a Time for cauTious oPTimism as we went to press with this launch issue of villa & vida, European leaders were immersed in a marathon, and not particularly cordial, summit meeting to adopt a new “fiscal compact”, restore market confidence and ease the debt crisis. The world’s markets remained wary, unsure how to respond to so many potential imponderables: proposed tighter fiscal union and control within the EU; Britain’s “splendid isolation” from the other 26 EU countries; the necessity of parliamentary or referendum approval in some countries; the ongoing debate about austerity versus growth; the likelihood of a “two-speed Europe”; simmering discontent with “Mercozy” hegemony, et al. To some observers it might seem like a spectacularly inopportune time to launch a new magazine but, as Europe fiddled, the Spanish property market was showing some tentative signs of re-igniting – in a positive sense. official figures and survey results throughout 2011 have not suggested a resurgent real estate industry is about to rise from the ashes but there is cause for cautious optimism. The higher end of the market has remained relatively buoyant on both Mallorca and the Costa del Sol, sales to northern Europeans, led by Swedes and Russians, are experiencing significant gains, and it is more than wishful thinking to assume that falling prices in most markets and sectors have bottomed out. it was with that growing – albeit guarded – sense of optimism that we decided, well before the

European leaders were meeting in Brussels in december, to bring out a sister magazine to Home Couture. marbella Glamour after a difficult period when the headlines were mostly negative, Marbella is bouncing back with a series of measures aimed at putting the glamour back into one of Europe’s most popular luxury resort areas. one project that has given the city’s image a major boost is the proposed €400 investment by Qatar Sheikh abdulla Ben nassar (owner of Málaga’s first division La Liga football club) in a new marina in the former fishing port of La Bajadilla, on the eastern side of the city. Set to rival Puerto Banús on the other side of the city, Port al Thani will comprise 500 berths, a 200-metre quayside for cruise liners, a waterfront five-star hotel, and restaurants, bars and boutiques.

Latest figures from the Bank of Spain show a significant increase in the number of foreign buyers of Spanish properties over the past year. For the first time since 2008, investment in Spanish real estate by northern Europeans exceeded €1,000 million in the third quarter of 2011, according to the bank. The total for that quarter was €1.314 million – added to €2.445 million for the first six months of the year. With reduced sales among Britons and irish, the increase has been attributed to other nationalities: Sweden (double the number of home purchases in Spain over the past year), norway (up 160 per cent), Belgium (32 per cent), France (25 per cent), Russia (20 per cent), Germany (13 per cent) and Holland (10 per cent). The less positive news is that domestic buyer numbers continue to fall.

Green havens Golf remains a powerful lure for people seeking a home in the sun. The international spotlight was on both the Costa del Sol and Mallorca in 2011, with three European Tour events held on the Coast (open de andalucía at the Parador, volvo World Match Play Championship at Finca Cortesín and andalucía Masters at valderrama) and the iberdrola open at Pula. With Tv images of sun-blessed courses in pristine condition beamed around Europe, golfing home-buyers are continuing to opt for Spain’s Mediterranean areas in positive numbers – not only attracted by the “green” and tranquil setting of a golf course property but also the potential high returns for rentals.

PoPular desTinaTion The home market might have flattened out among British buyers but Spain remains a favourite destination for potential expatriates. according to a survey by Skyscanner, 90 per cent of Britons would consider moving abroad over the next five years “for a better and wealthier life”. australia topped the list, favoured by 15 per cent of the respondents, while Spain was second with 14 per cent, followed by three other English-speaking countries: the US (13 per cent), Canada (eight per cent) and new Zealand (seven per cent). next on the list, in order, were France, italy, Cyprus, Portugal and Thailand. are travelling to the island in record numbers, suggesting there is still strong demand in the buy-to-let and holiday home market. Buying a PrOPerty On MallOrCa

erty you should speak to your solicitor before making payment of any deposit. Just as in the UK, the solicitor will check through the title deeds and order a note from the local property register to ensure there are no charges over the properties. at that time a contract will be drawn up, normally an “option contract”. in terms of this contract a deposit sum will be paid, often 10 per cent of the purchase price, and a time will be agreed for the date of entry. The terms of the contract will provide that, in the event of the buyer failing to complete before the agreed date of entry, he will lose his deposit. in the event of the seller failing to complete, he will return the deposit and

pay the same amount as an agreed sum of compensation. although this agreement normally provides for a maximum limit for entry of two months from the date of the contract it is possible to settle earlier, provided both parties are in agreement. Your solicitor will check that the description in the title deed coincides with the description in the “catastral” register (an ordinance survey style register) and will check the planning guidelines at the local town hall to ensure there are no plans for the area which could mar your enjoyment of your new property or negatively affect its value. once your solicitor is satisfied that the property is suitable for purchase he will arrange

Steeped in History

Fifty-seven years later, the Truyols family sold the private Son Vida estate to Steve Kusak, the founder of Urbanización Son Vida, and on 23 June 1961 the castle opened its doors as a luxury hotel. The island’s first golf course, Golf Son Vida, was inaugurated four

Son Vida It might have happened over two decades ago but many people will still remember with great fondness – and a tinge of sadness after his tragic death – Severiano Ballesteros’s victory in the 1990 Mallorca Open de Baleares at Son Vida. On that occasion the legendary Spaniard beat Sweden’s Magnus Persson on the first play-off hole, for the second of his European Tour titles on Mallorca (also 1988 and 1992 at Santa Ponça). Why Mallorca? My business partner and brother-in-law Dino Gillibrand set up GC Property back in 2007. Despite a city background of bond trading in London, I had grown up on the island and always had plans to return. Dino has always lived here and had been buying, selling and developing property in the Calvià area over the previous 15 years. This made the transition very easy. From a property marketing point of view what is the most attractive feature of Calvià-Capdella? The Calvià-Capdella area is the premier rural location in Mallorca. Its proximity to Palma, Portals, Puerto Andratx and the international schools is unrivalled. You can live in the “real Spain” of fincas and local villages, and yet have benefit of a short five-minute drive to the coast.

