The Nexity site is located at Hi Tech city in Hyderabad The building is surrounded by Tech companies namely Novartis, TCS, Delloite, IBM, etc The site benefits from its distinguished location as it offers good connectivity via bus and railway station It is easily accessible and well connected. Some key distances are: • Airport : 35 km • Begumpet Railway Station : 11 km • Cyber Tower Bus terminus : 3 km Central Business District : 12 km

• Knowledge square overlooked by the office towers and Annex acts as a communal space for activities and interaction.

• Urban Terrace is pedestrian friendly zone integrating biophilic public spaces and progressive intelligent pocket.

• All towers are situated on a raised lushly landscaped plaza.

The Urban Design and Architecture of the building aims to realize RMZ Corp’s philosophy to develop Business parks that are environmentally sustainable and responsive to global concerns and yet address the essential need of the business community Thereby aiming towards being a truly sustainable development by incorporating aspects of environmental, economic and social sustainability.

THE URBAN DESIGN AND ARCHITECTURE

The Grid

• Festive square creates a welcoming experience for the public to make use of the F & B and retail planned at the Annex and Urban Terrace.

The approach to planning of office spaces aim to provide flexibility, functionality and technology that are responsive to the needs and demands of businesses. This is achieved by organizing the office space within a 11.20 M x 11.20 M structural grid that allows flexibility for all types of internal office planning while maximising the car park efficiency in the basements. Central cores provide the vertical connection between office floors as well accommodating the necessary services Centralised planning facilities efficiency in spatial planning as well as energy efficiency By maximising the building envelope available for natural lighting and views we created better work environments

The office buildings are all 22 storied high, within the height limit of 110M stipulated by the airports Authority of India.

Extensive green spaces and lush gardens with water features, sculpture courts, outdoor resting areas and plazas are urban spaces that give a sense of place that people can identify with

• Car parking facilities planned at 5 basement levels.

THE URBAN AMENITIES in the development help to make Nexity an executive hub that emphasizes interpersonal communication and offers the possibility of a better lifestyle, supporting the building of a business community rather than mere physical accommodation for businesses.

• The main corridor which runs throughout the length of the office should not be <1.5m • The gap between two workstations should be 900mm • Enough buffer should be given at the fire exits • Occupancy @ I person/sq.m of carpet area • These plans are done to know whether we are reaching the required occupancy number. • In multi office floors all the required spaces and rooms should be given separately with respect to the number of offices.

• The mid rise lifts mainly travel between 12 to 22, but starts from ground floor and opens at even floor levels one main reason is for the emergency landing at the immediate level

Refuge area As per NBC regulations, Refuge terraces planned at/ above 24m and thereafter at every 15m along the periphery of the floor and are connected to the fire tower. Refuge terraces can accommodate occupants of 2 consecutive floors @ 0.3 sqm per person. An additional wheel chair area of 0.9 sqm. for every 200 occupants.

• The high rise lifts mainly travel between 22 to terrace, but starts from the ground floor and opens at even floor levels, this also helps in the reduction of waiting time.

Importing the tower core and column grids to the basements along with the ramps and other things like sunken areas.

Understanding the movement in the ground floor

Finding the looping ramps and arranging the parking layouts

• Each compartment should be around 3000 sq.m • Each compartment should have a staircase within its region • These compartmentation is done to plan the required basement exhaust and fresh air fans • 1 pair of exhaust and fresh air fan can ventilate one compartment of 3000 sq.m All these fans should be open in the podium or at the desired location for fresh air in and foul air out 5

Offsetting the site boundary by min of 5m and find a practical profile for the basement boundary.

• Car dimensions used is 5X2.5m • For this car dimensions the min driveway should be 5m width • 4 Looping ramps are required as per parking consultants

• So each looping ramp is decided at each tower

Identification of additional staircases which run till podium, drawings 30m radius circles from the tower staircases will tell us the areas which are not under the min travel distance, so here the 5 red zones need 5 additional staircases.

Dividing the whole basement into compartments:

• Out of which two are double lane ramps and two are single lane Fine tuning the parking by adding additional services like DG room , water sump & pump, toilets, STPs, sub soil wells, MEPs, etc

The ceiling slab is done as waffle slab which increases the strength and adds aesthetics to the slab

The final drawing for concept presentation with added vastu constraint services like water sump and diesel generator room This concept is having 1133 cars after adding other required services like toilets, STPs, MEPs, the final car count could be around 1000.

This is the part section done for the project Nexity

The parking type used here is same as in the current project and known as stack parking

A clear floor height of 4650 mm is good enough for different combinations of car types in India.

RMZ ECO WORLD – Site visit • Massing is done in a way to get a active court yard • It has a sunken OAT and an art gallery • The entire court is taken to the level 1 to have a landscaped podium and the ground floor is full of amenities like shopping ,food and beverages. • The towers are finished in glass and stone cladding (Rajamundry stone) with mass voids • The towers are of 10m high • Fire truck can access the podium by the ramps • It has 3 basements, entire site has basement • The refuge areas are looking into the courtyard • The terrace is used for amenities area for the employee with playareas, swimming pools, gym etc. Entrance, lobby and oat Ground and sky amenities
