-acre Corn Maze. The theme for 2021 is BARNYARD ADVENTURES! It is different than most local corn mazes including having Flashlight Nights and 3D Glasses to decode the maps. “Our Corn Maze is great for families, scouts, youth groups, corporate events, birthday parties, and anyone who is ready for a challenge. Largest Corn Maze around! Try our flashlight nights on Saturday nights and Friday nights beginning in October. Families can also enjoy our smaller “Spookley the Square Pumpkin” corn maze for the little ones! Before you enter the maze, you will first enter the Video Room where your group will receive a game sheet, a pencil and crayon, and 3D glasses if you prefer (3D glasses are an additional charge of $1). The 5 minute video will explain how to play several games in the maze, how to navigate your way through the maze, and most importantly, the rules of the maze. After completion of the video, you will receive a flag for your group, just in case you GET LOST! There are several “Corn Cops” inside the maze at all times. Whether you need help finding a clue to find your next station, or you are just plain LOST, our Corn Cops are there to help! While in the maze, you will complete the questions and answers, find the picture rubbings, and decode the secret word! What are the 3D glasses for? On the back of your game sheet there is an actual map of the maze, but you can’t see it! You must have the 3D glasses to view the map. There are several hidden decoders in the maze, but you would have to find them! The 3D glasses can help you navigate around the maze or can simply be used if you need a clue. Our maze has no lights, that’s right, no lights!