On a personal level… When did you move to Mallorca and what brought you here? My family moved to Mallorca from the UK in 1980. My parents are Australian and needed more sun than the UK could provide. But with such a wide choice of options available, it’s hard to whittle down the details and choose the best location for your requirements. Thousands of people flock to the French and Swiss Alps each season to try their hand at skiing for the first time, or indulge in their favourite winter sport. But whilst there are plenty of places offering short-term holiday accommodation, if you’re a frequent visitor, the cost of renting can really add up. Thanks to the effect of the global recession, property prices in the French Alps have fallen slightly and now tend to be lower than they were five or so years ago. It’s even the case in some of the most elite and desirable areas, where prices have slid down from the highs seen in the past. Despite the slight fall in prices, experts believe the market remains stable for investors. “France is one of those places that, in spite of economic uncertainty, still affords a time-

Spacious home away from home The idea of setting up home on board a luxury boat is dreamily appealing for many of us but there is just one drawback. How much privacy will we have? Will we be able to preserve and enjoy our personal space away from the crew – and even other guests when the wining and dining is finished for the night?

N

o problem if you have opted for the new 2011 model Azimut 88. The 27 square metre combined saloon and dining room is “a capsule of intimacy” – a living area that is as big as a city apartment, completely isolated from the crew – while the owner’s VIP cabin can be reached by a reserved stairway. The crew can move across the boat to the fly or down to the engine room without disturbing owner and guest privacy, via a system of passageways and two-sided doors that give onto the outdoor walkways in proximity to all the service areas. Not that the Azimut 88 is only about private space. Full of innovative and elegant design features, it brings together sun, light and outdoor sea life in a 55 square metre flybridge decked in teak and protected by a hard top.

The silhouette remains true to the lines of the familiar Azimut design, while glass windows in the deckhouse and double panoramic windows in the hull add stunning new elements. Re-designing the interior was a key challenge for the Azimut style department, and to that end they commissioned architect Achille Salvagni to work on the 2011 model, focusing on the cabin area and décor. The layout of the owner’s cabin has been changed and the bathroom area has been moved towards the stern to create a zone that more effectively insulates the accommodation from engine room noise. This new plan also provides improved private cabin access and a more functional furnishing layout. On the left, in full light, a dinette area has been created with two armchairs and a table; while the vanity is opposite the window. The wardrobes are built-in and ultra-spacious for

clothes, suitcases and accessories. The second change to the interior plan involves a modified staircase leading down from the saloon to the master cabin, which allows the bathroom to be positioned lengthways and provides extra space for the dining area. The new décor is particularly evident in changed forms of design details such as the handles, with a play of walnut and ebony, and free-standing elements that give a new touch to the interior.

The wardrobe opening slots are another interesting new design feature, their shape “inviting you to open the wardrobe and plunge into the comfort of your clothes”. Mirror surfaces further increase the perception of space.

Salvagni has shaped the materials, softening the edges and creating new curves, resulting in a continuum between ceilings and walls. The roundness of the new style is especially reflected in the owner’s cabin, taking the form of a wrap-round bedhead comprising the nightstands.

The exterior is unchanged. The flybridge surface offers a “balcony overlooking the sea”, and the large asymmetrical glass panels in the hull and “magic” areas such as the 10 square metre cockpit and equipped stern remain the same.

Located to starboard of the dining area, the galley is camouflaged in the fabric of the walls when the openings for passing food and the special mirrored door that separates it from the saloon are closed. Inside, four glassceramic burners, a microwave oven, a fridge, a freezer, a wine cooler and a 70-litre oven enable a cook and assistant to work with ease and convenience. Every room on board the new Azimut 88 “presents” the next one through an elegant walnut frame system of portals. It is all about refined class and a sophisticated and relax-

ing ambience: sober furnishings, soft fabrics, stylishly paired colours and elegant marble – Siena yellow for the master bathrooms, statuary marble for the VIP and guest bathrooms, Cosmos blue for the top on the flybridge and black in the galley. The port side of the helm area offers a large sofa with a table for charts or study, or for guests to converse with the skipper. Porto Montenegro’s primary investors initiated the project after identifying “an overwhelming demand for yacht berths around the Mediterranean”. They decided to create

The transformation of what was formerly a historic naval base into a luxury marina development was led by internationally respected business figures – many yachtsmen themselves – and headed by Peter Munk, founder and chairman of Barrick Gold, the world’s largest gold mining corporation. Those bringing a broad array of capital, expertise and contacts to the project include Lord Jacob and Nathaniel Rothschild of the UK, Bernard Arnault, founder of Louis Vuitton-Moet Hennessey (LVMH), and Oleg Deripaska of Russia. able to live within steps of their boat, quality should be uncompromising throughout the marina and attractive landscaping should connect one’s home with the natural pleasures of being on the water”. At a micro level, the marina has worked closely with the local community. Many of the staff are from Tivat town, social events and gatherings are held during the year for residents, and the company supports local businesses whenever possible.
