West Love Retail

West Love Retail is located along Mockingbird Lane near Love Field. It is part of a larger development which includes an Aloft hotel and Multifamily project with future plans for more buildings including potential office space. The project comprises of four retail shell buildings. Three are conventional wood construction with exposed wood trusses and columns. The 4th is a A-framed steel building. The site is centered on a flood plane and the grade drastically slopes towards the center of the site. West Love is the 1st project where I was involved in every aspect of the project, from start to finish. I helped design several buildings, managed coordination of the construction documents between the consultants and the future tenants. It is also the 1st project where I was involved in CA. I managed OAC meeting, site visits, RFIs and submittals solo with the guidance of my studio director and PA. Location: Dallas, TX Status: Construction Completed 2018 Involvement: Design, CDs, CA

This is a personal project, my house. Many years into the making, and with the assistance of my parents, we purchased property near Inwood station and cleared it for new construction. This design is inspired by colonial architecture from central Mexico. It is a 3 bed, 1 office, 3 bath house with detach garage with a second floor for renting out. It includes a stormshelter, two patio deck areas, and one patio on the 1st floor. I wanted to maintain an open floor plan on the first floor, with each room separated with a series of arches, increasing in size. I did not want a front facing garage to distrupt the design so I detached the garage. Since the lot does not include an alley way, I created a “courtyard� with the drive way and the outdoor patio. Within this area you can access the gated backyard and rentable garage unit. I hope to start construction as soon as i recieve the permit. I received the 1st round of city comments in the first week of 2021 after initially submitting for permit in September 2020. I will be the G.C. on this project and hope it to by my first of many future residential projects in the DFW area. Location: Dallas, TX Status: Permiting Involvement: Owner, Designer, G.C.

Ten50 is a new ground up restaurant in Grapevine. We were the shell architects and we coordinated with the owner/restaurateur and his interior and kitchen designers. The project was already drawn for permit but was put on hold before submission. The client re-approached us a couple years later with renewed interest. My task was to explore a new material pallet and update the drawings. The previous design was created with a brick, breeze block, wood slats, and steel plates at the back of house. I switched to a applied thin brick with play on texture and pattern and a switch to a glass reinforced concrete panel at the rear in place of the steel. This overall change reduced the cost and refined the overall design. A steel framed structure was introduced to raise the bar door, inspired by Kundig. I also redesigned the landscape and outdoor patio area and integrated seating. This project was originally created in Autocad and therefore, updated in Autocad. Every drawing and detail was recreated based off of the changes mentioned plus some additional coordination with Interiors and the Kitchen designer. I coordinated with MEP, Structural, Civil and Kitchen. Due to a tight budget, I drew the landscape and grading drawings as well. Westcliff shopping center is located near TCU in Fort Worth. This shopping center opened in 1948 with a Mott’s five & Dime. Since then other additions and buildings have been built on site. I was tasked to design a renovation of the main building on the site. It was already agreed to remove the existing mansard metal panel facade from the former Mott’s exposing the original facade underneath. My task was to redesign the 2 adjacent buildings to compliment the design. I chose to go with a nod to the Streamline Moderne architecture that was popular at the time. Stacy Green Retail

Stacy Green is a large mixed use project in Allen TX along I-75. We were involved in the master planning and contracted to design the multifamily and Shell retail portions. I assisted with the master planning, 3D modeling, video animation, site planning, and building design. My studio did the documentation for 5 shell buildings with me designing one and working on 3 of the construction document sets. Melissa Park Village

Located on a 35AC site of Melissa, TX, this development includes senior living, multifamily housing, a community center, worship space for The Parks Church, office, retail,and restaurants. The site features a creek and small pond that the Owner wishes to preserve and utilize as the focal point for the development. Buildings and patios front on this amenity space, which is at the heart of the development and is lined with pedestrian walkways, patios, informal seating, and program spaces. Strong pedestrian pathways tie the amenity space to the rest of the development. I was involved with the site design, concentrating on the pathways and amenities around the creek including the dock, landscape, hardscape, water features, dog park, material selection, and patio spaces for the site retail. I also worked with the Church group to update the community center and also I designed the addition of the chapel to the project. Trinity West Retail

Trinity West is an existing retail center in east Dallas. I was tasked with designing the renovation of 3 buildings to compliment a previous renovation (by others) vv of the main shopping strip. I looked at the original, linear modern architecture underneath the mansard roofs. I was inspired by the horizontal linear lines and stark asphalt landscape and was reminded of West Texas and Marfa in particular. I drew inspiration from airstreams and streamline modern along with the lite Mexican landscape themes. The mansard roofs are removed and a new signage band installed with tower elements to match the existing building on site. I also redesigned the existing monument sign to match. The Station at Sachse

The Station at Sachse is a development that includes retail, office, multifamily, single family residential, senior living and public amenities like public parks, paths, and creeks. I helped with coordinating and creating the 3d master model used for renderings and the video animation. I then was responsible for the construction drawings forv the first built project on site, The Station Retail. This is a 2 building shell retail project along PGBT. It has a shared patio area where the A-Frame of both buildings interact with the public space. The project maintains visibility from the highway while also maintaining a presence from the public walk way. Star Park

Star Park is a 36 acre development by Blue Star. Our team was involved with the master planing and re-zoning of the site. This includes retail, restaurant, hotel and multifamily. Our team designed the retail portion of the site. The project includes 3 retail shell buildings with coordination of the first tenant, Starbucks. This is a stud framed building with on a highly reinforced slab due to the large PVR in the soil due to the location. We passed the project though the Las Colinas Association (LCA) for approval then the PA and I assembled the construction documentation for the project. Heath Retail

Heath Town Center is a ground up shell retail center in Heath Texas. We assisted the owner with the zoning and entitlements for this project as well as being the Architect of Record for the development. Our team worked with Tom Thumb on the design of their building. The geometry of the site allowed us to incorporate a dynamic outdoor patio space at the bend in the building layout. A new restaurant user plans to utilize this outdoor space. I participated in the prep of documents for zoning and also coordinated the design with the tenant, Tom Thumb. I also was in charge of the construction documentation and designing of the canopy structure in the courtyard. Creekside

Creekside is mixed use site along i-20. The client approached us to redesign the retail portion of the site after the previous deisgn, by others, did not comply with city requirements and was not efficient to the site grade and parking. I was tasked to design the larger retail building. I choose to go with a typical Texas shed architype and modernised it with a warm material pallet and suspended signage band. It breaks from the typical box retail architecture that exists along this stretch of I-20 and invokes the form of the rest stop of yesteryear.
